SWO INDIA LTD.. sainik welfare organisation ( swoindia.com and swoindia.co.in) is making fool the service men and other govt. Employees by promising plots and flats..it is basically a MULTI CHAIN CONCEPT where they launch new project every time but never come up for registrations and other formalities..few are given sale needs but it is a system of making others always in enquiry position as they always quote their own people who are given sale deed.i have booked one plot in it LUCKNOW P-83 project. Given receipt but showing no chance of registration as they have changed their name and not replying queries..pls guide what to to in this case.as they are cheating in the name of retired Lt Col. Rakesh Rana who is chairman and other member are fellow fraud Ex-Servicemen..

Subject : REFUND OF MONEY/PROVIDING OF FACILITY AS PER CORRECT FLATS NORMS/RULES
Respected Sir,
1. Main RS Pandey F/o Major S Pandey Goel Tower C Block main aapke dwara ek Flat apne ladke Major S Pandey ke naam se kharida. Main yeh socha tha ki Army ke dwara mujhe yeh flat mil raha hai to bahut hi achha hoga lekin hum logon ke sath bahut bada dhokha kiya gaya hai. Itna hi nahi hum logon se yeh kahkar registry karayi gayi ki registry ke bad aap logoa ke flat ke bakaye karya kara diye jayege lekin aaj tak poor eek saal bitane ke bad bhi kuchh nahi ho raha hai. Aapke office se Mr Raj Singh ke dwara bar bar puchhne par yeh kaha jata hai ki ab aap log registry kara chuke hain, ab aap log khud hi jaane ya Mr Surender kuchh karayen.

2. Yanha par aap ke dwara tainaat kiye gaye Mr Surender jo karya kar rahen hain wo jankar aapko hairani hogi. Hum logo ko to yeh sanka ho rahi hai ki surender ke sath Raj Singh saheb bhi mile hua hain. Mr Surender ka karya nimn prakar hai :-

{a} Mr Surender Yahan par din bhar ghumkar flaton ke liye kirayedar le aate hain aur har ek flat se Rs 8000/ (for three bed), Rs 5500/- (for two bed room} aur Rs 3500/- {for one bed room) ka yani ek mahine ka kiraya har malik se lete hain. Is prakar paise hone ke karan apne gaon main do (two) makan bana rahen hai, kyoki Mr Surender Janaurary se aj tak har mahine karib 15 day apne gaon mein rahate hai aur apne makan ka karya karata hai

(b) Mr Surender ne jo electric meter lagan ke liye flats ke owner se form bharayen hain usme Goel Tower Lucknow ki Jagah, Goel tower Barabanki bharen hain kyonki Goelji electric connection Barabanki se liye hain esliye sabka bill Goel Tower Barabanki ke naam se aa raha hai jo ki aage chalkar flats owners ko bahut badi problem mein dalega.

3. Kahin bhi hum log address proof ke taur par use nahin kar sakte hai.

4. Yaha par jo flats mein jo problem hain uski koi sunyai nahin hai kuonki Surender koi bhi baat no to aapko pahunchata hai na hi yaha par koi karya karata hai. Yahan ki problem nimn prakar hai :-

(a) Pani ki tanki main bahut jyada katchra ho gaya hai jisase keede (jerms) ho gayen hain aur ohi pani peena pad raha hai jo ki unhygienic hai.

(b) Flats main STP nahi hone ke karan latrine ka pani bahar over flow hota rahata hai aur peene ke pani mein mix ho jata hai.

(c) Yahan par kuda dalane ke kilye koi garbage bins nahi banai gayi hai jisase poora katchra dono blocks ke beech main dala jata hai jisase bagut durgandh aati hai aur unhygienic hone ke karan log bimar ho jaaten hain.

(d) Jo channel waIi lift lagayi gai hai oh itani ghatia kism ki hai ki har tisare din kharab ho jati hai aur 4 to 6 days tak kharab padi rahati hai. Main fifth floor par rahata hun aur mere heart ka operation hua hai, aap hi anuman sakte hain ki mera kya haal hota hoga jab main stairs se upar fifth floor tak aata hun.

(e) Flats ke beech mein koi jagah nahi hai jisme koi incidence ho jane par fire brigade ki gaadi bhitar aa sake. Yadi koi gadi neeche park ki jati hai aur uske peechhe koi aur gaadi park ho jati hai to aage wali gaadi nahin nikal sakte hain. Is prakar yahan par itani problem hai ki raha nahi jaa sakata hai.

5. Meri aapse anurodh hai ki aap personaly uprokt botoan par dhyan den aur door karane ki koshish Karen. Yadi aisa nahin hota hai to main din (15 days } ke bad Army Tribunal court, consumer forum, media and High court main jaunga aur main apne paise ki refund ki mang karunga kyonki main HDFC bank se Rs 15, 00, 000/ loan liya hai aur uspar 11.40% per year interest deta hun. Iske atirikta main flat ka full payment nirdharit period se pahle diya. Isliye as per sale agreement flat ki registry ki date se till date 1.5% ke hisab se refund kiya jaya kyonki aaj tak mujhe koi letter flat hand over ka nahin mila hai.

6. Meri aapse request hai ki aap kisi officer sahban ko bheje joy aha ki samsyaon ko denkhen

[on ground) aur uspar karywahi ho sake. Mr Surender ke baaren mein jo baatein likhi yadi sahi hai to Surender ko immediate yahan se hatane ki kripa Karen. Yadi koi pofficer sahban aaten hai to surrender ko hum loge ke samne kada karke baat ki jaye.

7. Main itna paresan ho chukka hun ki ab aur sahan nahi kar sakata. Aap mera paisa turant (with interest which has paid to HDFC bank against our loan) return karane ki kripa Karen. Shrimanji main aab agli karyawahi ke liye biwas hun.

Myself Mr Akhilesh Chandra an inspector in B.S.F applied for a plot in defence warrior society in Ranchi (Jharkhand) through swo india in P- 55. A plot (1806 s/ft) allotted to me through Regn. No-16522 by 10/09/2010 and i received a set of paper indicated rules & regulation in which the organisation declared that, the project will be completed within a time frame (at a max 18 months). I made the first payment by pay order no M311406...

My wife (Smt. Punam) on behalf me (Neeraj Kumar, ex. Indian navy, Rank: PO (ME), Service No. 161024-R) have booked two plot from swo india (Registration no.CB/DANAPUR/032/107 AND 108) who has air launched a project through their website www.swo.co.in in april 2013. Since there was a provision provided by them to ask for refund & I was in urgent need of money, I requested for refund of my all paid up money through a application provided by "swo india". I have sent refund request on 21 nov 2013 and swo has received on 25 nov2013 the same. When i contacted through phone to their refund helpline no, they says "It will take 45 working day to credit in your account". Now more than six month has completed but I did not get my money back from them. Apart from that they do not reply any of my mail so far. Most of the time they do not answer my telephone call. I have paid swo india a total of Rs:1749000/ - and in urgent need of it. Day by day the value of the principal amount decreasing and apart from it I am paying interest to the bank from whome i took the personal loan to pay the same to SWO India.
Expecting your immediate action to resolve this issue earliest.

My wife on behalf me have booked two plot from swo india who has air launched project through their website www.swo.co.in in april 2013. Since there is a provision provided by them to ask for refund . I requested for refund of my all paid up money through a aplication provided by "swo india". I have sent refund request on 21 nov 2013 and swo has received on 25 nov2013 the same. however when I telephonic-ally talk, they do not give...

I, Mr. Ramesh Kumar from 06 Air Force Station West Bengal had booked a plot No 241, Measuring-1200 square, but later the project was cancelled. On cancellation of this Project, I have dispatched refund application & received on 03 Sep 13 at SWO Office as confirmed through Helpline. I made several times call to SWO helpline no and was told that your money was refunded back in 30 days or 45 days in any way but more than THREE MONTHS, I am still waiting for my hard earned money and even I did not get any call from SWO-INDAI to wheb i get back my hard earned money. At this junction, You are requested to intervene in this matter so that i get back my hard earned money. Looking forward for lenient and prompt action from you. Mob.No-[protected]

DEAR SIR I HAVE APPLIED FOR SWO ALLAHABAD PROJECT P9.MY REGISTRATION IS P9/ALLAHABD /060/110.I HAVE PAID THE FULL AMOUNT BY THE MONTH OF MAR 12.SWO TEAM ASSURED ME THAT MY PLOT WILL BE ALLOTED TO ME BY MID MAY OF 12.BUT THEY HAVE NOT ALLOTED ME THE PLOT TILLTODATE,JUST THEY ARE PROMISING ME DAY BY DAY.NOW A DAYS THEY ARE NOT PICKING UP THE PHONE ALSO.SO TAKE NECESSARY ACTION AGAINST THIS FRAUD COMPANY

My Booking No. for bangalore project is Bang/1200 Sqft/021 and I have received my money back with very less interest only 5% for one year only.It is really injustice for me. Money was blocked for almost 2 and 1/2 year with company and paying interest @5% for only 01 year counld not understood. ATLEAST SWO ORGANIZATION MUST PAY INTEREST FOR THE DURATION (almost 30 months) FOR WHICH MY MONEY WAS BLOCKED WITH THIS ORGANIZATION with @9% per annum.

Hi, I planned to own a residential plot from my hard earned savings during the last two years of service was left in the Army, so that after retirement, I can construct a own house from the final settlement amount and can settle in the life to some level. Meanwhile, I came to know about Sainik Welfare Organisation-India (SWO-India) housing scheme, a Delhi based organisation which provides residential plots to Defense personals. Accordingly, I choose to buy a plot from SWO-India since, the organisation's background is from ex-defense personnel and the chairman being a Kargil award winner. My booking amount and installment advance payments for Bangalore project P-30 are as under :-

The total amount paid to SWO-India as on 10 Aug 2010 was Rs 5,12,500/-. After this, I had personally visited Delhi office 4-5 times, called telephonically a No of times and lots of e-mails to enquire about the status of the project from time to time and I was told every time the same answer that "the actions are in-hand, kindly bear with us". After these unsatisfied replies, I reached Chairman, SWO-India vide my mail dated 15 Nov 2011 asking for exact status of the Bangalore project and it was his commitment that the plots will be handed over by Mar/Apr 2012 hence, I waited still further for positive responses but till 10 Dec 2012 (approximately one year), there was no updates received from SWO- India regarding the status of the project. On 18 Dec 2012, I received a letter stating that the Bangalore project P-30 has been dropped due to delay in issue of layout plans and other approvals from development authorities and the investors can either opt for new project or refund. I opted for refund, which I never expected at the time of booking and the terms for refund are 5% PA for the period from 01 Sep 2011 to 31 Dec 2012.

My Queries
(a) With reference to SWO's rule book rule No 15.2.1 & 15.2.2, my hard earned saving amount of Rs 5,12,500/- was held with SWO-India from 10 Aug 2010 to 14 Feb 2013. Hence, as per SWO-India rule book, I should be paid interest rate for the total period for which amount was held with the organisation. whereas, I am getting the interest rate only for the period from 01 Sep 2011 to 31 Dec 2012.

(b) As per SWO-India LDS letter dt 30 Dec 2009, proposed period of completion of Bangalore project was 14-18 months which falls in Jun 2011, the same was delayed due to various reasons and also it was committed by Chairman, SWO-India himself vide his mail dated 16 Nov 2011, that the plots will be handed over by Mar/Apr 2012, then why the interest period fixed from 01 Sep 2011.

(c) My refund application was signed by me on 31 Dec 2012 and the same was reached SWO-India office on 04 Jan 2013, I received my refund on 14 Feb 2013. Due to SWO's staff delay in processing the document/shortage of fund, my interest rate was not paid from 04 Jan 13 to 14 Feb 13.

(d) As per SWO-India general terms & conditions, in-case, for any reason if, SWO-India is unable to deliver the possession of plots in stipulated period of 3 years, SWO-India will refund the entire amount deposited by the applicant alongwith 9% of interest rate. My date of Ist booking amount was made on 06 Feb 2010 and my refund was made on 14 Feb 2013. In my case, the interest rate was calculated as 5% only and that too not for the complete period for which the amount was held by SWO-India.

(e) SWO-India is imposing the interest rate of 9% for delayed installment payments from its investors & 10% interest rate for cancellation of the project by the investor, then how come the interest rate comes down to 5% for refund, if the project is dropped by SWO-India itself.

(f) The processing fee of Rs 4,000/- was collected at the time of booking which is not refundable, but in this case, the project was never stepped into its initial stages i.e, neither layout plan was received nor acquisition was done and moreover, it was dropped by SWO-India itself before stepping in. Then why the processing fee was not refunded alongwith interest.

Finally, neither I owned a land nor I constructed the house. Hence, if any of the above query is addressed/reconsidered, it would be greatly appreciated. Hope will receive a favorable response from your side very soon.
