This is Deepthi, I have purchased a flat in Hyderabad in association with Proptiger and they promised me to provide processing fee, cash back with in 45 days of cheque disbursement. However it’s more than 3 months didn’t receive single rupee and the person from Proptiger didn’t even reply to my calls.Please help me with this issue.

    False commitment of cashback

    I have booked a apartment in Dosti Greater Thane via Propteigr in the month of September 2023.

    And builder has not given any discount on my agreement value as propteigr has committed that they will provide 30k as a cashback loyalty discount once I pay 10% of the agreement value.

    I have paid 10% and my loan amount is also disbursed to builder and it's been 4 months now and I have not received my cashback of 30k.br...

    I have booked one apartment thru proptiger in 2013 and cancelled by 2016 as no progress of work !
    Last 9 year i am strugging to get my money refund.
    after several try, no response !
    Want to know, have u eaten my money between you and developer !

    This is extreme of stupid behavious by proptiger team .
    PropTiger customer support has been notified about the posted complaint.
    Ur customer support have been notified 7 yr but no respond.
    Never heard such a fraund team sitting here to fool around people .

      I have taken a home loan through proptiger from ICICI bank.
      At the time of disbursement, I got to know about the 1% cashback scheme from proptiger representative Shaival Patel.
      As per him, after 3 years of EMI, I will be getting 1% cashback from bank as per the scheme. Now 3 years have already passed and haven't got any cashback till now.
      I approached bank for the same and they denied for such kind of scheme.

      When I approached proptiger for the same then they said they are not aware of such scheme and Shaival has left the company.

      Now what about the promise that proptiger gave me before taking the loan ?

        I have booked a service apartment in ONE RAJARHAT, Newtown, Kolkata, West Bengal in February, 2020. At the time of booking I got a credit note of Rs 8000/- and I was told that the amount would be credit within 3 months. But unfortunately I have not received any amount of money after 11 months.
        So please look after the matter seriously and do the needful.

          I am from Himachal Pradesh. I am located at Pune and been a resident for 6 years. I decided to buy house and checked out online for properties. PropTiger agent (Diggvijay Kawane)reached out to me himsel, came to my office, promising to give best deals. Took my 45 minutes and assured me to give best deal. Finally, he got us Kohinoor property and i set my mind to buy that. I asked Digvijay to get the flat booked in Kohinoor. Being a customer and coming from Middle class, I asked Digvijay to get me discount on this property, to which agent refused saying that "Kohinoor guys dont give discounts". However, he assured that "I will get you a voucher of 25k from PropTiger ". These were his exact words. Trusting on that, we agreed to this offer. Now, after we got set to buy the property, we asked Digvijay to get the offer processed. He said it will be given post agreement process is completed. Soon, office got closed due to covid and it got postponed to June. In june i got my agreement paperwork done, and asked Digvijay for the offer. He again assured to get it done in November once office opens. Now on 28 Nov, when i asked about the update on offer, he has straightforward refused that its a refferal offer and will only be given if i get a reference.
          Here i find myself ditched and i am really disappointed by the agent's lie that he had been taking us along with.

          First, PropTiger was the one who approached me, not me going after them.

          Second, he didnt get me any discount from Kohinoor on the property. What is the use of the agent if he cant do this? He was not at all required as an intermediate. I could have got myself another agent who would have got me better deal out of this property.

          Thirdly, making false promises. DONT make fool out of your customers. Digvijay had been lying since start about the offer.

          At the end, i had no discount from the Deal.

          Having a bad experience for my first house, from the esteemed and renowned company of yours, i would definitely not recommend proptiger to anyone.

          P.S . I had reached out to customer support, who said we cannot do anything if agent has not given anything in writing. Sorry, but when Agent approached me for the first time, he had nothing in writing. We also sometimes go with words that are given to us.

            I have already stated that, you commited me the loyalty discount without any preconditions and any ifs (Proofs already submitted.). So i am totally disagree with your terms and conditions that's totally contradict with your commitment. That terms and conditions are not applicable to me.

            At the time of fulfilling a commitment, you are defining terms and conditions, this is totally unprincipled behaviour.

            There wouldn't be any conditions about agreement and commission, it should be on booking as mentioned in rahul's mail. Now you changing your word by after received our commission and agreement that is not trustable.

            Now, why are you explaining your business strategy to me about commissions, its looking as i am purchasing plat only for your commissions. Isn't it?

            There isn't any word as loyalty discount will be offering from your commissions then now why are you applying conditions of commission.

            If loyalty discount is adjusted by builder then why isn't it mentioned in final cost sheet (Condition.7).

            Request:
            Please provide loyalty discount before agreement. Then only we can go for agreement. (We don't have trust on you now).
            Otherwise let us know, we can proceed for cancellation. (Already holds further cheques).

              I booked a flat in runway central park, chinchwad, pune via prop tiger and your salesperson promised to pay cash back/pass-back of rs. 54k after the booking without any pre-condition or any ifs.

              I have valid proofs from santosh singh’s recorded call and the mail from rahul singh’s with passbook guarantee subject.

              After booking i requested for cash back promised, so santosh singh told:”will provide after agreement”. Then after 15 days of booking, getting a call from rahul singh as”we are not giving cash back of 54k, bcoz we paid it to the builder against you. Its adjusted with your pricing”

              After booking, your team takes turns for committed promises. Even not allow us to talk with the builder regarding your monkey business. Also rahul singh’s tone of speaking gets changed if i request for cash-back.

              So my complaint points are:

              Why prop tiger didn’t tell us at the time of booking as we are not able to provide you the promised cash-back?

              For my booking and cash-back amount, who are you to deal with the builder in absence of me?

              Why allow the sales team to commit wrong?

              Point of actions:

              We are on the way to cancellation the deal only because of your wrong commitment

              Already holded remaining checks.

                  Good experience with sales team, went ahead and took assistance for home loan as well but later on realised it will be a horrific experience. Bank representative issued an insurance policy without my consent and since then (4 months now) it has been really hard to follow up and get the issue resolved. Though proptiger confirmed me not to worry about the issue as they will be resolving the same within 1 month (Since home loan was issued by the bank person from their company) but it has been around 3 months and i have to follow up multiple times with bank's team personally to get the issue resolved with little help from proptiger as most of the times there is no response to call or no call back from their side. I have been paying emi for the insurance since last 3 months and there is no communication how will i get the refund and other details.

We also request you to approach the Bajaj Team from your end and try to resolve the case. Being an intermediatory, we have less intervention on such cases.                     Really bad experience with proptiger. I purchased a property salarpuria east crest in bangalore through them, it has been 4 months and they are not paying the promised cashback. They even issued the cash note, but now not even responding to mails and calls. Cashback amount is rs. 60, 000.
                    They promised to pay it last by 10th december 2019. Even 2 weeks after this date there is no response from either of the management we people in the mail nor on calls. Seems like a fraud company to me.

                      I have booked a flat in savvy studioz ahmedabad, in my wife name ishita via prop tiger representative named yashpal singh, flat no e-1306 on 1st june 2019 amounting 27000/-rs + 270/-rs as a booking amount and a commitment with presanction loan of 15lac from mr yashpal singh.
                      After discussion all my financial transaction i got a commitment from prop tiger, yashpal singh, to get atleast 15lac loan from there side, which tie up with the other bank. After giving the booking amount, he has not responding about my loan processing and keeping false commitment to provide loan future and in the month of july they have also deposited cheque amounting 2lac, name of savvy studioz, without informing me.
                      After a certain issue, whenever i have tired to connect prop tiger representative yashpal is not responding to my issue and i came to know that he has left the job without making any concern from my side to the prop tiger company. Now i want this issue to be solve by prop tiger and refuneded my money back
                      As its a false commitment from the prop tiger representative regarding loan, due to this i need to cancel the booking with savvy studioz and want my whole booking amount should be get refund.

                      We have received two concerns from your end which are as follows

                      1) You have assured a Home Loan Approval worth 15 Lacs basis on your salary.
                      2) You were never informed of the Loan Processing Fees required to process the loan.

                      We would like to inform you that since there is an issue with your CIBIL, home loan may not get sanctioned, however still if you want to explore the possibility, you need to submit your documents & a loan processing fee's cheque to login the case.

                      We would request you to understand that the loan eligibility depends on the customer’s profile and we are under no direct influence to Bank’s jurisdiction. Hence, without paying the loan processing fees, we will not be able to help you with your home loan request. As an intermediatory, we have a lesser influence on such matters. Your understanding in this matter will be highly appreciated. We request you to close the complaint.

                        For discount note 4954, proptiger has not yet processed the loyalty cashback. They were part of the negotiation with builder where they promised they will provide a 40825 cashback into my bank account. It's been 9 months. Agreement is signed, more than 30% of the value of the house has been paid. Proptiger is still delaying saying they haven't got commission in full from builder.

                        Please treat this is extremely serious and urgent. You can't hold the customer hanging for your internal matter with builder

As per the policy which is also mentioned in our credit note, we only release the discount offered once we have received our commission in full from the developer.

                        We request you to understand that we are providing you the Pass Back amount by sharing our commission. We are waiting for our commission. We will provide you the Pass Back upon receipt of the commission. We are following up with the developer for our commission and will let you know once we any update regarding the same.                           I booked a flat through Proptiger where their executive dealt on a negotiation of 5% on BSP. Now when the agreement was received by me, it mentioned only 3%. When I contacted the Proptiger executive, he mentioned that I would be refunded rest 2% amount by Proptiger with a discount note.

                          Somedays later the executive started saying that I would receive the 2% amount only after builder has received 45% of the total flat amount from me. These tactics were to delay my refund probably.

                          Even then, when I received my refund, it was after deduction of TDS and thereafter income tax department showing the whole amount as income to me in Form 26AS as Proptiger filled it under such section of income tax.

                          When again contacting Proptiger, they are denying the fact and not providing any satisfactorily response.

                          WORST COMPANY to associate with for real estate deals. No service, incorrect promises ...

                            I mrs priyanka pradeep gupta purchased house in e-104 savvy swaraj phase 2, gota, ahmedabad on my name in dec 2017 and mrs renukaben joshi (E-503, savvy swaraj phase 2, gota, ahmedabad) was our referee.

                            So as per proptiger's commitment mrs renukaben should receieve inr 25000 via flipcart voucher. Well from proptiger the 3 different vouchers 2 of inr 10000and 1 of inr 5000 was issued on 15 june 2018 and when we tried to shop from that voucher just on 16 june 2018, it says that all the voucher has already been redeemed by someone. It means before delivering the vouchers to us proptiger has sent them to someone else and now they are claiming that its been revealed by us.

                            We asked to contact to flipcart taht who has purchased products against these vouchers and on whose name and what was the address for the delivery of that product. Byt, no one is listening to us and this is the one of the step to complain or to get money back from these kind of fraud promotion activities.

                            I recomment nobody to support proptiger to give them new customers with our trust and relation because they don't following their promisies.

                              I booked a flat on 21/03/2018 in Godrej24, Hinjewadi, Pune via Prop Tiger and their sales promised to pay cash back of 75000 Rs with in 3 months.

                              Later they told me that it will be refunded once agreement is done and 45% of the payment is done to the builder.
                              I have already paid 45% amount to the builder and my agreement is done 2 months back still I haven't got the cash back.

                              Moreover there executives are not replying to the mails properly. For my every query they are sending same copy pasted mail every time.

                              They have committed a fraud by making false commitment of paying the cash back in 3 months and I am also harassed by their behavior and lack of communication.

                                Dear team,

                                Me and my friend booked a flat in neptune ramrajya during pre launch offer by giving post dated cheque of 27000 on 27th may 2018.

                                This was with reference through of prop tiger agent akhilesh haribansh yadav who is working with prop tiger.
                                During booking we was told that you can cancel booking with in 2 days.
                                I cancelled the booking on the same day night as i changed my view regarding the project.
                                I informed the same to akhilesh yadav on 31st may i. E, 3 days after cancellation.
                                I have whatspp messages too for proof.

                                I was told that for cancellation you can connect with sales manager who helped us in booking flat and accordingly dropped a mail to neptune developers team for refund.

                                I got response stating that your you will get refund within 45 days from 3rd june 2018.

                                But i didn't got any refund. They are not replying on mails.

                                Also prop tiger agent is saying me to go to bhandup office and do enquiry regarding refund its too late.

                                I have the messages on whatsapp about our conversation.
                                I have informed him about cancellation on 31st may.
                                So from that time he should help me in getting my refund back.
                                But he didn't do so.

                                Also as per akhilesh's and mit's suggestion i have followed the procedure and didn't got any refund yet.
                                I waited for 45 days to get my refund but after that when i informed to akhilesh, he is not helping me..

                                Before booking flat i was told that they will assist me in each and every phase as prop tiger is a brand and they are very reputed.

                                But now i am experiencing that after cancelling the booking they are just leaving there customers without any support.

                                I just went to pre launch offer because akhilesh told me just visit the exhibition and i didn't went of my won.

                                And now he is saying jo ukhad na hai ukhad ke lee on call in this language he is saying.. This is very bad experience.

                                I just want my refund back and that too u have to work on it to get back as prop tiger associate was calling me every time and made me to book the flat.

                                On call he spoked i an very bad manner when i told him i will complaint on prop tiger..

                                I also raised a concern with consumer court.

                                  Proptiger was assisting in the bank loan process for a property and the disbursement hasn't happened even after a month. The proptoger employee who was assisting us is not helping us and not picking our calls. If the loan is not disbursed in a week it will lead us to pay interest amount.

                                    They are agent they take commision from builder and cheat us while negotiation. When they already have tie up with builder obivously they talk from builder side cheat you in price and take commission. False commitment liers.

                                    I, santosh kumar, have purchased a flat in ace group, ace city, noida project through proptiger mr. Himmanshu sales team (At the time of purchase we got lots of commitment and have the receipt for the cash back which we have not received now today (25 july) is last to receive case back to your side commitment.

                                    Pathetic service experience via proptiger.
                                    Mr. Himmanshu and mr. Upendra sales team and pic my call and saying "apna paisa nahi milega jao jo krna hai kr lo"
                                    I think proptiger is big big fraud company, its only fake commitment. This is my personal experience don’t buy any property through proptiger.

                                      I, santosh kumar, have purchased a flat in ACE Group, Ace City, Noida project through Proptiger Mr. Himmanshu sales team (. At the time of purchase we got lots of commitment and have the receipt for the cash back of INR 541000/- on May 2018, which we have not received till now.

                                      Pathetic service experience via Proptiger.
                                      I think proptiger is big big fraud company, its only fake commitment. This is my personal experience don’t buy any property through proptiger.
