Fraud, Cheating Customers, unscrupulous business ethics

This builder started a project called New Town Height.
In Kolkata, Rajarhat, Action Area 3, Newtown in 2008.

Project got delayed due to their own incompetency, while the kept on fooling NRI's that its as per schedule and kept collecting money.

In my case, I had paid 90% of the cosy in 2011, while the flats are still incomplete.
With out amenities like garden, club, swimming pool and Gas.br...

I have booked an apartment in the new launched project Woodland Heights of DLF in Bangalore through Proptigers( Property Consultant) in the month of Oct'2012 and as on 3rd April 2013 the agreement is not executed.

DLF is charging Rs. 20,000 as an service charge for adding co-applicant even before the agreement is executed. DLF is not willing to accept the request of adding my wife as co-applicant without the service charge.

PropTigers who executed my booking submitted application with my forged signature.

Even highlighting this issue Proptiger nor DLF is willing to accept my request. I had many email conversations with the executives of both the firms, but they are not accepting the fact of forged signature.

Kindly help us, as we think DLF and Proptigers are harassing me as they are not willing to listen to my plea for making my documents clean.

    This is a Complaint against Ave.Nue Store for Blaming and harassing me and my 3 year old. We entered in the store and started looking that there were things lying on the floor and the Store employee (Manoj -Emp ID 9372)without knowing started blaming my 3 year old though we just told him she never did that and he said "Apne Batche ko smabhal ke rakho" I tried to escalate the Issue to the store manager Kamal Maan (emp id 9482) and he started abusing us and said he knows all the Police wala Guys i the area and will let me spend me and my family stay in Police station for the night. Hence, I tried to approach the area Manager Tarun Chaddha and he said call the police for this matter but he does not have time for me and will not come down to the store for this matter. Please help us as these guys asked me to wright a complaint first and now will not let me remove that complaint and have threatened me that they have my phone number and will see me later. Though they have not done anything to me as if now so I can''t log a Police complaint against them.

      Harassment by first floor and ground floor regarding water supply

      Dear Sir,

      This is to bring to your kind notice that I, the resident of Q2/16 second floor phase 2, DLF city Gurgaon is being harassed by the first floor and ground floor people regarding the supply of water.
      We being the humble don’t want to get into any quarrels on these small issues and also on being salaried people, in this season we have spent Rs 3000 on hiring water tankers and approximately Rs 5000 on the drinking water jars. We have spent Rs 13000 as expenditure on buying the personal tanks so that we can have water of our own and do not fight with anybody. Even if we tell these people(first floor and ground floor) that let us hire a tanker as the water supply is low by dlf, they both are not ready to pay. If we tell them that we will pay, then also they do not allow us to get the underground tank filled saying that their house gets dirty. Also if ever the motor sucks air, we are not allowed to go as their house gets dirty. They both together shout at us. You can well imagine the mental harassment that we do not get water and above this allegation is put on us that we do not cooperate.
      They both have united and do not allow the water to reach the second floor. We have tried to solve this matter by just talking but no effect is there. The people of first floor use abusive language and being senior citizens take the sympathy of everybody and speak lie to everybody that we harass them. They have harassed us so much that I have become the sugar patient and a high BP patient. My wife has cervical which aggravates as she has to pick up the buckets of water from kitchen to the bathrooms. No water reaches any bathroom. It comes only in the kitchen and that also for 10 minutes You can well imagine that how can we survive on water which comes for 10 minutes with utmost low pressure.
      They run the main motor for 15 minutes to fill the underground tank with direct water and the water doesn’t reach the second floor as the pressure is very low. If we try to run the motor again then the objection is raised by the ground floor people. They do not run the water for full time as the electricity bill becomes high. They do not want to pay more and also do not give us the supply of water. The motor, the underground tank and the black tank of 2000 litres is common and is in the back courtyard of the ground floor but he says that he is the owner of all the things as they are in his premises. So we request you to kindly take the appropriate action like the common motor should not be in somebody’s house but rather in the common area in front so that if ground floor people are not at home then somebody else can switch on the motor. We don’t get water when they are not at home.
      Actually the first floor old people live alone and harass us too much so that we sell the house and they want to bring their own daughter here. They call their daughter and son in law who comes and shouts on us.We kindly request you to take such a solution so that we get the equal share of water as we pay the equal share of the bill. During the timing when direct water comes, first and ground floor finish up there house hold chores and store water in their kitchen tanks but when second floor maid comes there is no water left for cleaning the utensils and sweeping the floor. My RO system doesn’t work at all and I am also paying extra to my maid for washing clothes as my washing machine doesn’t work without water.

        1) Even i have got the demand letter for EDC+IDC etc. in 2011, can you please guide me what to do on that.
        2) Also, they have not paid the penalty neither to bank nor to me , so what step should i take?
        I have burden of home loan etc. and it is becoming very difficult now to manage , rent , home loan and so many expenses.
        Pls share the view, if somebody has taken step on these issues.

        dlf jasola building has been lying empty for various reasons for two years due to non disclosure of key facts by dlf ,but dlf keeps charging full service charges>they should adjust downwards and charge on actuals but requests fall on deaf ears . what should we do ?

            as per my view under police protection with FIR you can make the smooth supply of air water and way for any person as a basic right check on the same.

              BE CAREFUL ABOUT NEW CLAUSE in DLF PROPERTIES ABOUT ESCALATION CHARGES. They can send big unexpected bill as they HAVE HABBIT to get the money from Customers without clarifying and every body pays since there is no Housing Consumer Law.

              Also Be careful about their new compay called DLF NEW Gurgaon Deleveloper (P) Ltd. and there is clause that for whatever reason if company had issue getting the project , all money will be forefeited......

                I brought an aparment from DLF in DLF Park Place. Few Complaints about DLF Properties:
                1. Charges Dispute:
                When I received the final statement, I have been charged for Club Charges but agreement doesn't mention about the club charges and club facility was included in the price. I have to pay around 4 lakhs additional which was not there in agreement. How to discpute this. Customer Service is telling me that sending the final statement is way of telling that you have to pay for club charges despite it was mentioned in the agreement.

                2. Increase in number of floors: When I signed the agreement , I was told there will be 19 floors in the building. Then they increaed the number of floors to 30 without information their this major change in plan. Customer make the decision based upon the number of floors and number of apartment owners. Otherwise facilities will be compromised.

                3. Calculation Mistakes : there are calculation mistakes in calculating the Government Charges.

                4. Very Bad Customer Service:
                DLF had very bad customer service. Customer Service is not very friendly. Customer Service doesn't want to listen to the customer. First Question, drop an email on the subject. If email is dropped then no answer. Call again.... same drama. Finally you have to give. I think DLF wants that way. Don't bother ME , I GOT your money...

                5. Projects are delivered on Time: I was propsed the project will be complete in 3 years. It took 5.5 years to complete.

                6. Increase the size of the apartment : Without information the customer DLF increased the size of the plot and sent me the bill for that.

                It seems like DLF assumes ALL INDIANS have tons of money and they will whatever you will ask for. Of course may be BLACK money. There should be end to that.

                Suggestion: India should have Housing law where consumers can appeal for dispute in charges which builder charges without telling customer.
                There should be title or escrow company which holds the money until these builders deliver the product. The title/Escrow company will
                deliver the money to respective parties like registration fee, government charges since it seems like there is no transparency the money the builders collect for registration and government charges and deposit in the respective accounts.

                  I own a flat in an underdevelopment project of DLF Developers Pvt Ltd. I wanted to add my wife's name to this property, on 7-June-2012, I personally visited DLF Sansad Marg office and reviewed all the required documents with the staff there and submitted my application along with all the stated documents.

                  I waited for almost a month after that to hear back from DLF on the progress or any update but did not get anything. On 3-July-12 I sent an email to the staff member I submitted my documents - and to my surprise she responded back with saying 'please provide proof of relationship', I did mind not it that much, as long as things are getting done, but surely it was annoying as I had reviewed all the documents with her before submitting my application moreover she did not inform me about missing document for almost a month. I immediately sent her the proof documents she wanted. Next response she sent was real surprise for me:

                  Dear Sir

                  The service charges are revised w.e f 01.07.2012 in case of name / deletion from 3.09% to 12.36% .

                  The revised charges are Rs.22,472/- and we received the demand draft of Rs. 20,515/- as per service charges , you are requested to send balance payment of Rs.1957/-.

                  We will not process this earlier due to relationship proof and the confirmation was received on 04.07.2012

                  My application for name addition to DLF was submitted on 8-June-12 (when the
                  service tax was 3.09pc) and I was not asked for any additional proofs until
                  3-July. DLF clearly failed to communicate things to me on time and now asking me to pay the additional fee, why should Take the blow of another Rs. 2000 for DLF's mistake.

                  I HAVE MAKE A MST FROM GWALIOR TO AGRA, BUT I HAVE FORGOT DOING SIGNATURE ON MST .TODAYS TT HAVE CAUGHT AND SAY WRONG ABOUT THAT SIGN. I HAVE ALSO RAILWAYS IDENTITY CARD AND MANY MORE IDENTITY BUT HE HAS NO HEAR ME PLEASE SAYS THIS IS WHAT URGENT

                      We live overseas and purchased an upscale flat through DLF in Gurgaon. DLF has this nasty habit of sending letters requesting payment through registered post even when we request that they let us know ahead of time through e-mail so we can necessary arrangements for transfer of funds to India and for timely payment. If there is a delay and you call to explain, they don't answer the phone and don't answer e-mails either. Instead they pretend to not have received your communication and keep posting recurring late payment charges to your account even after the payment has been made. I will never recommend that any one purchase property through DLF. They have the worst customer service,

                        DLF is cheating innocent apartment buyers. Their Garden city project in OMR Chennai has got delayed by sevearl months. Although they have taken 90% of total price, they are not responding to email queries regarding project completion delay. Please don't go to buy any property from company like DLF, who have so called big brand name. Shame on the company and its owners.... unfortunately the Chairman comes among the richest people in India. Seems the money has been made by cheating innocent buyers like us....
                        Bunch of crooks... DLF better tey should change their branding from building India to Cheating India be it Belaire Gurgaon or DLF garden City Chennai...
                        DLF is running unethical business by collecting money from hapless buyers then after getting the contract signed they are delaying projects, increasing prices and harassing people who already have given significant amount of money to them... please stay away and don't buy any property from them, their VP KK Raman is big fraudster and Kabaleeshwaran Sales GM is also a crook...while taking money they do all sweat talk, then while missing timelines they say that everything happens and gets decided from Delhi... big liars these nerds are..
                        DLF OMR PROJECT are charging more, reading between lines and applying dubious clauses. All one sided conditions. No transparency. None of the staff could be reached to clarify. If reached, standard answers -will call you back. No one will call.

                        I have taken possession recently. DLF kept silent as to non availability of open/surface/stilt car parks for 3 years. No correspondence on the subject to any one. I understand for each tower there are atleast 20-25 not getting car parkings. It is said that DLF is prevented from selling open car park.

                        I had requested for additional car parking and DLF agreed to consider since 3 years. No I have no car parking. DLF insist that I pay Todays charges for the parking. Is it justified? My money Rs 1.25 lakhs is with them since 3 years.

                        I have many other concerns on charges. Can any body help me to get a fair solution. My meeting to day did not reach anywhere. They stick to their stand, denying all

                          This is pinching a lot and ofourse as we all know, ther eis no rule and regulations in India for common man.

                          DLF was not able to complete project in time and after that they have introduced 2 new towers in same 15 acre land without consideration of their existing costomers.

                          Please look into the issue and help us to get the money back from DLF as early a spossible. We demand for more than what we have paid for the apartment.

                          I request you to look into this matter as early as possible.

                          Hi, Even we have also bought flat in this project and in last payment, they have removed all the discounts and send us final demand letter of a big amount. We have given complaints in written also but they always tell that your case is in process and quite disappointed with the response and behaviour.Please let us also know if you all are planning to go together, we can also join.
                          i am facing the similar kind of situation ... i have already talked to those guys 100 times.. and they always come up with one thing.. which is your case is unique and everyone else is cleared and have got all the rebates..
                          Today i came to know from my sourcess(both internal and sources from delhi dlf office) that they are lying.. they have not sent any document to delhi for any adjustment or for any other action.. Also they are only eating times on the initial deadline so that they can fine us..

                          If you guys have any plan to take any action on DLF new heights kolkata either by law or by any force... please do let involve me as well...

                          Also to let you such similar case have happened delhi and gurgoan.. where they fought back and have more than returns(Harashment claims as well).

                            As per the rules, only UDS is considered for registration for a new apartment, whereas DLF is charging the complete area of the flat for registration increasing the registration price by over 5-6 times. When asked they say this is the rule across India, but how can they overlook the rules of the state? I dont see a logic in their explanation. Where is all the additional money going to go?

                              Recently,all customers of DLF Express Greens residential flats Project, Manesar has got a demand letter against increased EDC/IDC amount as per Haryana Govt circular.For my flat of 1845 sqft, I have calucated a demand of Rs.34,852 however DLF has sent a demand note of Rs.119925.00.

                              I have already sent my calculation sheet to Mr. Deepak Kappor (VP-Customer Services,DLF) last week however they are not willing to share transparently the basis of this huge difference. Many reminders have been sent by me but no success so far. This money will go to Haryana Govt hence DLF should not add any extra margin on that to burden the customers. The huge impact of minimum Rs 85000/- per flat is not at all reasonable and ethical by any means

                              As a customer, we all need a proper justification for this.I want to raise an awareness among all the customers via this forum so that we get a justification before making payment.

                              I am having a different issue altogether. I have a property in elf express greens and just today i received a letter of cancellation of allotment reason being non payment of dues. I never received any demand letter, final notice, etc. and one fine morning i receive this cancellation letter. this is so much of harassment and totally not expected from dlf.

                              strange thing that demand letters, final notices never reach us but the cancellation letter does reach.
                              I totally fail to understand the reason why is DLF doing such things.

                                Hi I had booked an apartment with DLF 2 years back and paid the booking amount as well, at that time DLF did not say that there was litigation with the land owners . They were telling all that the plans are in the final stages of approval from HMDA which they got . DLF did the Bhoomi Puja on 4th Nov 2009 , in Jan 2010 they sent a site update which again did not speak of any litigation pending with the land owners but gave all other details.
                                Then on 24th March 2010 i gave the second Installment via cheque and some amount by demand draft, they had not presented the cheque for clearnace . I had written an email to them on 20th May 2010 asking them the reason for not presenting the cheque to which they replied will get back to me as to when the cheques will be presented. Then on 25th May 2010 i got an email from them saying that DLF has increased the per sft cost by 400/sft due to change in specifications in which they had said that they have cancelled the plans for 2 BHK and now all the flats will be 3BHK and above . The specifications where the same which they had shared with me at the time of booking but it had 2 parts one is the basic infra specs which had changed and that cost 200 and another 200 for modular kitchen, bedroom furniture etc which i agreed for the infra specs and not the modular kitchen , They also increased TIC (Town infrastructure charges from 140 to 220/ sft) which i agreed.The acknowlegement was confirmed by a email on 18th June 2010. Then they kept saying that they will update me on the project status every time i called or wrote and email to them. Till August 2010 they had not the approval from HMDA looks like as per their email on 09th August 2010 . On 22nd Feb 2011 DLF sends a email that the project as of that day stands cancelled due to litgation with the landowners and please collect your payment with 6% interest .

                                Since last 6months i have been seeing the site there is some activity going on there which clearly shows that DLF is cancelling the project so that they can relaunch the project at a higher rate due to the change in market situations . We have been cheated for nearly 2 years we had other options at that time within our budget today all the other projects are at a much higher price.

                                Can the consumer court take up the matter and first verify the claim that if there are really any litigation with the land owners pending, second that if DLF comes up with a project at a later date our interest should be safe guarded and we be given a flat in that project at the rate which we had booked .

                                  Absolute cheats and scoundrels. I am surprised why it's only fined 630 crs when it could have slapped with a 6300 crs penalty. In every city and every project it has cheated its customers.

                                    The road to DLF cybercity from Sikanderpur is a nightmare to travel for everyday commuter. It gets blocked everyday during office hours and badly chocked with water and dirt during rains. It is impossble to walk on the raod to Metro station. Office goers have to take Feeder bus of DLF which charges huge minimum 250/- for some 20 coupons. DLF , IL&FS have started work on Rapid metro and have dug the whole road with no place for traffic to pass. Then the traffic police have made it one-way and there is bad traffic jam daily at office hours or rainy days.
                                    Office goers have a bad time commuting on this road.
                                    Why there is no Public interst litigation against these agencies for daily mental and physical torture of commuters.
