Hello Emaar,

This is to complaint regarding the Emaar Facility Management, Mohali, Sector 109.

There is high electricity fluctuation in my house, my house ceiling lights got damaged (not working), My House and all house in my lane are experiencing this issue from 2 weeks.

What we have tried:-

- Tried calling Emaar Facility Management, they sent a guy to check, initially for a week they kept saying the problem in your house only.
- After a week, they agreed the problem is external or nearby box/grid.
- Tried calling Mr Sohan Singh (Incharge Elecriticty In Emaar), he said problem is from PSPCL end.
- Tried calling PSPCL, to enquire about the issue, they said, problem is not from PSPCL end.

Let's assume if the problem from PSPCL end as per Mr Sohan Singh:-

Why it is only for our few house, No body else in the sector? Do PSPCL put special wire/connection/grid for few 3-4 (MLU-206, MLU-205, MLU-207) houses only?

We stuck into a situation from last 2 weeks, and no body is taking responsiblity.

This complaint over here is last hope and attempt to get this resolved from Emaar.

Then we have no other choice left to go to file a complaint in consumer court.

      Hi,
      Aman Padda this side, my number is[protected] just want to share the information that, please do visit and get feedback from society people and then ask as a Brand Itself how their services are getting pethetic day by day.
      No water from last 3 days. Its been Each day practice now that water supply in some areas like MLU and AP area is poorest.
      Road cleaning poorest..
      No control on people roaming from near village in our parks and threat children's not to disturb when they visit parks in resident area..Guards look helpless, each time we call for help to get rid from goons of nearby village, they enter in our premesis. Some how we individually manage them to avoid to use park areas as drinking ahatha by calling police.
      Hope I will sell my home soon if it happens like this in future. And guide other people to avoid Emaar.
      It's better to live in a village rather then wasting money and peace here..

        With reference to the subject cited above, i am raising a complain against your office at Sector 105, Mohali. I am an owner of a resident plot in Sector 104 (EMAAR). I went to this office for a service at 2.35 pm whence the guy at reception desk (a turbunator guy in security uniform) told me to wait for 45 minutes for dealing staff who have been gone to have Lunch. The LUNCH BREAK in office has been confirmed by your Customer Care Number[protected] to be held between 1pm-2pm but, i had to wait till 3.30pm when i have been called by the dealing staff via TICKET NO. H17 at COUNTER NO. 2.
        In the meanwhile, when i was waiting for dealing staff, i raised this issue to the guy at reception and asked the contact number of any responsible person or reporting authority to report such kind of behavior. But the guy lacked in professionalism doesn't paid any heed to my repetitive requests.

        Being a client of such a reputative organization, i do not expect such kind of behavior from your staff. Kindly look into the matter and provide the contact number of any reporting authority in such case or contact number of your assigned Public Relation Manager.

          I was living in Tower-17, 1202, Emaar GurgaonGreens till 31st july 2021. I handed the flat to the new tenant on 31st july 2021 but due to one tile chip crack issue the owner is not returning my security deposit. The owner want the same tile to be replaced. After that now he is making new excuses to not returning my deposit. Few issues are of cleaning. If family lives in flat its obvious minor wear and tear will be there with property ageing.

            Sir pp 416 sector 108 mohali, Approved map has been already shared and others formalities will be done in due course.In our sector emaar facility dept not providing temporary water connection for construction which is already promised by emaar in agreement and intimation of possession letter clearly. The rude behavior of staffs are not trying to get the solution only harassing the resident who bought the plot with his hard earned money. How without construction without water, sector will be developed.

              Emaar maintenance and project guys tried to locate the manhole, and eventually they declared that the manhole is missing.

              My house construction work is completed and i am just waiting for my house to get sewerage connection. and i am living to next house on rent. the delay is costing me.

              Please help to resolve this issue, to install a sewerage manhole for my house.

              Please help in this matter.

              Maintenance guys again tried to locate the manhole, with the help of coordinates.

              Mr Janam said that the manhole is not there. he asked me to talk with Mr, Manjit Singh

              Mr. Manjit singh denied to install the manhole for my house, and said "You will have to install the pipe thourgh the road"

              How can i do this job ???

              is this the mean of possession ?

              possession means to provide water, electrification and sewerage.

              I am taking this to GMADA and Consumer Court.

                Respected Sir,

                This is in regards to the claim of commission of 3 Residential FSI’s of Total Area 1, 245, 260 sqft amounting to basic selling price of Rs 53, 35, 71, 800 that sums up to Rs 2, 44, 79, 176. This amount was due under the management of Mr S.K. Jaggi (Head, Sales & Coordination, Emaar MGF Land Ltd, Lucknow 2013), Mr Abhay Mishra (COO) & Mr Manish (Sales & Marketing Executive, Emaar MGF Land Ltd, Lucknow 2015). To support, I have attached the table below with an invoice duly signed by Mr Manish in Annexure 1 & Proof of Agreement of Mr Jaggi and Mr Manish through an Email Consent in Annexure 2.

                Additionally, under the same scheme, the payment has been made to Snipe Capital Consultants Pvt. Ltd in 2017 as commission for sale of FSI next to FSI registered under the name of Opus Infratech Pvt. Ltd.

                Hence, it’s my humble request to reimburse my due claim of commission of Rs 2.45 Cr with required compensation to close this issue smoothly.

                  This is to inform you that I had purchased a plot having Number 109-AP-227B-611.660 in September 2020.
                  For this, I have to pay some dues in installments. In January, I gave an application for name addition, and it took around 25 days by Emaar end.
                  After that, I need some other documents to clear bank loan formalities but am much delayed in getting the necessary documents due to the covid scenario.
                  There were around 45 days wasted in covid as your office remains either closed or worked with significantly less staff and got too much difficulty to sync with the bank and Emaar team. I have proof also while doing discussion with Emaar team which shows how thy delayed the things.
                  I mailed online also about my concern, but things are getting delayed again and again. Now my last payment of around INR 8, 45, 525 is due only, and I am not in favor of paying a fine for the delayed period due to Emaar end.
                  Kindly look into the matter and do the needful.

                    we have purchased a plot from the first allottee of Emaar Mgf Land.The maintenance charges have been fully paid.We have started the construction work on the plot.But while digging for pillars/foundation it was found the drain water is leaking inside our plot. In spite of our regular follow up the problem has not been resolved till date. Our construction work has been suffering.Kindly help.

                      This is to inform you that one of the representative name Mr. Vikas Bhardwaj from M/s Link Utsav Registration Plates Pvt. Ltd. done HSRP camp in EMAAR residential societies in the month of Oct 2020.

                      He took money from residents and now not picking up their call. I have been trying to call him since morning but he is disconnecting my call.

                      Its a clear case of CHEATING and i do not want to file a legal complaint against your company.

                      I am Sachin Kumar Tanwar working as a customer relationship manager with the company. I have coordinated this camp and now Mr. Bhardwaj is not picking up my call too.

                        I booked a flat in EMaar- Imperial Gardens, sector-102, Gurugram. The sales person MR. Gaurav Shrivastava confirmed us and closed the deal for unit 903 in tower no-4. After 4-5 days of confirming and taking the booking amount of cheque 5 lacs 10 thousand they told us that the unit 903 is sold on higher price to a different party and that one is not available now so they gave us some other options to compromise. Now, the company is showing us all those leftover flats which are not considerable by any parties due to any issues or which are cancelled/ rejected. This is something highly unethical and cheap strategy which company is doing with us. We being a consumer expected the same Product which was committed to us but these such big brands are doing this with us. Attached is the screenshot of their email confirmation of flat no 903.

                        No action has been taken neither got any call from emaar customer service team.
                        Dear Himanshu, I am in a similar position.Emaar delayed my flat also, by 3 years, but did not. I asked for a refund due to the delay. They refuse to do that. I believe that Emaar is violating Govt rules and Supreme Court and National Consumer Disputes Commission rulings, which say that a developer cannot force a buyer to take possession for properties that have been unreasonably delayed. .                           This is really disappointing.

                            Lot of cracks have been noticed in my 3-4 year old constructed flat. It was shocking to know from my tenants that multiple cracks were noticed
                            After an earthquake of scale 3.4 on may 10 2020. Even 2-3 tiles fall down from the roof, luckily no one was injured. It is really a blow to me as emaar is known for its quality. I myself live in delhi and have not heard from anybody that there was such damage in anyone's property. I have complained to the local maintenance staff, according to them it does not come under their purview. And could solve the problem by just using wall putty.
                            Who will be responsible if anything major happened. Is your structure so weak that it could not bear mild tremors?

                              We have purchased the property (Property no. Ptf -12a-0302). Even after more than two months of possession we have not received the registry of the flat which was promised to us by emaar to be recieved in 10-15 working days.

                              Even after more than 15 calls to office and dozens of emails there is no help from emaar side.

                              The suffering and agony of consumer is enormous as we are not able to receive a loan based on registry and hence not able to build the house. Due to which we are paying unnecessary rent and other expense.

                              The consume has paid its hard earned money to emaar and in response to this emaar is playing with homeowners.

                              Its been told that delay is due to board resolution and its internal matter of emaar, however, this has affected the consumer very badly.

                              We hope a strict action will be taken against emaar on this. We are happy to cooperate provide all evidences if required in future.

                              We hope the consumer will compensated for the sufferings from emaar.

                                Today morning when i was about to go to office.. Dilip singh named supervisor came to me start arguing with me very rudely due to my daughter cross from balcony. He uses abusing language due to not to cross from balcony, he can explain his issues softly also but he started arguing very rudely and doesn't listen to me at all. He asked me if we are tenant or owner when i said we are tannent the his behaviour suddenly changed he started using abusing words. Is this the way emaar staff behaves?? Please take some action on mr. Dilip singh and teach him how to speak in a good manner

                                  1. My flat is at imperial gardens tower-02 flat -1201, handed over to me on 19th august 2019 in my absence to my wife on the basis of gpa.

                                  2. At the time of sale, it was assured to us, that car parking will be allotted later on the basis of distance of the flat from the car parking.

                                  In spite that my flat is at the farthest location in the imperial gardens condominium from the mlcp (Multi-level car parking), i have been allotted parking on the 4th level.

                                  3. Neither correspondence from emaar prior to handover mentioned which car parking will be allotted to me nor the person in charge at the time of handover mentioned/shown car parking to my wife and took signatures on all formalities related to the registry of the flat.

                                  4. Later on, 3rd september 2019, when cd was registered, my wife came to know that parking was allotted on the 4th floor of mlcp. Which was an utter shock as no one mentioned this earlier.

                                  5. I and my wife visited emaar office a couple of times and sent many emails to regard to the car parking issue and asked on what basis i have been allotted parking on the 4th floor, but none of them replied us appropriately and there management team is not ready to meet us.in my emails, i mentioned genuine reason and requested to change car parking to ground floor of mlcp or at podium on compassionate grounds at least, but every time i get the same reply that cd has been done and nothing can be done now.
                                  Even when the fraud was done by emaar and their employees by taking signatures without given proper information to my wife at the time of handover, i am ready to pay the rectification charges so that without escalating the issue my parking can be changed.

                                  6. Till today no one is given proper explanation to me that on what basis car parking allotment has been carried out.

                                  7. I visited emaar office on 3rd december 2019 and i wanted to meet someone from the management but mr. Amit of customer care advised that i need to have a prior appointment to meet.

                                  8. On 4th december i wrote an email to emaar and requested the appointment to meet someone from the management but on 6th december 2019 when i called them again they clearly told in this regard we cannot give you an appointment to meet anyone in the management.

                                  I and my wife felt cheated by emaar india, this type of fraudulent activity from the reputed builder like emaar is not expected.

                                  I request you to take severe action against emaar india and get my parking changed to an appropriate level.

                                    Dear sir,

                                    I have booked one property in unit ph3-epp-b-06-04 of project palm premier at palm hills with emaar india with agreement dated 11.09.2018. While booking and in agreement, it was informed that project will finish by feb 2022 and accordingly i booked this property with self finance mode so that i can pay smoothly. Now i have come from emaar that project is going on very fast track mode and will be applied for oc by mar 2020. Almost 2 years before schedule time of completion which makes me problem as i can not make finance rest amount of rs. 50 lacs plus taxes by next year due to my financial inability when demand will be made by emaar on completion which i projected end of 2021 or early 2022. Hence, i was requested builder though email to cancel this project as non-payment will bear heavy interest and later cancellation from their end as well. I request for some time extension also for making final payment without charges, but they have rejected this request.

                                    Need your kind support to cancel my project and refund back my already paid amount to the emaar.

                                      Review is about Gomti green Lucknow

                                      I have booked a plot in Emaar gomti greens lucknow through sales Manager Mr. Harshit Bajpai. The booking amount for plot in sector G plot G1/32 was alsodeducted from our bank account.

                                      After 15 days of booking of my plot, I have asked about status of my plot, I got verbal reply from Mr. Harshit Bajpai that plot is controversial and it will take more than six months to resolve the legal issues. I haveenquired through email about my booking copy and plot status. I got delayed email after seven days that the cheque is diverted to the booking of plot in sector A plot no. A2/25 which belongs to Mr. Anupam Bajpai with our consent . They have send me a fake photocopy of a letter written on A4 sizepaper.

                                      Intresting thing is I am existing customer of emaar which means the cheque was initially punched on my name but later it was diverted. The customer care is not willing to give higher authority email id and phone no., sayingthatis personal information.

                                      I have asked on 09.08.2019 from feedback of emaar about original scanned copy of letter along with booking copy of plot and today on 12.08.2019, I have send first reminder and to my surprise I found that my email was blocked by feedback and enquire of emaar and my message have gone to their spam box.

                                      Today i.e 13.08.2019 only i got response after 4 days from Sonalika Jain of customer happiness centre of emaar of gurgaon branch. I her reply she told that i have already received booking copy so they can not provide another one. She was in constant denial mode and highly Non-professional. First of all i have given several reminders about my booking copy after 13 day only she remenbers i have a copy, if i have a copy there is no harm in sending one more copy. What is she hiding. she have claim to forward me the original latter as attachment in this mail but i am not able to open the attachment as it is corrupt. Why after several reminders she is not sending me booking and scan copy of original letter? If executive like her are there in emaar i think they have to re-name it as customer harassment centre.

                                      I have booked a plot in Emaar gomti greens lucknow through sales Manager Mr. Harshit Bajpai. The booking amount for plot in sector G plot G1/32 was alsodeducted from our bank account.

                                      After 15 days of booking of my plot, I have asked about status of my plot, I got verbal reply from Mr. Harshit Bajpai that plot is controversial and it will take more than six months to resolve the legal issues. I haveenquired through email about my booking copy and plot status. I got delayed email after seven days that the cheque is diverted to the booking of plot in sector A plot no. A2/25 which belongs to Mr. Anupam Bajpai with our consent . They have send me a fake photocopy of a letter written on A4 sizepaper.

                                      Intresting thing is I am existing customer of emaar which means the cheque was initially punched on my name but later it was diverted. The customer care is not willing to give higher authority email id and phone no., sayingthatis personal information.

                                      I have asked on 09.08.2019 from feedback of emaar about original scanned copy of letter along with booking copy of plot and today on 12.08.2019, I have send first reminder and to my surprise I found that my email was blocked by feedback and enquire of emaar and my message have gone to their spam box.

                                      Today i.e 13.08.2019 only i got response after 4 days from Sonalika Jain of customer happiness centre of emaar of gurgaon branch. In her reply she told that i have already received booking copy so they can not provide another one. She was in constant denial mode and highly Unprofessional. First of all i have given several reminders about my booking copy after 13 day only she remenbers i have a copy, if i have a copy there is no harm in sending one more copy. What is she hiding. she have claim to forward me the original latter as attachment in this mail but i am not able to open the attachment as it is corrupt. Why after several reminders she is not sending me booking and scan copy of original letter? If executive like her are there in emaar i think they have to re-name it as customer harassment centre.

                                        I am following with emaar since feb'19 to provide me with receipt for e challan and holding charges deducted from my excess amount available with them.
                                        Also i am asking them to refund my excess amount.
                                        There is no positive reply from their side despite repeated reminders.

                                        Would request to have the issue resolved through your forum.

                                        Please help
