Mr. Devdas Rao, his Son Mr. Dev Rao and his daughter of Dhanista Group are gang of cheaters and shameless serial offenders of innocent customers. They all came to Mumbai from Andra Pradesh to cheat local people of Maharashtra. Legal authority of Maharashtra should keep keen watch on their all the activities and if required question them for delay in their all the residential projects in Mumbai. They are greedy people no ethics at all. They are only interested in grabbing money from customers as a booking amount and purposely illegally hiding customers signed notarized MOU's on pretext that it got misplaced with evil intention of making some changes as they desired in new MOU's. Mr.Dev Rao is master in doing this hera pheri. For this legal authorities will shortly going to initiate legal action against them. Actually these people should be kicked out from Maharashtra as early as possible for playing with emotions of common people by their false, never fulfilling promises. Their modus of operandi is that first attract the people with low rate then, gathered the money from them, hide customers original documents like signed MOU's on the pretext of misplacement and prepare new as per their own conditions, because now customers money is with them.They think now customer is helpless and has to agree with their conditions. This is their whole game plan. They are Masters in giving excuses and false promises. They do not have any ability as a developer and builder. Buyers will not get a possession of single flat from them. They are BIG BIG FRAUD. All customer should unite and fight against them to teach them lesson forever. They are shameles people taking the money from people and hiding their signed notarized MOU's on the pretext of misplacement to do changes in originial conditions and promises.While taking money they will talk very sweetly and afterwards purposely doing unbearable delay in handing over customer their own signed MOU's . This way showing their true colours and continuously harassing customers. Now those customer who has not received their original MOU in their hand are going to initiate legal action against this Trient (Baap, Beta and Beti) i.e. Mr. Devdas Rao and his Family of Dhanista Group. So Appeal to all citizens of Maharashtra is that be cautious and careful from investing in Dhanista Group, Ghatkopar. Never invest in this group. Be away from them and tell your all friends and relatives also. Those invested with them should all unite together from all over Mumbai and will keep the wathch on their all the activities to decide plan of action in future.

One of the my collegue booked the Flat with Mr. Devdas Rao of Dhanista Group, Ghatkopar in pre-launch offer for the location in shell colony Chembur. He paid ~ 20 lakhs and signed the MOU with Mr. D. Rao. His Staff Ms. Bhavna Menon told that MOU will be send to your residence after completeing necessary office formalities. My friend believe the decent looking old man Mr. Rao and returned home. But six months are over Mr. Rao, his son Dev and daughter are not returning my friend his MOU. He made several call and vistis to their office but everything is in vein. Instead Mr. Rao is suggesting that we are not able to locate your MOU so we will prepare a fresh one but before signing I need ~ 1 lakh as a service tax, which I paid for different Government body.Recently I heard that they are harrassing one more widow lady and not returning her MOU instead demanding more money as service tax from her. I need some experts legal help in this matter to teach a lesson for such a cheaters. one more thing I like to add that as promised by Mr. Devdas Rao, no work is started at shell colony, chembursite. Even site is not cleared. Still all old residents are staying there

I was very much interested in their Mulund east project, i even visited the site and everything

But when i visited their site office for booking, i was told to visit their main office in ghatkopar since they dont take booking in site office

i live in mulund east only and it would be very convenient for me to get the booking done here only, ghatkopar is far & i dont know travelling.

what is the point of having so many site office then

I live in Navi Mumbai & was looking for projects near that area. My friend suggested me to check this company.i have visited Dhanista Group and i was interested in their scheme & affordable rates but was disappointed to know they dont have any project in navi mumbai side.

Hopefully after reading this, they might think of taking up projects in navi mumbai specially vashi side. people who wish the same kindly write in here so that they consider us.

property rates have gone high & only sra projects can cut the cost & work out for both the party

I have booked an appt in powai project Gardenia Complex in Nov 2015 and i am looking for refund from last year since i canclled my booking very next week.
So far they are ignoring and nor even replying to my call or email .
I am assuming that i have no other option but to take legal complain on them .
I would recommend nobody to book anything there.

Cheater Builder DHanista is not ready to pay the amount or give a flat since last 5 years. do not invest in the same. I have invested money since last 5 years in Powai Gardenia Project. They dont pick calls if you visit they say their managers are not in office...when emailed they dont respond...they are not refunding the money or sharing the actual state of the project they are liars

I have invested in Dhanista Powai project since 2012. They said project would start in end of 2012 till date nothing has started forget about the delivery. Then they said Ghatkopar is picking first then Chembur etc. But nothing is starting and nothing is being on ground. I need my money back when i reach out to them they avoid calls, meetings and all. I cancelled my booking since last year still they are not returning my money. Cheating innocents their objective. My mom is suffering from cancer and I had taken a loan to pay this amount still they are not ready to pay me back,

Dhanista Builders, Ghatkopar West, Mumbai have advertised in English newspaper about their upcoming project and insisted to book the flats in their projects. When contacted it was informed that the construction would start in 2013 end. We've booked the amount of 40% of the cost and till date they've not even started the construction. Everytime they've been giving false commitments. After approaching in mid 2015 after two years of booking the flat, to return back my money, they've been giving excuses of no money with them. Even after one year they haven't returned my money. They've cheated and committed fraud with the money taken from the people like me. They've lied on several occasions. They are unprofessional and expect us to be professional and giving false dates about returning my money and defaulting those dates every time. They've also threatened on several occasions when asked why aren't Dhanista Builders and Developers aren't returning my money when they've taken it three years back.

Poor response after collecting booking amount, also when ever call to office, employee simply answer that director of company out of country and by next month they will update status of project.

I don't seen any strong evidence about powai project except some few rupees hording. On that hording these collected crores of rupees from innocent people.

i too have invested in Dhanista Group 4 yrs back in powai project, in between i too got frustrated & went to their office to cancel my booking but there i got a chance to meet the Director & i was explained their part of the story. i had booked it at 5500 psf for a 10 flr single building with no amenities & now the project has expanded with 17-20 storey towers with all luxurious amenities, it certainly took a lot of time in taking the nearby plot but at the end i feel i would be beneficial. i would advise everyone to once visit their office before making a decision

Hi frds, i have booked a 2 BHK in powai project in 2014, recently when i contacted them, the sales executive said it has been delayed due to the last paperwork being in process. i thought of cancelling my booking but i had booked it at 7500psf with builder paying 18% pa interest till the project starts. i know if i cancel it i won't get this best deal again. But that's my choice i would suggest you'll to once visit the office before making your mind.

i had booked a 1 BHK flat in Powai @ Rs 6900 in 2013 & have recently visited their ghatkopar office regarding the delay. i met the Senior Sales manager & got all my queries solved. she showed me all the progress so far in regards to the powai project, when it was launched it was a single 10 floors building with standard amenities back then in 2010 & now it has taken the neighboring plots & has turned into a huge project with 17-20 floor towers with luxurious amenities. i agree it has been delayed a lot but getting it in so less price seems worth the wait.

I have booked flat in 2010 Till date no progress in Powai gardenia apartment.. In 2014 I canceled it.. As per mom they need to pay me full amount with 18% annual interest with 15 days it's been more than year they had not given complete fund!!
They collect fund in the name is sra in number of location mr.d.b.rao owner of chor company is doing this since 30 yrs till now no project they have complete same he has done for Bangalore...

We have booked flat in 2008 for Ghatkoper west location. Whenever we go to office they use to tell next April/Aug/Sept work will start, sometimes they are saying that no clearance from government. Till the date no project started also not communication from builder received. Please help us in this.

Dhanista group has just one objective of collecting inoccent people's money.

They have NOT able to clear paper work even after 4-5 years time of any projects.

let us forget about start of construction of any project in mumbai in last 4-5 years time.

I have booked flat in their parsiwadi,Ghatkopar project 4 years back. Till now, even after 4 years time, no clearance of paper's from SRA dept.

Even, there is no project of Dhanista, where all permissions in place. Let us forget about construction begining.

So, please think hundred times before investing in Dhanista group.

Let us unite and group together to raise our voice in fornt of developer to such intolerable delay.
