There are 6 street dogs in my building VGN Platina ayappakkam. They come inside the gate and disturb all the people. It was very difficult to drive bike or walk late night. Kids are afraid and even elder people in my building. I believe also they have diseases which will cause serious problems for us if any. Please catch the dogs as soon as possible.

    I am a resident of VGN Platina at Ayapakkam. There are over 670 families and more than 200 peoples living here of different backgrounds and work culture.VGN Platina has Children spend their evening playing in the parks and the major concern I hold are the stray dogs count in the locality and the inconvenience we go through in many ways.It becomes very difficult to reach back home late night and as far as I am concerned the dogs are not vaccinated which includes the risk of infection. The howls at nights are intolerable and we also have to compromise with the hygiene as they push down the garbage bins leading to fowl smell. There has been many incidents where the children are chased by the dogs. Complaints have been made in the welfare board and it has been passed on to the corporations several times but there is no action taken. I would request you on behalf of the colony to follow up with the corporation and make necessary steps as soon as possible.

      I had booked flat in vgn stafford project at tirumullaivoyal (ambattur, chennai) in november 2012 and paid all the dues well in advance. first of all vgn did not allow us to see the project for first 1 year to see our house in spite of several requests. they promptly send the mail for demand of money but never listen to our request for alternation citing invalid reasons. more of that vgn has not taken any action on deficiencies given in snag report. vgn had sent us mail stating that they are going to provide us 3 lacs worth gift voucher for modular kitchen and wardrobe. but surprisingly when they actually offered the the model it is not worth even for rs.80000/-. when we asked about the alternation as per our choice, they flatly refused to accept our request. also we have been ill treated by their customer care. the top manager of vgn is rough who is not adehering to the commitment. vgn is forcing us to take the possession illegally without oc, eb & all other common facilities like stp, eb, wtp, approach road, safety and security. vgn has not even bothered to send the correct calculation on interest part towards the delay and also the amount which we paid in excess to vgn before demand. we had asked vgn to pay back the excess amount paid to them by mistake by our financier but vgn refused to give back the money. they have not even bothered to pay interest on the part of money given in excess before demand. the entire project was supposed to be handed over by december 2014 but even after july 2016 has been passed, we do not see any probability of handing over our flats in near future. vgn has not shown any evidence towards ec and verbally being told by the md mr. pratish that the matter is pending with tn state government. there is no evidence shown by mr. pratish to satisfy that ec will be obtained. further other certificates on oc etc depends on ec. i have already paid about rs.60 lacs to vgn towards the full payment but concerned about the handover by vgn. i have lost faith in vgn. i could regain confidence in vgn only if the commitment on all the pending issues is given by the competent person of vgn (i have a doubt whether its md is competent enough to give confidence to its customers). the commitment is required from vgn in form of legal documents by mentioning clear cut timelines for completion, handover in all legal manners. vgn should also given clear calculation of interest towards delays by all means. if vgn fails to do so, it should return all whole money with interest, penalties and compensation towards mental agony faced by me and my wife due to vgn's ill treating attitude. my wife is deeply depressed as she believed in vgn and invested heavily. she has been dreaming since last one year that she could move to the own flat and will reduce the distance for going to her office at avadi. our all dreams have been smashed by vgn by its wrong commitment and over delayed project. like me many are facing the same issues with vgn but all these are going into deaf years of its top management. one way we are paying rent, emi which is overburden for us to manage the finance. we demand immediate handover of our flats with all legal means.

      I have not yet received any feedback form VGN on my complaint. where is the EC ? How Mr. Prateesh, MD of VGN is going to get EC, EB, CC, OC etc.?

      Although the project was delayed by 3 months i am extremely happy with the quality and the workmanship
      Can't understand why almost all the builders behaving like this. God should save buyers from these kind of cheaters. They take our money and treating us very badly. They dont have heart. They simply cheating every buyer. I dont know what this RERA or CREDAI doing, why cant they black list these kind of builders and issue public notice for awareness? .

        I booked level in their new venture VGN Promoters, at Warje Highway in Pune at Dec, 2011 without doing any exploration about this manufacturer cum cutting edge criminal notoriety. I was inspired by the area and their old venture VGN Promoters, at Warje Highway in Pune.

        At the season of booking they let me know ownership will be given around Diwali 2012. They deferred level ownership by over 1 year from guaranteed time. At the season of booking more than 90% development was finished which looks is their fundamental course of action, to get greatest installment and after that defer complete development and ownership by years together.

        The example level they demonstrated to me was made with great quality material however when your level gets finished, it will have such a terrible development and low quality that you would never need to live there.           Dear Sir, I am a Delhi resident reside at J-3/24 J EXTN. Laxmi Nagar Murti Wali Gali Delhi 110092. This residential building was constructed keeping in mind four floors only i.e. Ground, first Second & third floor by a private builder on an existing structure of ground floor, during June 2001. Sir, here I like to bring to your kind notice that the owner of top floor (IIIrd floor) which he recently bought is erecting a structure on the roof which is illegal and i feel it is dangerous to other building occupants and neighbours as well because the building underneath may not be able to bear the load of expanded structure. The building is already 15 years old it cant bear load of 5th floor constructed on it we are scared it might be collapse any time. We don't know the builder but the construction is made for make profit he is using cheap material and he will sell the flat as soon as it complete. I request your kind intervention to stop the ongoing construction work at the above address at the earliest. Please see image of construction work going on 5th floor in attached file.             I had booked a two single bedroom flats with VGN temple town in Feb 2014. During the purchase VGN had a deal that they will pay the pre-emi and also issued a offer that there is a buyback program and customers can sell the property whenever they want at market price during return time. The pre-emi scheme was working well until Mar 2015 where there were some delays in payment which were rectified in a couple of days or week. However the past few months the payment from builder was delayed over 3 weeks and for August 2015 there are yet to pay the pre-emi. As a middle class person i could accommodate the payment for couple of weeks and this is getting worse every month. Secondly as mentioned earlier VGN promised for a buyback but now they have mentioned due to market conditions we cant take the buyback. I wanted to return the property due to my financial instability however the builders were just repeating the same dialogues. If the company closes the options it has do it for the new purchases not for the one who they had agreed. The escalation manager now gives me an option to cancel the booking and get the money back with cancellation charges. This is highly unacceptable to ask the customer to bare the cost when in an ideal sitaution VGN must pay back more to the customer and again VGN will sell the property at the current price not the price at which they sold it to me. I hope such reputed company should not cheat its customers like this. wish VGN pays the pre-emi for August and September and take my property under buyback and not cancellation

            VGN Real Estate Developers — Delayed but now progressing....

            Construction work is in full swing now at VGN Stafford, Costa, Krona 2, Fairmont though these projects got delayed. If they continue to focus on construction like they are doing now, VGN can deliver...

            Stafford is looking better now and looks like phase I is almost ready to move in. Quality is quite good though this project got delayed.

            I think VGN is maintaining the quality standards for all the projects currently except the delay which has affected us. Any which way, if they deliver, nothing like it..
            Although the project was delayed by 3 months i am extremely happy with the quality and the workmanship
            Thanks Vgn for the latest update on Fairmont. I have booked a flat and very impressed with their modern design approach. And the best part is to be connected to the city and be an owner of premium apartment.

              Failed in commitment, poor customer service and rude behaviour of staff in vgn

              Vgn is very poor in their commitment. As per agreement and their commitment that for all 1bhk they will credit pre-emi amount to our account 1 day before month end. So that their banking partner indiabulls will deduct pre-emi from our account on last working day of every month. Br / br / i have booked flat in dec 2013. Till now even for a single month they have paid the pre-emi on time. Every month i am incurring around 1000 rupees as cheque...

                Dont purchase any homes from VGM they are cheating common man like any thing all the agreements are favor to them only, They will make you 90% payment with in year and make wait for 3 more years to complete the project. in the mean time they will enjoy with the money by making foreign tours and investing in some other ventures. we poor people ending with paying pre-emi, income tax and house rent.

                  I am the owner of plot no: 59 & 60, f3 of vgn platina, ayyapakkam.
                  This is to bring to your notice that we have paid for covered car parking in the year 2010 itself. You have given me possession of my flat in 2013 and since then i am behind you for the car parking. I have also received a letter from you regarding covered car parking in our building itself but till date the car park is not provided to me. It is a brazen breach of contract and trust. I hereby request u to provide me the car parking at the designated place on or before 5th of june, failing which i will be seeking other avenues of legal justice for the return of my money with applicable interest and suitable compensation for breach of contract.

                  Some unwanted elements are spreading rumors about VGN in blogs saying, VGN cheated 670 Platina Customers which is totally baseless and meaningless. This project was completed and handled over in 2013 and fully occupied. Many have rented it out and an Association was formed and functioning efficiently.

                  "We at VGN would like to clarify that the allegations of Demolition notice from CMDA and other Civic Bodies are completely false and we can provide the necessary documents to prove the same.

                  670 families are living happily at VGN Platina for 3 years and we have documents and the VGN Platina owner's association as proof of this. We would also like to highlight the fact that no Demolition Notice has been served against any of our projects.

                  VGN Developers have built the stellar reputation of over 75 years with excellent service and the trust of our patrons. We do everything we can to provide them great homes and improve their lives.

                  If more clarifications required, please walk-in to our office and we would happy to address all your concerns and to present all necessary documents with regard to the same.

                  We will be taking legal action against those who spread false allegations which look to tarnish our reputation and disturb the lives of our patrons.

                  Thanks for your IMMEDIATE response.As per the agreement I have paid 100% cost towards covered car shed. But you are yet to provide the same in spite of issuing an allocation letter 1 year back. Hence this is the sole responsibility of VGN to provide me a covered car shed without any further delay failing which I will be forced to seek alternate avenues of justice.

                    VGN is the most notorious and fraud builder in chennai. Their Projects Krona and Platina are built with full violations and deviations. There is no approval for STP in these projects. They have not built Septic tank as per approval in the projects. They have cheated all the customers with illegal constructions. Their MD Pratish only job is to train their staff to cheat their customers by telling all kinds of lies to extract money. Thats why lot of people left that company. VGN has not transferred the corpus fund to the minerva association even after 5 years of handing over the project. Their projects are built with poor quality with only cheap materials. Pls visit their old projects and talk to the customers you wlll hear horrible stories. No 1 fraud builder in India.

                    We have handed over VGN PLATINA project in 2013, VGN KRONA & VGN MINERVA in 2016 with proper approval to their respective associations. Over 2000 Customers are living in all these projects. You are the first person writing about the projects that too above three projects.
                    Please share your booking and contact details so that we shall revert back with all our approvals.
                    VGN is well known for violations, deviations, and irregularities in construction. They build the most worst quality homes in chennai.
                    check their projects like platina, krona, imperia the customers there will share horrible stories. To hide all these VGN sponsor IPL teams for publicity and make customers believe that they are good builders. Father runs VGN Homes and son runs VGN Developers both are equally bad and worst real estate companies. Both of them will buy only cheap quality materials, both will delay projects for years, both will do lot of violations and cheat the customers. They give big size ads to fool the customers. All their projects are delayed and are of very poor and worst quality. They fleece the customers by over charging outside the approval areas. Avoid this builder and please tell your friends and relatives not to go near them.

                    I agree..VGN agreements are one sided and they collect the 95% money quickly but the handover get delayed for lot of years..i brought a flat in VGN Stafford and still struggling..
                    They do not want to give a single penny as part of a compensation...Their compensation clause is like this..even if you have delayed 1 day of payment through the 95% then there is no compensation but you need to pay interest for the delay..the project is delayed almost for 2 plus years..very sorry state of affairs to the customers..
                    I too have bought a flat with them. They have given a good service and handled the apartment to me within the specified time.
                    Dear All,

                    Since, I was following from 17th July-2016 to 19th August-2016. Still, no response from your team members.

                    I bought 3rd Floor from M/s VGN Homes Pvt Ltd (Royale project, Avadi). As per the Agreement for sale to sell dated 19.03.2015 of above mentioned Floor, which states that the possession of floor will be given within 21 months from the date of agreement (i.e. By December 2016 excluding with Grace Period 30.06.2017), however, the possession mail was given on 15 August 2017 after the delay of Approx 27 months.

                    As per agreement for development and construction clause No. 11(e) which states that if company fails to deliver the unit in stipulated time will pay the compensation for the delay.

                    Thus, I look forward to settling this matter amicably and I request to you to get clear my compensation for the delayed period from your side which is will be going late to surplus payment of interest to Bank.
                    As you know that you were unable to work in the desired time and we had to extend the deadline further 6 months to complete the construction works.

                    However, the below date of VGN estimation is possible to completion the building within a month for each floors, even though, why it is not possible to completion on or before of the below my approximate estimation date.

                    Also, I asked them to please forward the committee announced that acknowledgment copy to us for our reference? they are not sent till now.

                    Kind Attn: I am again sorry to say this, that till today I have also not received mails or response from them, the same in-spite of several emails and reminders to the Builder for my new communication address & contact number to changes. Since, I was following from 17th July-2016 to 19th August-2016. Still, no response from your team members.

                    I bought a home at VGN Amity in Avadi in 2015 but still the construction is not completed because of issues in getting environmental clearance . The grace period also over by August 2016. Without getting all those clearances they constructed the building and they sold 98% .we consumers are affected more by paying Loan without getting any compensation from them .. They cheated us
                    VGN is bankrupt thanks to notting hill hence all the projects are being delayed and being completed via compromises such as construction quality, official certifications etc etc... feel sad for all the investors whose hard earned money is utilized for their other projects. To put in a nutshell VGN is a bankrupt firm since recent times they are trying to bail out the ongoing projects by launching new projects

                      Booked two flats in their project southern avenue and Tranquil.They conducted a big dramatic handing over function in Feb 2015 for both project.Till now no information about the project Tranquil when they are going to give the key.No work is going on there.Regarding southern avenue they gave the key on April 2nd saying no electric connection for the flat now and it will be ready in one week.every week calling them but no proper reply.not picking up calls now, unable to use the flat.simply paying the loan.They are real cheats.Says they are reputed builders in advertisements and cheating people.

                        In 1986 we bought land in Loni, Ghaziabad district... after sometime builder told us that govt has acquired land so you will be giving compensation of 8000 which was less than our purchased price. Then we denied to take money and they acquire our land. Last month I went Loni for official work there I saw govt has not acquired any land there... people are living there... as I saw people even dnt no what is their house number I got to know this When I was searching for my land.                           I am a flat owner in Platina and VGN's reply are completely wrong and they are continuing to cheat the flat buyers and public. Panchayat sent notice one month back and till now VGN is not coming forward with all the approval drawings for cross verification at site. As per approval there should be 5 feet gap around every building they constructed which means gap between two buildings should be 10 feet, but here in the site the maximum gap is only 3 feet between 2 buildings. VGN has utilized this space illegally and they constructed around 150, 000 sq.ft illegally. Every building has this setback deviation. Even a blind person can identitfy this deviation by simple measurement tape. As per approval every building should have septic tank. To build a septic tank it will cost around 2 lakhs. the project has 140 building that means it will cost around 2.8 crores to build septic tanks in all the buildings. But VGN has given a STP that costs around 30 Lakhs. Civil works for the same is covered in the construction cost. Also they have collected Rs.75, 000 towards STP/WTP from 672 owners totalling to 5.04 crores. But they spent 30 lakhs for STP and 20 Lakhs for WTP. They made a profit of 4.5 crores illegally by not building septic tank. If they had built septic tank as per approval they cannot collect any payment from customers since the civil works cost is covered in the construction cost. so VGN did not do any favour to us, infact they have cheated us by illegal STP construction and collecting extra payment from us towards that. There is no provision for disposing treated water and causing big problem for us. Septic tank would have avoided this problem. VGN to make more money they gave STP and not in good intention. Till now they have not produced approval copies for STP, WTP, Entrance Arch, Club House and commercial building. The letter is signed by a lower level person who is taking care of maintenance works like house keeping and cleaning here in Platina. if they have not done anything their MD Mr. Pratish should have signed the letter since the panchayat notice was issued to him. He is aware that details given in the letter are false and he does not want to get involved and he can always claim innocence if the issue gets bigger that he is not aware of this letter sent by his staff. VGN is caught red handed and they cannot dodge us and the authorities for long and they are creating more evidences against themselves. As per CrPC case can be filed against them for Criminal Breach of Trust, Cheating and Forgery against VGN and their Promoters. Association us exploring this option seriously since they not feeling guilty for what they have done to us. Their own staff at site are saying that there are lot of deviations in the project and they have been instructed by HO not open their mouth.

                            While we visited the VGN Royale Site, we requested for Model Flat to understand the flat size. We have been told that the launch was planned so quick and hence unable to put up the model flat. We believed so many mouthful promises in words and sign the form. At that time, they hided informations related to cancellation of Flat. In a week time I realized and was trying if anywhere in VGN we could see any good. Finally we went to cancel the booking We have been told surprise charges of 2% of total cost. This is very high amount and requested for changes. They are still holding my money where there advertisements boasts they had fastest booking of VGN Royale and booking of next block begins on that day. Please new to this will definitely be swallowed if these are not taken care by Government Please help - Vijay

                                Yes, this is the same thing happening with my booking of VGN Stafford. There is a significant delay and the support team is keeping mum about it. There are no professional notifications or updates of any kind. The drastically reduced the quality expectation that I had about VGN Stafford. Well, we know that there are stages that things can get little shaky. However, the way in which it is dealt with, tells the difference between a professional relationship and an unprofessional one.
                                Same thing with me as well, I have visited there site seems it will take years to complete . I feel very bad inspite of some people complaining about their schedule I went ahead now I'm paying my emi and rent as well.

                                Such bad experience I'm facing with them. They don't give any updates and one day they will suddenly call up and ask for payment...
                                VGN STAFFORD - Pl do not buy any flats or fall for anything they offer.They are the worst unprofessional rude people I have found in my entire life.they cheat people.it cannot take 4 yrs or more to complete a project.if thy don't have enough people buying it, people who bought cannot be on such a loss..4 yrs of booking and still waiting and waiting. im paying rent all these years and a home loan. Who will pay for all these..big time cheaters!!! God : wish I never booked it there..my first house and so much of trauma already..wish I could cancel the entire thing and take my money back.

                                  My Name is Vinod i am staying in VGN Built House in Ayapakkam, VGN Platina. The builder Promised to provide STP plant as part of plan. As promised the builder provided the STP plan but was not a capable one. The STP build malfunctioned very early in about 2-3 months. Since this was not built as per the standards. We have complained this through association number of times but of no use and the hope of getting this rectified was gone in vain....

                                  I have purchased a flat at VGN Brixton C14 IIJ. As per contract document they promised they will provide compensation if there is any delay in handing over the flats. Now they are telling those who have paid the instalments in the said period, they only will be eligible for the compensation. Initially my payment is delayed due to the bank loan sanction. The delay is for 27 days and they delayed to hand over the flat for more than 1 year. Now they are telling I am not eligible for the compensation as i paid the first payment late. Which is disgusting. And I don't have any other choice as i have paid 95% already. I cannot tolerate this. Let the people know about VGN how they are cheating the customer.

The most important aspect of me choosing VGN Fairmont’ s over other projects in Chennai was the open space provided between the apartments and the green area. Overall my experience is good with the builder and would recommend this to my friends and family.

                                    Sir, I book the apartment g109 in stafford. they issued a coupon saying 3 lakh wort furniture, same the cost of the apartment is reduced & selling for low price. I asked the adjust the amount in flat price. so The marketing manager G.Sathish, customer support exective both agreed and they adjust in the cost of flat on handover. On this promise we paid all the amount. Now the customer support exrcutive they changed. the management is taken the decision to reduce only one lakh and now u have to pay 2 lakh extra within nov 25, otherwise booking of flat will be canceled and new booking rate will apply. Please do the needful.
