Sir Mr Anup kumar Das who is a sales manager promoted me to purchase a flat at puri & I have visited the spot & decided to purchase a flat with booking amount of 2, 30, 000/- But on latter stage due to fund requirement i want to cancell my booking . They easily cancelled & sale to another customer but inspite of several visit to the unit, puri no body is neither taking interest nor advising how to get back the refund amount by cheque 002373 dated 25.09.2012 against the flat No 5071 vide allotment letter no : 5780/w-5071/12/01 dated 16.11.2012 issued by your office .

    I had also booked a flat (Flat No: 4037), and now i am simply unable to even find out any address to contact them.
    I can sense some fraud case seeing all the comments and doubt about the companies credibility.
    I will stand support with this group to at least try recovering the investment amount.

      I paid in full $15, 000 and $20, 000 for a Studio Condo at Puri Seven Hills Sands Projects! These thieves took money and left this project two years ago! Now they are asking to cancel my contract! India is no better than any other rubbish countries where thieves steal money and Police or Govt or Court do not do nothing!

        New Delhi: A Consumer Court In Delhi issued warrant against directors/promoters of m/s. Seven Hills Estate Ltd. (a real estate developer of Odisha) on 10.02.2015 for non-compliance of its order passed in a consumer complaint . Mr. Shesadev Nayak, had booked a flat costing Rs. 7 lakhs in the project “Seven Hills Sands” undertaken by the developer M/s. Seven Hills Estate Ltd. at Puri in Feb’2007. Within six months (by 1st Aug’2007) the total payment made by him against consideration was Rs. 2, 55, 000/- which was more than 36% of the total cost of the flat. However, since the pace of construction was not as promised, he had stopped making further payment of installments towards the cost of the flat. Rather, finding that the project was delayed considerably, he had approached the developer seeking cancellation of the flat and refund of his money. The request was refused by the developer. In 2011 he was informed by the developer that his flat has been allotted to somebody else and he was not entitled for any refund whatsoever. Claiming this to be deficiency in service he filed a complaint before the District Forum (North-West District), Shalimar Bagh, Delhi. Vide Order dated 31.03.2014 the District Consumer Disputes Redressal Forum, North-West District, Shalimar Bagh, Delhi has held that the developer M/s. Seven Hills Estate Ltd were deficient in rendering service to Shesadev Nayak, the Complainant and accordingly directed the developer M/s. Seven Hills Estate Ltd. as under :- i) Pay to the Complainant a sum of Rs.2, 55, 000/- along with interest @ 10% p.a. from the date of deposit till payment; ii) Pay to the Complainant a sum of Rs.5, 000/- as compensation for the pain and agony suffered by him; iii) Pay to the Complainant a sum of Rs.5, 000/- as cost of the litigation The above amount shall be paid by the developer M/s. Seven Hills Estate Ltd. to the Complainant within 30 days from the date of this order failing which the Complainant may approach this Forum u/s 27 of the Consumer Protection Act, 1986. Subsequently, the developer M/s. Seven Hills Estate Ltd challenged the order of the District Consumer Redressal Forum by filing an First Appeal in the State Consumer Disputes Redressal Commission, Delhi which was dismissed in limine by the State Commission on 10.07.2014. Subsequently, the developer M/s. Seven Hills Estate Ltd filed a revision petition in National Consumer Disputes Redressal Commission, New Delhi, challenging the order of the State Commission, which was dismissed on 16/10/2014 with a penal cost of Rs. 1 Lakh in favour of the Complainant. During the course of hearing on 10.02.2015, the District Consumer Disputes Redressal Forum, Delhi have issued bailable warrant to be executed against all the Directors/ Promoters of the developer M/s. Seven Hills Estate Ltd. and fixed the next date of hearing for 09.03.2015.           I have purchased flat no 2138 in seven hills sand at puri and on rent agreement for five years @ rs.8000 per month. After n7 months of rent seven hills stopped paying rent since january 2014. It is not possible to contact sri srinivas md of seven hills and the staffs at bhubaneswar & new delhi simply replying when they receive cheque they will send to me. On this matter a letter was sent to sri srinivas md and a no of e-mails sent but no action has been taken so far. I have invested huge amount on this project and i feared that i may loose the hard money invested.Pl help me.Lenarani dhalemail [protected]@gmail.Com

            i totally disagree with your opinion because it is 100% biased and maybe you are wrongly informed about seven hills.Please check the details before you post such non-sense.
            I know Seven Hills Group.It is absolute rubbish to call it a fraud company.Some one with vested interests is trying to malign the company.

            I have deposited Rs 109000.00 with a view to earn interest and get maturity benefit.The company neither pays interest nor returns the principle amount.I filed CD Case 429/2007 and 479/2007 at the District Consumer Redressal Forum Khurda At Bhubaneswar (Odisha) .The judgement was passed on[protected] in my favour.Further Execution case no.52/2009 and 53/2009 was filed on[protected] in the same District Forum.The company very cunningly evaded and has filed 1st Appeal in the State Redressal forum Odisha at Cuttack.The case is still lingering .The company is highly influential and fradulent .God knows whether I will ever get my hard earned money back. I am an Ex Sergeant from Indian Air Force.I shall be highly obliged if you can please help me in this regard.

WE LOGGED A COMPLAINT AGAINST COMPANY AND ITS CHEATED MANAGER ASHOK PATTANAIK AT BERHAMPUR POLICE STATION SINCE 2006 BUT STILL NONE OF THE ACTIONS ARE TAKEN ON THEM.MY DAD OFTEN MOVING TO POLICE STATION, SP OFFICE, COLLECTOR OFFICE AND EVEN ESCALATED THIS SCANDAL TO MINISTERS OF ORISSA BUT RESULT NOTHING.

            I have purchased a studio apartment from them for Rs. 9, 00, 000/- and as promised may be after a couple of months later, I got the possession now. I do not agree with all the above negative comments. The staff is very friendly and very understanding
            I have a flat in possession in Seven hills in Puri. I have visited my flat 4 times and in all occasions there has been no water and electricity. When asked about water facility, the answer has been that
            ' construction work is going on' so there is no water. The flats are not in a liveable condition at present. On top of that, they demand Maintenance charge of Rs.1500.00 per month. As per agreement, the said amount to be paid when facilities like generator back up, fire fighting, lift services, garbage disposal, common area lighting, security, water supply etc.. are provided. Except for security no other services are provided.Water was provided in buckets(Thanx for that). So I suggested that an amount of Rs.500 may be deducted till all such facilities are provided. On the last occasion I visited there, there was no water and electricity.when complained, I was told ... it is because I have not paid maintenance charges. I had to cut short my visit there. Now why should I pay for something for when facilities are not provided there. Its ridiculous. I have bought the flat to lead a healthy living whenever i visit there. But all these unpleasant experiences discourages me visiting there.

            I would like to know more on seven hills sand project, puri.
            I have booked two flats ( Flat No: 3023 & 3025 ) in Sevenhills Sands Project Puri. As per their promise I have been getting virtual rent of Rs.16, 000 for two flats per month. I am getting these virtual rent regularly every month . I am very happy and satisfied with the sevenhills service and their committment. I have already recommended some of my close family friends to book flats at sevenhills sands puri and they are also enjoying the same benefits from the company. It is very interesting that the company is providing virtual rent during the time of construction which is a rare thing in construction and property business.

            Please do not misunderstand me. Here i want to give my personal comment which is not biased by anymeans. Recently I had visited SevenHills sands Puri construction site. The project is under construction and visited few completed flats as well as their sample flats. Being an engineer in profession I appreciate the quality of construction and its materials. I hereby compare with the builders appartment in BBSR with sevenhills which are more superior in case of sevenhills materials being used in their site. Other furnishing and flooring materials viz; doors, bathroom fittings, Glass panels, sanitarywares, Kitchen items are top quality. These type of items are not generally used by any builders at BBSR. I have planned to buy two cosequitive flats in 4th floor if my finance permits. Well-done Sevenhills.

            Please note that alongwith me and my friend circle we have booked 14 flats in Sevenhills puri project.Our flats are situated at South and West block of the complex. We all are happy with the construction progress and quality of material.Some of my friends have got the registration of their flats at Puri govt.authority and also receiving lease rent on monthly basis. Of course the company has delayed in giving possession for 2 and half months in contrast to their actual schedule, but this delay is tolarable as it happens with all builders.But i must deny the allegation against sevenhills as it is being commented by some of the readers. That should be their personal problem which could be justified by the proper court of law...who is really at fault.However, we are happy at our decision to invest on sevenhills puri project.

            I minakshi supkar, booked a plot at Atala a housing project under SEVEN HILLS on 2002.We paid all the instalments.Till date we neither receive any plot nor any information from the SEVEN HILLS people.Is there any body who will answer me and people like me who invest their hard earn money into such dream.
            If there are so many complains against the company, why can some body file a criminal case against the company or send a press communication and also write to CM orissa. Things have improved now in orissa where such things will not be tolerated.

            I saw some people are happy for getting " virual Rent"-- My friends!!! Virtual rents are just gimmicks . It is another ploy to take money from you and enjoy the float. Please do not fall prey to this.

            Myself and my brother had booked 2 flats from Seven Hiils Sands Puri resort in the year of 2012 with the promise from one of their property manager (Soumen Chowdhury) that the flats are almost nearing completion and handover process may start as early as Feb or Mar 2013. Since then the hurdle started. The said property manager has fled to other company and since the month of Mar'14, all my inquiries about the completion and handover are not being responded to. Me and my brother have taken bank loans to pay of the money with the assurance that lease would start immediately from April or May of 2013 and so we may not have to give out anything from our pocket. But it has been over a year now and still there is no commitment on the completion and they are asking for more money. This company sees to be a complete fraud and I would seek help of people here to direct me where should I complain against this company. When we confronted their Kolkata branch head lady Shuvra Burman and their other Sales Manager Arindam Halder, they are referring to their Head Office but when it comes about harassing for payment, they are the persons who threatened us that we would be loosing the entire money if we don't pay in time.

            Even their Janak puri office, there is no phone no so that we can contact them over phone. If anybody has their Janak (Delhi) HO phone and email address, please let me know immediately.

            I have one flat in the seven hills project. After first three year rent payment they have stopped the same. Currently at site there is no water, electricity connection, no sign of starting any amenities. On contact there is absolute no or rubbish response. There is no visibility on future of this project. Any suggestion what step we should take as costumer of this project.
            Seven Hills Sands is a big rip off and thief! I invested money for a Condo In Puri and they stopped paying Rents since January and no answer so far! What do you call it? Ha?
            Is anybody going to do any Class Action Lawsuite againgst these Thieves? Let me know if you find any Lawyer or start the process send these bustards including Selvi to Jail

            There is no communication from management and for sure if all investors do not come together we are heading for total loss.
            A small group have come ahead to form housing society and have initiated necessary process.

            I have deposited Rs 23 Lak for a signature apartment (studio) since 2013 under virtual scheme. I have not got the registration of my flat yet. I received some amount as rent which was less than the stated amount for over a year and then it stopped. later I got a poorly worded letter from a solicitor demanding to forgo some of the clauses of the original contract relating to rent. The scheme has given me lots of grief and I understand there are many people like me around. It looks like a strategy of these operators to initially give the rent but later create trouble. It's very unlikely that the unit would sell in the same price now. They do not respond to any correspondence now. Don't know what to do now! It's time I guess to take some class action.
            Can anybody please convey me the present address & contact no of Seven Hills Leisure & Resorts Ltd. I am trying to contact their Kolkata and even New Delhi office but all of the nos are invalid. The website & email is non-working. I have booked a leisure holiday worth 15K for 10Nights Stay in Seven Hill Vacation, Puri but when I am planning to go to Puri, I can not able to contact them.

            Dear owners all we know that the company seven hills is a fraud company so i[censored] all keeping hope that the md srinivas will come and complete the puri project then it is sure that the property will fall down before that and for the same reason we have formed a group of owners named as "seven hill family puri". This group is already started the renovation of work of the property from dt.[protected]. In this period we have completed the main gate & boundary wall repairing work and now we are proceeding for the re-connection of the electricity supply and after getting the electric connection we will start the water supply and common area electrification works. We have also appointed a office boy cum security guard for the day time only to collect the information about the other owners.
