As the number of dogs these days has increased very much and the dogs are also attacking the people.     Unfortunately, I had to deal with DLF customer service department and with great pain and stress, I would like to bring to your attention that I experienced horrible service from the Customer Service Department. This department is filled with inefficient, inconsiderate and lazy people. They don't reply to your email in a consistent manner. Nor they like to acknowledge that they are processing your request. When they send emails, their instructions are neither clear nor concise and they are not organized in what they want from you in regards to the paperwork. There are too many back and forth correspondence with little results.

      Dear Dr. Kushal Pal Singh, I have worked across 6 DLF buildings in the last 10 years. The guards in each of these facilities have been extremely courteous, respectful and disciplined with regards to rules. There have been a few times when they have had to be harsh about certain guidelines that must be adhered to, for everyones safety. However, it is disappointing to express how surprised I was at the disrespectful and aggressive demeanor and behaviour of the guards at the DLF Silokhera facility. The Supervisor Birender (DLF Silokhera SEZ) is the first of his kind, that I have seen in many many years o[censored]sing your buildings. Needless to say this only leads to a terrible fear and disconcerting lack of confidence in people who are stationed to guard your buildings and its occupants for safety and security.           I have booked a villa with DLF in Bangalore "Bella Greens Project" and have paid more than 25% payment till date and it is now more than one and half years since the project has started. As the pace of the project is slow have raised queries to then seeking to update on the project. Till date have sent them more than 20 reminders from Sep 2014 and have not received any response to my E mails. They do not pickup calls as well. What are the recourse available to me that I can get a full refund of the amount paid till date with penal interest on account of the following 1. The project is delayed 2. No feedback to customer.             Dear Chief Minister, We, the Innocent Citizens and customers of DLF Southern Homes Pvt. Ltd. (“DLF Homes”), do hereby draw your kind attention to the ordeal & harassment meted out to us by the builder and consequent financial, mental, and physical hardships we are going through for the past five years due to various fraudulent practices by DLF homes. The ordeal started in 2009, when DLF Homes pre-launched a project in Begur Hobli (off Bennerghatta Road), named Westend Heights at New Town. The proposal was to develop a township with multiple types o[censored]nits in various phases. The first phase is named as Westend Heights consisting of 19 towers spread over four clusters containing total 1860 flats. The project got all the necessary approvals in March 2010, following which we got our Apartment Buyers Agreement (ABA) executed. According to the ABA, the project was committed to be given possession by mid of 2013. They completed the framework for all the towers with slabs in the first 2 years (by 3rd quarter of 2012) and collected 95% of the total amount from the customers. Since then, in the next two years they have almost stalled the progress; as a result they failed to meet their commitments for possession as mentioned in the ABA, and snapped all the communication channels with the customers, including the updates in their website. As there was no communication from DLF to the customers regarding the reasons for delay and the status of the project even after all the committed deadlines were lapsed, we sat on a Dharna in front of their site office in Aug 2013 with our demands, which was covered by sections of media. Although the Dharna was called off after their assurance to consider our demands; however except sharing a revised possession schedule starting Jan 2014, neither any other information shared, nor the pace of work improved by any means. In Sep 2013, they demanded Rs. 128/ per sq. ft (in the range of 180, 000 to 250, 000) for each customer in the name of various taxes paid to govt. up till March 2013, without showing any proofs whatsoever, except for a dubious CA certificate. Although this unexpected amount was paid by us with extreme difficulty with the expectation of getting possession starting January 2014; but there was no sign of any change and there was absolutely no communication from DLF on the project status and reasons for missing deadlines. With no other options left, again we sat on a Dharna with our demands in Aug 2014 that was covered by various media. In response to which a meeting with Mr Srinivas (VP & South Zone Head) was arranged who committed to look into the issues and expedite the progress. But surprisingly we were slapped with numerous other additional, unplanned charges to the extent of Rs. 400, 000 – 600, 000 in the name of various govt. taxes and charges. In addition to that, customers have been forcibly asked to sign on documents with various indemnity clauses to protect their own interest, so that we can’t sue DLF never in the future. This is in addition to their 100 page agreement (ABA) containing all sorts of one-sided draconian clauses to extort any amount of money at any point in time. DLF has left no opportunity to take advantage of the absence of a Real-estate regulatory system in the country; it has twisted all the clauses in the ABA in such a deceitful manner that it would be almost impossible to get justice through our legal system too. Moreover what we learn from various social media that this is a well-planned strategy to exploit the innocent citizens by DLF in all their launched projects in that past decade throughout the country including Bangalore, Chennai, Kochi, Kolkata, Indore, Goa, Hyderabad, Gurgaon, and other NCR region. We have observed a well-planned standard strategy by DLF to fool & cheat the customers as well the Govt. as explained in the attached annexure to this petition. Over and above all these traumatic experiences forcefully given by DLF, we have also been facing many consequences of the ordeal, in the form of financial hardships & crisis due to all these unexpected, unplanned, and sudden demands by DLF in the name of govt. charges & taxes, payment of both interest on the house loan & house rent for a prolonged period, loss of tax benefit from the house loan interest due to delay beyond three years, and travelling of our children’s to their schools near the project site, etc. Reeling under extreme financial burden, coupled with the hostile situation created by DLF, we are planning to sit on hunger strike indefinitely, until justice is delivered. We swear that we would not be budged by anything other than absolute justice putting our lives at stake; and DLF would be responsible for any resulting consequences thereof due to this hunger strike! Therefore, Honorable Chief Minister, we are pleading you to intervene and provide necessary support to investigate into the genuineness of the so called Govt. charges & taxes to protect the interest of the innocent citizens from the claws of this atrocious builder DLF Homes. Annexure-I Based on the facts shared by customers who have invested in various projects across cities, throughout the country including Gurgaon, Kolkata and Chennai, Bangalore, Kochi, Indore, Goa, Hyderabad, etc. there is no doubt that investors have been cheated big time by DLF and interestingly DLF seems to have followed a pattern in their cheating strategy too, as described in detail below: 1. Pre-launch the project at the lowest price in the prevailing market compared to other builders. 2. Use only the customer's money for the initial fund requirements needed for obtaining approvals, NOCs, etc. that they take more time to make payments to the authorities and get the NOCs & approvals. As quicker you want things to be done, more you need to shell out! 3. Consequently the project launch gets delayed and they get publicity by word-of-mouth; otherwise they have to spend a lot on advertisements to market quickly. Also as the prelaunch stage gets optimally stretched (around 12 - 15 months) they revise prices in the prelaunch stage itself. Yet psychologically people feel that they are lucky to book a unit at lower prelaunch price. 4. Keep enough inventories in each phase of prelaunch with itself and channel partners who invest in the project and block units in bulk that offsets the slightly lower market price and rather gives them profit after launch. 5. The other advantage is in case of any litigation, and road-blocks, it's the customers’ money that would be at risk and/or blocked indefinitely. 6. Make the projects as big size townships that differentiate from competitors. 7. Categorize the project as up market by providing wooden flooring, big amenities, open spaces, etc. 8. All these amenities are verbally told by the sales guys during the prelaunch phase and some of them are just mentioned in the prelaunch brochures (with a disclaimer that all these are indicative only) - which means, no real printed specification with dimensions (such as 60000 sq. ft of club house, bathing enclosures, etc. were promised by the sales team) of the so called big amenities that they can alter/remove at their own will. Because of the DLF brand people rarely tend to disbelieve. 9. Thus during prelaunch stage itself, most of the units are sold and required publicity is achieved. After launch they don't have to print brochures with exact specifications that can go against them as commitments legally. 10. Then comes the turn of the one-sided ABA; quietly they persuade the investors to sign - most inexperienced buyers don't understand and oblige - a few understand but give up (knowing that it's not possible to get it changed and anyway the investment has appreciated after the launch and will further appreciate). 11. Complete the slabs for all floors in 2-3 years so that 95% of the money can be collected promptly. And rest of the stock units can be sold at higher prices through partners. That would not only offset any inflation, also give profit. 12. Delay the progress of finishing in such a way that they could earn the required money as returns from the surplus they have collected from the buyers; that too helps offsetting the inflation and making profit. 13. Compromise on the qualities of the fittings & fixtures to offset the inflation and maintain the target margin. 14. Alter/remove the amenities at will, based on the current situation as they never committed on their exact specification and dimensions! 15. Extort as much as possible in the name of Taxes & Levies, using the shield of TPR (Timely Payment Rebates), DP (Delay Penalty), etc. However only a mere 5-10 % of the buyers only get the benefit of this. This fund is also generated from the project in the form of DLI (Interest on Delayed Payments) from the buyers who delay in payments (there would always be many for various reasons of their own as well as created by DLF). 16. Huge unexpected final installment demand so that most of the buyers would give it thinking that it is the last one and they could enjoy their long awaited dream home by paying this; at the same time most of them would miss the deadline to arrange the extra unexpected bucks, losing TPR, DP, etc. 17. Prolonged delay in completion of the project induces a lot of re-sales because of many reasons - people migrate to different cities/countries, people change office, school, etc. and move to different parts of the city. People sell and buy some ready to move-in properties, and so on. Thus they don't have to pay TPR, EPR (Early Payment Rebates), DP, etc. This delay in turn, generates money for DLF in the form of commissions. Moreover it also means ultimately only very few buyers genuinely waiting for possession for a longer period - this also means they would never have to face a bigger revolting crowd. Even if any legal action is taken it would be by a smaller crowd. In the worst case they have to shell out a few lakhs rupees only!

              1300+ Security Guards 24x7.
              400 single frequency walkie-talkies.
              Electronic Access Control System for buildings.
              Secured through a boundary wall with well lit roads & pathways at night.
              There is no security and no communication from DLF till date. I want to raise a complain towards its safety and there no help and even a humanity based regret from one of the biggest corporate secure building.
              It is a serious offence and for all woman working in the building is questioned.

              I Pritha Mukherjee working in Concentrix India in Amazon UK process in DLF Infinity Tower B Cyber City had benn molested, harassed and abused by the person mentioned above yesterday 14th Aug 2014 at 6 :10 am apprx. inside the gate cyber City straight to Tower 8 and then also no help from Dlf authority I called the police and and waited till 7 in the evening no FIR had been raised and Mr Rajendra Singh who was taking complain delayed till 7pm and I was asked to leave and as he was suppose to give the FIR copy to our office security team and gave me a fir number orally 395 dt 14/8/14 but at nyt I heard that for issuing that he need the victim . He had misguided us and delayed the complain. After all this fake thing I want to make a legal action on everyone included.

                  I got caught with DLF brand name but in India i have realised everyone is a cheater. SO unless you are wanting to loose your money donot buy from them. Once you buy you are a caught in the constant web of follow up and no answer

                  There customer dept is like a back hole. The staff is dumb ( Subhashini, Sangeetha) These girls are not even worth [censored]ing because they will not react to rape also ! A named Satish is there manager...

                  I had purchased a unit (C27184) in DLF Garden City, Chennai. From their original promise, they have already delayed 2-1/2 years. I have been repeatedly following up with the dlf office with emails and phone calls, almost everyday now. They are so unprofessional. First they simply say someone will call me back. But nobody does and I have to keep calling. When I get to speak to someone, they don't give any clear reply about when I can get possession. If they give some timeline, they quickly forget about it and then I have to keep calling and emailing again. But - the salespeople are quick to promise nice dates to new customers. After we have paid the cheque and they have the money then they promptly forget about the customer. The project execution seems very poor and attention to customers seems even worse.

                    Dlf as a brand has minted money and created a gold mine for itself by creating a monopoly in Gurgaon. They have been pathetic with maintainance specially at Dlf phase 3. The wires are all hanging in the air and can break any minute. There are houses built with 5-6 stories wwhich iis illegal. As a result in electricity consumption is more than available and therefore electricity issues. They are doing nothing about this. There have been incidences where there has been no electricity for more than 24 hour. How is one suppose to manage this. They should go through the same issues we face and the. I want to see how they survive in this heat

                      We had booked an apartment in DLF Express Greens, Manesar in 2008. However the possession is still not provided till now (against a plan of 3 years) and now in May 2014, high court has passed a stay order prohibiting further work on the project. Right now, with this stay order, there is absolutely no clarity as to when possession will be provided. Already we have paid DLF, the builder, the entire amount for the project.

                      The same case here.After countless assurance and after having paid for the Flat in Lump sum in 2009, now I get an official letter from DLF stating that property is sealed and there is a stay under the Court Order.
                      On verbal enquiry DLF refuses to offer alternative units else where and are not committed to deliver pending court order...All the 1300 DLF allotees are requested to develop a forum to fight for our right with out waste of any more time.

                      The stay order was only communicated in August after personally chasing and visiting the Company office in Delhi.DLF is not committing to resolve by allotting alternative property units or be compensating Capital with 18% interest till date. I had paid lump sum amount in 2009.All the DLF Manesar allotees are requested to form a joint forum so that matter can be taken up in Consumer forum or court.This a a call to organise all the end users on common platform.

                        This in reference to DLF letter DLF/0509/292/WLK084/PSK08<?xml:namespace prefix = o ns = "urn:schemas-microsoft-com:office:office" /> Customer Code M09373 (UNQ/292/000544) Customer Name : Murli Kumar Shetty Reg. Property No WLK084/P SK08 in Woodland Heights. Please note that I would wish to go for cancellation of my allotment as the per the cancellation letter received from DLF Homes Rajapura Pvt. Ltd. Please note that I would want my total amount of INR 745, 270refunded by DLF along with interest. I cannot take the amount what DLF wants me to refund. It’s my hard earn money which I had put hence I cannot accept the calculation provided by DLF. I had been liasing with your DLF customer care person however the person had no authority in helping me out in this case. Even I had asked the customer care person to provide me with a senior person name and mail ID wherein i could address my problem but the same was not been provided. I would request at least DLF revisits my case and provide me with a refund that would have minimal financial impact on a worse case scenario. Looking forward to hear a positive response from DLF.                             I have purchased a flat (Flat No. 26092) at DLF Garden City Chennai. I have entered into agreement in November 2010 and the flat is supposed to be ready in 15 months time i.e by February 2012. If there is a delay they are supposed to pay Rs. 5 per SFT for each month of delay. The final possession letter was issued in Jan 2014 thus the delay is 23 months. They have also issued a statement that if the money is not paid before February we have to pay Rs. 5 SFT for each month and that has to paid upfront. When asked them to adjust the delayed charges which DLF has to pay for 23 months they say it will be paid after we take possession and they will not adjust in the payment. They are trying to swindle money from customers. The response in DLF office in Chennai is absolutely the worst I have ever seen in my life. The staff are arrogant and their Manager by Name Mr. Satish has never addressed the query of the customer and as far as my knowledge goes he is in a meeting all the 365 days and never answers his mobile. I have decided ti file a case in consumer court if I don't receive a proper reply from DLF in the next seven days.

                              Water Supply is scant and complaints are not being recorded as telephone is not answered and when I go to personally record at the Community centre in DLF III these are not personally attended. Please take some action. Consumer Services have no direct number and have failed to take action there is a system failure in dealing with complaints. If position is so rotten in February what will happen in the coming summer needs some planning. Do not take water charges if you can not ensure water supply. D.D.Gulhati [protected]

                                I am residing in a leased house in DLF III. When I telephone for failure in water supply or meagre supply and request for tanker supply the phone is not attended and when I go and record the complaint with the same intent at the Community centre nobody bothers to deal. The complaint register is not checked by the supervisors or the Executives responsible for ensuring supply. There is no telephone number mentioned for consumer complaint executives on the Bill sent for payment. The number mentioned is of the lowest functionary who can take no action and he is not even instructed to forward these complaints further. The situation has been bad in February, and i shudder to think what will it be in summer. I request the DLF Estate Developers Ltd. who charge so much for maintenance and water charges to take action to set things right or else stop charging for water supply.
                                Kindly see the complaints recorded by me in the recent past. I have chosen to register my complaint here instead of the register for Phase III, hoping that higher authorities will take action to stem the rot as the Consumer Complaints are not dealt with any sincerity.

                                  I booked a 3BHK flat in Maiden Heights in Electronic City, Bangalore in Feb 2012. I shifted from Bangalore in Jan 2013 and requested for an address updating in Aug 2013. I have not received any demand notice in last six months even though the builder confirms that the total demand due is more than Rs.20 Lakhs. I have not received anything on my address or email id. They are not taking my calls and not responding to my emails even when I am constantly following up from last few weeks. Is this a way to charge penal interest on a hapless customer?

                                    Hello, I have bought an apartment in DLF Kakkanad and they assured the completion of the work on 2010 December end. I know builders have a hard time setting up their work in Kochin due to Politics and other crap :/ ..... I just want to know when is the project being completed ? ..... give us a date..... I hope it doesn't be like " APPLE A DAY PROPERTIES " !!!! WHERE Customers are now eating apple outside their Incompleted flat...
