Today I am taking out time to share my experience with Janapriya for my apartment in lakefront. In short, I'd like to list down following unpleasant reasons for my negative feedback. I hope that this helps you in dealing with the builder in more proactive manner rather than be reactive like me. Below was the email I sent to the marketing director and never received an acknowledgement(at the least) and/or response. This shows how they give importance to the voice of the customers. To top this, the onsite marketing manager is over smart, with full of attitude and not committed. Every one from the project team are in the same boat. Will listen to and agree to what you will say but with no results (no action). At one point I felt that I am talking to the walls, breaking my head. Anyways this was a mistake and I hope this will help you deal with the developer accordingly.Attached are few pictures of the quality of work being done.
1) Poor quality of work.
2) No ownership and sense of responsibility within management
3) Management in their talks indicates that the quality comes with price. Which means since LakeFront is low-cost project hence you will get the quality likewise. But my dear friend, we're talking of basic standards!!!
4) Poor surveillance withing campus. For example, security guards uses urinals o[censored]nder-construction flats gets unnoticed and non-vigilant.

This is to bring to your notice that I am the owner of the Flat ### located at LakeFront, Sainikpuri. I booked my flat sometime mid-2010. I have done the full payment of the flat and possession is going to be around 20-23 April 2013.
I want to share the experience I encountered in the past 3 weeks or so. After repeated commitments by the onsite personnel, still there has been very lethargic/lazy attitude towards addressing the problems. Below is the complete list of the issues/concerns that I've or I'm experiencing:
One of the bedrooms, has a seepage problem from the corner due to outside joint gap being detected. They say it has been fixed but we still the seepage marks visible from inside. The explanations are not even satisfactory and hence leading to trust deficit.
Toilets are in full-swing being used by laborers, security guard s) and may be some other unknowns as well. It was very dirty, stinking badly few days back when we made a sudden visit and also caught a guard using the toilet when we visited again today and was denying using it when caught red-handed.
Window frames & handles are not good in quality. The window grill design is obstructing the closing of the windows due to handles not free and movable, hence leaving the window unprotected. (As per site Asst Project Mgr's update, this is a design fault, gone for replacement approval and will be done after possession and once the approval comes. - not sure how much I can trust)
The living room switch board is not aligned to the wall i.e. it is tilted, thus reflecting a bad finish
The main entrance door of the flat has some scratch marks, thus removing the door polish and exposing the underline wood, which is again a bad finish. The rubber strip that runs along the edge of the door line is broken.The wooden finish at the threshold of the door is broken, unfinished.
The living area wall edges are not straight, finishing is bad. Gives a bad look.
The pictures of the condition of my flat has been uploaded as attachments with this email. You may find some changes real-time as work is ongoing as I write this email.
Above all, the site Assistant Project Manager/Marketing has committed a deadline/possession of the flat by 23rd April. I am not happy the way work is progressing and how much of patch work instead of a detailed work will be done to fix these issues. I am afraid all these pending works will be done in a hurry thus compromising on the quality.
Last but not the least, I am quite surprised by the attitude of the onsite Janapriya employees, so laid back, not assertive or not aggressive in terms of management, addressing customer grievances. I feel like I am repeating the same stuff on my every visit.
I URGE you to kindly look into this and keep the name and fame of Janapriya intact.

More over what we came to know is that is revenue land i dont know how they have given permission to build those flats and it has got legal from BDA but one thing is sure there is a life threat and it is illegal construction they have given bribe in government and managed all people over there if not today when they finish their construction and move out from their place then u will be under trouble Please read this forum before purchasing flat at janapriya green wood.
Waiting for Anna Hazare's lokpal bill to pass then being Indians we can show our power to these type of goondas and fraud janapriya company constructions ltd Owners to be put behind bars.
That time they will come to know the value of life of each individual person's and struggle behind it.
