With deep regret i, one of the customer of vastu vihar project, kanyapur, asansol n would like to draw your attention toward the issues that i face in a regular basis.

By observing the good reputation of vastu vihar i decided to buy a bunglow. I booked the bunglow in the month of december 2016 with a condition that i will be paying in cash and want my bungalow as soon as possible. The project manager - mr. Rajneesh singh assured us that he will hand over the flat by april 2017. Although we took the handover on 12th july 2017 as they were unable to meet there promises.

But alas! Delaying of hand over were least of our worries as we had to face worse, few of the issues i am stating below:

Although we have informed the date when we were to enter the bungalow, i. E 12th july, and project manager assured that approach will be ready by that time, but again they failed to do so and we had to wait on the highway with 2 loaded trucks from 3:00 pm to 9:00 pm. And the behavior of your staff added the icing on the cake, they were rude uncooperative and unapologetic to the whole incident, we had to leave our entire stuff in someone else's flat and live like a nomad, sleeping on floor, eating outside. On 17th july the road was finally made, a road that was just 5 feet wide and 50 mt. Length, that could be made in just 1 day was completed in 5 days.

Attitude of your project manager shri rajneesh kumar:

Well to start with he never behaved as a responsible person, even on the day to the event he was informed about the mishap, he assured us that he will reach the site in 15 minute but he reached there at 6 p. M in the evening and we were standing there since 3.30 pm helpless as we had no where to go.
Not even on the humanitarian ground did he ever visited us on those 5 days to see how we are living.

Heavy rain took place from 22 july. On 24th july rain water started percolating from the roof of master bedroom, heavy seepage was noticed at various places., again on 25th july i informed the mater to your p. M and requested him to visit and see for himself but instead he sent a security in-charge, a non technical person, who had no knowledge about the things. On 27th when he visited when he was warned about complaining to higher authority, he again assured that the mater will be conveyed but till date no fruitful action has been taken.

Quality of the extra work:

I have paid 1, 42, 750 for the extra work i am stating some of it below:
1. Granite polishing of marbles and mosaic on balcony of 1st floor.
2. Block granite pitching of main gate.

When the floor and balcony were cleaned properly, it was found that marble of ground floor was broken and was fixed using white cement and wooden chips were found embedded in the mosaic of balcony floor. Broken granite stones was used to cover the main gate.
When all these matters were brought to the knowledge of project manager, he tried to protect the contractor for the reason best known to him and i dont know how will he manage to rectify all these defects without disturbing my privacy

I am bringing these on to your notice with a hope that you will take necessary action as it not only have wasted my money and time but it also taint the reputation of vastu vihar and if such callous behaviour persists it will definitely cost vastu vihar many customers in near future.

I was planning to purchase vastu vihar project at govindpur. I met one of their executive named vikas. I asked for papers of the land and all the clearance paper of the project as that is the first thing all legitimate project. But this guy denied stating he will only provide the papers after i book my flat and pay the booking amount. This seemed sceptical and i enquired about the project and the land it is built upon. After deep investigation have found out that the land upon which the project is built doesn't belong to the builder yet and he has sold them to people. After looking at the records i came to know the land still belongs to third party and the people who have got housed over their don't actually own that land. I hope this post of mine will help them to introspect and look into the papers hey have signed.

I purchased kaveri bunglow in bettiah. The quality of cement and bricks used are worst like used in sarkri indra vikas. The management are stupid i think they never ispect the quality. I[censored] are planning to buy i will say never go for vastu vihar. The worst thing is that they will not tell u which cement and which brick they will use after u pay money they will use local brnd cement

I had booked a bunglow in vastu vihar, darbhanga phase -1 on 13.04.2015 after paying rs.99, 329/- and after 2 months they have told me that they cant give me ant unit in this project but they have suggested me to opt any other bunglow in their new project pase-2 in drabhanga itself and when i have visited the site i found that the project was about 15 km away from darbhanga city. After my refusal, they have told me to wait for their new upcoming project - phase -3 at darbhanga sonki road.
Finally they have done the bhoomi poojan of vastu vihar phase -3 darbhanga project on 10.08.2015 and asked me to pay rs.11, 50, 434 (I. E 30% of the cost of the flat) on the date of booking itself however for other people (For new customer) booking amount was fixed only rs.25000/-only.
Since i was in the trap of the builder i had no option but to pay the remaining amount (Rs.11, 50, 434) to make it 30 % cost of the flat on 11.08.2015 and they have allotted me a yamuna big unit according to my choice and assured me that registration will be done immediately.
But it is surprising that till date 14.02.2017 even after laps of approx 18 month they have not registered the unit in my name. Now they have changed the master plan of project and insisting me to change the unit as per their own choice /convenianc and their benefit. Inspite of repeated reminder request, organisation is not doing the needful for registration of my allotted unit no-y-11 (Vatu vihar, phase –iii of darbhanga.

. It is also very important to mention that so far they have not started the work of the project. They have constructed only boundry wall and one project office and remaining land is with full of crop and water.

Vastu vihar claims to be a world class township. But the quality of construction of buildings is pathetic. There is water seapage from roof as well as side walls near ground leve. Many people house door have bend within 3-4 months in first monsoon only. In varanasi phase I one jayanti bungalow roof has collapsed during rain. Please have a look at newspaper clipping I have attached....

My father 'late sri murari prasad singh' had bought a duplex bunglow 'katyayani', house no. E-05, in uttarayan project of govindpur, dhanbad project. It was booked years before. Even after full payment of the dues, the builders are not delivering the bunglow as promised. The painting is of very low quality, walls are getting damp, floor finishing is horrible, outer design of the bunglow not as promised, finishing is of very bad quality. The material used are also of quality not up to the mark. They have even not installed the main gate of the bunglow, and they havr many excuses for the same. My father passed away this year and my mother is trying to complete the pending dream of my father and therefore living in that incomplete house to get things done. But these money hungry ppl are not behaving sensibly too. This is really harassing for a family who has already lost the main support and now facing these issues. Hope for support. We give all our money to these builders ina hope that they will provide a good house to us and not just handover some random built house.

I ve booked godavari gd11 at biharsharif phase2, i ve deposited 7 lacs so far and told mr dheeraj singh that i will go for loan from sbi at the time of booking itself. He told me that no problem you book the flat and will give all the necessary documents required to avail the loan. At the booking time i was offered 2% discount by mr. Bhibhash chandra proof is available with me. First dheeraj cancelled that offer then he used unparliamentry words over phone to me and not providing me documents. As i am a probationary officer in sbi currently posted at mumbai i can not meet him personally very often so my father visited vastu vihar office so many times for that documents but mr dheeraj not providing him xerox copy of the required documents. If problem persist and not resolved on urgent basis i will find myself compelled to take legal action.

Nareshji the Manager for Vastu Vihar kolkata confirmed two months back that the deposit given for Nano project Bhojerhat kolkata shall be refunded immediately but thereafter Nareshji has stopped responding to my calls & mails.
After I visited to their Bye pass office spoke to nareshji from their office phone - Nareshji asked me to submit the original receipt as the RTGS would be within day or two but all false commitments from him.
Can I know the solution how to get the refund from Vastu Vihar.

Me and my brother has booked 2 flat(3rd floor) in Silliguri project on Sept,2012 and we have already made payment of 2 installment.When we went to make the final payment on 14th June,2013,we were told that the flat which were booked under our name has been sold to someone else.

Apart from that we were told by one of the marketing executive of Vastu Vihar that the project is approved by HDFC .But it was not approved by the bank and we informed about the samemany a times to Vastu Vihar(Mr.Mihir) but they didnot replied .

So,how can they offer the flat to some one alse when we have alraedy made 2 payment and that too without prior notification.
