Dear Sir/ Anshu,

You are perfectly correct. The road right now is in pathetic condition, even a few rikshawala's have refused to cross that strech. To add the drain work is making things worse with accumulated water. I stay near Sun View Appt. and the road ever since i have moved to this buiding has been in a devated situation.
The municpal authoities and others refuse to take any intitaive. Elections after Elections road is still the same.

Dear sir,

This Is to inform you the the civic authorities have done a very shady work .
The Patch work done its pathetic at sec 16-A Bhavika estate lane is causing water logging just outside our plot apart from that the devious left all over. The Completion of work has no dead lines and no level of standard being maintained. I have also posted the complaint on TOI. can someone please look into this and get ours roads in a better state.

good moring sir i would like to bring to your notice about the hawkers in kamothe node they are creating a mess all around the city they are placing their way everywhere and creating unhygiene all over the place they have opened shops such as butcher right on road which has created a lot of trouble for everyone it has created gargabe and dog all over the place also because of butchering a lot of smell is everwhere and all garbage on road so sir please make some special laws and impose fine so that the buthers and hawkers cannot put where they want to put making the city a worse place to live in .so sir please consider this for the health and hygeine of peolple .

I have given for correction of the same twice in writing dated 22/1/10 and 25/5/10. with Copies of proof of same namely property tax bill and cidco allotment letter. Still it is coming wrongly. Pl. kindly do the nedful in the matter.

Even an extremely thick fool does not commit a mistake repeatedly. But this has been done by the staff of NMMC. I fail to understand that this is a mistake or a deliberate attempt to use public money for some time.

NMMC attitude towards consumers is callous. Property Tax rates are usually fixed in an arbitrary fashion depending upon extraneous considerations.

Today I checked my property tax bills fur current period, but to my surprise when I tried to view the current bill it flash the message that Your PDF format bill is not ready.
I thinks NMMC is still to improve and what nmmc officials are doing why they cant ask the programer to arrange for display of current bill?

Another thing to notice here that I have settled the pending property tax during last year but after several follow up and promises I observed that the last time payment made and cleared is not displayed in current recieved bill but the online amount (not the details) shows it has been cleared. I thinks they have the property tax a/c at two different points. It should be centralised and every updates should be reflected very next day otherwise what is the use of online system and what NMMC does mean by online system. If NMMC repeatedly failing to maintain the system better switch off to manual.

I have paid property tax online on 7th December, 2012 for my flat in Sanpada, but the new bill to be paid now in May/June is showing that the last payment was in June, 2012 and the payment made in December 2012 by me is not accounted for. Since I paid online, I only have proof from my credit card statement. I do not know whom to complain to.

How to complain of double payments done through online for property tax? The reason is due to the website was not able to process correctly. Any customer care email ID, where I can complain the same.

The website opens but the Property Tax pay online link does not. When I visited the office, they said you can pay online. None of the office members even knew the url of the site. Surprising indeed. How does NMMC want us to pay, when a simple thing like online payment cant be made in this age. Maybe NMMC still wants people to take leave from office, stand in a queue and pay the bills, instead of keeping pace with changing times.

Some Company named resilent has taken this job and I am sure neither Resilent not NMMC is bothered. Only tendering is done money transacted residents are bluffed with hitech things happening... no one is bothered if the things are in shape or not... details of the non functional code are as below.

In my case too, I am trying to make payment online since last year 2009 but helpless as the site has not been developed with the intention of helping customer to pay the property tax online. If anyone find solution to this, please reply back.

Please close this site asap: Its no use at all for getting info or for remitting online property/water taxes.

May be the site has been managed by kith and kin of the Guardian Minister, like the Thane Belapur Road project taking over 6 years, where as the Thane Ghodbunder Road, was completed in a jiffy, despite the heavy traffic and double the width/length etc.

These so called "Guardians" are no more interested in the development of Navi Mumbai

I am in Singapore and because we dont have any option of paying online property tax, everytime i need face this problem and when i call the office, oh my god they even dont talk properly; they dont know anything forget about URL or website but start talking in marathi which I can just understand cant reply to them. I had been trying to contact u several months but today i succeeded. my questions are:
1) Still buglow plot 26 at sector 21 builder sold his 7 flats to seven persons since 2000 and the sale documents stamped and registered with appropriate sub-registrar. Even after abt 10 years the society is not registered under MOFA or MCS Act. Paying property taxes inthe name of the original owner transferor - Hemant Kumar co. under yr srl no.NE[protected] - Malpatta kramank NER 21-0026..(B). is it permissible u have been collecting property tax since 2000. If so under what provisions of NMMC Act and BPMC Act?
2)If this is done what will be the position f transferees as far as the flat owners concerned as to ownership of flats? Will it mean Hemant Kumar co is the owner?
3) how will we sell our flats to others when the property is still inthe name of Hemant Kumar Co who sold the property through a developer? Nothing is clear? the property is still no longer a bunglow as three floors contain 7 flats each measuring 650 sq.ft carpet and super built up 950 sq ft with flat owners?
4) Can u collect property taxes in fictitous name Hemant Kumar &co. if some one claims as Hemant kumar &co claims the property, what will be the position?
5) if such things happen the flat owner will file a writ against NMMC as NMMC is and abettor with the builder in cheating the real owner of flat if you do not have any appropriate provision of law under which you are protected at the cost of real owner of flats? i[censored] have please let me know what are those provisions?
6) The building did not take MCS Act ubder MOFA registration with Registrar of cooperative societies at CBD?
7) If this is the position do u not have powers to issue notices to flat holders as also Hemant Kumar & Co?

I too faced similar problem what other most of you are facing. This online property tax payment is really taxing mentally and physically.

I do not know if top persons of NMMC including Mayor of Navi Mumbai knows that having defunct system is more defaming than having a manual system.

In such a case you need to transfer your property in NMMC records in fact it is simple proceedure:
make an application for transfer and submit (No format)

1.Copy of registered document showing your name as owner.
2. Attach also the Stamped duty receipt
3.Take certificate from Architect regarding your flat.

They will charge you the transfer fees and will give you receipt
You have to again follow up the actual transfer process... because the NMMC P.Tax operators are so lazy that they do not listen easily. But they will do the job.

The NMMC has a wast scope of income than any other Corporation.
They do not bother wheter tax payers suffer or not if the payment is delayed they will charge the DPC without fail but if their online system is not working then they have got every excuse.

I have made some payments alongwith DPC when scheme was introduced for waiver of DPC sometime during last Jun 2010 and I had given the cheque to my consultant but there was a delay on his side and he was needed to approach some authority to accept the payment even after the scheme date is over. He done the job by paying some cash as abrieb. and the payment was accepted. Later on I came to know that the DPC has not been waived. The system is works like this then I made follow up on the same matter but only promises were made and no actual corrections were made. I have one bad experience regarding the Turbhe Ward officer Mr. Kulkarni that when I went him to convince about the delayed matter he adviced me that now you pay the full amount with DPC then you apply for waiver, then we will see whether we can waive the same. At this replay I could not relay on his statement but I was compelled to pay cash payment over and above the amount without DPC as to save huge amount on latest DPC.

I use to check the outstanding payments but since the site is not update (or outdate?) I could not see what has happened with my case.

I am helpless like many other tax payers. I thinks we have got young mayor, M.L.A., Minitste in whose hand out NMMC is lying but they do not bother as to what should be the system. AND THIS IS TAX PAYERS LIFE WE HAVE LIVE WITH IT ONLY. THERE IS NO WAY OUT...!

When will start one window cocept. Is it possible for us to start in this year. Hon. Mr. Sandeep Naik atleat U take initiative to resolve the long pending issue.

Just now NMMC has refreshed the SITE but I thinks they have to still improve the site for:

We need instant access to the property tax section for printing our property tax bill, previously it was there.
We need the facility to return back from payment section, if we did not feed the payment details.

I thinks the site need still refreshments.

NMMC SHOULD ALSO TO TAKE INSTANT CARE ABOUT TRANSFER OF OWNERSHIP EFFECT IN PROPERTY TAX CODE.. ITS SO DULL.

Navin mumbai being said as the 21st century city still not started the on line property tax facility...it is very funny... In chennai E governace facility is superb. For example you can print your birth certificate sitting at home with out going to corporation office...I am 1948 born see how they have improved???

from Last three year i am watching that the condition has not improved for online payment of property tax. Many times i visited KK ward office for inquary for online payment of property tax they simple said me stand in "Q" and make payment.
Even if you will see on website of NMMC that Rate of property taxes for the year[protected] are shown. NMMC Officials doesn t feel a morale responsibilities to perform their duty or update the website for navi mumbai citizen. But proudly they show per day visitor to NMMC website. Thats mean number failure counted by themself.

There is an ADDITION ERROR in the "Details of Demand And Collection" in case of my Property Tax (BE[protected]) . And hence you have shown heavy arrears in my Bill[protected]II). The Total of "Collection" column is actually Rs.60, 058.00, as against Rs.55, 922.00 shown in your statement. With this the CORRECT OUTSTANDING amount is Rs.6409.00 and NOT Rs.10, 545.00 as shown by you.
Please confirm IMMEDIATELY so that I can PAY your bill tomorrow or so.

If we want to check the current bill for property tax or water, we are not able to view the bill instead we can view the ledger from starting.
I have a good experience with MSED that they have a nice system, One can see current bill as well as previous bills and can have print out at any moment. I thinks the NMMC should have look out at MSED website regarding bill and refresh their system BY following them and why should the shy to do so. NMMC has received many awards, I wonder how they get it all. Even the issuing authority should first confirm from consumers that we are going to give this award for such and such activities AND whether you people agree to it or not?. At the current circumstances anybody can buy the award. In my eyes NMMC is low category functioning Corporation.. why because they can't develop a website wherein once can get easily what is required. Also The Mayor and Guardian minister should have visits to villages on which land they are standing and think themselves whether what awards we are getting are eligible or not?

AT LEAST WE WANT THAT THE NMMC WEBSITE SHOULD ALLOW US TO PRINT ANY BILL AT ANY MOMENT.

If you cannot maintain your site pls register with the banks as a utility so that we do not have to visit the site.

Property tax of site of NMMC is not opening more than 15 days. Requesting all concern person of Property Tax Divn to look into it to make Tax payer's life little easy.

I have wasted quite some time getting on the site and it does not work. NMMC should ideally either sort it out or close the website.

I revert back to my old complaint that one is not able to print Property tax bill like water bill. We can print the water bill but not the property tax bill. I will be grateful to know from any learned NMMC officer ( if his is subject to customer grievances) as to why this facility is not provided by corporation. Many times we do not receive the Property tax bills in time or for record shake we have no source. what we have to do that waste our day and collect it from respective ward office. In cases of employed people it becomes very difficult to remain absent from job for such a 10 minute job. If printing facility is provided for Property tax section, it will really serve the purpose.

I request every officer like Commissioner/ Deputy commissioner/ Assessment officers/ ward officers to wake up and set the system in correct manner. Try to solve our problems as you all people get salary from our pockets and not from Govt. Govt cannot produce single penny for you people. Its the people who pay taxes from their pockets in spite of poor services provided provided by.

Corporation cannot shamelessly ignore the complaints. It is every officers duty to solve problems like maintaining the website in good condition, Easy online payment, on line printing etc. people are shouting from years together and how you people can sit in your chairs easily. I thinks NNMC does not find any commissioner to hear consumers.

I want to mention here that once upon a time there was careless system at MSEB but when they changed to MSED they have changed their system tremendously. We get each and every facility regarding any paper work service of electricity consumer quickly. You people should study their activities and maintain your system user friendly or else declare your backwardness and close all the websites because you are not succeeded in providing better office work facility. Even grampanchayat who were maintaining hand written records were prompt in services. Now you have got computer. Every work is ready. What you have to do is keep watching whether it works properly.

Please do something for overall outcome to the consumer satisfaction.

The ONLINE Payment of Property Tax is becoming a Joke. As soon as, you hit www.nmmc.gov.in, as instructed on the Bill, you get a Warning Message saying " THIS IS INSECURE SITE or SITE IS INSECURE & use the same at your own Risk. "
Unable to pay Property Tax either through the above link or any other Links that are provided on the NMMC Website.

Sir/Madam,

I lost the property tax bill for Rs.450/- received 20 days back. Pls arrange for a duplicate bill at the earliest.

This is to highlight the state of the dustbin at sec 16-A near Kurshet Gaon is very pathetic. The Wheels are broken and the officials who wish to take the garbage are unable to move or dispose the waste from the bin into the truck. can someone please look onto this and get the same replaced or fixed. awaiting your response.
