I, Mr. Khajan Singh (resident of Faridabad), had invested ₹60 lakhs in the year 2007 in a project by Samiah International Builders Pvt. Ltd., Noida. The payment was made through cheque and direct bank transfers. All relevant proofs of payment are available with us.

At the time of investment, the builder had assured us a residential plot as part of the project. However, even after repeated follow-ups over the years, neither the promised plot has been allotted nor has the invested amount been refunded.

Despite multiple calls, emails, and in-person visits, there has been no response from the builder. This conduct shows serious deficiency in service, breach of trust, and unfair trade practices on the part of Samiah Builders.

This has caused severe mental harassment and financial loss to me and my family. We are left with no option but to seek justice through this consumer complaint.

I request the Hon’ble Commission to:
1. Direct Samiah Builders to refund the ₹60 lakhs with interest from 2007.
2. Provide compensation of ₹2, 00, 000 for mental agony and harassment.
3. Award ₹25, 000 as litigation cost.
4. Take strict action to prevent such fraud with other innocent consumers.

All payment proofs, communications, and identification documents will be submitted as required.

I have booked a flat in Garden City Hapur vide Application no. 2102. Accordingly a flat No. C1-301 was allotted to me vide Allotment Letter NO.CIBL/ALT/HAP/2008-09/237 dated 25.04.2009. I have paid Rs.6 lakhs approx (including 2, 90000/-) by LIC Housing Finance, Lajpat Nagar Branch. I have given so many letters to the bldr requesting him to reimburse my amount but all efforts are in vague. Now as I have no other option to file a legal case against the Bldr.

I booked a 2 Bed Room Flat with Samiah International Builders, in 2009. I made the full payment of the Flat in 2015 Allotted Flat No. G-29, Saryu Apartment, Lake City, Kashipur Road, Udham Singh Nagar, and the company registered the flat in may name in October 2016. The Possession of the completed flat has never been handed over to me. The Flat is still lying incomplete. I had been in continuous contact Mr. Sageer Khan, Director, for handing over the possession of the completed flat. He had been making false promises of completing the flat and hand over the possession since 2016. Till date possession of the flat has not been done. For last few month his phone is switched off.
Recently I have come across a newspaper clipping wherein there is a news of the arrest of Mr. Sageer Khan Director by Udham Singh Nagar police for defrauding plot buyers by getting multiple registries for same plot.
Since mine was a flat, what will be the status of that flat as the registry has been made in my name.

Further to my initial complaint, Samiah International Builders has made false promises to us in order to have its complaint taken down from the portal and has refused to send the second and third installments. It is for this reason that I have filed a complaint about it once more on the portal and ask that all complainants and potential customers not place their trust in Mr. Sageer Khan in any situation.
I find it very upsetting that since 2011, Mr. Sageer Khan, Director of Samiah International Builders, has consistently made fraudulent promises to me. He was calling us in his office, which is located at G 74, Road Shaheen Bagh, Sarita Vihar, New Delhi, 110025, on 5.12.22 while we were still pursuing him for our payment. If you have any issues with Samiah International Builders, you should go to their registered office. On December 5, 2012, Mr. Sageer Khan and I signed a memorandum o[censored]nderstanding in which he promised to refund our deposits in three monthly installments. The first installment was promised on December 7, 2022 the second on January 23, 2023 and the third on February 7, 2023 respectively But as was to be anticipated of him, we had to fight hard just to get our first installment from him, which we finally received on December 22. We were pleased and believed that now we would receive our entire money back within the following two months. We were mistaken, though, as Mr. Sageer Khan never kept his word. Our second installment, which was due on January 7th, 2023 has not yet received. I personally know 500 people who were taken advantage of over the course of 10 or 15 years by Samiah International Builders. I'm attempting to tie up all the loose ends to put this man behind the bars soon. If anyone needs help, please join us in this noble effort to protect our Indian brothers and sisters from his deceit.

Reg: - Have to change in the villa, My Flat No-157, 158 Saryu, & gulmohar Estate Plot No-B-15, /shop in mall ', gulmohar plot no A-17

As we had a verbal conversation in your Samiah Shaheen bagh office on dated 23/06/2022 at 5.00 PM in which you (Mr Sageer Khan) offered me offer mini villa 115 yards in exchange/convert for my flat no. Saryu 157, 158 and Gulmohar Estate 60 yards of Plot No. B-15 and Plot No. A-17. At Samiah Lake City kashi pur road Rudrapur (UK) you have asked to take “ready to move” villa number B-97, At Samiah Lake City, kashi pur road Rudrapur (UK) in which I need not to pay any other cost /amount to you.

As u said that the villa is ready to move but when I visited the villa on dated-26/06/2022 I saw that the work done in it temporary in the villa B-97 and seems stand just like a structure there is still a lots of work to be done or pending in this villa as given below:-

There are no doors, door frame in any room, window, bathroom, man gate, stairs etc.
There is no electrical wiring and switches anywhere in the entire house.
Plumber bathroom work full house is nowhere in the house not even the toilet sheet.
The old whiteness is all gone now.
The entire work of the kitchen is also pending, not even the slab and sink.
All the walls, Floor are broken.
Floor tiles and living tiles are broken at many places etc.
Many big trees have grown on the back side.
You have asked me to give back the original papers of my Saryu flat so in this regard I wanted to say that when the work of the villa will get completed only then I will give the original papers of my 2 flats and 2 plots because earlier also u committed so many commitments but none of them were fulfilled due to which I came to the conclusion that after all the work will be done at least it should stand on your words i.e "ready to move" only then I will hand over the original papers of my flats and plots and kindly have a look of the attached photos/video i.e the current status of the villa B-97 .

You got the cleaning done in around B-97 Mini Villa on 2nd January-2023 and Mr Khan called me that I am getting the work done, you withdraw the complaint from the site, I thought that work will be done now, so I wrote on the site on 4th January 2023 that the work should be done. It has been going on, but from the very next day itself, the cleaning which was being done far away, has also stopped all .No work has been done by Samiah in my flat which was offered to me.

They do nothing but lie and lie.

In the year 2010, I was asked by one of the Samiah Builders employees to pay Rs. 50, 000/- as advance so that I would be allotted a ready-to-move 2 Room flat @Rs.4.5 lakhs at Rudrapur. I made the payment immediately with the hope of getting the ready-to-move flat. I kept on reminding Samiah Builders for allotment of the flat. But I was not allotted any flat. Then I requested for refunding my deposit of Rs.50, 000/-. I kept on reminding for the refund numerous times over last 12 years or so both in writing and over phone. My payment/ deposit has not been refunded till date. It is more than 12 years now. I request the company to please refund my deposit along with interest @ 18% p.a.

About 13 years ago, we booked a unit in Gulmohar IV. We haven't yet received the apartment, thus I requested that Mr. Sageer reimburse our deposit in 2018. He had been making fraudulent promises since then, so I filed a complaint about him in Delhi's Economic Offence Zone as well as a police report against him at Shaheen Bagh Police station. Throughout the entire process, I have shared a letter that I received from the Economic Offenses Zone. He called us at his office after reading the letter, which is located at G 74, Road Shaheen Bagh, Sarita Vihar, New Delhi, 110025. Samiah's registered office is here. He and we agreed to a memorandum of agreement on December 5.12.22, and he agreed to pay us back in three instalments, the first of which will be received on 7.12 .22. But as was to be expected from him, I haven't given us any money to this point. He is the biggest fraud in India, and I personally know 500 people who were taken advantage of by him and his company, Samiah International Builders, over the course of 10 or 15 years.To lock up this man, I need assistance.

India's top fraud builder i think. Every buyer who book or buy anything is still suffering even in legal. I am also a buyer of a commercial land in samiah in 2012 and still suffering for refund and still getting dates from HOD mr sageer khan. I won case against my issue from RERA in 2021 and still he is maki g fool to every one even to RERA also. I am shoked this type of fraud builder is still smiling and still making another plan to cheat again in same project and higher authority is not taking strong action against him. Buyers beware do not buy or invest in there fraud types of high return or cheap price offers...

I have booked a flat in their project namely GARDEN CITY HAPUR vide applicaiton no. 2102. Accordingly. they have allotted me a flat no. C1-301, vide allotment letter no. SIBL/ALT/HAP/2008-09/237 dated 25.04.2009. I paid RS. 6 LAKHS to them (03 Lacs by me and 03 Lacs by LIC Housing Finance). But till date neither they have given any flat nor reimburisng my amount. Last but not the least, they are not replying my any e-mail or phone calls.

I am travelling from Kanpur to Delhi on 15.08.2022 from Samay Shatabdi bus number UP 78 FT 2376. All seats are occupied but there are approx. 15 passengers sitting on floor as well. This has the worst experience first time.

Dear all, we have booked a 2 flat at Lake City Gulmohar V, Rudrapur in June 2014 Mr. Sager Khan promised that the possession will be given within 3 year. in 2016 . we have been trying to contact the Samiah Office at Noida, but we get no response from them. we are referred time and again to Mr. Sageer Khan. He does not talk property nor do they respond to e mails and letters. As per agreement and norms not followed and one more thing as per agreement i am any time withdraw this project money will refund full amount whatever deposit. So i am finally decide withrow this project. My both Gulmohar V GM-1550 and 1584. This has now become a fraud company.

Sub: Complaint against builder to not refund my money

I booked one flat at Samiah International - Lake City, at Kashipur Road, Rudrapur, Uttarakhand under the name of Gulmohar Estate-II in 2011.

The flat allotted to me & shown on papers was E-14/1402/G. Later I came to know from site that same flat has been sold to some other buyer and some other flat will be assigned to me which has never came on the papers after multiple follow-ups and in person site visits.

Till date my amount has not been refunded to me. After multiple & frequent visits at site Mr. Sameer Aryan guided me to submit one application for the cancellation to get the refund from builder. Same application has been submitted in Dec-2019. Still there is no progress & not even a single update.

From Rudrapur Site, I have been asked to contact Mr. Sageer khan the director of marketing is the contact person who sits at Noida Corporate office in Sector-63.
Mr. S.K. Pandey is the sales incharge who approached us for the booking.

I have written number of times and met up personally but there is just no progress.

I want Samiah International to look into the matter & help me to repay all the money deposited along with interest for the 10 years with appreciation.

I had deposited Rs.169500.00(One Lakh sixtyninethousand five hundred only) to the above builders on 20/09/2006 vide their reciept no. 628 and till date they have neither intimated any allotment or progress of construction of flats.
I had been after their office in Noida and also visited their site office in rudrapur and met the marketing manager but they have not given any response to refund my money.
Pls take up my problem.

As myself "Gagan Sisodia" booked a flat in "SAMIAH NRI LAKE CITY, Kashipur Road Rudrapur" in Sharda B-56/G on 30-Jun-2013 but till now NO construction been done by builder So I requested to return my money 8.57 lakh back which I deposited in 2013.
Lots of time I called to mr sageer khan to refund money but nothing seems fruitful, still no information & Update, now I am feeling cheated as agreement expired in 2018. My mb number is [protected], Kindly do the needful to return money back with 24% interest rate.

I had booked a flat in Samiah Lake City on 30-Sep-2011, but it has not been yet finished and remains undelivered till the date today. There has been no progress on the project. I am not getting any satisfactory responses from the site on my visit in lake city rudrapur office.
