I would like to draw your attention to below issue-

On 26th Sept 2013 Sagir Khan issued a false letter for Posession of my flat in Rudrapur City. I visited the site to see whether the flat os ready for posession or not but the condition of the flat was same as in April 2013.No Tile work, no electrification, no doors /windows only structure was there.
I again visited the site on 23rd Dec 2013, luckily Sagir Khan was there onsite. The condition of the flat was same, no work done in it. We asked Sagir Khan to see the flat, how he has issued the posession letter in sept 2013 whereas the flat is not ready for posession he replied first clear all the Dues only then i will start work. I've already paid 8.3 Lakhs how can he say clear all the dues even 5% cost of the flat has to be paid only on posession.
I request all the viewers and investors before investing into ANY PROJECT of SAMIAH keep your mind open and careful for future investment.
I would also like to request concerned authority to see my problem and take action against SAMIAH at the earliest.

I would like to draw your attention that I have booked a 1BHK Flat(Expandable) Gulmohar IV, Samiah Lake City, Rudrapur, flat no. R-4/403/F on 19th June, 2011, and even after almost two years no work has been started yet. Your front man Sageer Khan already took Rs.3, 80, 000/- from me under false promises. Because of the above reason I withdraw the booking of that flat on 6th November, 2012 asking your company refunding my money. But your manager Sageer Khan for more than one year delaying and not giving proper answer on refunding my hard earned money. i ranbir singh had initially booked flat in samiah hapur project which they wrongly shifted to rudarpur project and even after paying full amount two tears back they have not handed over me flat now i m thinking to approach highest level to complain against this company and there fraud promises.

This is with reference to my book of Saryu Flat G-40 in Samiah NRI Lake City, Rudrapur on July 2010.
I have booked the flat with the commitment that Samiah would handover the flat to me within 08 months.
I have paid 95% of flat cost with in a year by availing the LIC home loan facility.

but Samiah did not handover my flat to me till yet (August 2013)

Three years gone but my flat is not constructed till yet.

I have visited the Samiah office and do calls so many times but no one seriouly entertained me. Mr Sareer Khan did not pick my phone.
Samiah Project manager is helpless.
From last 2 years i am paying my home loan EMI regularly but Samiah and it's employee does not care my flat.

As per my experience, It is total loss to invest in Samiah project.

I Amit Debroy S/o Sub.Insp.Himangshu Debroy R/o Gurgaon booked Flat No. G-105/S Flat type Saryu, NH-74, Kashipur Road, Rudrapur, (Uttarakhand) developed by M/s Samiah

International Builder Pvt. Ltd. having registered office at F-6, DDA Commercial Complex, Main Drive, Vasundhra Enclave,Delhi-110096.

It is relevant to mention that the above said builder has illegally sold my Flat-G105/S, Type Saryu, Lake City, NH-74, Kashipur Road, Rudrapur (UK) to someone else

without my permission/Intimation and also illegally prepared the documents required to process the loan from DHFL Rudrapur branch. Builder was forcing me to cancel the

booking of the flat but I denied and they illegally sold it to someone else. I came to know about this when i went to see my flat and was shocked to see it was

completed and nobody informed me about same.I went to the builder and offered the remaining 5% of the flat cost along with maintainance and electricity charges in cash

but they denied to give NOC as they illegally sold it to other customer for their personal interest.

I have already made 95% payment against flat cost on time as per the demand letters.Builder has also kept DHFL and buyer in dark for their personal interest. This

builder is a fraud and cheating the customers and financial institutions.There were multiple complaints registered against this builder with Economic Offence Wing

previously.

I have filed a criminal case of cheating and fraud against the company and also reopened the case with Economic Offences Wing, Delhi crime branch.

Beware of this builder!!! and DO NOT INVEST YOUR HARD EARNED MONEY WITH THEM!!! Just check out the complaints on internet before taking any descision.

I have booked a flat in Hapur garden City, of Samiah Inter National. They lied to me possession within 2 years but it is 4 years since I have booked my flat no movement has come from the Builder. I am not sure fo the pesent status. Everytime I meet those persons they lie to me to jut pacify the situation. I am a poor homeless person who has taken loan to purchase this house. I am deeply unhappy about it and wish to have justice done to me by the builder.

I have a book a Flat in Glumohar Phase-I in NRI Lake City Rudrapur dated 25.10.10, My Flat No. is E-4/403/FF. We deposit full payment to Samiha International dated 10.06.11. Before long time he is telling that Gulmohar Phase-1 is completing. Now he is telling me that E-4 Block Foundation is going on.
Now we have complete two year of Flat booking and one year of full payment. Also I have call to Mr. Sagir Khan but my problem is as it is.

I had booked a plot in the sunny forest project at Bheemtal (Nianital) and paid the full amount demanded by the company Rs 625000 and company issued No due certificate on dated[protected] . I requested to get registered the plot in my name . after repeated request nothing has been done . At last I applied for refund and request for cancellation of my booking and refunds my amount Rs 625000 on dated 5th Sept 2011 but till date i have not received any response from the company . I contact the Asst Sales Manager Mr Rakesh who never pick up mobile and asked me not to call him and to talk to Sageer Khan Marketing head. I also written two letter to CMD but no response is received even after several email to CMD .

I AM SURE THAT THE SAMIAH INTERNATIONAL IS MAKING US FOOL AND ONE DAY RUN AWAY WITH OUR MONEY AND NO BODY IS GOING TO FIND ANY PERSONS FROM SAMIAH. WE HAVE ONLY FEW TIME FELT TO UNITE AND TAKE SOME STRICT ACTION AGAINST SAMIAH DEVELOPERS. FOR THAT THE INTERESTED PERSONS SHOULD CONTACT WITH THE AVAILABLE AND SUITABLE RESOURCES TO TAKE ALL O[censored]S OUT FROM THE GRIP OF THIS FRAUD BUILDER. Booked a Flat with Samiah International, Garden City Hapur for which construction status is unknown and there's no one from their side to provide any answers, its time to bring into notice of Searchers who just believe what they see online. After getting betrayed for its commitments by a leading Builder / Developer, "SAMIAH INTERNATIONAL", and have seen my family paying off Hard Earned Money, to make the dream for their own Home come true, professionalism can be seen with the company, when unable to deliver the project on time, their team cant either provide Hope not the Money. Infact when I visit the website: http://www.samiah.net, I'm surprised to see that they are committing more projects but as far as I know Garden City, Hapur was their first to be delivered Project, and seeing myself in a position, I don't know how many more will be fooled in the long run.

Anyways my concern right now is to get the clear picture, about my hard earned money, or should I accept it as fact that I'm provided my money to someone who just never have intentions to Deliver the commitments nor the money.

i book a flat in feb 2009 and after sanction of loan i paid almost 50 percent of amount. the company is not making any construction at the site where it promise to handed over the flat in march 2010. it has to pay the interest part of the loan which it also not paid till the date almost defaulting for 15 months.

Please beware of small time builders. They have taken plot from NOIDA authority by paying 10% of plot cost.

After getting possession of plot, they have taken loans from leading banks by mortgaging the plot. Also, they take advances from buyers on CLP, flexi and cash down payment.

But if they default on the loan payment to bank, then the bank have the first right on the plot.

In the race to sell the flats, most of the small time builders attract buyers by offering rock bottom prices. But such builders are at the highest risk of defaulting both in terms of quality of the flats and also any loan which they have taken from banks after mortgaging the GHP plots.

M/S SAMIAH Builders have defaulted SBI loan and now the land of one of their project (SAMIAH Garden City, Hapur) is being possessed by SBI. SBI notice has come in today's delhi edition of TOI (page 11).

Please be wary of small time buyers.

This is my second email for the Samiah Builders(Mr Sagir Khan) as i don't get any feedback from Samiah yet , if i don't get anything after this i will take print of these posts and send to my Lawyer whom i have appointed for this case to handle.

Sir we had booked a flat in Samiah Garden City Hapur. according to the term and condition of a withdrawl a company should pay a amount with in a month after deducting 5% of the basic cost. and we had given an withdrawl application on 16th Jan'10 and till date no conversation is received from the company side.Mr. sagir khan in samiah builder is a very stupid / bludyfool man.
