regarding not reducing the interest rate after reducing the rate of rbi

I have taken loan from india bull company ltd. Amounting rs.10 lacs for purchase of house. My loan account no. Is hhlrhn00157245. At the time of taking loan the interest rate was 10.15%. Thereafter rbi has increased the interest rate immediately india bull has increased the rate as per rbi guidelines later on india bull also reduced the 10.15 % in the year 2013. Thereafter all banking have reduced the interest but india bull did not done....

    As per the guidance of the virar branch staff (Mr kunal) we applied for pmay in oct’17. The staff confirmed all the eligibility criteria’s & provided us the format which was supposed to be typed on rs 300 stamp paper & get it notarize.
    We were been told that the entire process take 3-4 months. Accordingly we contacted the customer care & got to know that its’s been rejected due to ‘balance transfer’. We were horrified to hear this as we haven’t done so. Later when we again contacted the customer care team & second time we got to know that ‘there are some documents were pending from our end’. We then contacted the virar branch; mr kunal said that ‘we are not eligible for pmay as we took the home loan in oct’15’.
    Shocked with three different replies….
    Whom shall we believe??? The person who confirmed our eligibility, himself says that we are not eligible.
    In case of any rejection, isn’t it their duty to send us communication stating the exact reason??? It’s been 5 months now, till date we haven’t received any communication regarding the rejection of pmay.
    We had requested them to send the rejection mail sent from the government officials (Pmay). But the staffs are pretty busy; who are least bothered about the tat to revert back. They either try to ignore the email sent by us or least bothered to reply.
    It’s been more than a month & we haven’t received any satisfactory response from their end. We also mentioned that in case we don’t receive response from their end we won’t maintain sufficient balance due to which the emi due for feb’18 won’t be paid. The staff took it very lightly & after 2 weeks people started looking into the matter.
    Firstly, the staff is still not accepting that wrong information was provided to us. Secondly, instead of informing us the reason for rejection we have been following up for the same. Thirdly, instead of forwarding us the government response (Rejection of pmay), they are drafting the email of their own sending it across.
    We agreed to pay the emi due for feb’18 only on condition, if we get the reimbursement of rs 650/- (Stamp paper-rs 300, notary-rs 200 & typing the content-rs 150) plus the bounce charges levied by hdfc bank. However after end of feb’18 we were promised for the waiver of rs 650/- & not the bank charges.
    On 26th feb’18, we paid the emi (Via fund transfer), however yet we haven’t received any communication, when we would be refunded the amount. Similarly, we requested for the email evidence from government (Pmay) stating the reason for rejection. We feel that our documents have not been forwarded to the pmay team, because of which they haven’t communicated us on the same.
    This is not the first time that we have been annoyed with their services. Previously also there have been many instances like:
    1. At the time of loan processing, their sales guy took extra cash from us. On asking for receipts for the given cash, he returned back the excess amount.
    2. Our loan was supposed to start from jan’16; however till jan’16 they kept deducting pre emi. After highlighting the same, rectification was done.
    3. Even though we have opted for floating interest rate, we had to change the roi manually plus pay additional rs 5500/- (Approx.) for the switch request.

    No one picks the call when we try contacting their virar branch no.[protected]. The phone keeps ringing but no one picks the call. Till date we tried calling 13-15 times at different time interval. Seems we have been calling some government office, where the calls are never answered.

      Very disappointed with ur service to hence complaining you for the same .i had given written application for granting forclosure letter and LOD documents in your New mumbai Vashi branch after some days i got knew tht my request not taken by yours officers, later i reapply for the same on 5/02/2018, my executive visit your branch once within 2 days they tell they have yet not got approval .Your bank not giving permission to close the loan . very disappointed with ur staff credit manager asif and Anita pakhare from operations department not attending my phone calls also...

        No body is helping me from indiabulls. They only say that it will done tomorrow, it will done tomorrow only..
        This is the worst experience with indiabulls.
        If it has not done earlier i will complaint highly as in umbudsment.

          It has been days from now and that last step of signing amount is pending and everyday they are giving me commitment by sayin manager has arranged a executive n its rescheduled so wait 24hrs more. Worst service i have ever recd. My cheque with them now n it’s been more than 15days i’m waiting and now they are giving new commitments everyday and not even ready to give my cheque back wen i said i don’t wan to deal with such careless bank. I talked to summit who is supervisor. I talked to some stupid lady name razia or rakhia. I talked to prakash who is supervisor and at the end manager of company mr. Abhijeet. Still no resolution. If a manager puts in his efforts than he can sort it out in minutes about such a small concern. India bulls took bloody 15days still no result n now they are not ready to give my cheque back.

            Please rectify as soon as possible.
            I'm not eligible to take a loan from indiabulls return all my documents and blank cheque also.

              Every day i make phone call to customer care for document pickup of personal loan. But all commitment made by executive are fake no phone call no executive are there for documents collection on given time. Please sir look into the matter and try to solve the problem. Because india bulls is brand and financial institutions which has large number of customers and these type of behaviour and wrong commitment can convey wrong message to new customer

                I have submitted my loan application on 1st jan and this company has not processed my loan till now. They are cheating the customer by telling "phone se loan" in 3 minutes. Its 46 days and no response from their side. Person from the bank came and collected cheque from me stating that the loan has been approved. Now when i am calling customer care there is no response from them. When i am asking them to return my cheque they are diverting the issue. I also spoke to their account manager mr. Venugopal who have his personal number to me but when i am calling him, he is not responding to calls and not responding to messages. I dont want any loan from them but i want my cheque to be returned back at any cost. I am afraid this fraud company will misuse my cheque. Please take strict action on this company as its big 420 company. They are taking all personal details from customer in pretext of giving loan including netbanking password. Please ban this company permanently.

                  Dear service provider. My loan no-pl00254865. Why the loan has not yet passed. Are you fooling the customer for 2 months? Why are not you guys working on it? The officers of your call center lie every day that tomorrow you will be cleared 24 hours a day, wait 24 hours and will never come 24 hours. You may be harassing the customer, so do not let the customer refuse to keep the trouble in the dark. I would like to get the results soon as soon as the loan can be found or not. Why did i get so late in my loan? I want the answer from your team. Whoever pays the trouble i am facing due to being late.

                    Hi,

                    I would like to raise a complaint Against your recovery agent by the name of Ismail Padeknoor.
                    Contact No.[protected]

                    I shall narrate the entire incident;

                    I received a call from the above agent,

                    "recovery agent calling from India bulls"
                    I was like tell me.
                    Agent- The bank was unable to do an auto debt, do a transfer from your account and send me a snap shot. ( Spoken in hindi by the agent)

                    when I asked him to correct his tone he said i speak in the same fashion. I then said your bank was unable to make a auto debt it's not fault so if you are calling, it's better you speak properly. he went on saying boss what wrong have i said. I then asked his name, he has the arrogance of saying why, I just told you and then say it's ismail do what you want to do.

                    Now let me just raise a few objections:

                    1. The loan was not defaulted from my bank account.
                    2. You have no rights to ask a recovery agent to call and speak in this fashion. ( I hold a recording of the coversation)
                    3. I am not liable to send a snapshot of my mobile screen to any person unknown. Especially my back details.
                    4. I can go ahead and file a legal case for
                    intimidation.

                    I would like someone to look into this issue and get back to me on the issue.

                      It is of huge concern to me that i had not received any official communication from indiabulls enigma regarding the confirmed date of handling over the possession for the above mentioned unit.

                      I have signed the buyer agreement with athena infrastructure limited (Indiabulls enigma) on 17.03.2012. It was commitment by the company that possession will be handed over on 17.03.2015. Thereafter, it was told that by the end of 2015, the possession will be given. And moreover we are not getting any reliable response from the customer service. On 18th july 2017 by telephonic conversation they told us that construction is in full pace, the possession of said tower is tentatively scheduled by last quarter of financial year 2017. But i am not satisfied with this response and as a builder of the project; you would have known the status for the last so many months. Please let me know the date of possession of my unit. Till now, it cost me huge as i have lost my all savings by paying the interest from my overdraft account which i availed for working capital and now from that my business suffers a lot and i do not have the resources to finance delays on account of your inefficiencies. There is no clear view update from last 2 years and still it is same. They delayed this concern from 2 years. My concern is when they are gonna giving possession or are they planning to leave us the buyer in horizon.
                      I have written to you so many times and seeked possession of the flat which i was promised to. Thus, once again i am requesting to you to give possession of my flat which belong to me.
                      Kindly give me the possession of my unit or refund my all payment with interest @ 24% per annum as soon as possible.
                      This is to informed you that i have already filed request for give possession vide my letter date[protected],[protected] and[protected] and through email also but no action is being taken against my request.

                          मेरा hdfc में 6 लाख का होम लोन चल रहा था 3 साल से 8.5% की दर से।
                          मुझे 6 लाख का और topup चाहिए था तो मैंने ऑनलाइन सर्च किया। इंडिबुल्स जयपुर वालो ने मुझे कांटेक्ट किया और मुझे 8.4% की दर से लोन ऑफर किया और 6 लाख का topup के लिए भी एग्री हो गए। मैंने नवम्बर 2017 में अप्लाई किया और दिसम्बर 2017 में मुझे लोन approve कर दिया ।

                          मेरा होम लोन की दर बड़ा के 8.4% कर दी और 10.5% की दर से home equity एप्रूव्ड कर दिया।

                          जैसा की मैंने बैंक को पहले ही बता दिया था कि मेरे घर के 2 प्रॉपर्टी पेपर हे जिसमे से एक jda एप्रूव्ड हे और एक सोसाइटी पट्टा हे। इसपे वो मुझे लोन देने को पूरी तरह तैयार हो गए।

                          अब जब मेरा लोन सेंक्शन हो गया तो इंडियाबुल्स ने hdfc से मेरे ओरिजिनल पेपर ले लिए और मुझे बोला गया था कि आपका home equity का चेक बना हुआ हे जो बैंक से ओरिजिनल पेपर आते ही मुझे दे देंगे।

                          अब जब उनके पास मेरे ओरिजिनल पेपर भी आ गए तो उन्होंने मुझे होम equity का चेक़ु देने से ये कहकर मन कर दिया की उनको एक और प्रॉपर्टी के jda एप्रूव्ड पट्टा चाहिए।
                          इस प्रोसेस में मेरे 31000 खर्च हो गए और मेरा लोन भी नही दिया।

                          मेरा रेट भी महंगा कर दिया। बैंक का कोई भी व्यक्ति कॉर्डिनेट नही करता।

                              The company offers to give a loan with the aadhar number to bank account in just 3 min but in my case the application is pending for 1 day and their is no response from their representative yet and i have submit applications for call back and the company had not response yet or not send any notification for the loan i have suffer from loss for this

                                The company seems to be running a scam of issuing sanction letter and charging processing fees and then denying disbursements.
                                It took them long enough to approve and issue a sanction letter and my property was a resale which already have a hdfc loan running and i had submitted my property papers before the sanction. After paying the processing fees and waiting after giving the token indiabulls denied funding coz of technical issues and no valid reason given. When called customer service they can see it's in process and the agent says its denied how and why when there's an existing hdfc loan on the property how can u face technical issues all documents were submitted as asked these guys are fraud

                                  Personal Loan (Application No. PL[protected] for the amount of Rs.191000.00

                                  I have submitted the required documents for personal loan on 17th Jan'2018 (All the documents were hand picked from door step by Mr. Shankar, [protected] Bengaluru - I'm not aware whether he is from India bulls or IVL Finance Ltd).

                                  Since then till now there is no sought of communication or message on the status in-spite of me calling back to back OR receiving calls from customer service number & calling to Mr. Shankar who picked my documents also after multiple attempts to him no response later tried calling from the other number he picked the call on 29th Jan '18 but your representative Mr. Shankar who picked my documents was also very very rude over the call while trying to check my loan status.

                                  Unfortunately customer care representative is also suggesting to re-share the documents again.

                                  Requesting the concern to please take this as a special case & help me in understanding my loan status.

                                  Expecting immediate action on the same.

Calling ur call center 5times alwayz dey say wait for.24 hours. I. Had a word with with docementation. Department. Accoriding to. Them. All documents verified okay fore disbursement. Den. What the hell disbursement team. Is. Doing from last 20 days... No. Issue of drafting an. Email. To. Ur. Mail. Id. And. Calling customer care... Whats the use of loan den. When i. M. Not getting the samend on. My needed time...
                                    Further i'm will contact sebi against the indiabulls.. Need disbursement by tomorrow.. Because it's more than.20 days now.

                                      This is regarding the booking of Anchor Park Property-Lakozy Builders, Flat no. G 004, Tulip D wing through Indiabulls.

                                      Mr. Vivek Pandey had shown us the above property on 17th Aug’17 with the help of Mr. Naidu (broker) and to take it further we had meet Mr. Himanshu Singh on 19th Aug’17 at Indiabulls office.

                                      Duo had quoted the discounted flat cost as 40 lakhs which includes GST, Development Cost, Maintenance cost, stamp duty etc. Both had promised that there is no hidden cost in it. We had also clearly mentioned that our budget is not more than 39.5 lakhs. Though we thus started to arrange funds accordingly and managed to arrange the funds.

                                      With this we took the decision to book the flat and thus paid the booking amount of 2, 00, 000 Rupees on cheque to Mr. Himanshu Singh (via two cheques of Rs. 1, 49, 000 and Rs. 51, 000 o[censored]nion Bank). On 23rd October 17, we had visited Indiabulls office to collect the confirmation on the flat cost and get acknowledgement of it. Mr. Himanshu Singh shared the Application Entry Snapshot report (CMID: CM18976) which has total cost of flat with all the components as 40, 74, 896. While giving this snapshot, Mr. Himanshu Singh had cheered us saying that the flat cost is closed as per his commitment of 40 lakhs. And this is the final amount needs to be paid to get the keys.

                                      Post this on 24th Oct’17, we had paid another 6, 00, 000 (via two cheques in part of 500000 and 100000) to Vivek Pandey and the same got cleared. Now after waiting for long time we took continuous follow-up with Himanshu and Vivek for stamp duty and registration. Both ignored our calls and keep on delaying the further procedure.

                                      Mr. Himanshu Singh than asked to pay 2, 61, 000 for Stamp duty and registration for the above flat. We arranged the funds and paid the cheque to Himashu Singh. On 15th Dec’17 we got our flat registered with stamp duty. Apart this we paid 5000 rupees Mr. Verma from Lakozy Builders present during the flat registration and stamp duty procedure.

                                      On 20th Dec’17 we collected the agreement from Mr. Himanshu Singh at Indiabulls office.

                                      Post his, On same day 20th Dec’17 evening, the very first time got an email from Lakozy Builders to pay the balance amount 37, 41, 773 Rupees via a Demand letter dated 22th Dec’17 (pre-dated) and asking us to collect the original demand letter from Indiabulls. Now when we saw this we were completely shocked as the amount adds up more than 48 lakhs. We never accepted this amount to purchase the flat. We immediately called Mr. Himanshu Singh, his approach completely changed and was rude while talking and said this amount is what is accepted and you will have to pay this amount and was adamantly denying the fact.

                                      To our rescue, the very next day we visited Indiabulls office to visit Mr. Manish Dhanda, but Mr. Himanshu Singh interrupted us and not allowed us to meet Mr. Manish Dhanda. He arrogantly asked to pay the money or else cancel the property or keep it on hold to sell to someone else.

                                      Than we visited at Lokozy Builders office at Lowerparel at same day. There Mr. Vikas was not available so in his absence we meet Nishita ma’am and she asked us to solve the problem with Indiabulls and advised to send an email to Indiabulls and keep Vikas in cc.

                                      Next day Mr. Manish Dhanda called Mr. Naidu to meet. There he a showed to Mr. Naidu the cost sheet on system. The cost sheet had my forged sign on flat cost of 48 lakhs. I have never seen and nor signed such documents. This is completely forgery.

                                      Than we immediately rushed to Lakozy builder’s office and met Mr. Vikas. We explained him our problem. Than when told him the dealing is closed at 40 lakhs than why the demand letter was raised of 48 lakhs. Than from his email system he removed the cost sheet which Indiabulls had sent. He showed the cost sheet of 48 lakhs which we had never signed. This is also complete forgery. Then when we showed him the snapshot given by Mr. Himanshu Singh, he accepted that this is a cheat case from Indiabulls and asked to fight for justice. He also said he doesn’t have the original cost sheet as Indiabulls did not give the hard copy.

                                      To let Mr. Manish Dhanda know this, we sent out an email to him and senior people of Indiabulls saying we had come to your office but Mr. Himanshu Singh did not allow us to meet you.

                                      After this Mr. Himanshu Singh called us and asked us why did we put email to higher authority and told you will have to pay the amount.

                                      We waited for couple of days but there was no response from any person from Indiabulls. Since we were not getting response from both the sides we approached Mr. Manish Dhanda on call, he then started collecting all the information about this deal.

                                      On 16th Jan’18 we visited Indiabulls office to meet Mr. Manish Dhanda, we found out that we have not received the Demand letter from Indiabulls. He also showed the Cost sheet which had forged sign of Reshma Sholay. Also, to note, this cost sheet at Indiabulls office is different from the cost sheet shown at Lokozy builders office. Both the cost sheet had forged sign of Reshma Sholay. Both Indiabulls and Lakozy builder did not have the original copy of the cost sheet. Mr. Himanshu claimed this cost sheet was signed by Mr. Vivek Pandey and he has also submitted the Demand letter. But Reshma Sholay has never signed on the cost sheet neither has she received the Demand letter. There is also no acknowledgement of the same with Indiabulls neither with Lakozy builders.

                                      We belong from a middle-class family and living in Mumbai since 4 decades. Till today we have purchased about 3 flats. But till today we have never faced any such incident. We were very much glad to deal the property through Indiabulls brand as this brand. We were not dealing through any small-time company. We were dealing with INDIABULLS. But after 4 months we feel we have been cheated by Indiabulls. We are deeply broken and have no peace and feel restless about the money we have invested. We are currently paying interest to the banks from where we have taken loan.

                                      We write this letter to get justice in this case and highest punishment to the person who has done this wrong against us.

                                      I request you to solve this case by 1-week time as we have already lost 4 months and every single day is difficult to pass.

                                      Mr. Manish Dhanda has promised that after having all the discussion he promised us that he will put his sincere efforts to solve our problems at the earliest and to his level best. This letter is demanded by Mr. Manish Dhanda and Finance head of Indiabulls (Sandeep) to setup an enquiry to clarify the fact and a solution to this case.
