Expat Properties — expat harmony 2- customers are cheated??

Dear sir,

I am an indian citizen and an expatriate working at muscat, sultanate of oman for the past few years.

An indian company, m/s. Expat projects & development pvt ltd having its corporate office at carlton towers, a wing, 3rd floor, no. 1, old airport road, opp. Diamond district, bangalore-560008, tel.[protected] was operating for many years in the sultanate of oman having their office at al khuwair, sultanate of oman. M/s. Alkanz technical services is the local sponsor of expat. They are having offices at mumbai, pune & goa also in india. (Mumbai : 611, a, kohinoor mall, kohinoor city, kirol road, off. L. B. S. Road, kurla west, mumbai 400 070, tel.[protected], pune : office no. 32, bandal dhankude plaza, 2nd floor, opp. Kothrud pmt depot, paud road, bhusari colony, kothrud, pune 411 038, tel.[protected]. Goa: 411, 4th floor, gera imperium ii, edc complex, patto, panaji, goa. 403001. Tel[protected] /[protected]. They have offices in dubai, bahrain, qatar & kuwait also in the gulf region (Website : http://www.expat-properties.com).

M/s. Expat projects & development pvt ltd has offered land in india at their various projects, to the non resident indians of oman and has collected crores of rupees from the innocent indians working in oman (Both in local currency of oman rial & balance through indian bank payment). M/s. Expat projects & development pvt ltd had two staff at their office in oman (Mr. Sidhim & mr. Lloyd). They have similarly collected crores of rupees from dubai, bahrain, qatar & kuwait also.

They have promised plots to me in their following projects in india during the year 2014 and i have paid full amount for the plots, as detailed below. Expat projects customer id: c1320113.

A. Expat harmony 2, dingne village, taluka sawantwadi, sindhudurg district, maharashtra state, plot no. 77, booking id b1402006. Amount paid: rs. 975, 000. Initial payment paid on 17th august 2014 at muscat in local currency (Local currency of 189 omani rials, equivalent to rs. 30, 000) and balance amount of rs. 945, 000 in 44 monthly installments debited from my indian savings bank account. Full payment completed during the month of feb 2018.

B. Expat harmony 2, dingne village, taluka sawantwadi, sindhudurg district, maharashtra state, plot no. 145, booking id b1402768. Amount paid: rs. 975, 000 initial payment paid on 28th september 2014 at muscat in local currency (Local currency of 188.700 omani rials, equivalent to rs. 30, 000) and balance amount of rs. 945, 000 in 34 monthly installments debited from my indian savings bank. Full payment completed during the month of feb 2018.

As per the agreement of sale, they are liable to deliver the plots immediately after payment is completed (I. E. During the month of february 2018), and in case of exigency a delay of 6 months is allowed (That is during the month of august 2018). Eventhough they have collected full amount of the plots two years back, they are not in a position to give a confirmed date of delivery and have not given any reason for delay of the project or even updated the status of the project, and are totally silent on the progress of the project. They are also not able to provide 7/12 extract of the above harmony 2 project to prove that the property belongs to them. They have also sold the plots as non agricultural plots, however as per government records the plots are agricultural land.

Please look into the matter and understand the gravity of the situation as i have paid my hard earned money & life time saving in the gulf desert region to them.
