i visited for pay Pre-payment of Rs. 325000/- For my home loan (Loan Account Number: HHLRAJ[protected] to Indiabulls Housing Finance Ltd Rajkot Branch and i met Mr. Vipul for that but he inform me you will be charge 2.50% for whatever amount you paid for Pre-payment on your home loan

As per new RBI guidelines there is no charges applicable for part payment for whatever amount please do the needful

I took a home loan from Indiabull but my experience is really very bad with the company. I wish to convey to all prospective borrower to avoid Indiabulls. before applying for loan their executive will agree to all your requirements but after disbursement he including his superiors will disown their commitments. You can just imagine that i was given commitment of disbursement within 7 days but it took more than a month and at the last moment when my payment date to seller was about to pass i was told to come to branch to sign loan agreement. when i went their they presented me blank form, i asked them to fill up it first before my signature but to my utter disappointment all including senior talked very cheap and assured me to fill up the form immediately after my signature still believing when i signed then they said it will take 3-4 hours to complete this task. They did know that i will not be able to wait for so long. They had assured that they will will provide me photocopy of filled up form but same was not done. Then assured me that i may leave and they will send me copy of the filled up form that was also not done. some how i got the copy but it was deliberately filled up with the conditions which were not agreed. prepayment penalty was shown as 2% against agreed term as nil. there were such other serious lapses, same could be fully resolved till date even after 5 months. I was also given commitment that my full EMI can be started after disbursement but they are taking pre-EMI interest though i am willing to pay full EMI right from starting. this very disappointing and i will never approach such worst financing company in future. some body please advise me how to proceed. They are worse than SBI. I used to think SBI as the unfriendly , unethical bank in terms of fare and transparent services. but Indiabull has crossed them also. I do not know who in this field can be trusted.

I have been given to understand that as per RBI, Prepayment of home loans are not to be charged a foreclosure fee, but the customer service agent AShok kumar, suggested that india bulls does charge 2% as my loan was fixed + floating.

I would like to understand how can this charge be justified against RBI guideline( as my loan is now floating because i am now paying 14.25% vs 9.5% that i was paying about 2 months back).

any help to get this resolved would be great..

I have booked 2 shops with India Bulls in their project Megall in Baroda. We have been consistently paying all the monies as per the demand letter raised by them. In the month of february we have applied for the loan with IB to finance the furhter demand. the same was informed to all the sales manager through whom we bought the property.
We received a letter for termination, and stating that the dues are long pending but we have actually paid all the dues and the last demand was pending as they were working on the loan.
When we went to the IB office they said that we dont need to conatct the sales team aas they are not the right person and told us that we need to update the customer care team. inspite of their failure they are charging us with the forfeiture of the property.

Post, that we have been continoulsy mailing the customer care to check the staus on the same and have provided all the details btu there is no revert from them.

I had applied for home loan - find that indiabull is company - they dont have any professionalism in ther business.

Day one - when i had applied - comitment of interest @ 11.5 % for 30 l loan - and will be sanctioned in 4working days

Day 4th - in process - no more status

Day 7 - in process - no more status

Day 9 - inquiry had come - for varification -

Day 10 - for personal discussion one officer had come - who dont know any thing - after giving him all details - he had asked me 4 more times - then also he was not in possition to understand - if i had given these details to any of road side man he may able to understan but

Day 11 - i had approached directly to office - whith discussion i came to know that they are still in initial stage of process - apart from giving sanction they had started with 0 - and aftert discussion of 45 minustes they are able to give one sentence - that they may able to provide loan amount instead of 80% commited - it will be 70 % with interest rate of 12.5 - see this of india - bull

I have taken a loan of Rs2.50 cr from india bulls in november.This was a takeover from reliance consumer finance and a top up.The base loan was disbursed on 22/11/11 and the file number is HECHNT1110027.Among the conditions an escrow account was to be opened in HDFC Bank.However the indiabulls personnel assured me that this would not be required and that the loan EMI s would be debited from my standard chartered account.However after the documents arrived from Reliance and the balance amount was to be disbuursed they did a Volteface and said the escorw is manadatory and held back Rs2 lacs of the loan amount pending opening of the escrow.This was for no apparent fault of mine.The escrow was to be opened in 6 working days but this process has taken more than 25 days and i did not get even a single phone call from indiabulls as to why the delay nor was I informed when this would happen.I am still waiting for my balance disbursement.

I am Mr Mahadev Jogdhankar booked a 3 BHK flat -1633 Sq ft ( Y 304 ) in IndiaBulls panvel in February 2010,Till date i have paid @ 2200000/- ( Twenty two lacks rupees ) ,after reciving the letter from indiabulls office regarding the registration of the flat in the month of July,11,I had visited to their Elphistone office with my family on saturday i.e 19/11/11 & met Mrs Ekta Manchanda – GM Customer care but she said due to change in layout & Design they can not allot me a flat & asking me to take the money back after two years when reality prices are double . we have invested huge amount of money after selling my flat in Kharghar & Fixed deposit .I have all the payment receipt of 22 lacs which I have paid to them till date.

I had booked a flat at the cost of 2900 rs per sq.ft 2 years back & now the prices has increased to 4500 /- per sq.ft.I had booked a flat in Indiabulls thinking of their brand & reputation but I got shocked when they allotting flat to me & twisting my arms & playing with my hard earned money.

On 2-12-11 in Times of india India bulls has given a big add for 3 BHK flat availability with 50 % construction completed ,no interest & Floor rise waived ,India bulls playing with my hard earned money and taking me for granted..

I will be grateful if you can advice/help him to get justice.

I (Siddhesh Prabhu) brought flat No. C-1001 when INDIABULLS Green Panvel project was in its nascent stage.
During that point of time I believed in the project and handed over booking amount of 1,00,000/- on the 6/10/2009. The contact details were exchanged and thereafter no further correspondence took place. Until on checking on our own accord it was found that 2,40,344/- was due on us, The same amount was paid on the 14/11/2009. This amount was short ands an additional 15,000/- was paid on 12/12/2009. After that on 19/06/2010 payment was made for 3,55,344/- after telecon with the Callcenter . Thereafter on April 2011 during my visit to Indiabulls office in Lower Parel, I was informed that the whole project was changed and that my allotment of C-1001 was changed to some random building. After due consultation for over three hours we arrived at a settlement and I bought into 1E-1504 (options were hardly tantalizing). After that payment was done for 9,91,707/- on 28/06/2011 and service tax payment of 25,836/- was done on 23/07/2011.
The money was kept by Indiabulls for a period of 2 years and thereafter ditching me and making me settle for something less was sad. To make matters worse the correspondence is done by mail where the mail i.d is wrong correct mail i.d [protected]@gmail.com and not [protected]@gamil.com. The telephone number is right, but nobody bothers to intimate us on the phone.
. The delay in the payment of money was due to lack of knowledge on my behalf. But the change of plan was not co-ordinated and new agreement dated was done in June 2011. So my money was held by Indiabulls for the 2 year period without my knowledge or clearence.

Then they have charged me 18% interest on delayed payement. They should cancel this extra charge and compensate me for mental agony I had gone through to have a home at Indiabulls Panvel project.

By said, employee of Indiabulls I had invested 1,00,000 INR in Indiabulls Securities Ltd.

Employee said me that I get much more return of investment in Indiabulls Securities Ltd.

I deposit money in Indiabulls Securities Ltd bank account by two demand draft of rupees 50,000 at the date of 18/09/2009 and 19/09/2009 respectively from my HDFC bank account.

But in that I had mailed scan copy of deposit receipt to that employee. and that employee shows that scan copy to Indiabulls Securities Ltd. and employee told Indiabulls to deposit money in him account of Indiabulls securities Ltd.

And I don't know any thing about this. whats happening behind me.

After long time I didn't get any replay from that employee. & no return!

And so I have to contact Indiabulls Securities Ltd., and they said that no one demand draft received by us of your name. At that time I understood what happened behind me.

Loan delay with intention of not disbursing it after sanction

hi guys,
i m writing this to inform u all of the big cheats called 'INDIABULLS'.
i applied for home loan to indiabulls in the month of July 2011 through Mr Prateek,
they took a cheque of Rs 5500/- and have got it encashed,
after lot of delibrations and studing my papers for 1 months they sanctioned me a loan of 33,00000/- in the month of Aug 2011, i still have a copy of their Sanction letter.
Since Aug i m in touch with their executives at Faridabad branch (Mr Khare, Mr harish & Mr Ankit),
but these guys have been fooling me by asking for new new papers & undesired documents on daily basis,
they have even lost few of my orignal papers and asking me again for it,
I dont know the contacts of their top bosses so as to inform them about this non-sense,
the lower executives are earning a bad repute to the firm.
plz help me on the issue by suggesting the way out.

I buy a house from paramount florevilla sector 137 noida, and requested a home loan from indiabulls financial ltd, submited all documents and chq of 1108/- Rs, after few weeks I got update your loan is approved, and now when I ask for disbursment of amount to builder, now they are saying due to some reason we are not releasing amount to builders, after this I requested them to returns my documents and amount charged as processing fee, but are not giving back, after so many followup, still no updates and no loan amount and my processing fee is given back to me. And now saying me you can not do any thing, what every you want to do you can go ahead.

i have taken home loan from indiabulls housing finance ltd of 29 lac got 27lac dispersed only possession money of 5% is left the builder may take say 6 months to give possession till then i have to pay pre emi as asserted by the company ie 23x6=138000 one lac thirty thousand as interest i am salaried person i am not asking for any less in interest all the property papers as per satisfaction of the company are mortaged in name of ibhfl on the basis of which they have dispersed 27 lac
sir i requested again and again to the company to start my emi i cant pay say one lac as preemi and then pay 15 years as emi my this 138000 are additional burden to me but no one pays any heed it is also learned that other banks customers whose possession money is not dispersed for more than one year are paying emi and they are happy kindly help and take necessary action promptly

BEWARE OF INDIABULLS HOUSING FINANCE LTD.

I was promised a fixed rate of interest for 24 months.( 12 months +12 months) Now Indiabulls have stopped the fixed rate of interest after 8 months of the 1st plan claiming it was only till the financial year. No one had informed me at the time of disbursement.

My copy of loan documents were sent to me after 6 months and that too after being behind there backs for 6 months.

No where it is mentioned in my copy that the duration of fixed rate of interest is only for financial year. In fact only the rate of interest is mentioned and no duration is mentioned in my copy.

I had given a part payment in march 2011. But the EMI for Apr-2011 was taken at the earlier principal amount stating it takes 20 days for processing. This is from a company which claims to disburse a new loan within 48 hours.

i have communicated with Domnic Hilton and Ketan Talati( WEST INDIA HEAD) but both are full of promises and zero on delivery.


I have been communicating with their customer care which I do not know why they call as customer care.
They keep on saying your matter is under investigation and reply after more than a month.

My sincere advise to all to stay away from this company. These guys will go to any extent to dupe the customer. They will lure you with all promises in the beginning. Once you fall in their trap you are finished.

Dear Sir,

I ve booked a flat at Indiabulls Panvel (GREEN), Flat # J 802 in Jul 2009 and paid 20% of the booking amount as per their demad letter.

Since last one year there has been no communication from the developer in terms of demand, regitration or progress of the project.

Ive sent several mail to thier customer care and CEO, but no reply. I understand from some other sources that they have changed the plan for the project.

What should I do in above scenario.
