We purchased (B 702) and possession was taken in the month of april/may 2018. There is a seepage problem and informed to customer care on multiple mails and calls. None of them responsed and neither engineer nor builder is taking care in replying to our mails. Quality fof the walls are poor and they are getting wet with an odd smell. Even grouting work is also not done properly.

We found dampness on walls through out the flat, dripping of water from roof in bathrooms and the same has been brought to the notice of customer care, thrice work has been done on that but still the situation is same. Several times chipping, applying lappam and painting has been done but as days pass through again dampness is found on the walls through out the flat.in spite of complaining repeatedly it is not addressed properly and now all the damp walls accumulated fungus. If a permanent solution is not provided soon the whole flat will be in a situation where humans cannot live.

I had very sad experience. I have made agreement of sale with modi builders, splendour apartments on nov 10th. To my surprise builder has not even started work and says as per agreement it is 3. Months and in extrem situations it can be extended by 3 more months. No builders in this world take more than 3 months to handover. Some decent builders handover within 45 days. This delay might be because i paid the complete money inatead partial. Recommend others not to pay complete money unless they start. Otherwise you should start begging.. Instaed of talking to their customer i advice management to keep a tape recorder so that no need of handling customer escalations.

A recurring water seapages issue - in the last 4 years modi workers have fixed 4 times but it kept cropping up. Manjeera water supply has always been left like a promise but never looked into seriously. Amenities like functioning lifts, power backup have problems very frequently. Swimming pool was dry since years. These are the basic amenities which a resident looks for in q luxury apartment like splendour. Hope the modi management looks into these issues asap

They have promised in sale deed, registration there all kind of brouchers to provide the below.

1. Swimming pool.
2. Power backup
3. Drinking water in kitchen
4. Fire exit... And few others

I learnt one thing buy any builders flats in hyderabad except modi builders. They cheat their customers always. I have luckily not bought and will never suggest anyone to buy modi builders any project as they are big fraudsters. I think there should be action taken against them. I think one should ban their company and sent them behind bars. They are biggest corrupt people. They are literally spoiling our prime minister's sir name.

I bhoopal had referred shyamsunder for purchase of Flat in modi properties located at Pocharam. The concerned executive as promised me to pay an amount of Rs.25, 000/- for referring shyam to purchase the flat but till even after 3 months inspite of several reminders thare is no response from the office of Modi Properties, Banzarahills. So i request you to kindly help me to get the referral amount.

I had booked an apartment from modi builders and paid the booking amount to the agent as per his commitment but what i received was worst then hell.
The agreement was made in few days by modi builders. Flat had some issues wanted few changes in the kitchen area. This was already been discussed with the manager and the architecture team that in few days the issue will be resolved so i was okay with this.

As of today its been 6months and modifications are yet to be done. I had reminded the team and still they don't provide services as promised by modi builders.

Don't know like me how many more people have suffered this problem considering building their home with modi builders groups. It can't be undone but all who are still willing to
Get it done by modi's should be aware of these future issues to come.

We live in a gated community "Emerald Park" built by Modi Builders. But the builder failed to provide a good water pipeline in the second phase of the community. We don't get water very often and the power backup is not provided as promised.

Hi, I am a resident of Sunshine Park Phase 2 Ghatkesar. We face lack of or improper maintenance by modi builder staff. They promise power back up but never ever turn on generator. Water is another issue. Work on second bore well is stuck and no proper communication from builder. For any plumbing work staff is asking service charges even in the day time.

Modi Builders - cheating Palm Springs Phase II Residents. Palm Springs Phase II has ground plus seven floors. The builder has been giving possession to residents since the past four years, now all the flats are sold out and about 50 of the 69 residents have occupied. The builder is yet to provide promised DG backup. Earlier he had provided a temporary DG. Last December like a thief in a sleazy manner he took that DG also away without the knowledge of residents. The builder is blatantly trying to wash off his hands by dumping all scrap materials as assets. We have replaced two pumps at our cost. His incompetent electricians have burnt an elevator with faulty wiring, the builder is refusing to repair it. The security cameras he has installed do not have night vision, hence they do not serve the intended purpose. He claims to have provided EPABX intercom facility for communication between residents and security, the fact is there are no instruments in the flats, his claim is a blatant lie. Parking facilities still not complete and there are discrepancies in allotment of parking slots. Promised solar fencing is not provided. Promised solar water heating not provided. Promised squash court not provided. Promised Gym facilities not accessible to Phase II Residents. The quality of construction is pathetic, several flats have seepage problems. Worst of all, their customer care attitude is horrible, they do not even practice minimum courtesy of acknowledgement, and they do not have the guts to assign a dedicated person to handle the complaints. No water, proper maintenance, no office staff, poor aged security staff who just sleep all day, gym that doesn't function at all, no swiming pool and so on. The builder doesn't listen or care to any communication of phone / email or anything. They asked for elected comity from the residents to discuss and resolve the issues. Even after that they never came up with a solution or a discussion at all. Only few email that shows his bureaucracy on the system as if we(the residents) are under his foot. Never call for an AGM to take any decision regarding the maintenance or to state for account status, any break up of services expenses for our money. Made our life miserable.

As per the sale deed with the builder we will automatically become members of Splendor Owners association ( SOA ). We are paying maintenance to SOA. SOA is currently run by the builder himself. He does this because he is yet to sell 40% of the a balance flats for the past so many years. TIll date the builder has not conducted any general body meeting of SOA or published statement of accounts. Recently he has unilaterally announced increase in manintenance amount. He is forcing the residents to pay the increased maintenance and have stopped water supply to the apartment. We residents were requesting for a GBM of the associaiation so that we can elect our representatives. But he is not coming forward for the general body meeting. He is not signing MOM or ot committing any thing in writing on the facilities that he will offer in case of increased maintenance that includes water supply. Suddenly he closed the maintenance office and stopped supply of water tankers and left the residents in Lurch. This is a basic human rights violation. Whatever he promised in our sale deed and catalogues nothing is provided by the builder so far. 1. We have only 2 working bore wells out of 5 that yields only 20% of our requirements and are dependable only on tankers. While selling he promised us 24 hours water and drinking water. He hasn't provided Manjeera water for the past 5 years. He is providing lame excuses. All residents have paid 3 - 5 lakshs for amenities. 2. There is a dry swimming pool. ( The pool was filled with water only for 10 days in past 5 years) 3. GYM with out working equipments ( GYM not functioning for past one year) 4. Parking still not allotted for few and no adequate lighting and cleanliness in allotted parking. 5. No rain water harvesting. 6. Water recycling plant not commissioned even after 5 years. We have been forced to live in a condition that suits him. We have requested the decision makers to come for a meeting to resolve the maintenance issue and asked for their commitment in solving the above problems. They are not willing to meet. They are just forcing us to pay more money. To push us against the wall they have stopped the tankers also. Modi is doing complete in justice and violation of all civil laws. Hope this posting will force him to correct his mistakes and call for the GBM of our associaition SOA so that we can have our elected members. It will also force him to come for discussions for our genuiene needs. How long a builder can hold a site and keep the residents like a prisoner? Inspite of paying maintenance regularly, since possession of the flat. The builder is wantedly creating hardship many a times by not providing water which is life for a human being. Besides, not providing any amenities mentioned in the agreement as stated in this complaint.

Please do not purchase any flat from modi builders, hyderabad. They are autocratic, not-transparent and thoroughly unethical in their business dealings. They are involved in big time fraud at customers expenses

I am the owner of 3bhk flat in splendour apartments, gajularamaram, hyderabad.


At the time of possession of every flat, the builder charges 25000/ as corpus fund in the name of residential association ( spelondour owners association-soa, as of now run by the builder himself) for the upkeep of basic amenities. Its been more that 6 years since people are staying in this society but not a single general body meeting of soa has been held till date.So, indirectly the owners association completely controlled by modi builders with not a single representation from the owners of the flats. He has never conducted any general body meetings or published any statement of accounts. Till recently he the maintenance amount was fixed @1rs/sft, however unilaterally he decided to increase the maintenance amount @1.5 rs/sft and residents were ordered to start paying the maintenance at new rates without providing the cost calculations or organising gbm to discuss the expenses and let the residents understand where their hard earned money is going? When the residents opposed the move, the modi builders have started arm twisting the residents and playing devious tactics to succumb to his autocratic demands. When residents opposed his move, modi builders has abruptly stopped all the water tanker supply to push us against the wall.

Below are the few highlights of this ultra-luxurious housing complex:

1) only 2 working bore wells out of 5 that yields less than 20% of daily requirements. Now the residents are totally dependant on tankers for daily water supply. While selling he promised us 24 hours water and drinking water. He hasn't provided manjeera water for the past 5 years.
2) poor quality of construction material resulting in seepage/wall dampness issues in almost all flats
3) while buying a flat here, all the residents had paid 3-4 lacks for amenities, but what we have is a non functional swimming pool/ equipment-less gymnasium, broken pool table, tt table without tt bats/balls and the list goes on
4) poorly maintained parking facility with full of debris and dust with absolutely non existent security arrangements or cctv cameras in the entire area. Even in day time the lower parking floor looks dim and eerie with seepage water flowing from the walls and broken pipes.
5) water recycling plant not commissioned even after 6 years. It is just a highlight on the sales brochure to lure unsuspecting customer
6) 24/7 full power backup not provided as promised. They keep on charging the residents rs 300/month separately
7) entire splendour apartments is currently undergoing serious drainage and plumbing issues. After handing over the newly constructed flat to my horror, i found that at least at two places the water pipes had cuts in it but the workers have plastered the walled resulting in seepage/dampness in the walls after few months.
8) their staff is totally irresponsible and non professional labors and technicians who are totally clueless about their daily work, they employs labours who doesn't know anything about building construction. But i guess modi builders just hires low experience/skilled labour to save money.
9) there is absolutely no quality controls on the material used and the finishing of the flats. Most of the flats do have seepage/sanitary fitting problems, sand/cement peeling off in patches, paints on walls peeling off during rains, low quality doors and windows, no arrangements of drinking water facility,

10) no proper response to customer complaints. Extremely low quality customer representatives whose primary job seems to be somehow giving incorrect information or false promise of solving their problem soon

Basement 2 is not all usable and rain water enters basement 1. 9. Lift if stops takes days to completed 10. No proper maintenance staff 11. Garbage in badminton court, basement. 12. Terrance full of broken bricks and stones 13. Fire Safety never tested and not in working condition 14. 2 or 4 CCTV camera without any purpose

There are 310 flats occupied and MODI still did not complete his amenities and left the premises. At the same time without even talking to residents, he is just deciding maintenance amount on his own. Now when there is no water in premises, as residents did not agreed for his decisions, he just stopped water for continuous two days and all are struggling without knowing where to go.

PLEASE DO NOT TRANSACT OR PURCHASE ANY FLAT FROM MODI BUILDERS, HYDERABAD. THEY ARE NOT TRANSPARENT AND THOROUGHLY UNETHICAL IN THEIR BUSINESS DEALINGS. THEIR ONLY AIM IS TO SWINDLE MORE MONEY FROM INNOCENT CUSTOMERS.We took possession of our flat 108 at Palm Springs Phase II Kompally in February 2012. We are yet to be provided our parking space even after 3 years. The civil works related to cellar parking is not yet complete and the parking space is filled with Garbage and there are no lights and the space is filled with darkness. In addition to parking space, other amenities listed in their brochure and other sale agreements have not been provided till date. This pending list includes EPABX facility for all flats, Generator backup for all flats, Solar Water Heater, Solar Fencing, Sewage treatment plant, Water Softening plants for bore well. The construction work is of poor quality with water seepages in all our bathrooms. In spite of repeated reminders to their customer care department, they have not bothered to respond or even acknowledge our mails and calls.
