I have a flat in Cape Town . My flat no is 1301 in CS4 Tower. I booked it in dec 2010 but still i am waiting for possesion. No officials from ST givibg any specific reason. I talked to RK Arora, met to Mr Kheda & Sodhi. Bt every time i got false commitment.
They r real cheater making money from buyers bt not giving flat to them

    I bought a shop in shoprix mall meerut. With a carpet area of 196 sq feet i paid full amount but on procession i measured and found it is just 165 sq feet. For last two months i am asking supertech limited to either provide the promised space or refund my money for 31 sq feet. But there is no response from the builder. Supertech limited has charged me more money and provided me less space. They are denying the written document i am very upset over their customer service. This is pure cheating.

      A 3 -2001 romano booked in november 2014 by self had a different form & booking rates. Their sale person mr sudhir singh has signed a different booking form on my behalf & submitted the documents with incorrect rates.

      When this issue came to notice the same was resisted & reported to crm but crm had no response on this subject matter.

      Further more the sales team said if you cancel the booking 15% shall be deducted from the booking amount. Hence the sale team in an email confirmed that the difference in rates shall be passed on with a discount but this never happened as on date.

      Now supertech finance is after my life to make payment of the disputed amount.

      I want the rates to be corrected by cn & the sales team be punished for this fraud.

        I booked a flat with Supertech Ltd in its Livingston Project at Crossings Republik, NH-24, Ghaziabad in April 2007 paying 15% of the then declared cost under the down payment plan. Immediately after that I started asking the company, in writing, for giving me status report/documents regarding its project clearance which the company never provided and as a result of which I could not get loan from Axis bank which they had even sanctioned in June 2007 itself but did not disburse because the project had no approval or clearance. My House Building Advance from Central Government was also rejected because the Supertech did not provide the documents asked for by my department. The company just kept me harassing, asking me to visit the site and to make the payments without giving me any papers regarding approval of their project whenever I visited their site office or Corporate office. Not only this, the Builder increased the area of the flat unilaterally and when disgusted with all this, I wanted to opt out of the Project, the two Directors of the company Mr. Anil Sharma and Mr. GL Khera told me that the company would deduct 20 % of my booking amount if I left the project. Thus I was badly trapped. I also met Mr. RK Arora, the CMD to complain against this but he also did not listen or provide any documents and rather pressurized me to pay the balance amount threatening a heavy penal interest. I was left with no choice but to continue with the project and wait for clearance/my loan. So, when finally there were some signs of project taking off in early 2009 and the IDBI bank offered me a home loan of Rs 14 lacs, I made payment of the balance amount to the company within a few days of signing the allotment letter in January, 2009 even though the company was not in a position to provide any approval documents even then. The allotment letter promised to offer me the flat in December 2010 ie 3.5 years later than the date of booking. But in fact, the company offered possession as LATE as April 2015 ie more than 8 years after my booking and 4.5 years after the promised date. I was shocked and stupefied that instead of giving me adequate compensation and penalty for the huge delay, the company has rather charged me an abnormally exorbitant amount of interest for not paying them the balance amount within one month of the booking amount, which naturally, I could not have paid in absence of any papers regarding Title to Land or Project Approval which they were unable to provide despite my continuous letters and which they have not provided even now. They have not only charged an undue heavy interest which is far beyond my capacity to pay (and which is in fact greater than the amount of loan taken by me), they have also inflated he charges payable at time of possession. Thus the total additional amount that I have to pay farexceeds the actual amount agreed to be paid at time of possession. The result is that even after offer of possession, I am not in a position to take the flat as I will become a bankrupt if I accede to the company’s treacherous blackmail. The company must practise some business ethics and not blackmail, harass and fleece its customers once they have made a booking paying a heavy amount to them. As there is no way I can pay this exorbitant sum, I am left with no option but to sue this cheater and fraud builder in court claiming compensation for this delay, harassment and blackmail in giving me the possession of my flat.

          I had paid an amount of inrs 100, 000/ — recited by m/s supertech vide their receipt no 53531, dated 11.03.2016. towards booking amount for apt. no cgd-1/2202, at supertech capetown. total amount being rs 88, 94, 325/ — .

          On site visit it was found that i have been cheated that apt. was not park facing as above amount included plc of rs 97, 250/ — for plc park. 2) the builder did not have sanction to build floors beyond...

          Dear sir/madam

          I have booked a flat in officers enclave project of supertech in sector -2, sohna road, sohna, gurgaon. I have paid below booking cheques
          Amount in rs.In favor of cheque no./date

          Rs. 4, 50, 000 supertech limited a/c officers enclave 000004/dtd 12.2.16
          Rs. 17, 175 investors clinic infratech private limited 000005/dtd 12.2.16

          Further on 23.6.2016, i have online transferred, rs. 75, 000/- to supertech limited a/c officers enclave bank account/.

          Now issue faced by me is that, when i booked the flat, for independent floor, possession date was mentioned as 2 years in sale brochure and i booked only on that basis but in builder buyer agreement they have mentioned as 3 years and on my several follow-ups, they are not responding.

          My request is either help me get my all money i. E. Rs. 5, 25, 000/- from supertech and rs. 17, 175/- from investors clinic or get me revised bba with 2 years expected possession date.

          No doubt supertec is a cheater builder. I have purchased a 2 bhi flat in green village, Meerut on ready to move condition. On ready to move flat there is no service tax and vat. And they are demanding service tax on full cost which is not applicable.
          Its better to file a consumer complaint where you get your money returned with interest.

              I am K P Rajiv, booked a flat in Eco Village 1 on 28/03/2010 in my name with booking amount Rs. 50, 000/- (copy of the booking annexed hereto) and your executive offer me Ground Floor unit in tower F9 having begun the construction at site supertech Ltd. to me that tower got cancelled and your executive offer me in tower F7 unit bearing No. F7/201 (copy of letter addres to director hereto) with some negotiation as change of payment plan i agreed to take F7/201, in the meanwhile my friend Mr. JItander Kumar meet me and taking interest to take this flat after round of meeting with "Investor Clinic" my friend Jitander Kumar and his Wife Laxmi Sharma took a position of original allotted i entered into an agreement to sell on 19/02/2011., with Mr. Jitander Kumar And Mrs. Laxmi Sharma, started to pay M/s Supertech Limited on behalf of me between 19/02/2011 to June 2011 Mr, JItander Kumar And Laxmi Sharma paid more than Rs 10, 00, 000/- (Ten Laces) from their account. after all this Mr. Jitander Kumar along with Investors Cilnic excutive went to Supertech Ltd. Office with a NOC from broker and with all documents with a request to transfer the flat in their name because they had pay approximately 35% of the total price of the flat till date. Mr Jitander kumar had made several visit completing his document/agreements relating to transfer from (from K P Rajiv to their name) to Supertech Limited and Investors Clinic executive with a request to effect the transfer of booking/allotment to their name which was still in the name of Mr. K P Rajiv and your officials said that since the metter is in subjudice before the court and construction work stopped and heavy agitation of villagers and other buyers they cannot consider his request and enter/update his name in their record. on 26th April 2013, Supertech Ltd. has prepared tabulated statement of apyment schedule which is under dispute between the parties as the method of calculation of interest is not consistent with as per the terms and conditions mentioned of the Supertech Eco-Village -1 Form. However Mr. Jitander Kumar was to compelled to pay huge interest amount on unjustified delayed payment should have been calculated from the date when a fresh booking from was filled up by me in tower no. F-7. Mr. Jitander Kumar made lot of visits and correspondence to your office but nothing has been done so far, the dispute arose with Supertech Ltd. sent a Cancellation Letter at Mr. Jitander Kumar home address i.e. C-III/377, Lodhi Colony New Delhi -110003 on 13/07/2013 (copy of the same hereto) after all this Mr. Jitander Kumar wrote so many hard mail and email to your CRM department and visited personally to Supertech Ltd. Office but nothing has been done in favor of him in the meanwhile Mr. Jitander Kumar's Wife Smt. Laxmi Sharma Died on 25/02/2014 living behind two small children’s and Mr. Jitander Kumar once again requested before the director Supertech Ltd. on humanitarian ground, on request no. 19, hence supertech director give direction to Mr. Jitander Kumar to meet CRM Head and Mr. Jitander Kumar Meet CRM Head But nothing concluded. And that came to his knowledge that the Flat No. R0108F070201 is already sold to someone by Supertech Ltd., Now finally my humble request that Mr Jitander Kumar is taking insensitive to book new flat in his own name in some Supertech Ltd. Eco-Village Project, and wanted to transfer all the funds from my unit to his new unit which is his money.



              Kindly see the entire meter on humanitarian ground and livelihood of Mr. Jitander Kumar Small Kids and give necessary approvals for the transfer of funds

                Dear Sir,

                Prop Tiger showed me a floor in your upcoming project at Sohna Raod, Hill View. I booked at one lac amount a floor unit by my name as Seema Chaudhary. The dealer named Nimesh and Rajan of Prop Tiger promised me that if something goes wrong, your booking amount will be returned and his exact words were that there is a law in Gurgaon by virtue of which it is illegal to keep booking amount of a customer.

                As, I already had home loan in my name, I gave all the details and they said your second loan can be done. I tried to get the loan, but somehow my loan papers from ICICI could not be transferred to another bank. It is a genuine problem of mine, and I am a divorced single mother working with a private company. Supertech dealer is refusing to give the amount back and Rajan, of Prop Tiger is also refusing to do any work for this. Rajan in fact said that I have never said that booking amount will be returned. His executive and him are not picking up my phone, and when Rajan picks up, he is delaying the matter. Today he said - you go get the money from supertech and not me.

                  Sub:- supertech capetown, sector-74, noida, tower-cmc-3, flat no-104, (Customer id-1050115, flat no-r026mc30104) request for removal of additional unjustified charges against flat purchase.

                  Dear consumer affairs team, i am gaurav srivastava, s/o shri gyan prakash srivastava, writing to you in regards with additional charges levied against me by supertech capetown management which are totally unjustified, i would request your kind intervention against my case so that burden of these unjustified charges can be removed from me
                  See below for details of same
                  1- interest on delay payment – interest on delay payment charges totaling to rs 1, 79, 696 charged against me where supertech team has only arranged loan from idbi bank against purchase of property, where delay in processing of loan from their side and later delay in sending required papers to idbi bank has caused delay in loan reimbursement, which they are now charging against me at the rate of 24% per annum

                  Note - please note that no such amount was never highlighted to me in the past and it was confirmed to me verbally by mr gopa kumar (Supertech finance department) that as the delay was due to supertech there was no interest against delay payment shall be charged against me but now supertech is going other way around saying that verbal agreement from their side has no values and i need to pay for delay charges due to delay in loan disbursement caused every time due to delay from their side in sending required papers to bank.

                  Additionally even today the online portal created by them doesn’t have delay charges against me but the last letter they generated have this component added with charge of 24% interest

                  I would request your intervention here so that i can be saved from this cheating

                  2- delay in project by supertech due to investment of buyers property in other projects i have purchased the flat in supertech capetown in 27th july, 2011 where they have taken 95% of the payment by 20th september, 2016, after which they have left the construction underway and start investing our money in other project causing a delay in procession, please note that the procession was agreed on 31st october, 2013 however it is still under construction and demand was generated now in june, 2016 after delay of around 3 years and still the flat is under construction and may take minimum 6 months more to finish but the prepossession letter is generated quickly to avoid paying further 6 month delay charges and that too at meagre rate of rs 5 per square feet per month that too after a grace period of 6 months
                  So delay rates that they charge from us and what they pay has huge difference and when it is discussed with supertech team, they communicated that yes we made biased agreement but there are no government rule in place to penalize us for biased rule and as i have signed their agreement, i have to agree with their biased rules where grace period for their delay is 6 months where there is no grace period for buyers and there is huge difference of delay charges, this is a complete mockery of indian judicial system and indian government that is done by supertech management and i would request government to penalize the supertech capetown management in drafting biased agreement
                  The delay of 3 years has caused below losses to me

                  1- i have paid interest amount to more than rs12, 00, 000 for the period of last 4 years and still i haven’t got procession of flat
                  2- similarly i have paid rent amounting to rs15, 00, 000 in past years waiting for the flat to be delivered
                  Hence i have borne the loss of around rs 27, 00, 000 due to delay from their side however the flat is still under construction

                  Also as per directives from national consumer court decision in similar cases, 18% interest as delay in possession shall be provided by supertech to me.

                  3- quality of flat - it is to be noted that the quality of flats in supertech capetown are very bad, we were promised very high quality flats by showing us great sample flats but the quality getting delivered is very bad and below the benchmark causing the life of its residence at stake, as per news the flat delivered to its buyers are of so cheap quality that its plaster fall off from the ceiling on the child of new owners causing injuries, i would request you to please force supertech to return rs 20, 00, 000 to every buyers that they have additionally saved on supertech flats by compromising the quality of its flat below security standards and a quality audit to be performed on their property so that in future they have to think twice before playing with the life of buyers

                  4- service charges to be returned - as per the delhi high court decision, w. P. (C) 2235/2011 and w. P. (C) 2971/2011 (The judgment was delivered on 3rd june, 2016), no service tax can be levied in respect of the agreements entered into between buyers and builders for flats in an under-construction building in a housing project and money shall be refunded with 6% interest rate, see below for news articles (Links below)

                  When i checked with supertech capetown associates, i came to know that they are awaiting notification from service tax department to refund the service tax collected from buyers for under construction buildings, they have charged rs 1, 85, 991 as a service tax to me and are still refusing to return the money using multiple excuses

                  Please note that i have purchased the under construction flat from supertech capetown on 2011 and flat is yet to be delivered so i am covered as per the high court ruling and a quick action from your side will help me getting my amount back

                  5- labour welfare charges of rs 25/ per sq ft. + s. Tax amounting to rs 39, 318 : labour welfare charges cannot be passing on to consumer. This has to be bear by builder.In fact supertech has not charged to its consumers to which possession was given in dec 2014 in cape town but now they are cheating customers by charging this much amount to every buyers which they need to own, i would request your intervention here to avoid this corrupt practice by supertech capetown.

                  6- high rates of electricity and power backup charges:- we came to know that for electricity & water supertech is claiming amount which are almost double than its original tariff, they are charging rates such as electricity charges rs 20, 000/kva along with service charge, power backup charges rs 20, 000/kva along with service charge and water charges rs 25, 000 plus service tax which is very high compared to what is charged by government so this is again cheating with buyers money, i would request your kind intervention for correction of this, additionally as per agreement they have included electricity charges of 1kva in existing payment but now they are forcing us to pay 3 kva connection of main and power backup as per their decided rates.


                  7- advance maintenance charges @ 2.50 per sqft plus service tax amounting to rs 51, 923:- supertech is forcing buyers to pay advance maintenance charges without even completion of its flats and promised facilities, where we are forced to pay maintenance o[censored]nder construction premises where generally it starts when the flats are ready in all aspects and we need to pay it on monthly basis till 7th of each month, additionally the very high rates of rs 2.50 per square feet decided by supertech management on their whim is not charged by any builder in nearby area, hence i would request your intervention to bring these rates down and to charge the rates when the complete project is finished along with the facilities promised

                  In the end, i would request your kind cooperation to provide me justice in above matters asap, so that i and other supertech capetown buyers will not be harassed by unjustified charges

                    I have paid the final payment on 4.6.2015 but trill date thesupertech has not shared the copy of completion/occupancy certificate of development authority for registration of lease deed and could not give the possession o[censored]nit in oxford square. As per allotment letter signe dated 2.4.15 supertech is liable to pay delay penalty @rs.5/sq ft. /month. But supertech is not paying the penalty also. I and my family members are experiencing acute financial problems. As we are compel to take a flat on rent and spending huge amount. We are facing financial shortage in our day to day life. Hence our family members are tense and passing through mantal agony.

                      My flat is in tower cgd1 of 1945 square feet.Although, i was to be given the possession of my flat by august of 2014, i have still not received it.The builders are not responding to my mails and letters.My phone number is-[protected] and my email id [protected]@yahoo.com.Kindly help me with this issue.I had booked the flat in august 2011 and incase i do not get the possession within five years of booking of my flat i shall be not getting the income tax rebate on the interest of housing loan taken by me.So, pursue my case with builder to pay me penalty charges on monthly basis.

                        Dear sir / ma'am,

                        Reference to the above subject, i'm deeply disappointed from this project.

                        I'd applied a request for name change of north eye client due to unfortunately booked a studio flat in north eye 520 sq ft. (Unit no: 1704)

                        Also that i'd applied a request for many times that i want to know about status of my booking and related any other information, but there is no response receive anytime.

                        I've submitted amount in 3 installments (6, 86000/inr) of booking as per company offered me.

                        Look forward your support and co-operation in getting back my refund/transfer (Name change)/status of my booking.

                        Kindly do it as soon as possible and revert me regarding the same issue.

                          I had booked a flat in supertech officers enclave in february. I payed 4.5 lacs to supertech and 17k to investor clinic. Due to some family emergency i am willing to cancel flat. I have been calling them since 1 week and what they are trying to do is to change my mind not to cancel it. I was asked to send an email to [protected]@supertechlimited.com which i did. They replied saying "it is quite unfortunate that you have placed a request for the cancellation of your unit. We would hereby like to stress upon the fact that cancellation of your unit is not a solution for the same. Besides being a time consuming process, it would be basis the company policy."

                          I am in urgent need to money. To book a flat is a very quick process but why make refunding a tidious process. Please find attached the reply from them.

                          Request you to help me get the refund as soon as possible.

                            I am a buyer of ECO Village II, Tower C3 Flat no. 206. Company has asked me to sign the passion letter on 7th May, but not given possession and asked to check at site, inventory list will be given at site. But more than 3 weeks has been passed and flat is not ready for possession. As necessary items are not available in stock for completion of the flat. Supertech has already taken advance maint. and as per agreement of maintenance it is already started from 1st May 2016.

                            Now what you call it. It is a clear dadagiri from Supertech end. there is no once to listen.

                            They have also taken interest on the amount which was deposited by me on time, but they have not accepted the fact that payment was made only after we received their demand letter, instead they have referred the agreement to sale for all dues, but they have not given penalty for late delivery of flat as promised in the agreement.

                            Like others flat buyer I am helpless. Maint. charges is Rs. 2.5 which is quite high and not at par with the other developers in the region,

                              Dear all customers,

                              Supertech is the most fraud builder and has no ethics at all. The company is run by goons and once you book an apartment with them then it is "tension for life" rather their company punchline yours for life. I have booked an apartment with them in eco village 2 greater noida. From the day one i am facing problems and on offer of possession they have asked illegal demand of 5 to 6 lakhs by the name of
                              1. Welfare charges.
                              2. Water charges.
                              3.Increased far.
                              4. Illegal interest
                              5. Farmer compensation

                              I request all of you don't book any apartment with this builder. Also if you are facing such problems then submit your complains on avp news. I am sharing few links where you can submit your issues.

                                  I dr mayank varshney bought a flat in supertech Livingston society in crossing republic Ghaziabad in novemeber 2015 . I thought this will be my dream home and I will peacefully with all luxury and amenities which supertech promised and I invested all my money and resources into it, .but my dreams got shattered when I started facing problem on day to day basis due to poor maintenance services and pathetic approach of supertech management, from novemeber 2015 till april 2016 now and then water do not come in bathroom, maintenance people say you are living on high floor that’s why there is no pressure and motor have been provided for same which breaks down every week ..I work day and night to pay off the loan and when I m at home I run behind maintenance people to get this problem corrected…now I request you again to please do something about this problem as water is essential to live, how I will live in this society like this if I will not find permanent solution to this problem.
                                  there are plenty of other problems from very frequent lift breakdown to security issues but water is priority …kindly do something or else I will have to take some drastic steps regarding these problems .. maintenance people mr kamran, mr naveen verma and mr aggarwak are hopeless people sitting in maintenance office they do nothing and never take care of problems of society people .. I hope this appeal will reach to supertech higher management and some positive things will be done .
