I purchased a flat f0306 in springview heights ghaziabad under subvention scheme in april 2014 and but as the time passed i found a big opaqueness in their process :

1- no clear date of possession and neither they mail about new date, it have been kept secret like bahubali-2 movie and probably a petition in high court or supreme court filled under violation of fundamental right can open their mouth.

2- till now they are crediting my pre-emi back to my account and nobody knows about date and there is no proper schedule but solely depend on company's monopoly.

3- all customer care, relationship manager are just to look customer friendly but in actual most of the times they do not respond.

So in nutshell it is highly risky to go for this group for a new buyer as they are not transparent and customer oriented.

I have been also purchasing this flat in 2013 and they promised to give possession in Jan 2016. Totally fraud. Even i did not get PEMI since June 2018 till now. Bearing rent as well as PEMI become to much difficult to manage financial situation.

    There is no response to my calls or emails for update on springview heights project in ghaziabad. I posses flat in tower b. My rm mohit always tells me that he will call me back but he never does. It is such a cheater company. I am afraid they will take my money and run away.
    There has been no update from this builder since demonetisation. I have no idea how to catch hold of these guys. Payment has already been made to them and now they want to run away with my money.

      This is regarding my unit t10-0303 in crescent parc, phase 3, sector 92, gurgaon. I bought the unit in resale in 2012 and even after about 6 years there is no sign of possession.
      There customer care number hardly ever works. If i call them continuously for 7 days, my call may get answered once. It is pathetic.
      And when i'm able to contact them i'm just given a new date of possession. This has been going on for last 3 years.
      Overall, it has been a very bad experience.

        Booked c-type villa phase 1 in 2012; scheduled possession: november 2013

        Status: december 2017 (Not complete)-after 80% work no progress since 2014/2015

        Contact person: mrs jamuna (Cro-chennai) and mr. Saravanan (Operations head)

        The project was launched by vip housing-chennai

        The chennai operations are always providing 3 months time.
        They are unable to provide a trustable possession time.
        Cannot understand their plan!
        No promise on compensation.

        After a delay, they are planning to include gst in the upcoming bills.

        Delhi office: irressponsible, no communications


        Is a resident or customer forum created? Did any approach to consumer forum? Did any legal steps taken?

          I am not happy with the sare homes company commitment with regard to common amenities. It has been more than four years since the commencement of construction of club house and there has been no responsible action taken till date to completion of the amenities. Sare homes had promised several other amenities like following as mentioned in your web site too. Its totally unfair on the part of sare homes to charge a huge money for the gated community plots when the normal ground value of nearby plots were only at 50% of the said cost. Please note that it is illegal to continue your claim with us showing up all such common amenities. I strongly feel that i had spent 35 lacs more than the actual deserved value of the property. Sare homes to take sole responsiblity for the failure on its part to handover the promised amenities in good order as on date and any further delays.

          I notice that the started up constructions for club house and common amenties were stopped for a very long period since 2014 and the structural components are getting deteriorated badly with no progress since 2014. Sare homes to take immediate action to do the needful and respond with deadline for the handover. I am really frustrated in investing with sare homes while my friends who had invested in promoters like arihant are better off as the promoter has kept up their promises in providing the amenities in good order towards the gated community property development.

          If sare homes does not have scheduled plan to hand over of the amenities, then they need to refund the cost of the said amenities that are not completed as on date to the community.

          Hi Maran I'm also like you. I have paid Rs. 12 lakhs towards my F-Type apartment F39-02 and is waiting for the possession. Byut I got disappointed and i have requested for the cancellation. Almost 8 months gone. Nothing is happening. Everytime I contact Jamuna she says that there are already people who have applied for cancellation much before you. Im hopeless. This builder is literally fooling us. You can contact me at [protected]@gmail.com.

            Prayer: petition filed under section 11 (6) of the arbitration & conciliation act, 1996 to appoint an arbitrator on behalf of the petitioner association in order to resolve the disputes that have arisen between the petitioner and respondent company.

            This petition is filed seeking an appointment of arbitrator to enter upon reference and to adjudicate upon the disputes between the parties arising out of an agreement for maintenance in relation to the project 'crescent parc dewy terraces' dated 30.08.2012.

            2. Mr. Mahesh kumar, learned counsel appearing for the petitioner and mrs. Suganyadevi duraisamy, learned counsel appearing for the respondent agreed for the appointment of a sole arbitrator to adjudicate upon the disputes and suggest unilaterally the name of mr. Justice p. P. S. Janarthana raja, former judge of this court.

            3. Accordingly and by consent, i thus, appoint mr. Justice p. P. S. Janarthana raja, retired judge of this court, having residence at flat - gb, ground floor, ponmari towers, old no.7, new no. 13, montieth lane, egmore, chennai - 600 008. (Mobile no.[protected]), as the sole arbitrator to enter upon reference and adjudicate the disputes inter se the parties. He may, after issuing notice to all parties to this petition and upon hearing them, endevour to pass an award as expeditiously as possible, preferably within a period of six months from the date of receipt of this order. The learned arbitrator is at liberty to fix his remuneration and other incidental expenses, which shall be borne by both the parties equally. The parties agree that proceedings may be conducted under the aegis of the madras high court arbitration centre in accordance with the madras high court arbitration rules.

            4. The original petition is, accordingly, allowed, leaving the parties to bear their own costs.

            5. Application no.4177 of 2016 is filed in terms of section 9 of arbitration and conciliation act and prays for an appointment of an advocate commissioner to visit the premises and conduct inspection of the same for the purpose of obtaining information on the present status of the approach roads to the project, amenities existing in the project and to audit the books of account maintained by the respondent in relation to maintenance charges being collected by the respondent pending initiation and disposal of arbitration proceedings.

            6. Insofar as the arbitrator has been appointed in o. P. No.383 of 2017, this application is transferred to the learned arbitrator who may considered the same on priority as an interim application under section 17 of the act.

            7. The application is disposed of in the above terms.

              I have frustrated regarding my issues. I am not getting any response from their staff or customer care.

              1. I have booked a flat in ghaziabad (Up), project sare spring view heights flat no. F -101 in september 2016. At the time of booking i was promised to give gold voucher worth rs.1.5 lac after disbursement of my loan but now it has been a year to my disbursement but i haven't get my voucher.
              2. I'm also a adviser of sare group and given a booking of 3bhk in spring view heights in the name of mr. Vijayl, in this case also i was committed by their employees that i will get my incentive after the disbursement of client's loan but i have not received my incentive that is 3, 15, 906/-.

              3. Also still they didn't inform about the construction work, i have visited many times to site and every time their staff said that very soon we are starting construction work but it's been more than 1 years, there is no progress. At the time of booking, possession date was august 2017 but still no response. I tried to reach their office/customer care, but still no response. At time of booking, my friends advised me that not go for sare homes, because, in the name of fdi they are doing fraud, making wrong commitments, playing with the buyers emotions and making their personal profits. Today i realize that they are correct.
              Total fraud & cheater company...

              Booked expandable villa in 2013, almost it is going ti complete 5 years till now there us ni update and they are not return in my money back.

                Sare homes is the worst company my brother invested in given 5 lac rupess on one go afterwards there is some issues in loan so loan can't be done it's more than a year nobody takes call and they are not refunding the money such cheap n creepy people all staff the system extremely bad my mother is not well we have gt her surgery done we r short of money by they are not refunding so cheap they all also have their families god is watching everyone ll suffer the way they are troubling us.

                  Hello all,

                  My name is vikas kumar. I bought a flat in springview heights ghaziabad.
                  Flat number is c0201.
                  I bought this home under subvention plan and as per the sare commitment i have not been paid any emi until i get the possession of my flat.

                  As per the sare commitment the flat should be delivered to me on august 2017 but somehow the construction has not been completed.
                  And sare gave me new date of possession which is dec 2018.

                  As the sare home and hdfc bank loan agreement has not been extended.
                  So the pemi (Rs. 19563) has been deducted from my account on 5th sept 2017.

                  I got the mail from sare team to upload the documents to transfer the money into my bank account. That has been provided to sare on 25th august.

                  I am following up with sare ghaziabad and calling sare customer care number and dropped multiple mails regarding but could not get any satisfy answers.

                  Now when i followed with sare team they told me they don't have the tentative date when sare transferred the pemi into my account.

                  The second installment date 5th oct is near and i am not in position to pay this big amount (Rs. 20, 000) this time.

                  I need a strong favor from sare home to get the pemi into my account before every 5th date of every month so that i wont be worried about the money.

                  I invested on sare homes only their trust values and i am still having trust on sare homes.

                  Kindly make my trust on sare group and transparent of every thing.

                    I have bought a flat in sare gurgaon 5 and half years ago but haven't got any update on construction or possession since 2015. I have reached out to their crm team but multiple times but they have been changing the possession dates and delaying the possession. I have been sending sare care team emails since my last payment on completion of plumbing, flooring & tile works back in march 2015, for my flat in crescent parc tower 16 sector 92 gurgaon, several requests were made to give me possession date for the last 2 years but they have been giving the same answer. Now instead of giving some constructive reply, they copy/paste their canned response "to contact out crm team and they will help"

                    Would suggest to read the message carefully as your crm team is not able to help...

                      Kindly inform you that mr. Vimal singh (Unit managar, agra) is doing mis-selling, mis communication and fraud with me during the deal. I have booked a inventory in a spring view height-b0904 in cresent parc, ghaziabad.
                      When i was started the deal mr. Vimal singh demanded only 5% of basic selling price, then i have gave accordingly amount 263255rs.
                      After few days he demanded 5% total selling price, then i have gave him accordingly amount 296927rs due his mis communication as well as lack of knowledge.
                      After few days he demanded 5% of service tax on total selling price, then i have refuses to pay due mis leading.
                      After few days he was saying that 500rs per square feet (3700rs sq feet + 500rs sq feet) is raised by sare homes recently after demonetization, mr. Vimal singh was saying that now your booked property is gone much higher in ghaziabad site (Fake news spreader by vimal singh with out any proof).
                      On the time of disbursement, according my required loan is 48 lacks but indiabulls is sanctioned only 40 lacks. Mr. Vimal singh said pending amount will be demanded by builder after possession and i will give you a written promissory note but i did not get any note from mr. Vimal singh.
                      Due to mis-selling, mis communication and fraud by mr. Vimal singh and anurag singhal. I never go for disbursement now.
                      I would request you please cancel my booking on svh-904 and refund my whole amount without any deduction with interest according rera act.

                      Sadly informing you that i have cheated by SARE SAMAAG REALTY PVT LTD. Mr.vimal singh(UM, AGRA) is played a vital role to do this kind of froud/cheating/mis-selling, he have hidden lots of rules and conditions about the company on the time of agreement and payments.
                      I have already marked a mail on 24th july that about the cancellation the booking and mis-selling by vimal singh, however SARE HOMES issued a letter on cancellation and termination of booking through letter printed date was 20/7/2017 and send the hard copy on 2/7/2016 and i have received the letter on 30/7/2017(this shows fraudulent).

                      I have already cancelled the booking 2 month ago but Mr. vimal singh is assured me that no pending amount of would be demanded by company in 2 years till possession thats why i have requested for un-hold the cancelled barrier via mail, please find the screen shot of the mail.

                      If SARE HOMES is not replied the satisfactory response in short time then i would be go for legal forum.

                        I have purchased an apt in your crescent parc ph 3. Its a 1712 sq ft apt which in a buy back costed me inr 59 lacs in year 2013. Recently, i received a letter where in i am told about an absurd calculations confirming the revision of the floor area.

                        As per your communication the revised floor area is now 1950 sq ft and not 1712 as per the original allotment. May i ask you what sort of calculation is this. I was somehow mentally prepared for some hidden statements that would come through me during allotment period. But this is way beyond my imaginations. A revision of approx 250 sq ft. Are you guys having your township build by a roadside 'mistri' or you really have some experienced and educated architects.

                        I understand your revision is to compensate the penalties that will now be implied on you for your delayed project completion. Nevertheless, i am also aware that you would have such a hidden statements in your contracts, but misusing the contractual parameters are not acceptable under law, seldom revision of the floor area even.

                        I hereby request you to revert of such a communication which intends to loot the consumer and further i shall decide the course of law.

                          Please find the kind of maintenance services provided by SARE HOMES after collecting so much money every month from the house owners in OMR, Thiruporur, Chennai. Also there is no approach road to the township. No water facilities and sewage lines. SARE HOMES is totally cheating the flat buyers. Villas area looks like a jungle within the township

                            Hi,

                            I hold unit no t100903 in crescent park phase 3, sector - 92, gurgaon, haryana at sare crescent park project.

                            I want to know the status of my flat. When will the possession be offered to us.

                            The possession of flat is delayed by more than two years as on date as per the builder buyer agreement.
                            Also, there is no work at all at the construction site.
                            Seems, builder doesn't bothered about the customers, and enjoying somewhere else with our hard earned money.

                            I have taken loan from from the bank and am paying monthly installments along with rent and the same is taking a heavy toll on me.

                            Request you to please provide me the exact date of possession.

                              We have booked a flat in 2011 in sare homes, thiruporur, chennai. As per the agreement, the construction work has to be completed within 24 months from the date of booking. Its been 5.6 yrs since we booked, but we have not seen any progress. Still they are not confirming any possession date. Construction work is going on beyond the stipulated time. Also communication regarding the status of our block is very worst.

                                We booked 2 F type villas in 2014 .ever since we have been calling, visiting and asking .the construction commencing date is still not declared .they have already squeezed out 60 lack and promised to deliver by 2017 dec. Though the whole area is like a jungle, the road approaching the project is in a mess and amenities promised are not made and unopperational.sare is a fraud company .now my relationship person is not taking my call as I want to visit their office...apealing all harassed customers...my number is [protected].let us all get together and Sue this sare homes and take back our money.
                                Even better we should invite media and report to them so as to nationalise our complaint.
                                Also we will send one letter to state urban development minister and PM Modi
                                A new rule has been drawn for harassed customers troubled by such fraudsters.
                                I even sent a message to Mr Relia CEO but it seems he is aware and part of this scam
                                He did not bother to reply me though he dsnt fail to applaud himself on achievements
                                Also we will ask ASSOCHAM on what basis they have crowned sare to be the best.?for fraudING people ?

                                That place is far from livable, I pity those people who got their flats and have no choice but to live there...

                                The sare team sold 1000 units in 2011 and the still harp on the same figure.they talk as if their project is the ultimate big project, hence justifying the delay.

                                  I was sent aletter to tak possession and pay the blance 20% on 28/11/2014 till now the flat is not ready and csr infomrs it will take 6 months more the letter says if i do not take possession by may 2015 i have to pay Rs.3/- per square feet. By threatening such things sare got all customers tp pay 100% and two and half years after full payment no possession nor csr talks to you.

                                    I have booked unit in Sare Home- Crescent parc Phase 3 & possession has been delayed by more than 2 years. I heard there has been issues with the sub-contractor payment. Please advise when the realistic possession date & how penalty clause will be executed. I have already paid 95 % of the payment. Is there any provision in claiming the interest on the money already paid to builder?

                                      I am resident of Crescent Parc Royal greens 2 SARE HOMES, sec 92 Gurgaon.
                                      There is no power supply from last 8 days and there is an intentional delay due to high charges of power back up by SARE.

                                      No permanent arrangement of water supply, electricity, sewerage, security and very poor construction quality.
                                      The builder has not yet given the VAT back to us which was charged from residents but not submitted to the...

                                      I have booked A type villa on SARE homes GST road project at singaperumal koil on April-2012 and the possession was scheduled with 6 months grace period on Dec-13. After completing 80% of the work by April-2014 no work happened.. SARE homes collected money 80% Money and no reverts on the progress...when we press the scheduled possession will be tentatively given and changed after 3 months and this continuing for more than 3 years. These type of builders are really a pain in real estate sector who work without any ethics and target. I have paid more than 5 Lakhs as pre emi and SARE never cares about this. I called their customer care person in chennai before three days and she was not able to give any date for possession when I asked why there is no coordination between site team and her, she promptly disconnected my call, this is the way your CRM works...The management is not having any plans to complete phase-1 but working on phase-2 absolutely disgusting work ethics.. I have sent tweets to Mr.Vineet relia and Mr.Davis Walker but haven't received any reply. Really pissed off by the builder..

                                      Are you kidding me, I am saying no work in progress for last 3 years and you are asking me contact site office. I am living 5 kms away from site and it shows your ignorance to imagine that I am coming to this forum without contacting site office. Speak to your site team and let me know when is the possession and don't give lame excuses.
                                      I as a prospective buyer will always be thankful to these people whole raised the issues here in this forum.
                                      I will never come to these builders/developers who don't have a clean/honest answers for these issues.

                                      I think its time to unite through these forums and show the builders/developers what consumers can do.

                                      I have booked B -79 type villa on SARE homes GST road project at singaperumal koil on April-2011 and the possession was scheduled with 6 months grace period on Dec-12. COnstruction has stopped at 60% and still no date of completion from SARE . i lost nearly 7 lakhs paying bank interest until now. Even a small builder would not have delayed delivery this much. Worst COMMITMENT !!!.

                                      Hope this review will help new buyer in making right decision and avoid SARE.

                                      Paid Rs 40 lakhs against E type villa -phase II in Meadow villa, SP koil, opp GST, since 2012 & as on date, haven't got either the house or the money refund.
