Due covid loss & personnel financial issues, i had to step back and cancel my booking. I have so far paid, 13.64 lacs. But sobha as per the agreement states, only 5.65 lacs will be refunded with no time limits.

10% flat deduction + tax deduction which is as per agreement. But this penalty is very very high. Though the flat will be resold, why 10% flat deduction of total flat value.

No proper response from either CRM (or) Sales. There is no rule or restriction to builders on cancellation policy. Builders take it for granted. Even divorce cases they wont penalize this much.

Sobha keeps saying, you have signed an agreement. So you have to go with it. No humane...

    Sobha sales is full of lies. They took booking amount from us of 3lakh with 100% refund of Sobha disagrees on agreement value in a week, promised an agreement value and later backed out.

    We have audio proof with Sales person Mr. Manish Mahesh Rajak, making false promises and cheating us.

    Extremely inconvenient process, Sobha doesn’t share any refund policy and ignores communication after taking money.

      Sobha Sales Scam!

      The sales representative Mr. Manish Mahesh Rajak took 3 lakh booking amount from us, agreeing on booking 3 bhk in Sobha Royal Pavilion at 1.Xx CR and agreed 100% refund of booking amount within a week, if Sobha team in unable to fulfil their promise.

      They took our money, backed out of agreement value promised and now are not returning our booking amount. They cheat and lie the customers and will be unavailable during money...

      Back out of sobha royal Pavilion sales staff of his commitment & delay to refund of holding amount Rs 3 Lakh

      Finding myself Nabish kumar verma an extremely difficult situation while writing this massage.Trusting the Sobha team to help us find the resolution.

      This mail is in regards with the booking of 3bhk for my daughter Nidhi Verma visited Royal Pavilion On 3rd Aug, 2021 this was her first visit to Sobha Royal Pavilion assisted by the sales executive of Sobha, Mr. Manish Mahesh Rajak.

      This is regarding a unit we booked in Sobha dream acres located in Panathur in April 2021 Wing 29 30 flat no: A7 - 38006.

      I have been mailing the team multiple times to check if the agreement payment date can be moved by couple of days without fine.

      But there has been no reply .

      When you go for booking people are after you, but after the booking is done at least have the courtesy to reply to the mail when a customer is following up so many times.

      This is really unexceptable, my experience with sobha is not going good and if this is how it continues then I will never suggest anyone to take any property with sobha.

      The reason why people take flats with sobha is for a hassale free and quick customer service which is missing in my case.

      If your complaint portal is at all serious, will see what next steps you are taking to make sure it doesn't happen in future.

      Also your relationshi manager is good for nothing, they dont provide any information they are not at all pro active . In my case my relationship manager is bsavaraj . If you have some good sensible relationship manager request you to change him .

        Hi,
        I got a credit note from Sobha as a discount of 50k at the time of booking my flat. It was issued by a channel partner i.e. bookaprop.

        Now no one is taking interest and I didn't get 50k which was part of discount offered to me at the time of booking.

          We visited Sobha Dream gardens project in the last week of March and were told to pay Rs. 1, 00, 000/- (One Lakh) and freeze the price as the per sqft price was about to increase and would be given 20 days to decide about proceeding further. We agreed to pay One Lakh based on one condition that incase of cancellation the amount of Rs.One Lakh would be refunded. Once we received the email which stated that "the amount of Rs. One Lakh would be refunded in case of any cancellation in a month's time from the day the cancellation is made" we did an IMPS transaction on 4th of April 2021. After a bit of research, we got to know about the Dump yard infront of the site and requested a refund on 18th of April 2021. As committed, we were supposed to receive our refund by 19th of May 2021. I tried to follow up with Mr. Ganesh HN (Team Lead | South East Asia) who gave little or no response. We were attended by Suhana Parveen (Sales Manager) who did not receive my calls and messages for days. After calling her back to back she said Ganesh would email back with the timeline for refund. We requested for the refund to be processed earlier as we were in a severe financial crisis due to COVID which hit our family very badly. However, there was no response. After a few days of constant calls Mr. Ganesh said the refund would be processed only after the lockdown ends. We patiently waited for the lockdown to end and I tried to reach Suhana again to know the timeline and process of the refund however, she put us through a call with Mr. Ganesh who was extremely disrespectful and abusive in his communication, all we wanted to know was when the refund would be processed but he was only provocative and kept threatening us for which we have evidence. I was in a state of shock and this has affected me mentally. We visited the Head office to make a complaint regarding the same and to know about our refund process. We were told that the refund would be processed in the month of August as Suhana/ Ganesh hadn’t informed the accounts department until June, along with deductions which is not only something we were not informed about earlier but is taking way too much time then what was promised in the email. I am extremely depressed and saddened about our entire experience with Sobha which has such a good repute in the market. It is totally unacceptable to be humiliated and bullied and yet expected to take deductions for our refund. I humbly request the concerned people to take this matter up and hold Mr. Ganesh HN accountable for his behavior as these people are customer facing. I still have faith in Sobha as a company and hope to be heard.

            Our Facade is still incomplete the sales head and mail from the design team said the same will be completed once the Phase C is completed.
            The Facade shown in brouchure and the final delivered Villa has no match.
            In an era of VR/AR technology the so called premium builder like Sobha Replies with a clause that the builder stands the right to change without informing the customer.
            We took the hand over in 2018 and till now the phase C Villas are not completed nor our mails seeking completion date are replied.
            The officer said as it is gated colony they need not follow Rera complaince.
            Also who is responsible for the noise pollution and dust that the resident has to bear with
            The non response of mail itself is considered that Sobha is aware of their mistake and now avoiding the affected customer, very unprofessional way to handle customers who trusted and invested huge amount in their dream house.
            We need your support on Rera complaince for Westhills phase C Villa and closure of project date.
            It is unprofessional of Sobha for not replying to mail and registered letter.
            It is even more to say the unethical behaviour of M/s Sobha on non- completion project for more than 6 years.
            If it was to be delayed so much we wouldn't have taken a villa in a gated colony, Coimbatore is beautiful place we could have build our home to our utmost satisfaction and at much more economical rate.

            THE ABOVE COMPLAINT IS UNRESOLVED
            We had filed a complaint on 25th June and also sent letters by registered post. However, none of these have been replied to so far.
            Unless we receive a revert to the above in the next 5 days time, we will file a legal case.
            This legal case filed with RERA will highlight the fact that a RERA compliance document has not yet been provided to the owners. Besides, it will also mention that the entire handover process was done in an illegal manner with SL supporting some of of the tax evading owners who have purchased bigger plots .
            To avoid paying tax the process of maintenance calculation is being followed in such away that these few owners don't fall under TAX radar. For this they are taking help of SL by getting them to support and recognize an adhoc committee that has been formed exclusively comprising members who support these TAX Evaders.

              Hi Team,

              I paid the booking amount via Credit card to Sobha for Sobha Windsor as I was highly insisted to block a unit. Upon their confirmation and trust I paid the amount woth trust. Now they are telling it would take one month to refund the amount but no action has been taken by their sales team.

              It is highly unexpected by Sobha Developers and team.

                The company provides its Sobha Privilege program as a perk when you book a property. As part of the privilege program, they promise to give you points when you refer someone. Those points can then be converted to Amazon or myntra (or others) vouchers.

                However, once you submit a request to redeem the points, they don't do anything. Their portal just shows that the request is submitted and they will send the voucher codes in "20 days". Please see the attached screenshot, it's more than 30 days now and I have not received any communication.

                I have had numerous troubles in first getting those points and now need to go through other troubles to get my vouchers. They promise big things but deliver nothing.

                  There are 2 towers at Sobha arena. One is behind the plaza which shares amphitheatre wall. The antenna is facing plaza building which is violation of GOI guidelines. The distance is also didn't look as prescribed by GOI.the other one is adjacent to kids play area. The distance between both doesn't look like 200 meters.
                  The CRM Kamran is not entertaining the correspondence regarding it and after a long follow up sent a very irresponsible mail.
                  There is a turmoil among the residents and the issue is discussed in association meeting too. Residents are worried about the health hazards towers posing to them.
                  How can Sobha didn't care the fact, the GOI guidelines and made the property a radiation powerhouse.
                  Resolve this and get the towers relocate at a distance .

                    This is regarding a unit we booked in Sobha dream acres located in Panathur in November 2019 and paid Rs 4 lacs in full for the apartment. Wing 43 flat no: B1 - 43005
                    Due to some personal reason I had to step back from this decision and had to place a cancellation request for the same.
                    We placed the cancellation request. We were told that our entire money will be refunded in 6 to 8 months. But till now we haven't received our money back. We have followed up multiple times on call as well as on email with (Sanjay). However, they keep on saying it is under process. How they can keep someone else money like this. We need the money and hence left with no choice but to post a complaint as it has been 1 year since we did the cancellation. I am aware of people who have got full refund from Sobha but still they are keeping the money and not refunding us.

                      In the month of sept 2020 me and my husband book a completed unit in sobha city casa paradiso block-04 we were very happy with the apartment but we also told the sales guy Mr. pandarish P that without home loan we cannot go for the apartment and since iam from northeast state of Nagaland it was difficult for me to get home loan in Bangalore since We are exempted from filing ITR because our state comes under special category but My bank I.e Axis bank gave me a offer of 1Cr for home loan so when the loan executive called I explained to them that I don’t file ITR because we are exempted and my business is just 2 years old so even after this if there is a possibility then I want the loan and they said since it is an Offer from the bank because you are our valued customers, you will get the loan don’t worry that is what the bank assured us.
                      After a week or so the sobha sales guy called us that we need to sign the agreement so we called our bank to fallow up regarding the home loan and they said it will be done for sure and not to worry so we went ahead and ask the sale guy incase of worst case scenario if We end up not getting the loan will there be any charges for cancellation and he said We have to give up 1% of the booking amount so we were okay with it and went ahead and sign the agreement even without reading it which was a huge mistake from our side for trusting Mr. Pandarish P or should I say it was more like we trusted sobha blindly thinking they are trust worthy.
                      So after a whole month of running around axis bank, at the end they said it is not possible even though it was an offer because you don’t file ITR and your business is just 2 years, devastated we called sobha and said our loan is canceled and they sobha themselves connected us to L&T housing finance and even they rejected the loan for us so we had no option but to cancel the booking and now sobha is saying as per RERA 10% of the property value we have to pay because we have sign the agreement.
                      Now tell me from where will I pay so much and not just that how can I just let our 10 lakh go During the pandemics because the bank guy and Sobha made a fool o[censored]s.

                        Hello sir/madam,

                        I have cancelled my booking on 15th July 2020 due to budget constraints and change of bank policies in Covid situation. It's been almost 4 months but still haven't received the refund of my booking amount. The same flat was sold out within 15days after I cancelled my booking. I just couldn't manage during this covid situation and very much stressed due to the delay and lack of response from Sobha.

                          In the month of september 2019, i have booked 2bhk flat in (Sobha arena - plaza) by paying 9.34 lakhs, but due to some personnel reasons i had cancelled my flat booking within a week of booking (Sep 2019). Sales persons (Mr. Vitas lazar & mr. Rohit singh) promised me they can able to provide the refund within 3 months. But i am following with them for the last 1 year in struggling to get the refund and they keep on extending every two months in telling false commitments.
                          Since i have signed only the booking form and waited for 1 year according to their false commitments. Sales team has no way concerned about initiating my refund process.
                          Still now there is no sign of refunding the booking amount by sobha arena.
                          Such a disappointment from one of the reputed builder in the country.
                          Kindly request you to refund the amount. This is not way that so called reputed builder will do..!!

                            As committed and agreed by Sobha executive, we had finalized and booked the flat no A 1223 and paid the booking amount of rupees seven lakhs eighty six thousands (INR 786000) to Sobha limited via cheque on 10/02/2020, and Sobha has issued a receipt no CR2231512 for the same. However due to their internal issues they have allocated flat no C3212 initially and committed via email that the flat which I have finalized which is A1223 will be allocated to me within 45days and post that they will initiate the agreement process. However, post waiting 45days, they said the flat A1223 is not available and same has been allocated to someone else. Due to this I requested for immediate refund, but Sobha Ltd guys are saying refund would take minimum of 6-8 months. I am suffering with financial loses being a victim in this case and whereas it’s not my fault. Sobha ltd has failed to allocate the flat as agreed and committed to me

                            Kindly requesting Sobha Ltd to refund my money with interest from 10/02/2020 until the settlement date

                              Hi team,

                              I am raising this concern because i had been troubled a lot by sobha builders not returning the booking amount. We were looking to buy property in bangalore, we went to have a look at sobha dream acres (Project name: tropical greens phase 23 wing 25, 26, 27 and 28), where we did like the property, then the sales person there forced to pay inr 3.5 lakh as booking amount. They made us pay the booking amount same day ie 18th march 2020 for unit no a6-27125.

                              Due to some financial issue, we did informed to sales executive over watsup and through email (24th april) to cancel the unit. They were not ready to accept the cancellation even after sending multiple emails and visits. I agreed and inform them that i am ready to pay the cancellation charges if any.

                              Till now have not heard anything from their end. There is no response from them. I have done several email follow-ups with sobha sales and marketing/corporate team on the cancellation and asked several times on the refund amount but no response. I have also tried to call sobha sales responsible but no answer to my call or call back.

                              I would request you to please help us as soon as possible or else might have to go legal for refund of the amount.

                                I am writing the complete sequence of events that have taken place without disclosing the name of their Sales Executives.
                                I hope Sobha will follow up internally & take immediate action accordingly.

                                Issue 1 : Doesn't respect Customer's time
                                1) Call from Sobha Sales Executive A with a 2BHK apartment for 64.5 Lacs
                                2) Asked for cost sheet.
                                3) Cost sheet shared had 2BHK flat 1210 sqft. details with a quoted price of 82.66 Lacs
                                4) On asking again on discrepancy it is being told that the revise & discounted cost sheet with 64.5 L will be shared once I visit the site.
                                5) When told due to corona first I will like to get a virtual tour or video call I was scheduled a call on Sunday 10:30 AM.
                                6) My friends & me waited for 90 mins & were being informed throughout the time by Sales Executive A that call will start in next 10 mins.
                                7) After 90 mins I got a call from their sales executive team to reschedule the call at 2:30 PM.
                                8) By this time I had lost interest & was not interested in the call anymore so asked them to stop bothering me.
                                9) After 2 days, got a call from Sales Executive B for same project & was routed to their senior for resolution of past event.
                                10) Senior Executive B apologised for the call & also asked to reschedule the call at mutually agreeable time.

                                Issue 2: Inconsistent details with the initial details that were shared.
                                11) On the video call 2BHK flat with 1210 sqft details was shown by a Sales Executive C
                                12) There were many things in the construction that we didn't like such as AC outlets, Kitchen utility area.
                                13) Furhtermore we were told that 69 Lacs is the cost of 1000 sqft which after discount will be 64.5 sqft.
                                1210 sqft will cost at 83 sqft.
                                14) We asked for a video of 1000 sqft house.

                                Issue 3: Rude & arrogant behavior from Sales Executive B
                                14) Upon seeing the video of 1000 sqft 2BHK flat, we found it too cramped & saw better opportunity from it's peers such as Brigade & Prestige.
                                15) I informed the same to the Sales Executive C & his response was "that you are buying from Sobha & not some 2 & 3rd class builders"
                                16) Furtheron, he told me that I don't have the budget to buy Sobha.
                                17) At this point, I had enough & told him that I don't intend to be looted by anyone no matter what the brand is.
                                I also made him aware that his team had been sharing false information.
                                18) instead of accepting the above mistakes, he instead blaming me that I am making all the story.
                                19) At this point I shared him all the proof of chats & the associated details.
                                20) I also told him that such a behavior from senior sales executive is not accepted.

                                22) Furhtermore, he started telling that Sales Executive A & Sales Executive B are his channel partners & doesn't belong to his team.

                                Issues 4: Harrasment Calls from Channel Partners
                                23) Further their Channel partner Sales executive A calls & starts to ask why I am reporting him to his senior.
                                24) I told him that he has shared wrong details & now I will only talk to Sales Executive C.

                                Issue 5: Sales Executive C unleadership behavior & turning deaf ear to his channel partners calls.
                                25) I informed to the sales Executive C that your team is calling & harrasing me.
                                26) His response "Many people will call you, don't attend the call"
                                27) On querying why will I get call when I don't want to buy ?
                                28) his response "You might have searched in different sources like housing.com/magicbricks"
                                29) I made him aware That only place where I have shared my details was at sobha's website

                                30) They don't own any website & they are not responsible for their channel partners behavior or any call.

                                  I had booked a unit 19062 wing 3 under sobha dream acres panathur roadon 3 rd september 2019 and had paid token advance of rs 1 lakh

                                  The crm (Mr devendra) convinced me that i can pay booking fee and in case i change my mind, it would be fully refundable. They initially insisted i pay the full booking amount which was 4 lakhs. I refused this because i was not sure if i will be able to get bank loan and meanwhile i had many financial issues for such high amount and make the necessary financial areangemts. The flat cost was approx. 68 laks.

                                  Due to financial constraint within 20 days we confirmed to the crm (Mr devendra) that we were not able to go for the property and we needed the refund. From then until now it's been more than 9 months (275 days) he has been avoiding my calls or not responsive and rude speech.

                                  After looking at the prices and checking my financial statsus, i confirmed to her again that it’s not possible and outside my budget. The (Sobha dream acres) is now not refunding the money. They are not even picking my calls properly... I contacted the admin team, i contacted the accounts team they are saying they will refund on this date but it's been 270 days no refund yet.

                                  They were just killing our time by giving silly excuses. First they said, i should have come back within 90 days. After i replied that i requested cancellation within 3 weeks, they said they are processing the refund. After that, no updates. They did not answer calls. Now they are making excuses that they will refund but not refunding

                                  It’s very disappointing that such a reputed builder like shoba is begun cheating customers as well. At the time of first time visit, they convinced me to buy this apartment and pay the booking fee and said, “in case i change my mind, they will refund”. Never should one believe builders. Request assistance on this please.

                                  They convinced to refund my amount on 10th july, 2020 but still i did not get my refund of 1 lakh rupees

                                  I feel so helpless.. Could you please help me..

                                    Hi team,

                                    We are raising this concern because we are been troubled alot by sobha builders. We were looking to buy property in bangalore, we went to have a look at sobha dream acres, we did like the property, then the sales person there, forced and troubled us alot to pay rs 1 lakh as booking amount. They made us pay the booking amount same day we visited the flat without even letting us to discuss the same with our family. They informed us that you pay this amount now and later on if your family does not agree, we will refund your money.

                                    We booked flat on 8th december, 2019, order# sda[protected][protected]-90, unit# 39132, block# 39.

                                    Due to some financial issue, we did inform them to cancel the unit, they were not ready to accept the cancellation. After sending multiple emails and visits, finally they agreed to accept the cancellation of the booking but still they are giving us runarounds about the same.

                                    They accepted cancelled on 24th december 2019 and till today we did not get any refund and we have been chasing them from last 6 months.

                                    I would request you to please help us as soon as possible or else we might have to go legal for refund of the amount.
