Today I am taking out time to share my experience with Janapriya for my apartment in lakefront. In short, I'd like to list down following unpleasant reasons for my negative feedback. I hope that this helps you in dealing with the builder in more proactive manner rather than be reactive like me. Below was the email I sent to the marketing director and never received an acknowledgement(at the least) and/or response. This shows how they give importance to the voice of the customers. To top this, the onsite marketing manager is over smart, with full of attitude and not committed. Every one from the project team are in the same boat. Will listen to and agree to what you will say but with no results (no action). At one point I felt that I am talking to the walls, breaking my head. Anyways this was a mistake and I hope this will help you deal with the developer accordingly.Attached are few pictures of the quality of work being done.

1) Poor quality of work.
2) No ownership and sense of responsibility within management
3) Management in their talks indicates that the quality comes with price. Which means since LakeFront is low-cost project hence you will get the quality likewise. But my dear friend, we're talking of basic standards!!!
4) Poor surveillance withing campus. For example, security guards uses urinals o[censored]nder-construction flats gets unnoticed and non-vigilant.

Dear Mr. Nandan Reddy,

This is to bring to your notice that I am the owner of the Flat ### located at LakeFront, Sainikpuri. I booked my flat sometime mid-2010. I have done the full payment of the flat and possession is going to be around 20-23 April 2013.

I want to share the experience I encountered in the past 3 weeks or so. After repeated commitments by the onsite personnel, still there has been very lethargic/lazy attitude towards addressing the problems. Below is the complete list of the issues/concerns that I've or I'm experiencing:

One of the bedrooms, has a seepage problem from the corner due to outside joint gap being detected. They say it has been fixed but we still the seepage marks visible from inside. The explanations are not even satisfactory and hence leading to trust deficit.
Toilets are in full-swing being used by laborers, security guard s) and may be some other unknowns as well. It was very dirty, stinking badly few days back when we made a sudden visit and also caught a guard using the toilet when we visited again today and was denying using it when caught red-handed.
Window frames & handles are not good in quality. The window grill design is obstructing the closing of the windows due to handles not free and movable, hence leaving the window unprotected. (As per site Asst Project Mgr's update, this is a design fault, gone for replacement approval and will be done after possession and once the approval comes. - not sure how much I can trust)
The living room switch board is not aligned to the wall i.e. it is tilted, thus reflecting a bad finish
The main entrance door of the flat has some scratch marks, thus removing the door polish and exposing the underline wood, which is again a bad finish. The rubber strip that runs along the edge of the door line is broken.The wooden finish at the threshold of the door is broken, unfinished.
The living area wall edges are not straight, finishing is bad. Gives a bad look.
The pictures of the condition of my flat has been uploaded as attachments with this email. You may find some changes real-time as work is ongoing as I write this email.

Above all, the site Assistant Project Manager/Marketing has committed a deadline/possession of the flat by 23rd April. I am not happy the way work is progressing and how much of patch work instead of a detailed work will be done to fix these issues. I am afraid all these pending works will be done in a hurry thus compromising on the quality.

Last but not the least, I am quite surprised by the attitude of the onsite Janapriya employees, so laid back, not assertive or not aggressive in terms of management, addressing customer grievances. I feel like I am repeating the same stuff on my every visit.

I URGE you to kindly look into this and keep the name and fame of Janapriya intact.

    We have purchased B-6 G2,Janapriya First avenue apartment,Nelamangala-562123 and registered on 17th April,2010.While occupying, we have given the list of deficiencies thro' e-mail as well as in person thro' a hard copy to General Manager.

    The major deficiency of water oozing in the wall of the living room was not attended. The water entered from the floor of the toilet of the first floor flat No.B-6 106.This problem had caused growth of fungus on the wall of the living room with stinking smell. The structure of the wall was deteriorating day by day.

    In this respect, we have sent one more email to GM with photos on 20.08.2010.We have contacted him over phone also. We did not get any kind of assistance from the company.

    Under such circumstance, we left with no other option but to make arrangement for rectification of the defect Hence we have arranged a contractor to rectify the defect in the bathroom of B-6 106.

    This information was passed on to the Janapriya First Avenue owners welfare Association. The secretary of the association informed vice chairman and got hisconcurrence also in this regard. We also talked to him over phone in this regard on 23.09.2010 morning.

    On excavation of the bath room of B-6 106, it was found that there was a big gap of 1” between the skirting black tiles and the flooring white tiles. Also, the floor below the tiles contained only clay and mud and there was no solid plastering or concrete below the flooring tiles.

    The clay and mud were fully wet with the leaky water and hence the clay with mud was replaced with fresh mud and clay. The top portion of the clay and mud was filled with a thin layer of concrete so that the gap between skirting black tiles and flooring white tiles were closed by this procedure.

    Since we have undertaken to repair the bath room of B-6 G-2 to save the wall of our flat B-6 G-2 further deterioration, We have spent Rs.14,450/= to rectify the defect. Also an amount of Rs.1,550/= is required to be spent for white washing the entire north side of the front living room since entire north wall totally ruined by the seeping and leaking water from B-6 106 bath room along with fungus growth.

    We met GM of Janapriya engineers Syndicate on 24.09.2010 and gave him the bill and a letter.After that we have sent several e-mails and made phone calls but we did not not get any reply or money.

    Hence we have made this complaint so that we are getting the amount of Rs.16,000/= which we have spent.

    Janapriya Green hood chikkabanavara bangalore flats are worst be careful before booking a flat because they are threatning and harassing customers and living goondas to hit customers recently many cases had happened if your money is given to them as down payment and if you wont purchase flat then gone case be prepared to fight with goondas and there is also a life threat from them some unknown people will call to your house and threaten your entire family by seeing their weakness, I dont understand how government is allowing such type of goondas to do construction in blore.

    More over what we came to know is that is revenue land i dont know how they have given permission to build those flats and it has got legal from BDA but one thing is sure there is a life threat and it is illegal construction they have given bribe in government and managed all people over there if not today when they finish their construction and move out from their place then u will be under trouble Please read this forum before purchasing flat at janapriya green wood.

    Waiting for Anna Hazare's lokpal bill to pass then being Indians we can show our power to these type of goondas and fraud janapriya company constructions ltd Owners to be put behind bars.

    That time they will come to know the value of life of each individual person's and struggle behind it.
    Fraud Company dont when building will collapse at janapriya company ltd if you buy any thing from them.

    Before buying flat please read the comments at Janapriya Bangalore Nelmangala..

    1. They will behave like goondas what ever is written is true recently we have also faced the same thing.

    2. he has kept one goonda in office i[censored] ask anything these goonda bastads will raise their voice.

    3. He wont give respect to ladies they wwill behave with ladies very worst, if they go alone for these compliants they are telling i am going to rape you and as well as your daughter if you come here.

    I have no words to tell being a aged lady at that situation what i should tell i was totally helpless infact i was thinking to escape from there but one goonda in office itself he has showed pistol and told that if you tell these things outside i will kill your entire family..

    Now i left that fear worst case what he will do he is going to take life of mine. but atleast many people who are willing to buy a flat they should not get harased from these janapriya goondas atleast i can save life of these people.

    After seeing this blog might be even though people thinks that he has improved a lot in construction quality what few people has wrote in blog that is their foolishness.

    God only should help such type of people..
    Sorry to hear what happned with you. This is shocking.

    Well I have usually written good things about Janapriya Hyderabad. But seeing above comments I am really shocked if this is true. This is limit, I think you should file a complaint in police if something like this has happened with you. Dont get scared. Write in the complaint that if something happens to you, that particular Gunda / Janapriya is responsible. Please go ahead and do it. I know its difficult to do such things as law and order is poor. but if you are right, you should go ahead and file a criminal compliant. Maybe you should take other residents and association leader also along with you. If they are brave enough.

    Gonda raj narender reddy bangalore wilson garden harasses to customer and threat to public if they book flat over there.

      House completion form Builder

      Builder is very harsh and has not given the posession of the house for the last 3 years. and the house is completely made of cheap materials and has now with lots and lots of cracks and the compound wall has also collapsed..

      Humble suggstion to everyone that do not buy the houses made by Janapriya Engineers Syndicate..i have lots of proffs that i can show..anyone intrested can mail me at my id so that i can show the house.....
