False promises by sales executive

Address: Lodha Amara Kolshet Road, Thane Maharashtra

Lodha Amara is highly crowded with dense population, lot of advertisement and luring customers into trap of lot of Amenities.
Club House / Swimming Pool / Tennis Court / 2 KM Forest Garder are just for namesake, All comes at huge cost, spending crores on cheap project.
False commitments ( only verbal no written) are done by Sales executives.

Delay in possession and failure to hand over the flat keys

I am a buyer of Lodha builder Crown Majiwada Thane.

This is to put my concern regarding the delay in the possession of the flat originally committed by the Lodha sales team for April, 2024.

By December 2023, I had already paid approximately 95% of the property value, trusting that possession would be handed over as scheduled,
that has not happened.
The first update we received indicated that possession...

Lodha easylease team is all about cheating. I recently tried booking a flat in downtown, urbano N-901. They said the other brokers are fake, don’t go with them. But found easylease fake. Fake promises, fake commitments. Even after a lot of follow-ups with Sourab Mishra from easylease, the flat was not ready on time. He just kept delaying it and always kept asking to transfer money. And since it got delayed, we have to continue in our present flat for another one year. And upon cancellation, he used bad language with me, saying 'Aap pagal ho, kabhi nahi rahe ho Lodha me, Lodha me aye ho, etc.' . The owner who was ready to refund our expenses, Sourab later teamed up with the owner not to process this (we have proof), saying 'ek paisa bhi nahi dena'. Very irresponsible and unprofessional attitude. When checked senior, he had only one word ‘Sorry’. We need our refund.

      My name is Ajinkya Nivrutti Ranaware, I am the owner of the flat "Orchid H-307, Golden Dream (Crown Taloja), Khoni, Dombivali east (421204)". This mail is for complaining to you that we are suffering with the bad quality of lodha construction. Today (14th April 2024) we had an accident that our bathroom and toilet passage area ceiling fell down which was provided by lodha and it is a part of lodha's construction. The complete ceiling was stable on the support of a single screw and today suddenly it collapsed and fell down. I complained about the same to hpm team but they are saying that it will not be repaired via lodha team as it is not a structural defect. But for your kind information if you see the agreement, it is clearly mentioned that "Structural Defect in the Unit or in the material used therein such defects shall be rectified by the Company at its awn costs. In the case it is not possible to rectify such defects, then the Purchaser shall be entitled to receive reasonable compensation from the Company for rectifying such defects, based on the estimated cost of rectifying such defects as determined by the Project Architect of the Company."
      Also lodha took 5 years of maintenance charges in advance from us to maintain all the things in lodha property. So it's the lodha team's responsibility to repair the damage caused in the property. My wife is 8th month pregnant and she was passing through that area before 5 minutes of that incident, if any injury will happen to our family members then who will be responsible for this, assume that our kids/grand parents/ family members was passing through that area and they get injured then who will take responsibility of that injury. This accident can cause death/major injury of childrens/senior citizens. This ceiling is fitted by lodha in the bathroom, toilet and common passage of bathroom, and this should not happen with any other family.
      So I request the lodha team to please look into it on priority and repair the ceiling and please make sure the ceiling is properly fitted. If any action not taken against this and not got repaired then we need to reach out to RERA and consumer portal that lodha team is not helping us as per the agreement. I am attaching the clip and photos of the accident. please resolve this ASAP. I raised so many emails earlier also about the bad quality of lodha construction and issues we faced.

        It has been more than a 6 months without receiving a response regarding the recommended course of action outlined in your security plan for the safeguarding of my balcony with grill. I urge you to prioritize this matter seriously, as it pertains to the security of my premises and the safety of individuals residing therein. The exposed balcony poses a potential hazard, particularly for children. Please be advised that Lodha shall be held accountable for any unfortunate incidents, as your delay is impeding my ability to ensure the protection of the property and its occupants, including visiting guests, by not allowing to install grill in the balcony.

            Parking issues not solved

              Not refunding after cancellation of flat

              I have booked a 2 BHK flat at Lodha Crown Kolshet Thane in April 2023. I paid the booking amount of Rs 7.12500/- within a month and applied for the Home loan. The registration is delayed due to loan was yet to be approved from the bank. Unfortunately, lost the job and the business was stopped on 21 August 2023.                 I have booked the flat at Thane in April 2023. cancelled the flat in August 2023. However, Lodha Developers and Builders aren't issuing us the refund and forcing us to take the voucher which is of no use to us.

                  I made a booking on 25th Dec '23 in Lodha Palava Casa Olivia for a 3 BHK by paying a booking amount of INR 99, 000/-. Since it was not a feasible option, I cancelled the booking on 28th Dec '23 by informing their sales agent Mr. Vivek Singh.

                  As per their T&C, if the booking is cancelled within 15 days, the entire amount paid shall be refunded however, the T&C is silent on refund window which is definitely...

                  Urgent help needed

                  Lodha crown Taloja, Violet C wing door loud alarm noise coming 20 hrs every day!! The door is having some problem and makes loud beeping noise continuously.                   I booked a flat at lodha crown taloja road and then due to some circumstances I want to cancel the booking within one month so i called the lodha costumer care and i also send the email for cancellation and told them refund my money they totally refused it.                     Need the refund of flat no 104 that i have booked on 15 October and due to some personal and financial issues i have cancelled the deal on 21 December but didn't receive any call from sales team and on 12 January got the call from Divya sales person and she told you would not get the refund.                       As I refused to take loan from the bank which suggested by Lodha relationship manager. They purposefully make delay for my loan which result to additional rate of interest burden to me. TDS information, they hadn't cleared explain to me as results I paid additional 30 thousands to government. 6.99 rate of interest scheme available on my email afterwards they Intentionally make delay. Calling in between 6 to 7 P. M always to make harassment as people's were doing travelling.

                        We had booked a plot at HAOBL Anjarle project and paid a total booking amount of 1 lac in May 2023. Subsequently, due to change in personal situation we withdrew the booking on 1 July and submitted all the required paperwork for withdrawal on 14 July. They promised to process the refund in 45 days and it’s been 4.5 months and I am still writing them emails every week.
                        They respond saying we will look into it on priority but nothing has happened so far.
                        It’s really frustrating!
