Dear Sir,

I Narendra Kumar Tayal Availed two Loans from PNBHFL as per following:-

I Applied for Preclosure Statement on 17/08/2021 by visiting the branch, Branch People asked that it will take some time, and I will get it on mail. and I asked Mr. Deepak Sharma in Branch regarding the preclosure charges, he opened it in the system and said that there are no Preclosure charges. even during the time of availing the loan Mr. Mukesh Kalyania did not aware me about any preclosure charges.

I got the Preclosure statement on mail on 24/08/2021 asking to deposit the whole amount as per following:-

I went in the branch to collect the foreclosure letters physically and got the same foreclosures letter as on 27/08/2021.

after getting it I sold my properties and somehow arranged money to deposit the amount from my own funds and deposited the 7273283/- and 4243116/- on 01/09/2021 through RTGS having RTGS Number as follows:-

I went to PNBHFL Branch Directly and confirmed them about the RTGS Received, they ( Mrs AARTI TANK & DEEPAK SHARMA) confirmed me that the RTGS received and by EOD on 01/09/2021, they will close my accounts and withing 10 days, I will get my property Papers.

Suddenly on 01/09/2021 in Evening I get a call from Mrs Aarti Tank and threatened me for not closing the Loan and asked, If I do so they will disturb em completely. and will not return my property papers.
and after some time around 17:30 on 01/09/2021, I got a email from PNBHFL stating that we forgot to add Foreclosure charges and find another Foreclosure statement of the same, following are the details of the same:-

as per them difference is because of following:-

I just want to state some points as per following :-

1. I asked for Foreclosure statement and they took their time provided System generated foreclosure by email and hard copy ( Sealed and Signed) to me for both loans. and asked me to pay the amount on 01/09/2021. and after paying the amount, they are saying that they forgot to add prepayment charges and sent the another one after adding prepayment charges. So i just want to say that is PNBHFL a Lala Company or do not they have any system or they just try to make fool of customers by doing this type o[censored]nfair practices and DADAGIRI. and try to take charges according to them and threaten the customer for the property papers.
they are making fool of genuine customers because when I am getting one letter system generated and another one generated by them . and both have the big difference.

2. I made the payment on 01/09/2021 in morning as stated by PNB Officials and confirmed them that they have received the RTGS and again when they are sending me the changed foreclosure letter in evening they are changing the interest part also i.e. after receiving the payment they are adding interest of the same amount also.
it is like that amount is with them still they are asking interest from customers.

I seriously not getting what they people are doing, Specially PNBHFL Jaipur officials are fully in dadagiri and taking advantage of the name PNB and threatening customers and fooling customers so customers don't even thing about to return to PNBHFL in life.

request you kindly resolve the issue, close the loans and release my property papers asap. otherwisee, I will have to go to Bank LOkpal, RBI, or judiciary system of INDIA.

    My loan account number is HOU/WRJE/0917/431152 I submitted required documents for PMAY scheme on 27th July 2021 to mr. Santosh from warje, pune branch, but when I enquired about status to customer care then they said they haven't received any documents.

    It's a very serious issue of work ethics and customer support of PNB housing finance warje branch.

        I had ordered a smartwatch and i received it on 16th July 2021 and i returned the same product to amazon on 21st July 2021 and they have refunded my amount but it is not showing in the PNB.           Delay in Preclosure Letter

I am following with customer care team daily for providing a closure letter. PNB will not receive check from 25th to end of the month. Again there will be delay now.             Wrt loan account number HOU/PM/0818/572321 please note that the current interest rate of 9.75% is very high compared to other nationalised / private banks.

            RBI has reduced the repo rate and industry standard floating rate has been reduced as low as 6.5% from majority of the nationalised/private banks.

            PNBHFL has offered a revised rate of 7.6% on 27th July, 2021 which is still high compared to the ROI offered by majority of the nationalised/private banks.

            One of the private banks (HDFC BANK) has offered a lower rate of 6.80% to 6.90%. Few other nationalised banks are offering at a lower rate of 6.65% as well.

            Considering the current pandemic situation and self financial obligations, request your help to lower the interest rate to match the industry standard rate of less than 7%.

            If the ROI could not be revised at your end, please escalate this case to Executive Director for immediate resolution.

            In the instance if ROI could not be revised further, I want to proceed transferring this loan to other private/nationalised bank. Request your help to share the handover details to proceed with the transfer.

              my self Ratan Chand Dhanwani your coustumer loan a/c no-: NHL/INDV/1118/601203. I have preclosure of my account by my own source and that to by confirming your staff that there will be no forclosure charges levid on u, than to they have charged me a big amount .
              At this time of covid disaster as many of them even can't pay there emi and become failure to pay there loan, we your faithful customer have paid all our emi on time and genuinly paid it by our own source as we have sold one of our property, then to we are facing the problem of extra charges.
              I request you to please see my complain and refund the charges levid on me, as we have to make many deal in future.

                Dear Mr Manish Rai,

                Need your help.

                As discuss, It is kind of mental harassment which i feel i am going through at this movement

                I had visited the PNB Bank office on 9th July 2021 and have met Mr Dilip who had raise the service ticket no for my Housing loan no HOU/BRVL/0318/508271 and service ticket no is[protected].

                Last last one week i am following up with your team on the pre closure letter and till date neither i have recd any call nor a proper email confirmation on the status of my pre closure letter.

                On top there 2 more service ticket generate by your system which i have not done ( SERVICE TICKET NO[protected] &[protected] AND THE DUE DATE date were 6th august 2021 and 9th august 2021.

                My concern is what has happened to the 1st service ticket which was generated by Mr Dilip i.e[protected].

                THE ONLY REASON STATED BY THE PNB BANK TEAM IS THAT MY MOBILE NO WAS BUSY AND NOT REACHABLE.

                I once again request you to please issue me a closure letter and consider my email as final confirmation as I want to repay the loan.

                Hope you will support me and give me resolution for the same.

                  Is it mandatory to the insurance provided by PNB while taking home loan as per RBI/IRDA guidelines? This is what I am hearing from the loan processor and in fact I have good term policy to cover and am willing to assign this policy to the loan.

                  But first things first. Is it a compulsion to take insurance? Can the home loan cannot be given without taking insurance from you.

                        I want to complaint against Mr.Vaibhav From Borivali branch collection executive ([protected]) he Repeatedly same mistake .

                        I taken a loan on last year I was cleared all emi only 2 emi pending from my side this month and last month .

                        He called me only 1 call but I was In bathroom
                        I didnt receive that time ..he suddenly call my co applicant Dad ..this is second time he did .

                        I already informed him regarding that I am first applicant so first call to me but he didn't .
                        I know the all my emi details why he is calling again and again to my dad .
                        I think he doing purposely so I will do complaint against him..and take action on this guy .

                        My dad is senior citizens if something happen. this guy will be responsible for that because he don't know how to deal with client and bank Rules.

                        I will register compliant in near police station also .

                        Please take action on this guy otherwise I will escalate this case to higher authority.

                          Dear Sir
                          I have taken a Loan from PNB Housing Finance . My Loan account number is HOU/DEL/0218/493518.Please note that I have made regular payment of my EMI on 10th every month . Inspire of that PNBHF has issued my Security Cheque for an amount of Rs 292000/- on 23rd June 21 to SBI . How Bank can issue a security Cheque of SBI 097888. It is not a justified act and goes against the interest of the Customer & Contract .In this Pandemic it is very hard to pay the monthly EMI but I am paying the EMI on 10th of every month. Apart from that PNBHF is creating mental pressure to the Customer like me. So required RBI intervention and action against this act is highly appreciated.
                          Moreover for the last three months PNBHF is making the payment initiatiated twice or thrice in a month even after gating the monthly EMI Payment from my Bank Account which I feel is not a justified act. I had written several mail to the Customer care of PNBHF, but no response from the Bank and no action has been taken to regularised the EMI
                          I never like to complained against the Bank, but the circumstances created by PNBHF has forced me to launch this complain.
                          So needful action should be taken as they are Harassing the Genuine Customer like me even during this Pandemic of COVID.

                          Hope the Honorable RBI Governor would support the interest of the Consumer .
                          I had already wrote a mail to PNBHF on23rd June21 to fix this issue.

                            I have my saving a/c in PNB on which I have taken Housing Loan from 2016 and continuously clearing all dues but from last year in Covid without any prior notice or details the amount is not being deducted from my account and unnecessary payment have been noticed. My account has been done NPA although I have sufficient balance and Credit Card team also transferred the fund without my consent to saving account and made it NPA blocking all my banking services.
                            I have also tried contacting bank and filing complaint but no help has been given so far, also account has not been reinstated till now. Please look into the matter and do the needful as it a harassment which I’m facing from bank though being a loyal customer from so long.

                              Hi team,

                              On 29 april i requested for my loan closure and after numerous call on customer care which they disconnect most of the times.

                              They took 16 days for just providing the letter and which i have paid accordingly with one day more interent and updated them via email.

                              I have made all my dues on 21 of may and now they are not responding my emails and i dont have any relation ship manager where i can call.

                              And on email i get automated response everytime we will work on your query.

                              Its been 1.5 months i havent been able to close the account.

                              I have sold this property and need my documents.

                              Plz help me to resolve the above issue.

                                  I have taken home loan (Loan no. HOU/WRJE/0319/659858) from PNBHFL in April 2019 with 9.10% floating rate of interest. It was communicated from PNBHFL that if RBI will reduce repo rate, then this rate of interest will also be reduced.

                                  RBI has been already reduced repo rate; but PNBHFL is not going to reduce rate of interest for my home loan. My property is still under construction and it gets difficult to pay heavy rate of interest.

                                  So, I need the reduction in rate of interest with immediate effect to avoid any ECS/cheque bounce from my bank and to maintain monthly payments on time.

                                    My lone account number is HOU/SRT/0718/558524 the current Rio is very high 9.39% p. A

                                    Rbi has reduced the repo rate and industry standard floating rate has been reduced as low as 6.7% from majority of the nationalised banks. But, customer care managers are not agreeing to reduce the rate to the standard industry rate.

                                    Considering the current pandemic situation and self financial obligations, request your help to lower the interest rate to match the industry standard rate of 6.7 -7.0%.

                                    Request your help to pnbhfl senior mgmt this case to executive director if it could not resolve at your end at the earliest.

                                    When rbi increase repo rate then they increase roi on home loan but they don't
                                    Reduce it when repo rate goes down... They are looting their customers. Very unethical way of making profit. Disgusting... Shameful attitude

                                    If the roi could not be revised further, i want to proceed transferring this loan to another nationalised bank and will approach the complaint redressal cell of national housing bank in parallel.

                                      Dear Team,

                                      I have applied for Housing loan through your Thane branch. My Loan Account No. is HOU/THA/1220/845391.Initially there are only 2 members in loan application, my self & my wife. But later I have added my father in laws name in sale agreement which is against PNB Housing company policy & not informed to me by thane branch people. So I had done the registration on 15th March, 2021 and submitted all the original documents to your Thane branch on 22nd Match 2021. After that they had informed me that they can not process my loan application because of the third name in agreement and ask me to either cancel the loan application or delete the third name from sale agreement.
                                      In the mean time thane branch had already issued cheque on 27th Feb, 2021 which was not handover to me and debited Rs.15333 & 25700 dated 23rd March & 24th April 2021 respectively as a pre EMI installment, so i was wondering that without receiving the original papers how Thane branch had disbursed the loan in the system. Now I am cancelling the loan and requesting Thane branch to reimbursed the pre-EMI which was debited from my account. But the Thane branch official (Mr. Sumit Mishra) is denying to re-pay the EMI charges.
                                      Kindly I am requesting you as senior official of PNB Housing Finance Ltd to look into the matter & reimbursed the charges as early as possible.

                                      Apart from pre- emi charges they have also charged Rs. 40000 as processing fees. I want to get refund of that processing fees also.
                                      I had made complaint on 29th April, 2021. I am not getting any reply. Kindly give the reply as soon as possible.
