I purchased a 2 bhk apartment in 2013 by paying 1/3 of the cost. It was registered in my name immediately. The rest of the amount was supposed to be paid when i occupy the flat, I was promised that the possession of the flat will be handed over to me in 18 to 24 months. I had booked a flat in Prabhavathi springfield in June 2013, they had promised to give possession originally by June 2015.

I'm not in bangalore since last 2 yrs so have not gone to the actual site or havn't talked to them much over phone, but whenever i called them they used to send some pics to me, most of the times it looked same pics, very slow progress or almost no progress.

2 days before when I called them I heard a new story that they have some issue with BBMP related to road widening and are not going to construct few of the units (my flat is one among them). Now they are asking me to shift to other available flat in same apartment or their any other apartment.

Hi, I am putting this complain because I have lost my trust from this builder completely. I have booked the apartment in Project Devine during June 2012 and project was supposed to be completed by 2014 and today it is almost end of 2015 but builder is not giving me the possession of the apartment although the 95% of the work is done and I am following up for the remaining 5% of the work from past 3 months and till now they are not completing...

We bought Prabhavathi Shine 2 after facing a huge dispute issues on the day of buying Prabhavathi Residency 2. As they had incurred losses in that project they begged us to pay the money in full. We made a huge down payment and the balance was released within a few months of occupancy in the year 2013. The work is really slow paced. We have to run behind them for everything. The lift was installed after one and a half year of occupancy. The DG and parking lot have not yet been allocated. Every time I call them they either hang up my call r do not answer or avoid talking to me saying they have a meeting. Today I told them that, I would allot a parking lot for myself and they said no. The construction is also very bad. Third grade sanitary-wares have been used in most of the flats. We got a few changed after fighting with them. Such lazy builders who just think of money should never be entertained. They will be very good and nice until you pay them. They totally forget you once they get the money. Please do not buy from them. The affordable houses from these builders will become a pain in the wrong place.

One of the Worst Builders whom I would never recommend. Prabhavathi Builders in Bangalore are no good to opt for a flat. They have delayed my apartment for 9 months already and still don't learn from it. They don't even have minimum sense to handle customer relations. They delay every piece of work possible to make things complicated. They are not ready to compensate for their wrong doings. They are always ok if the customer wants to shed money from his pocket. Our Flat was supposed to be handed over in Aug 2014 but some agreeable delay is fine with us. After sensing that the delay is too much burden on me for paying rent, I initially told the Project Manager ( Nagesh ) that i am planning to move in Dec 2014 since my apartment lease is getting expired. He promised that i can move into apartment Dec 21 2014. They failed to deliver the promise every time. I extended my rented apartment lease for 3 more months having had plans to move into the flat by April 3rd 9:50 2015 and there are still so many works pending till this point. No Bathroom fittings, No bathroom tiles, No Power sockets, No Door Fittings, No kitchen slab etc. The windows are also not properly fitted. They call regularly to release the final loan amount but they don’t bother about customers’ grievances. They left no stone un-turned to build their beautiful office in BTM layout Bangalore but they have no qualms when it comes to giving a flat to customer on time. I even heard complaints from their supervisors that they don't get money from management to pay to workers. I have seen the workers agitation all the time at the apartment. All their supervisors say is that they don’t have stock. They want to us to compromise on everything. They give unwanted suggestions to somehow get the task done. I am planning to start legal proceedings from my end by pooling people who bought in Prabhavathi Palms Project have similar feelings to share. This is a complaint against Prabhavathi Builders. I've baught three flats in their project named "Prabhavathi Meridian" in Electronic City Phase 1, Bangalore. T10, F12 and G18.

Till now whatever work has been done, has a lot of flaws. Some of them are:
1. Most of the walls are not 100% vertical.

I agree with the views of everyone in this forum. Prabhavathi builders are really playing with people's money. They took my booking amount 9 months before but still the foundation had not yet been completed for the project. They only call if you stop a cheque payment otherwise they never. The worst part is the sales representative is still telling that the project will be completed I. 20 months, where as 9 months have already passed.

I am planning to cancel my booking and if they do not return the only within the time then I am straight way going to file a case and will make sure the project is stopped till the case is completed.

I think this will be the best way to teach them...

I had bought a flat in Prabhavathi Paradise built by Prabhavathi Builders, BTM Layout, Bangalore. The builder initially played so friendly till he got all his money and now it has been more than 9 months overdue to proposed completion date but no sign of completing the project. I had got everything signed on stamp paper for the interest for delay in construction and compensation for carpet area sq.ft loss. And all these are signed and recorded in bond/stamp papers. The builder straight away refuses now for any compensation and/or interest payment. He further states "you are free to go to court and place a complaint, am not bothered and I will not give the possession till I don't get the full payment".!!!! Is there no rule or governing bodies for these cheating and unlawful acts of such builders? Now, I do not have any money to settle as everything is already spent in renting a house till date and paying the housing loan interest and the builder does not give the possession of the flat..!! Does anyone know if we make a case out of this and sue this builder and also stop such fraudsters from selling anymore flats to victims like us?

I wanted to bring to notice of everyone who are planning to buy new flats, Please dont consider "Prabhavati Builders" as an option.
They are one of worst builders.
The time till you register any flat with them, they treat you like masters and once that is done you are their Slaves.

Some of the best features are:
--Only for getting the money/releasing the loan amount they will contact you
--Even if you say of some alterations, they will not do it for you
--They will take their own time in construction, and never give you the flat in the time as mentioned in your sale agreement
--They dont respect the customers and their sentiments
--Initially they will say that there will be 4 floors in the aprtment and then increase that to any number which will further delay your possession
--If you ask about any compensation for the delay, they will ask us to ignore that

I was promised that the flat will be ready before 6 months, and till now they havent completed it.
I kindly request you not to go with any projects constructed by "Prabhavati Builders" bangalore
