We purchased flat number A1-902, boulevard heights, vatika lifestyle, Sector-83, Gurgaon.
During the time of booking they committed us with below stuff:
Possession will be given within 30 days
Premium Stuff for all washroom with modular kitchen, and now it's around 40 days no handover is given to us and if we call the Vatika Possession team they say work will be completed in few days and increasing the date of possession day by day.
Also all the Switches are not given to us new they have installed old switches
Doors are also installed old
Wash Basin are also installed old

We reached out to Vatika possession team multiple time and not getting any positive response.

The overall work quality which is done till now is very bad.

    Address: Vatika, Gurgaon, City centre

    We have a home in Vatika group's Sec 82 project named Signature Villas. These people have charged a fortune for these villas. However, the material used to plaster the walls is not cement but Plaster of Paris which ultimately helps in seepage of water thus weakening walls.

    We faced a life threatening situation due to this substandard construction as my daughter's wall mounted table came crashing down and fortunately my daughter who is 7 years old was able to move timely.

    We want due compensation from Vatika in this matter and I urger the authorities to kindly take some strict action in this un regulated industry.

        I booked a property in the vatika group’s jaipur project on ajmer road. However, the property amount they told us was much higher than the property’s actual worth. So, we canceled it and gave them all the documents for the cancellation which they asked for. It’s been more than 4 months and they have not returned it yet. When we call them, they don’t attend our calls most of the time and when they do attend they will keep giving the next month’s date which never comes.
        I kindly request you to please look into the matter.
        The amount was 2, 11, 000 which was given by cheque.

          Dear Sir,
          We would like to bring to your notice major seepage issues in our apartment no N3/704, lifestyle homes, Sector 83, Gurgaon.

          1. There is water leakage around window of Master Bed Room
          2. Seepage on wall of Master Bed Room
          3. Living room corner fully damaged due to seepage
          3. Balcony corner damaged due to seepage
          4. Living room corner (near balcony door) fully damaged due to seepage
          5. We have been in touch with your team for past several months now but they have not been able to resolve any of these issues.

          Kindly depute some senior personnel who can help us achieve permanent closure of this issue. Our property is getting damaged due to no adequate action being taken from your team. Please note that all of these issues are due to water piping or external structural defects of Vatika LSH for which cannot be sorted out without your team's intervention. This requires serious interest from your team to address these defects so that we do not have to face deterioration of our property.

            Hi Team,

            We have a Flat at Vatika Xpressions, sector 88B. Recently, we have received the Offer of Possession demand letter from the group without any Occupancy Certificate.
            The group has applied for OC but have not received any. Yet they are handing over possession to the people.
            Now we are in catch 22 situation, shall we pay our last installment (c. 50%) without OC or shall we wait for OC and pay the penalty charges and at the risk of forfeiting of all the earlier payment.
            Please suggest?

              I applied for ddjay sector 88b gurgaon in vatika project prelaunch offer at sector 88 b, they assured me to give reciept after getting rera number but neither they recieved rera nor they are providing reciept.I made payment through rtgs/ cheque in the name of vatika ltd. I want to know about the status or refund with interest of 7 months.

                I purchased a property in resale and the original allotment was in 2009. After 13 years, all of a sudden, Vatika cancelled my booking and removed the information from the portal and asking for the money refund which the 1st part has paid to vatika. They were totally involved in the resale of the project as it is not yet constructed and committed at the time of purchase that it would be delivered to me. I have been chasing Bhalla family (Anil Bhalla & Gautam Bhalla), the owners of this group but no body responded back. When I ask for the for the reason, they do not give any proof for the excuse that there is a Gail pipeline coming on that project whereas there are buildings already constructed adjacent to the building they allotted to me. I even checked with Gail, and they told that there is no pipeline planned at that location. Vatika is a fake company.

                  We took. Admission 6 months back but at the time of possession there wre some pending work which they promise to do within 15 days., but it's been 6 months they didn't do anything. Although we visited staff and management many ttimes but they don't care. Also they ask yo give us 1 year maintainence but no one visited.

                    We are the current legal owner o[censored]nit No. 313-A, Vatika Triangle, Mehrauli-Gurgaon Road, Block B, Sushant Lok Phase 1, Gurugram, Haryana: 122002 and write this email to raise a demand for the outstanding rent rightfully owed to us by Vatika Ltd.

                    On 03.09.2021, the ownership o[censored]nit No. 313-A, Vatika Triangle was transferred from the earlier allottee Mr. Gurjit Singh Mansahia and Bikramjit Singh Mansahia to us through the Assignment Form signed on the same date.

                    As per the agreed terms, we were supposed to receive a share in the monthly rent of the commercial space at Vatika Triangle equivalent to our unit size.

                    However, we bring to your notice that till date of this email on 12.01.2022, we have not received a single instalment of our share of the rent paid by the legal occupier/tenant of our space over the past four months.
                    We also bring to your notice the mental harassment and trauma caused by your representatives who made us run pillar to post and make numerous reminder calls during issuance of our assignment letter. Our letter of assignment was finally issued after a prolonged delay of 56 days on 29.10.2021.

                    We request you to abide by our agreement and transfer the outstanding amounts as follows into our bank account:
                    1. Unpaid share of the accrued rent of our unit from 03.09.2021 onwards;
                    2. Appropriate compensation for the mental harassment, trauma and inexplainable delay caused by your representatives regarding issuance of our assignment letter.

                    Please note that on failure to swiftly and amiably respond to this email and resolve this issue, we would be compelled to send an official legal notice to the Directors of Vatika Ltd., and to the Directors of the company acting as legal tenant of our premises.
                    The legal notice would claim the above amounts, along with 18% interest arising from the date of the original delay.

                    Furthermore, such failure to transfer the rent and security amounts due would also compel us to enforce our right and seek transfer of possession of our unit space immediately.

                      I am the current legal owner o[censored]nit No. 607, Vatika City Point, Heritage City, Sector 25, Gurugram, Haryana: 122002 and write this email to raise a demand for the outstanding rent and security deposit rightfully owed to me by Lincoln Developers Pvt. Ltd. and Vatika Ltd.

                      On 13.07.2021, the ownership o[censored]nit No. 607, Vatika City Point was transferred from the earlier allottee Mr. Arun Aggarwal and Rama Kant Verma to me through the Assignment Form signed on the same date.

                      As per the agreed terms, apart from a share in the monthly rent, I was also supposed to receive a share of the five month security deposit paid by the commercial occupier of the Vatika City Point office space where my unit is located.

                      I bring to your notice that till date the five-month security deposit due 6 months ago has not been transferred to my account.
                      Furthermore, not one instalment of the accrued rent owed to me over the past six months has been paid by your company.
                      I also bring to your notice the mental harassment and physical trauma caused by your representatives who made me and my husband run pillar to post and make numerous reminder calls during issuance of my assignment letter. The letter was finally issued after a prolonged delay of 79 days on 30.09.2021.

                      Therefore, I request you to abide by our agreement and transfer the outstanding amounts as follows into my bank account:
                      1. Appropriate share of the five month security deposit paid by your tenant;
                      2. Unpaid accrued rent of my unit from 13.07.2021 onwards;
                      3. Appropriate compensation for the mental harassment, trauma and inexplainable delay caused by your representatives regarding issuance of my assignment letter.

                      Please note that on failure to swiftly and amiably respond to this email and resolve this issue, I would be compelled to send an official legal notice to the Directors of Lincoln Developers Pvt.                         I'm holding a unit in vatika mindscapes and there is no payment of assured return from more than 3years. There is no one to attend phone calls, query submitted on their portal or on whatapp group number goes unattended.

                          Occupancy Certificate

                          We had purchased unit no SF57, sector Road, sector-82, lamps avenue, since long time and the same is occupied by us. Till date we have not got the Occupancy Certificate for this unit.

                          Request you to confirm the status by when the same be done
                          I have to sell this unit and every buyer ask the OC frist for getting loan form the bank....

                              Our booking id is[protected] Vatika Xpressions plot 29, HSG-028, sec 88B, plot -29 ST - H 34 ) Your captioned demand note asking us payment of ₹2090144 appears violative of the Tripartite Agreement with SBI RACPC, Janakpuri. The banker has informed us that no flooring work has commenced in my booked unit and the concerned demand note is not not relevant at the moment.

                                My flat's booking was done in 2009 and since then they are saying that I will get the possession. Starting 2018, they were committing to give the possession in every 3-4 months. All of a sudden, this month I have received the letter for amount refund stating that there is GAIL pipeline going through my property and they wont be able to construct it further whereas its already half constructed. This is really a bad experience for a customer and I would seriously not recommend you to anybody and give reviews on social media.

                                    We were allotted above mentioned plot vide Plot Buyer Agreement Dt 12/10/2009.
                                    But vide your letter dated 26.07.21 you have cancelled our plot giving flimsy reasons after 12 years of our original booking of plot. It is a big setback for us by your cancelling of our plot after such a long time. We are senior citizens and invested our life long savings in it. Your decision to cancel the plot has caused irreparable damage to our mental and physical health. Original plot buyers agreement has been modified by you two times. It shows your bad intentions.You kept on assuring us that plot will be given to us in due course. After 12 years of wait you can not cancel it now. It is a clear case of cheating and concealment of facts. You kept on demanding instalments from us for development work even though you did not have possession of land. This is clear case of cheating and concealment of facts. You never informed us about your not having physical possession of the land whenever we asked you the status of our plot. You changed the layout of plan to your benefits and our rights have been ignored and sacrificed.

                                    You allot us alternative plot of the same size in your different developed sector at the original same rate and same conditions as per our Application form dated 30.07.09 and plot buyer agreement dated 12.10.09 in lieu of our above mentioned existing plot immediately.
