I am a loan holder from the aforesaid company since 2017. I have been constantly pursuing them for reduction of interest rate since the last one year through calls but they have not done anything in this regards. There is an employee santosh gupta from client retention team whose conduct is highly undesirable & not fit for this role. They are currently charging me 8.95% against sbi which is 7.25-7.5%. They do not have any satisfactory answer when this point is raised with them. There can be a minor difference in the rates for an hdfc but it cannot be so exorbitant and arbitrary. They have increase my rate of interest arbitrarily & refusing to roll back & give me a good deal. I recommend strong action against the company for charging me such a high rate & improper behaviour of their employee santosh gupta. They have not shown any interest in listening to my grievances & resolving the same hence they should be taken to task immediately. My loan account no is hou/lud/0817/417608
When i had taken this loan pnb housing finance roi is cheaper then rest all banks then how they can cheat me like this its really bad these type of influence makes defaulters towards bank

    I received PMAY subsidy of 1, 61, 668 on March 9, which was supposed to be adjusted against my EMI amount.

    I have been requesting and requesting for the amount to be adjusted against my loan tenure but the bank keeps making one or the other excuse and refrains from adjusting it against the loan tenure.

    I have still not got a confirmation email from the bank on the status of my request.

    The services of PNB are the worst. Do not trust this bank for any of your housing loan needs.

    Besides, despite a floating rate interest applicable on my housing loan, they are charging me 9.5% interest.

    The services of PNB Housing Finance are pathetic.

    I got a call from PNB after putting in this complaint. However, they disappointed me again. The customer care representative took my verification details on call and placed my call on hold. After that they disconnected the call. This happened twice to me. My issue still remains unresolved. PNB Housing Finance is unreliable and I will never go to it for any of my needs in the future.

    This is with reference to the concerns raised for the loan account with us HOU/COC/0719/723277.
    We wish to inform you that as per the regulator guidelines the interest subsidy credited to the loan account of beneficiaries through primary lending institutions resulting in reduced effective housing loan and Equated monthly installment (EMI).

    However you may request for instating the previous emi amount back in the loan account. We understand from your email that you wish to keep the EMI of Rs. 18665 in the loan account.

    We have made the requested changes in the account and the EMI amount of Rs. 18665 shall be payable with effect from 5th june 2020.

    Further to your request with regards to the reduction in the rate of interest for your loan account, we have forwarded the request to the concerned team to check for the best possible rate that can be offered in the loan account. We shall update you within 3 working days.

    We solicit your cooperation in the interim.

        I am a loan holder from the aforesaid company since 2017. There is an employee deepak sharma from client retention team whose conduct is highly undesirable & not fit for this role. He has been rude & hung up my call without any resolution. They are currently charging me 9.7% against sbi which is 7.65%. They do not have any satisfactory answer when this point is raised with them. There can be a minor difference in the rates for an hfc but it cannot be so exorbitant and arbitrary. They have increase my rate of interest arbitrarily & refusing to roll back & give me a good deal. I recommend strong action against the company for charging me such a high rate & improper behaviour of their employee deepak sharma. They have not shown any interest in listening to my grievances & resolving the same hence they should be taken to task immediately.

          Have taken a loan of 3100000 from pnf housing loan at the interest rate of 8.35% for 30 years which includes the 350emis.

          My emis were started july 2018

          Suddenly pnb has increased my rate of interest of 8.35% to 9.60%, and my emi amount is increased to i have almost paid this amount for a year that means around 12 emis. I was not aware about my remain tenure during this time, and again pnf has suddenly increased my rate of interest from 9.60% to 9.75% in very short period i. E.in just 4 months which was very socked me. Once this amount is got increased, i didn't get any notice for increasing my emi account, but they keep my emi account as it's, and they have increased total number raising 350 emits to 444 presently

          I keep going paid my emi and it's still getting increase, and because of this reason i decided visit branch. When i visited branch they told me that they can not increase the emi after certain amount, so they increased total number of emis. I told them that i didn't receive any notice from your guys. They told me that you must receive call from us as well as your should receive notice at home, but i didn't;t get at all. I received one letter from pnf after i visited the branch but it was very late for me, so i decided to switch my loan account.

          I believe that there is something wrong done by this bank and there is some corruption behind this interest rate. I am not sure if again it could be bank problem or loss of bank because of this kind of scenarios.

          I have seen many kind of cases where bank's employees involved in this type of corruption and shows the profit for their bank by cheating their customers.

          I hope i have written all the things at right place. If this is not correct place to write my complain, please let me know where should i write my request. I needed, i would be ready to visit rbi anywhere in the india to solve this problem.

          A question is in my mind who will going help me to recover this amount which i paid to bank if this is real corruption?

          Dear Team,

          I had not informed about the Loan Interest changes % details and the PM Subsidy benefit’s even more than a year time(HOU/CHE/1118/607317)

          Due to their lethargic works I’m the one suffering more than a year not getting the PM subsidy Scheme supports. Still I’m not getting the OTP due to
          My mobile number was entered WRONGLY (Who’s bearing the Interest for the loan amounts more than 8 months even wavering the sufficient times to process by the PNB finance, because their team is not entered our details properly)

          Also I’m not receiving any OTP for verify the uploaded file details uploaded on Jan-2020 as per their previous mails communication and the Assement ID C[protected]

          So, Requesting your immediate intervene to take the necessary action to clear the same and need resolution for the pains for the higher % charges and PM Subsidy weaver on timely means we may charged to lower Interest %

          Note: If the neither ECS not processed due to mismatch Signatures nor Insufficient money means Pnb will not bothered about the money and the Borrower’s... Whatever & Where ever the possibilities to get contact the borrower to contact for further actions, then how can stats that wrongly entered our details earlier applied for PM Subsidy Scheme??? Who’s suffers with huge interests rates????

          While I applies it was 9.10% but later it was 9.60% (while intract with your CC team comes to know that without any information to us, when it’s got revised to 9.60% ???) now it’s getting revised to 9.25% !

          If any changed made to my loan amount charges should brought to the borrowers knowledge or not? I need your action and resolution at the earliest.

          Hope I’ll be treated and cleared my concerns on priority basis without further delay..!

          This is in regard to the above mail and complaint on consumer complaint forum. Do you think that by registering a complaint on a cusumer forum could help you any way. Our suggestion is you are free to go to prime minister of India and complain him against punjab national housing finance limited. Even he can do nothing.
          We are carrying majority of ministers and judges in our pocket .
          Further you roi wef 1 April will be levied 12% till you withdraw all your complaints.

              pnb housing loan complaint for loan account number - how/ahm/0118/481212

              I have taken a loan of 43, 90, 000 from PNF housing loan at the interest rate of 8.35% for 25 years which includes the 300 EMIs.

              My EMIs were started in March 2018 of Rs of 34, 907, and I almost paid around 24 EMIS for next two years. After paying this amount, my total number of EMIs should become 300-24 = 276 EMIs.

              Suddenly PNB has increased my rate of interest of 8.35% to 9.60%, and my EMI amount is increased...

              My builder had directed me to pnbhfl because he could get his money faster. I could have got home loan in any bank but unfortunately with this one. First of all the employees of pnbhfl wont tell you this is not a bank but finance limited which effectively means, the rate of interest is higher compare to banks. I was told by the employees that the rate of interest would be as per rbi's repo (Despite being educated, i did not inquire as this was my first loan, thinking interest rate are same as banks). The manager of the branch lied about the roi, he said he had enrolled my account for the pmay scheme, and the tenure was 20 years. I had instructed them not to link any insurance but just before i signed the application, the manager added 1 lakh 8 thousand extra to my loan towards insurance, i had not time to argue with him, he told it's mandatory (All of my friends who took loan before me and after me did not go for insurance though). But what happened was after 2 years, i checked what's happening with the loan (I was lazy to check earlier). Now, the roi is 9.75, my account is not linked with pmay scheme and the tenure of the loan 35 years. I checked the statement now for the entire 2 years i just paid around 25 thousand on the principal amount whereas my friends paid the same emi and they paid more than 1.2 lakh principle amount (Their roi is less, they are under pmay scheme, so they laughed at me of being cheated). I called the customer care and the branch people, now they are saying, if you are not happy repay the amount or transfer your account to other banks also they are saying they are not responsible for what their own staff tells customers and you should have checked all this before taking loan, yes that's correct. Had i checked all this, i would not have been cheated like this.

                I have taken a housing loan against a property in name of me and my wife. Loan was also taken in our individual name but i being a business man and not salaried person pnb housing told me to compulsory add my company name as guarantor but smartly they also made company as co-applicant. Now i wish to foreclose the loan by shifting it to other bank.

                As per rbi directive no for closure charges can be levied on any home loan. It can be levied on term loan taken for business purpose only.

                Now the bank going against rbi directive is forcing me to take 3% foreclosure charges there by indirectly compelling me to forcefully continue with their extremly high percentage of home loan which is raised to 9.4% where normal rates for home loans are around 7.9 to 8.3%

                  A couple of months ago i was been repeatedly hounded and lured into taking a bt offer on my existing lap loan with bandhan bank. Reluctantly i finally agreed in taking the offer as it was @10% by 20th dec 2019 n i was assured of a top up loan of more than 2 lacs by vinod rathod.

                  Hence i agreed upon choosing pnbhousingfinance & went ahead with the proceedings.

                  In the last week of nov 2019 i had handed vinod all the requested documents so that i could avail the bt offer before the 20th dec.

                  I got a call from sahil on the 10th dec for a credit review check. During which i was asked about 2 deferred payments in the month of feb n mar 2019 towards my current loan. I did explain to sahil that i had a payment problem due to my elder sisters death.in response he asked if i could provide the death certificate.
                  To which my clear n loud response was a straight no & i did not mind losing the bt offer but would not provide any such documents whatsoever for some personal reasons. Despite of my response my loan got sanctioned n i was provided with a sanction letter on one of the conditions to furnish the document.
                  This was the 1st instance where i felt cheated by the credit team.

                  Then the legal team requested a clarification on a query which was clearly & rightly a part of the original agreement between the builder n the 1st owner a copy which was already given during the loan application. Bhupender from money mantra was the only one who was really helpful n understanding.

                  Since the query was sent to my mail i made numerous calls day in day out proactively everyday sending multiple mails back n forth to rajesh pal, sachin rajpurkar n vinod rathod pleading that there was no such document to resolve the query.
                  It was a mental torture i went through as most of the times rajesh n vinod ignored my calls n when they answered i was tired of explaining to them over n over n over that no such document exist as i myself was a secretary of the society for 5 years during which there were several flat transactions done but i never came across any such query. They were of absolute no help at all. Finally i spoke to all the members of my society to understand this query but all gave me a standard response that everything is detailed in the 1st agreement. At last, on the 24th dec i asked sachin to revisit the agreement copy i gave during the application n the query was resolved.
                  This is the competence of the legal or the sales team who did not bother to peruse all my documents or give me a call to understand but raised a concern for something which was already given to waste my 16 days. It was the most harrowing n miserable experience i ever had with the customer service who do not value their customers at all. Even the customer service team who were looped in all my mails only sent me a prompt automated response but never bothered to call me once which is more upsetting.
                  I was finally relieved that the legal issue was resolved but to make my experience more horrible i got a mail asking for my sister's death certificate again.
                  Despite of repeatedly telling sachin that i had not accepted this condition n requesting him to retrieve the call evidence between the credit team n me, he kept on insisting that i submit the document n i am still stuck here till day wherein no one from the bank bothers to even check on my loan status but i have to keep calling n if sachin answers he only give false assurance n commitment that he will resolve my query by the end of the day. This has been the routine daily.
                  On 7th jan after a month finally i had decided i do not want to go through this mental harassment of feeling cheated anymore hence i requested to have my bt loan offer which was approved n sanctioned on the 10th dec cancelled.
                  Hence requested pnbhf refund of all the fees which were taken from my account by conning me
                  I can proudly say that i have applied for several other loans in my life time n i was never rejected a single one but pnbhf is the worst financial institution i have ever come across who treat their customers like beggars.
                  My entire stint of 13 years with tcs i have been working for customer service myself n i feel disgusted to say that all the pnbhf sales staff that i interacted with have been very frustrating.
                  If i had to go through such a horrific experience from the sales team i wonder how much more worse could it get once i avail the loan.
                  I did try escalating the concern umpteenth times n i am fed up as no one really cares for the customers here.

                  I have send them several mails requesting to refund my processing n legal fees but they only reply t g rough automated mails both the customer service team n the nodal officer team. All. Other mails are blocked.

                  This is a real scam they are running to cheat customers. Pls be aware

                  Hope no other potential customers have to gothrough this awful experience n i will never ever recommend this bank to anyone.

                    Since the query was sent to my mail i made numerous calls day in day out proactively everyday sending multiple mails back n forth to rajesh pal, sachin rajpurkar n vinod rathod pleading that there was no such document to resolve the query.
                    It was a mental torture i went through as most of the times rajesh n vinod ignored my calls n when they answered i was tired of explaining to them over n over n over that no such document exist as i myself was a secretary of the society for 5 years during which there were several flat transactions done but i never came across any such query. They were of absolute no help at all. Finally i spoke to all the members of my society to understand this query but all gave me a standard response that everything is detailed in the 1st agreement. At last, on the 24th dec i asked sachin to revisit the agreement copy i gave during the application n the query was resolved.
                    This is the competence of the legal or the sales team who did not bother to peruse all my documents or give me a call to understand but raised a concern for something which was already given to waste my 16 days. It was the most harrowing n miserable experience i ever had with the customer service who do not value their customers at all. Even the customer service team who were looped in all my mails only sent me a prompt automated response but never bothered to call me once which is more upsetting.
                    I was finally relieved that the legal issue was resolved but to make my experience more horrible i got a mail asking for my sister's death certificate again.
                    Despite of repeatedly telling sachin that i had not accepted this condition n requesting him to retrieve the call evidence between the credit team n me, he kept on insisting that i submit the document n i am still stuck here till day wherein no one from the bank bothers to even check on my loan status but i have to keep calling n if sachin answers he only give false assurance n commitment that he will resolve my query by the end of the day. This has been the routine daily.
                    Today after a month finally have decided i do not want to go through this mental harassment of feeling cheated anymore hence i request to have my bt loan offer which was approved n sanctioned on the 10th dec cancelled.
                    Hence please refund me all the fees which were taken from my account
                    I can proudly say that i have applied for several other loans in my life time n i was never rejected a single one but pnbhf is the worst financial institution i have ever come across who treat their customers like beggars.
                    My entire stint of 13 years with tcs i have been working for customer service myself n i feel disgusted to say that all the pnbhf sales staff that i interacted with have been very frustrating.
                    If i had to go through such a horrific experience from the sales team i wonder how much more worse could it get once i avail the loan.
                    I did try escalating the concern umpteenth times n i am fed up as no one really cares for the customers here.

                    Hope no other potential customers have to gothrough this awful experience n i will never ever recommend this bank to anyone.

                    The Punjab national customer service. n nodal officers are a scam as all they have replied to my several mails is nothing but scripted auto generated responses. They have quarantined the Executive directors emails for all.
                    I have sent around 15 mails to both nodal team n customer service. They. are not bothered since they have siphoned off my Processing n Legal fees.

                        I’ve availed a home loan of rs. 37 l from pnbhfl about 2.5 yr back for 360 months tenure at an interest rate of 8.5%.

                        Issues:
                        1) interest rate: in last 1 year the interest rate has been revised 3 times & it is currently 9.85%. While rbi rates has dropped recently, instead of reducing pnbhfl just increased it last month once again.

                        2) my emi has been revised 4 time post 1st year & has gradually increased by close to rs. 3000 (Incremental amount)

                        3) my basic understanding of loan says that if emi is increased then my loan tenure should remain the same. When i went to complaint about the issue i got another shock that my loan tenure has been increased to 720 months which is exactly double than what i had opted for. Its beyond any logic in my head as to how my tenure can be doubled. An increase of tenure by few more months is understandable (Though it shouldn’t be when my emis are increasing), but doubling to 60 years sounds like a crime.

                        So for 37 lakh that took loan, i am returning 2.15 crore back to bank.

                        This is huge scam and i have seen so many people cheated same way by pnb hfl.

                        They double your tenure without your notice and stop deducting principle amout.

                        I took loan of 37 lakh and after paying emi for 2 years close to 7 lakh inr, i closed my account as foreclosure by paying 37.5 lakh..

                        So in 2 years i just lost 7.5 lakh inr and not a single penny reduced from my loan amount.

                        4) all these has been done by pnbhfl without a single one intimation. This akin to cheating. As a customer if one lets their guard down for even a quarter things can change completely in the background.

                          Home loan of rs.2500000/- was sanctioned by pnb housing finance ltd against omaxe ambrosia independent floors unit no. 557l second floor mullanpur and first instalment was released in dec. 2014.

                          At the time of release of first instalment of rs.450000/- on 18/12/2014 insurance policy vide certificate of insurance no. Pchd[protected]cha was purchased by pnb housing ltd against a/c no.[protected] from bharti axa life insurance favoring vinay munjal for which premium of rs.50000/- was paid.

                          The outstanding loan of rs.2484557/- has since been cleared on 7th of may 2018 as confirmed by you.

                          Therefore, we had approached for surrender of said bharti axa life insurance policy and miss arti chief operating officer has desired that noc be produced from pnb housing finance ltd before the surrender value of the said insurance policy amounting to rs.12685/70 is released.

                          Therefore, i would request you kindly to issue noc for on ward submission to bharti axa life insurance for getting surrender value of the insurance policy

                            I sent rs 4, 50, 000 cheque for fresh fixed deposit at pnb housing finance ltd, tiruchi office. The pnb housing finance ltd tiruchi office, sent my fd application to new delhi office for issue of fixed deposit receipt without my knowledge. Nothing in the pnb housing finance ltd webisite or instructions that all transactions of fixed deposits are done only by its head office new delhi. So it is a clear cut violations of rules of fixed deposits. Secondly i have clearly stated in my fixed deposit application that fixed deposit receipt should sent to me only through speed post. But the pnb housing finance has informed me that my fixed deposit receipt has been sent by blue dart courier which i never received so far. So pnb housing finance ltd has clearly violated the fixed deposit rules. So i demanded my money with interest. But no response from concern. I request you to take action and see that pnb housing finance limited returns my money along with interest early.

                                I just want to reduce my loan tenure to 15 years.. Now its 43 years.. I don't know how it becomes 43 years..???

                                I want it to be 15 years only... I will pay emi whatever it is. I have money in backup.. You can check my bank statements.. Attached in the previous mail.

                                  I have applied for the home loan in august. After so many collection of documents and paper. As per pnb bank official who came to pick up mr. Subham pnb housing finance sco no. 391, sector 29 near iffco chowk metro station 29, gurugram, 122001 (Branch-gurgaon) representative came and collected all the documents. He checked and said all the documents are ok he will process the same and your loan would approved in 3-4 days time. Then they started verification 3 times at my office even i was available physically and met the verification guy and the same many times at my home. Followed by tele verification which was took by mr. Ankit from (Green park branch) asked many question and for no reasons raised so many personal question about my marriage plans and what is your relationship with guaranteer even after saying he is my friend. Its has to finish then he asked is there any plans to get married with him? Why your transfer money to him and so many others in logical questions (He wrote in report he is my boyfriend and relationship is not justified. And so many other issues. Then they asked so many documents like my parents kyc after that cibil report the changing of guaranter (Which not been updated for the long period of the time. Then only asking of the documents raising issue which is not present anywhere, but marked its here. They raised a question on my cibil its na as i have not took the loan in past never mean i am not eligible for loan. I asked cibil guys they said, its not completely depend on cibil. Then as normal every one does have queries of credit card they are present in my cibil that's again became the question and one blame on me that i did submit the fraud document to the citi bank. I asked many time to shubham, his team leader chetan and even tried many times to talk to their senior mr. Gaurav gupta. But nothing was there so how can they show anything. Then i visited to branch where i met mr. Chetan in the due course i am still supporting and sending them the mail and quries and documents they asked. So that the branch visit i saw the complete form and issue. Then i asked mr. Chetan to show which fraud documents i have given to citi bank, he called to the green park branch, he said its was mistake there was no issue with the citi bank i have listen complete conversation because i was sitting right next to him. Then mr. Chetan said you go mam ho jayega max monday tak. I was like no problem i did wait very long will wait 5-6 days more. Then again. After completion of week i asked him what is the status. He said head office raising issue but i am trying they have issue on queries present on your cibil. There is a query for sbi credit card which reflect many time as the data of mine which actually wrong use of my personal documents by dsa and i have raised the dispute against that. Still many question. Its very disappointing and mentally irritating, you keep on supporting officials and no getting proper response. Even yesterday it was a con call with mr. Chetan and mr. Gaurav gupta, he asked so many question completely all belongs to my personal life, family and guranter. Even after today on 11 december, i got the reply from mr. Chetan the fcu guy is not ok with your case they are denying and even they will not give you anything in writing. This is harassment and mental irritation and disturbance of me and my efforts. This is annoying and bad to know this big brand treat you like a toy and waste your time as much as they want. I dont know what will go to my case. Nobody is helping me out.

                                    I am transferring my home loan from pnbhousing to other bank due to high, non transparent and descriminatory interest rates .

                                    I have requested bank to have closure with two cheques one from the bank as I am transferring the loan and one from me for any balanced amount.

                                    PNBHOUSING has denied foreclosure of loan with two cheques and when I asked for logic they are even not bothering to provide reason.

                                    This is harrasmment by pnbhousing and as I have decided to shift from them. This shows unfair practices being followed by them.
