Hi, I, Vishal Desai had made 20% payment of 8.65L in July 2013 to Lushlife builders for their Project - CENTRO located at Handewadi road, Pune. This project was recommended by PropTiger who are channel partners of the builders. PropTiger as well as Lushlife Developers assured me the possession of the property by March 2016. However, even as of current date (June 2015) the construction has not commenced. Lushlife as well as Proptiger have not responded to me queries, enquiries with satisfactory responses in last 2 years. In some cases, there was no response and required follow up with them. The floor plan was changed without any intimation to me. At the current state, Lushlife and Proptiger are suggesting me to move my booking to another project of the same builder at the current market price or asking me to cancel the project and get the base amount back without any compensation. I want the following options as compensation considering the delay and inflation in the market in last 2 years : - 24% interest annually on the amount paid to the builder (8.65L) OR - Transfer my booking to another project which can get a possession asap but as the rate as of July 2013. This project is still awaiting approvals and not commenced. However the pre-launch booking of this project started in July 2013 assuring possession by Mar 2016. Even now PropTiger website is promoting this project and listed Mar 2016 as the possession date on their website.

I empathise with you. The promoter and his sales people are fraud. They are sweet talkers. My suggestion to you is to get out of the project. DO NOT invest in any project of this promoter. They keep changing layouts without informing people and do not even have all required clearances and approvals. Go with a reputed builder. For now, try for a refund and see what they tell you. Its only going to get tougher.
Yes. This builder is a real cheat. All of his projects are delayed. Not just sales people even higher management also arrogant people. Take your money back and if not giving then file a case against the builder. Don't expect any benefit from this builder. Till you received your flat many things he might have changed. construction quality & speed both are very poor. Go and meet flat owners in his Sky height project or OVO in Undri
We too are having a horrible experience. The project in Undri is awful! Past 1 year they are selling their flat by showing that the project is complete - flat interior done, but the exterior is still a MESS! And there is NO sign of any work for the amenities even started. To add to the misery they are CHEATING in the too. Please do evaluate your flat. It may come as a SURPRISE! and not a good one.
Thanks all for your comments. As you correctly suggested, they are delaying in returning my money after formally cancelling my booking with them in Oct 2015. I have finally sent them a legal notice and will take it further, if need be. 30 months is a long span for any builder to delay a project. And the management has been rude and non-responsive all this while.
Even we have booked a flat in Centro. At the time of booking we were told that the construction would commence in October 2014, but till date nothing has happened. The builder is not telling us exactly when the project will start and every time he is making false promises. He is using our money to finance his other projects / earning interest. However he is not ready to pay us the interest. The Management is very rude and not bothered.

Kindly be noted that the project got delayed due to government slow process for sanctions and approvals. Also at the time of Pre-Launch it was clearly informed that changes in plans might take place as per the government rules.

Getting the flat at this location really makes feel awesome. All the documentation work done by LUSHLife was hassle free and it look less than the promised time to get the possession.
