Dear PNB Team,
It's high time and I have not receive any response (mail send on 28-03-21 and[protected] from your end. I am assuming that there is nothing from PNB side to all my facts and
document submitted for wrong demand raised after payment of all the dues as per fore-closure documents received.
Hence please close this issue and release the documents at the earliest. Do let me know the date and time for collection of documents from Vasundhara - Ghaziabad branch
as it is more than two months from the date on which all the payments were made by me or my other bank for loan transfer.

Dear PNB Team,
I am yet to receive any communication from PNB Housing Finance Ltd or from Nodal officer of PNB Housing Finance Limited. Hence, I am forwarding my Grievance
application to Level 3 step and adding mail to [protected]@pnbhousing.com with a hope to get my resolution soon.
I am getting a experience that surgery is being performed on dead body of a patient and then not releasing the body upon non-payment of illegal dues to be collected on
dead body surgery.
Also, it is a common practice among bank / financial institution that any error in any statement or communication given must be rectified within 30 days from the issue of
letter. I was informed about this error after 4-5 months from the end of moratorium.
Again to put on record, I have opted for moratorium during COVID period and made a request to extend the term of loan. My principal outstanding loan or disbursement was
never ever increase nor any intimation was given to me at any point of time for increase in loan balance or even after getting foreclosure or making final payment. So now to
demand for moratorium interest is not correct.
I am again making a humble request to release my documents withheld by PNB Housing Finance Ltd at the earliest and without any further delay.

Dear Saurabh ji / PNB Team,
This is again with reference to our tele-conversation which we had today regarding amount outstanding for my PNB Housing loan for moratorium interest. This outstanding
amount is rejected by me as I am of the belief that moratorium interest opted my me was only to spread to my loan tenure period. This is totally against the principle for what
moratorium benefit was given by RBI / Central Government to the people during COVID period.
This outstanding amount was never communicated to me earlier despite getting fore-closure letter from PNB Finance Housing Ltd on two occasions first in February 2021
and November 2020 (refer attachment). I am highly surprised that this error has repeated twice. Also, I failed to understand as how could PNB Housing Finance accepted and
cleared loan outstanding amount from another Bank as i have opted for loan transfer and then also during the said period, the balance loan outstanding was never
communicated.
Also, moratorium interest amount was never added to my loan outstanding amount as per Statement of account (SOA) available for the period[protected] to[protected]
(refer attachment). As per the statement during the moratorium period my loan outstanding was never enhanced for moratorium interest amount and the same was never
ever communicated to me even when the bank loan transfer from HDFC Bank was made and paid. In fact, excess amount paid by HDFC Bank against the outstanding loan
balance was even refunded to me on[protected]. Till that time, Moratorium Interest amount was not adjusted.
Therefore, it is just an after thought process that so called outstanding principal amount is being added to my loan account.
I request to correct the same by stating that no outstanding amount is payable by me and release the documents at the earliest.
In case the same is not done, I will be left with no other option to first go to PNB Grievance redressal procedure at level 1 and level 2 and in case I am not satisfied with the
grievance, I will approach LEVEL 3 and further. I will continue my fight and also approach consumer court for the same.
Hoping to get positive assurance from your side to our old customer.

      Dear Team,
      PNB housing finance team is delaying to provide foreclosure letter, why do they take 15 working days to provide foreclosure letter. Nowadays systems are more faster to process any type of loans, but do their system are very slow in processing to close loan?
      I have paid all my EMI genuinely and the same i am expecting from bank side. Money is most important matter for everyone and not only for banks. Already i have paid a lot to my bank. I am following with customer care team daily for providing a closure letter. PNB will not receive check from 25th to end of the month. Again there will be delay now.         I have applied for a home loan, I give all document by hard copy to the bank employee with the manager ( saravanan palani arundiyar) he checks all document and told to me we are going to login your file and we will send to one link then do payment then he send to one link i pay all amount after that he did not respond to me the cheats our money after that he is not refunded our money I continue calling he did not pick our call he does only his target plz request to all member first of all complete your work then payment otherwise don't pay before. he takes one person to the small amount but company turnover 1 cr.

          Delay in providing Foreclosure letter and no reply from customer care mail ID

          I Pranav Agrawal with loan acc. no. HOU/PM/0219/643576 have raised a request for foreclosure letter on 25th February 2021 through Mail, there was no reply. Then I sent reminder on 12th March 2021 through Mail, there was no reply.

          Then today (15th March 2021) I went to PNB housing Chinchwad branch as there was no reply on mail, The executive told me foreclosure request are not accepted through mail. How...

          Yesterday, I went to Shivaji Nagar, Pune branch in order to fore-close my home loan account.
          However, the representative, Mrs Magal Barne in Shivaji Nagar branch clearly refused to accept the cheque.

          I would like to understand the reason for not accepting the cheque?
          I had even raised a request via email on which there has been no response neither from the Customer Care team nor the Nodal officer.

          Mrs. Mangal did not acknowledge my request & on top of it has raised a new request for which I have not received a confirmation in any form. I would also get SMS confirmation in the past which has not happened this time.

          Previously I had been issued the foreclosure letter through a request raised via email.
          In the current situation where the Corona cases are increasing in Pune, I do not understand why they want us to visit personally & put my family in danger.

          I would also like to bring to your notice that in spite of saying no, we were forced to take insurance along with a home loan even though that is not mandatory by the government/RBI.
          Please help us understand the reason for the same?

          We have made up our mind to go for balance transfer to another finance institution considering the very high ROI, plus not receiving the benefit of low repo rate and the bad services we have been receiving.

          Kindly issue a fore-closure letter at the earliest. And please make sure to not charge us any interest because of Mrs Mangal's refusal of accepting the cheque against outstanding amount.

            I, MR. NIKHIL NANDKUMAR BORKAR had request them to kindly apply the revised ROI i.e. 7.65 % pa to my existing housing loan account number 487307, from the approval date which is 10/02/2021 as the delay was caused by PNB team inspite of following up continuously with them since SEPTEMBERR 2020.
            In regards to this I have been sending emails from my registered email id to pnb customer care, nodal officer and executive director for no proper follow up in my case wherein I am paying an extra amount which should have been ideally revised in OCTOBER 2020 (according to your protocol)
            I would like to explain my case in brief
            Sep 2020 - request placed for ROI conversion
            In the same month account showed some PROCESSING FEE pending which was some confusion and technical error at Pnbhfl end.
            Oct 2020 - PROCESSING FEE BALANCE WAS RESOLVED AND NEW ERROR OF Rs. 1032 arised in form of Emi due. When questioned about the same as we had ECS payment. So no way of paying less and having overdue Emi.
            Few days passed, Pnbhfl apologised saying it was a miscalculation of the moratorium period and requested us to make the payment, promising no such mistakes will occur in the future. We made the payment.
            After this on 6th Dec 2020, Ms. Sarojini from ROI conversion team had called and offered us 8.5 ROI to which we agreed the same day. She said the base branch will contact you and your work will be done. We have call recording for the same.
            From that day we never received any call/ mails nor did the customer care manager respond to our call and messages unless we sent him the call recording on 15th January 2021. We kept paying our pre Emi at 9.45 ROI pa.
            15th January 2021-10th Feb 2021
            Our Customer care manager said he has spoken to Ms.Sarojini and they have offered us 7.65 ROI pa to which I agreed but again till 10th Feb 2021 nothing happened. I again paid the emi at 9.45 ROI pa which was very disappointing.
            Finally we somehow I managed to speak with branch manager at Panvel. When questioned about the delay in ROI conversion, he too gave us lame excuse that your account is showing Rs. 52 overdue due to technical error from pnbhfl. He said he will take the approval and do the needful. The very same day in the night he called me to say new ROI has been approved and I would receive the mail regarding the same.I will be guided by the customer care manager at panvel branch.
            I did all the formalities as advised and received a mail for the same.
            When I checked my account statement I came to know that the new revised rate will be applied from 11th March 2021.
            Again such a disappointment, all the mistakes and technical error and no proper follow up, from pnbhfl and the customer is suffering.
            Requesting you to please consider this and please apply the revised rate of 7.65 ROI from 11th Feb 2021.
            As I think no where in the world it will take more than 6 months for the ROI conversion.
            And the organisation will one after the other keep on doing mistakes and technical errors.
            By now I think I have already paid more than Rs. 30000/- extra amount to pnbhfl, as u can check i have never bounced my EMI from day 1.

            Kindly look into the matter asap, on priority basis as my EMI is due on 10th March 2021.
            Hoping to hear a positive response.

            If you need any proof for the above mentioned incidents, I have them all mails, call recordings, whatsapp chats etc.
            Please feel free to contact me for any proofs required. Hope you take necessary action soon.

              Dear Customer Care Officer,

              Wrt loan account number HOU/PM/0818/572321, please note that the current interest rate is very high compared to other nationalised / private banks.

              RBI has reduced the repo rate and industry standard floating rate has been reduced as low as 6.5% from majority of the nationalised banks.

              So, request you to reduce the interest rate to match the industry standard rate of 7% without any conversion fees to proceed with.

              If it could be resolved at your end, escalate this case further to Nodal Officer / Executive Director for immediate resolution.

              If the ROI could not be revised further, I want to proceed transferring this loan to another nationalised bank and will reach out to GRIDS in parallel.

                  I have submitted request to get foreclosure letter in PNBFHL Chinchwad branch on 15th Feb 21. After this I have received call on 20th Feb 21 from PNBFHL customer care and they have taken my confirmation on loan closure. Also, customer care executive confirmed that I will get the letter in next two days i.e. by 23rd Feb 21. I have received email from PNBFHL for confirmation (snapshot attached). But unfortunately, I have not received foreclosure letter on email till today,

                  When I replied to the email received from customer care, new request has been generated and it will be addressed in another 3 days.

                  Pathetic part is, nobody receiving call at PNBHFL customer care. Everytime you will get message that all executives are busy.

                  Need foreclosure letter urgently.

                      There are many irregularities and unethical practices by PNBHFL. I want to bring notice two below:

                      1)
                      PNBHFL has tied up /contract with Pune based Builder Playtor.
                      PNBHFL has provided 73% of my loan amount disbursement to the builder without checking the building status.
                      Builder has not started construction yet and i am paying EMI.

                      PNBHFL forcing me to pay EMI as there is no base for providing advanced disbursement to the builder.

                      Demand letter - consent was not taken from me and why I should give advanced money to builder by paying EMI?

                      PNBHFL cheated all poor people by doing setting with the builder.

                      As per RBI rule, disbursement should be linked with construction stages but PNBHFL ignored this rule. why ? for whose benefit?

                      2) PNBHFL acted like insurance agent and not as financial institute. Insurance was not compulsory, PNBHFL forced me to take insurance and added premium of Rs. 55, 000 /- in my Loan amount and for that I am paying EMI.

                      My Demands:
                      1) Refund of all paid EMIs as this is a fraud done by PNBHFL by intentionally ignoring RBI rule
                      2) Immediate Loan Closure as it is affecting my CIBIL score
                      3) Refund of Insurance Premium
                      4) Harassments charges / losses occurred due to fraud from 2016

                      Please do not provide clarification that I was aggreged to the terms and conditions.
                      I need clarification on Why RBI rule ignored and put me in financial risks as builder is fraud.
                      There are many police complaints against builder.
                      Please disclose how many customers affected due to this PNBHFL's unethical business practice? Else I will show the list in court and on public forum.

                        We have taken a house loan, no HOU/TCR/0517/39045 from PNB Housing Finance Ltd. Due to Corona Pandemic I have lost my job and failed to pay instalment in time. And it is in NPA. Even though we are blessed to get PMAY scheeme and it is allowed but, the bank didn't ready to give to our loan AC.
                        Now they are really, troubling with their formality, like un necessary sending payment cheque more than one time as agreed in terms as more than 1 time'.
                        We are really in critical point of life to survive.
                        We hope we can come better with our hardwork and deyermination.

                        We are very need your help to came out and to avail sanctioned PMAY fund to our loan AC.

                              In pursuance of my my repeated request for increasing my EMi and after full filament of all the documents called for i.e. salary slip and bank statement, I received mail dated 16th September, 2020, wherein inter-alia, it is stated that " With reference to your mail appended below, we wish to inform you that we can increase EMI to Rs 31469/- with effect from November 10, 2020. Please confirm after october 08, 2020 in order to make changes ."

                              In pursuance of the above communications I have given my consent on 13th October, 2020 to increase my EMI from November, 10th 2020.

                              Now, it is totally un warranted and ridiculous email received from PNB housing Finance dated 21.10.2020, wherein it is stated that " With reference to your mail appended below, we wish to inform you that we can increase thde EMI to Rs 31469/- with effect from December 10, 2020."

                              Please ensure that my increase EMI to Rs 31469/- should be deducted from November 10, 2020 only.

                                Dear sir/madam
                                when we got loan at that time pnb housing financial limited get loan insurance from icici Lombard. we got loan for 180 months but we paid full payment in 49 months. when we got loan at that time pnb housing financial limited tell as that there no charge detected in part payment and if you pay full loan before 180 months then home loan insurance policy premium refund about costac of icici Lombard but after i full paid loan in 49 month and i submit noc of pnb housing financial limited to icici Lombard they say that your policy is only for 5 year now you got only around 9000.00 rs. only so now what i can do about it.

                                  Address: PNB Housing Finance Ltd., Western Edge I, 203 & 204-A, Second Floor, near, Western Express Hwy, Mumbai, Maharashtra 400066

                                  I have been fooled by PNB Housing team.

                                  Stated rate of interest on my sanction letter was 8.50 which will increased by 0.20 percent after a year.
                                  But my current rate of interest is 9.59 even though the RBI's rate of interest is 6.85 now.

                                  Without intimating how can PNB Housing do this to me, I have been fooled by PNB Housing and need urgent update on this matter else i would have to take some action on this.

                                  Punjab National Bank Housing Finance [PNBHFL] customer support has been notified about the posted complaint.
                                  They have contact me and they are offering ROI of 9.00 % but it is also high as compare to RBI's current ROI with respect o floating.
                                  Offered ROI by PNB housing is useless.

                                    Wrt loan account number hou/pm/0219/643576, the current roi is very high as 9% p. A.

                                    Rbi has reduced the repo rate and industry standard floating rate has been reduced as low as 6.95% from majority of the nationalised banks. But, customer care managers are not agreeing to reduce the rate to the standard industry rate.

                                    Considering the current pandemic situation and self financial obligations, request your help to lower the interest rate to match the industry standard rate of 6.95 - 7%.

                                    Request your help to pnbhfl senior mgmt this case to executive director if it could not resolve at your end at the earliest.

                                    When rbi increase repo rate then they increase roi on home loan but they don't
                                    Reduce it when repo rate goes down... They are looting their customers. Very unethical way of making profit. Disgusting... Shameful attitude

                                    If the roi could not be revised further, i want to proceed transferring this loan to another nationalised bank and will approach the complaint redressal cell of national housing bank in parallel.
