This is about my experience at IB Blu. I have recently purchased a property at Indiabulls blu in Mumbai. I would like to share some of the points with respect to my experience with them. Firstly, I was completely clueless with the overall construction timeline and future aspects of this project and also was in a big fix whether to even buy a property here or not, considering the reviews I have read about their other projects. What pulled me is the layout plan and design for the property. They had given the construction contract to Sharpoorji Pallonji group which brought a difference to my though process. The property has all the living amenities and is at an accessible location. Till now I the process have been smooth enough till the booking and documentation stage. Let’s see what falls further to this.

I agree with Gaurav, I had visited their website during my property selection and later visited their office for more detailed understanding on the project. Also, one more important aspect is the market value of the property as compared to its other competitor projects.

1. No processes and checks at IBRE 2. Internal fraud - broker/agent details changed internally, employees sacked 3. Change of plan without proper intimation to clients 4. Very high attrition rate of employees resulting in bad service. 5. Bad relationship with Channel partners - delayed brokerages for over years, do not pay brokerage teeming as management reference, do not pay as per the signed agreements. 6. The Sale & Marketing Head, Kubeir Khera lacks business acumen and relative of the MD. 7. IBRE employees promotes specific CP for business and favours. 8. Most of the projects of IBRE are highly prices, various pricing models, different for different clients.

I have purchased a flat from Supertech for which I need home loan, I was routed to Indiabulls Housing Finance Limited. I was contacted by Munna Ray who is Sales Representative from Indiabulls. At the time of form filling, I was informed that Processing fees will be INR 10000 + taxes (payment to be made in 2 phases, 50% in each phase) and rate of interest will be 10.10%. As I agreed to above mentioned processing fees, I gave a HDFC Cheque # 56510 with amount of INR 5618 (got cleared from HDFC Bank on 20th March). I received Sanction Letter email from Indiabulls (from Saurabh Singh singh.[protected]@indiabulls.com) on 17th March. Now, when I looked at the sanction letter, I observed that processing fees was mentioned as INR 35113 and rate of interest at 11%. As mention in the email, I contacted Saurabh and expressed my concern as the processing fees & rate of interest was not in line with the commitment that was made to me at the time of filling form. Saurabh assured that he would look into it and get back to me. Later, above mentioned cheque was cleared from bank on 20th March. By this time, I had not heard anything from Indiabulls. Now, I contacted Dharam Singh @ [protected] (relationship manager at Indiabulls) and expressed my concern to him as well. I was told that I will be charged as per the sanction letter and nothing can happen now. I was disappointed with the response and said that I am not willing to take this loan if this is the case as Indiabulls is not sticking to initial commitments. To which, Dharam Singh responded that it is your decision and we would not be refunding your amount. After this I had sent 2-3 emails to Indiabulls and no one from Indiabulls ever acknowledged or reverted on my emails. To me, this is a sheer case of fraud and cheating, wherein money was taken from my by doing fake and incorrect promises. I am looking for help/advise as I need my money back that has been taken from me by giving false commitments.

They have taken around 4 months for whole process. Even after my written request; company has not sent me any welcome kit or details of agreement signed by me. I am also not aware of pre-payment charges. They have not given details of my documents in their custody for mortgage. They have given toll free and local numbers but none is accessible. Dear All I have booked the flat in Indiabulls Centrum Park, Gurgaon. The possession of flat is delayed by 2 years. Now Indiabulls wants extra payment since the size of the flat was found more than the actual size mentioned in contract. They are taking the advantage by the line mentioned in the clause during signing of contract that extra cost for the difference in actual size of the house will be paid by customers while possession. They are cheating customers by just increasing the size of balcony and charging extra amount for that. Delay is possession is also costing a lot to customers.

1. Delay in possession,
2. Demand o[censored]nnecessary and unwanted extra payment,
3. Inadequate provision in the contract for delay of allotment,

booest We booked a flat 44_408 in indiabulls green project phase 2 panvel in 2013. In last nov 2014, we got a mail from indiabulls stating this project is not approved. They gave 2 options, either to stay invested or exit and they will pay interest at 12% till nov 14. We decided to go with 2nd option ie exit with interest. We submitted all the papers. They received the papers on 15th dec 2014 and Assured to pay within 45 days. Now till date may 2015, we havent received our refund. they are not answering our call nor replying mail. Got 1 mail saying its taking time due to huge refund pressure. They are giving interest till only nov 14. Please help

I had booked a 2BHK Apartment in Phase-2 of Indiabulls Greens Panvel Project (Tower 43, Unit 1205), through its subsidiary Lucina Land Development Ltd. in Feb. 2013 and had paid 20% of the cost at that time as booking amount. As they failed to commence the work even after 2 or 3 years of their marketing of Phase-2, thanks to concerted united action of the aggrieved apartment buyers in this project, the Indiabulls Management finally agreed in the 2nd half of Nov. 2014 to refund the amount paid along with 12% interest till the date of payment. However when they paid me the amount after 3 months on 5th March (the cheque bears the date 2nd March 2015), they paid the interest calculated till the end of Nov., 2014 thus depriving me interest upto the date of payment. There are hundreds of similar miserable buyers like me with Indiabulls Greens Panvel Project Phase-2 who have suffered at the hands of Indiabulls. Since I have already lost more than Rs.50, 000 in interest beyond Nov. 30, 2014 till now and the amount continues to go up till the sum is finally paid, I want Indiabulls to stick to their commitment arising out of their own inability to deliver the promises made by them and pay me the remaining interest.

Hi, I have booked a flat in Indiabulls Green Panvel in October 2013. I have paid them 20% of the agreement value. After visiting the site, I understood that they have changed the plan and have cancelled the premium project. I went to their HO to enquire why they haven't intimated me about the cancellation. They offered me to choice any other flat in the existing project. In the existing project they had limited inventory. I had earlier booked in 26th floor and they offered me an option in the 4th floor. I choice to ask for a refund as I was frustrated with the Indiabulls. I followed with the customer care for month and finally they came with a reply to start the refund process after a month. I submitted the relevant documents for refund in 1st week of Dec. I have been following with them every week on the refund and I have been given new excuses every time that they are under the process of processing my refund. It's been 3 months now I been awaiting to get the refund. I m planning to launch a police compliant. Can u please let me know how do I proceed to file a case against this. Thanks Atul

I booked a flat in Nov 2010with Indiabulls Real Estate Limited they told me that phase 2 with an international school, club moss, police station, a very big mall and a hospital and construction for phase 2 is just going to start after 3 months (with possession date as Dec 2016) and you will never get same rate again so I have to book today and sign on a standard template for application form. 4 years of start booking, Indiabulls now says that phase 2 might not ever happen and it is entirely on customer's risk and want us to shift to phase 1 (with no same area flat in phase 1, demanding more money or exit on 12% interest on principal part of our payment, which amounts to nearly 3% on total amount of flat). I have been cheated by them badly and all my dreams of owning a house stand scattered as I can't book another house with kind of exit money they are giving me as prices have already gone north in area and neither they are ready to answer any question on amenities if we shift to phase 1 with extra money. This is entirely a loot by big shark like Indiabulls thinking that it is her right to gulp small fishes like us. I am badly stuck with Indiabulls and want to aware people about the big fraud they are doing. Following are some of the clauses from application form (thankfully I have not signed an agreement form which might have left me with no option at all): 1. Clause number 7, If there is any change in location, preferential location, boundaries or carpet area of said apartment, the same shall be binding on applicant/consumer. 2. Clause number 9, all the rights including the common area and facilities and amenities therein, shall vest solely with the Indiabulls. Further Indiabulls could give common area rights to a third party by way of sale, transfer, lease, collaboration, join venture, operation and management. 3. Clause number 17, cancellation before approvals - 5% deduction, after approval - 10% deduction and after signing of agreement - 15%. 4. Clause number 26, customer/consumer can't sell (transfer, assign) the flat till the society (Body Corporate) is formed. If customer wants to sell before formation of corporate body and before getting possession, he/she will have to give 15% of purchase value to Indiabulls or 5% after getting the possession of the flat. 5. Clause number 28, Indiabulls can change available FSI/TDR and master plan may undergo changes due to that. 6. Clause number 29, if there is a change in plan and variation of more than 10% of carpet area, consumer/customer can cancel the reservation without any penalty or interest being payable by either party. 7. Clause number 30, if company is unable to execute agreement of sale for any legal issues, then the company may at its sole discretion cancel the provisional reservation by giving simple interst 6% per annum. 8. Clause number 40, Indiabulls at its sole discretion, may decide not to allot any or all the apartments in project to anybody or altogether decide to put in abeyance the project itself.

At the time booking the apartment with Indiabulls, possession was agreed and committed before December 2014. Construction of building and other infrastructure has not been completed and progress in the work is very slow. In one of the meetings with a group of apartment owners, Indiabulls management agreed that giving possession will begin by June 2015 and end by December 2015 for all those who booked apartments at Phase 1, however, when asked for a written commitment on the same, Indiabulls management is hesitating to give such a commitment in writing. I am an apartment owner under Subvention Scheme and I already started paying EMI's from 1st of December, 2014 while I have not yet been provided possession of the apartment. Request for extending the subvention period until the possession is given has not been paid heed to by Indiabullls management.

We have walked through many homes in over years but nothing appealing ever stuck us. While booking our house with them we have seen the difference in the type of quality of work in comparison makes worth mentioning. I visited their site and as I am a contractor by profession, I even went through all the product and materials used and I was satisfied which lead me book my flat here.

I bought a property in BDI Sunshine city Bhiwadi (Rajasthan) which was under subvention scheme for 18 months (In this scheme the builder has to pay first 18 installments of EMI (interest only) and from 19th installment, buyer has to pay which includes the Principal) I had to avail loan services from Indiabulls (as Indiabulls and builder had an agreement to provide the scheme) The property was allotted to me in April 2013. The issue date of allotment letter was 2nd June 2013. The entire formalities were done and loan was approved and dispersed to the builder on 30th July. The below mentioned documents were signed between the parties. 1. Builder buyer agreement between the builder and the buyer were no start or end date of the subvention period was mentioned. 2. Tripartite Agreement which was signed by the builder, buyer and Indiabulls on 8th July 2013. There is no start date and end date mentioned for the subvention period. It just states that “Builder assumes the liability of payments under the loan agreement as payable by the borrower to Indiabulls till 18 months (the period be referred to as the “Liability Period” and the Liability be referred to as “Assume Liability”)”. After the loan was dispersed on 30th July 2013, I received Welcome letter from Indiabulls dated 05th Aug 2013 which stated that my first installment date of 10th March 2015 (covering 18 months of subvention from 10th Aug 2013 to 10th Feb 2015) with total installments as 258(240 months of loan term and 18 months of subvention) and end date of loan tenure as 10h Feb 2035 With the welcome letter I received a Repayment schedule which explicitly mentioned 18 EMI’s (Interest only effective 10th Sept 2013 to 10th Feb 2015) and from 19th EMI (10th March 2015) the principal and interest being charged. The above is the background story for the buildup. Below is the issue On 26th Nov 2014 I received a mail from Indiabulls stating that the subvention period is over and my first EMI was to start from 10th Dec 2014. After confirming with everyone from Indiabulls call center to Indiabulls Branch and then with the Builder I came to know that Builder and Indiabulls had an agreement to provide subvention period to the property for 18 months effective April 2013 which has ended in Oct 2014 and hence I was charged the first EMI on 10th Dec 2014. I was not communicated by any one (Indiabulls or Builder) about the update in the timelines and nor did I received any updated repayment schedule from Indiabulls stating the new EMI repayment chart that starts from 10th Dec 2014 rather than 10th March 2015. Builder and Indiabulls are playing to and fro on the issue with both stating that the issue is with the other. With Builder saying that it was the duty of Indiabulls to let you know repayment schedule where the subvention ends on 10th Oct 2014 than 10th Feb 2015. Whereas Indiabulls is saying that even though the welcome letter states the repayment date as 10th March 2015 they have only charged 15 months EMI from the builder and hence the 16 had to come from the buyer and hence the automated system deducted the EMI from you for December and henceforth. My concerns are 1. Why the customer was never informed or kept in loop about the deal that the builder and Indiabulls had? 2. There is no document that talks about the start date so how come the end date be so ridge. 3. Is Indiabulls allowed to deduct money from my account without informing the customer as according to the documents my emi repayment has happened 3 months in advance? I would request your guidance on this matter and let me know who is at fault is it the Builder or India bulls. What steps can I take so that the above situation is favorable for me.

it appears that the developer i.e. "BDI Group" and indiabulls both have duped you by concealing facts at the time of purchase, rather misguided you with incorrect details of subvention arrangement between them.

this is very common, dubious developers hide things at the time of sale and later customers have no option but to pay or run from one party to other or involve govt. departments or courts and waste precious time and energy.

A customer puts in his hard earned money in their projects looking forward to a decent house, but buys endless troubles and harassment for their life.

In their greed, even the financial institutions that fund the projects, hide facts from the customer. Everyone be very careful of going through every detail while buying a house from a small developer.

I have a home loan from Indiabulls Housing Finance Ltd. under 80:20 subvention scheme for a 2 bhk flat with Indiabulls Greens Panvel Navi Mumbai. As per the repayment schedule issued by Indiabulls Housing Finance, the repayment EMI was supposed to start from 01-Feb-2015. However they have started recovering it from 01-Dec-2014 itself. I have visited the branch and written many emails but so far no resolution is forthcoming. Please help in recovery of the money.

Our working time stretches from 10 am in the morning (previously 9am) to around 8.45pm every day a week, On Sundays we have to work even longer as there are site visits, where we take clients to show realestate properties at our own expenditure. If there are no site visits on Sundays, we are forced to come to the office. Further office remain open on National Holidays, where we go out for promotions/ site visits / client calls.

I had booked a flat in Sai Sapphire, Powai in Sept 2013 by paying Rs. 5 Lacs as booking amount and after lot of deliberations another Rs. 10 Lacs (by availing a personal loan @14.5%). I was expecting to funds from sale of a property which unfortunately didnt go through hence I decided to opt out of the deal & requested Mr. Navnit Jain on 6th Feb 2014 to refund the complete amount of Rs. 15 Lacs as agreed at the time of booking itself (relevant letter & mails can be provided). I am chasing both Indiabulls (Mr. Navnit & Pankaj) & Sai Group of companies (Ms. Neha & Ms. Nikita) since 10th Feb 2014 & during last 3 months I was promised on numerous occasions about the refund but always postponed to next date for vague reasons. I had sent a mail on 19th May 2014 indicating my frustration & in response I received a mail with another shocking surprise by receiving copy of a cheque of Rs 1387640/- which was Rs. 112360/- less than expected / promised complete refund amount of Rs. 15 Lacs. I had immediately raised the issue to Customer service & Grievances redressal mail ids of Indiabulls on 20th May 14 & requested to resolve or revert with explanation on deduction of 1.12 Lac. since then I am following up & only getting assurances but 2 days back Ms Ruchi Chhabra called from Delhi & informed that sales team is not agreeing to the refund, I objected & asked them to send me a formal mail revert so that I can file a complaint in consumer forum. I have copy of all cheques, registration form which have all the terms (which does not include any clause for deduction of any amount in case of cancellation) & copy of refund cheque. I had availed a personal loan of 20 Lacs to pay this amount in anticipation of a property deal which failed. I am now paying 14.50% interest on that loan too. I would like to file a complaint for refund of 15 Lacs with 14.50% interest on 15 Lacs from Feb 2014 till it is refunded & also a penalty from both the companies for cheating, mental agony & harassment.
