Hi My name is Ramesh and I booked a plot-131 in Shriram-pristine-estates (Bangalore) in the month of October 2024, due to unavailability project documents, i cancelled the booking in the month of March 2025. I have been assured that I will be getting my refund within 2 months. But till now i haven't received and also not getting positive response from the executives....

I have have booked flat in shriram liberty square, it was mis information of the flat size when I got mail from the sale person mail to pay cheque.. I have asked him to refund my amount as the size of flat is not sufficient for me. I have paid 50k on the discussion day and remaining I have to provide a cheque. But seeing the details of flat size I have cancelled and ask them to refund my 50k. It's been 2 months but no response. I have contacted customer care but no solution as it's goes in circles. Please help me to get my refund.

    I bought a flat at Shriram Shankari apartments Phase 3.
    As per agreement handover was supposed to be done by Dec-2022. But till date handover is not done.
    When I used to follow up frequently, their CRM team repeatedly committed to give compensation for delay in handover during time of handover. Suddenly all of a sudden in April 2023, shriram team is saying no compensation will be provided for delay because of extension brought under RERA.

    If extension is brought, why should they give fake promises for compensation till March 2023, to keep us silent.

    Also, they dont respond to any mails or phone calls even after repeated reminders. For each and every small details, I have to go to the site in person and meet them personally. Their simple reply is that they missed mail or too busy to pick calls.

    I am facing lot of mental agony because of this.

      The Case Is Related To Booking A Flat From SHRIPROP LIVING SPACE PRIVATE LIMITED, Bangalore 560080 On 13th Nov 2022 . The Project Name Is Shriram 107° South East Phase 3 Situated At Manchanahalli Rd, Krishnasagara, Attibele Bangalore.
      At The Time Of Booking There Was A Wrong Confirmation Made By Builder Side On Project Approval By Axis Bank And Based On Builder Confirmation Customer Who Already Had Axis Bank Home Loan Sanctioned, Went Ahead With Sale Agreement Process (By Paying Rs 3, 52, 162) But In Reality The Project Was Not Approved By Axis Bank. This Wrong Communication From Builder Side Exposed By Axis Bank In Dec 20th When Customer Submitted Sale Agreement, Builder NOC And Demand Letter To The Bank For Loan Disbursal. Customer Immediately Asked Builder For Cancellation Of The Booking And Asked For Refund Through Email Dated 20th Dec 2022 Stating That Wrong Communication Happened From Builder Side But Customer Did Not Receive Reply From Builder Side. After Few Days Builder Started Approval Process With The Axis Bank And It Got Delayed Till Date As On 22nd April 223. Seeing This Delay In Bank Project Approval Customer In The Meantime On 16th April 2023 Again Sent A Termination Request Through Formal Email Stating The Wrong Communication From Builder Side Leading To Victimization Of The Customer. Customer Also Repeatedly Informed Builder To Refund The Booking Amount But Did Not Get The Refund. Being A Diabetic Patient, The Stress Coming Out In This Phase Is Taking A Toll On Customer's Health Day By Day. As Customer Is Not Getting The Refund Of Booking Amount Of Rs 3, 52, 162 And Without It Customer Is Facing Day To Day More Stress Leading To More Criticality On Health. Builder Hampered Happiness Of Customer By Dong Wrong Communication And Customer Is Not Being Able To Cope Up With This Stress Anymore.

        Non Refund of Initial Token Amount - Shriram Gateway Park 63 Project

        I am Mahesh Kumar from Chennai.

        In the month of May 2021, I intended to purchase a flat in your Shriram Gateway Park 63 Project @ Perungalathur, Chennai and paid an amount of Rs.1 lakh towards Token Advance on 15th May 2021 through NEFT Transfer.

        Unfortunately due to the 2nd wave of Covid 19 Pandemic, my employment in has become indefinite.

        So, I decided to withdraw the plan of purchasing the flat...

        We are facing major issues with Shriram Properties since booking. A 1 BHK Apartment was booked by my brother in Shriram GrandCity at Uttarpara, West Bengal and an amount of circa Rs1, 40, 000 was paid. Shriram had drafted a Sale Agreement with a faulty Default Liability Clause that absolved them of all responsibilities in case of faulty construction. My brother challenged the clause and suggested it to be made neutral. To this Shriram kept delaying the response saying that that is a standard clause for all customers and they will not amend it. We then demanded return of our money which Shriram is refusing citing 'delay of payment'. They failed to share any progress of the construction and kept the site locked denying access for any kind of inspection. Shriram is a big Fradulent company with a strategy to dupe buyers with false promises. DO NOT FALL PREY TO THESE THIEVES.

          I have paid EOI (Expression of interest) to SHRIRAM WHITE FIELD YOUTH TOWN PROJECT registered under RERA number PRM/KA/RERA/1251/446/PR/211206/004573.

          If I cancel the booking plot they will refund the amount they told and I have the mail copy also ..

          But after cancelling from my side they have not responded only .. almost 11 months got over

          Please help

            Booking amount not refunded

            Have booked a house (Villa#0176) in the Shriram Chirping Grove project. The booking was done
            on 30th july 2022. I have paid Rs 2, 00, 000 as a token amount for the same.
            As you know during the booking time the sales team just asks to pay the booking token and they
            somehow convince the customer to do it today only else the price will increase blah blah. The sales
            team had asked to make the payment first without...

            On 3rd Jul 2020, we booked a 3bhk flat under shriram properties in sarjapur chirping wood project that is 1st room in 13th floor of tower 5 and we were asked to pay 10% token money as booking amount which was 1 lakh INR. We paid the same but due to certain unfavourable conditions we decided we cannot go ahead with this property. Hence we visited the marketing office in Chirping woods Sarjapur on 7th July and found no one. Hence we contacted the sales agents Mr. Matthew and Mr. Ankit over phone and asked for refund. But they denied and told us we had signed an agreement where it was mentioned that the token amount is forfeited amount and non-refundable. When we asked for the agreement paper, they didnot provide the document and started making excuses. They started forcing us to take that property but when we didnot agree they blocked our contact and make themselves unreachable so that we could not claim our refund and the document as well. Thereafter we contacted customer care and informed about this scenario and also dropped email with details to [protected]@shriramproperties.com but all in vain. We still want refund of 1 Lakh INR alongwith the interest because whatever they had done is not at all ethical. We would also expect severe punishment against those two sales persons Matthew and Ankit as they have played with our trust and have not provided us our rightful claim as well as our document.

              For Last 38 days and more we are following up with you. Regarding the repayment of the amount, we have paid to Shriram properties for booking the plot. It was promised by you and Mr. Amit (introduced to me as Sales Manager Head) that if we go for cancellation repayment will be done in one week's time. Only then we had decided to proceed with the payment and booked the plot. The very next day I told to Kaushal that we are not able to arrange the initial nonpayment money so we wanted to cancel the plot booking.

              Since then I am following up with you where in I could not get any refund from Shriram. Presently I am in Problem where the fund is required urgently. And now to my surprise yesterday Mr. Amit told me that it will take 45 days for the process. This was not told to me at the time of booking.

              I am having sleepless nights and stress which is affecting my personal life.

              Requesting you to refund my amount IMMEDIATELY or else I have been left with no option but to go to consumer court ( for refund ) and civil court ( for False promise ) to sort out the issue.

              Request Shriram Properties to help me with this issue and refund me.

              Request you to escalate the issue to higher ups and please put me in the loop to know the status.

                I have given 50000 as booking amount and at the time of booking they said if something will be there like cancellation they will take cancellation money and will refund the money...due to some personal circumstances i need to cancel the flat booking...Now they are not giving any refund Money..

                  I have booked two flats at shriman Ane on Jan 2022 and another on Mar 2022 with booking amount of Rs 50000 each but due to some unavoidable circumstances I want to drop first booking and want to transfer the booking amount to second flat but they are denying to do and told that booking amount will forfeit as per terms and conditions but during booking coordinator or CRM team did not tell any thing and signed a blank application form.I have contacted several times with them but they behave rudely now I had also mail them but they are not revert back to me.In this regard please do the needful and oblige.

                    Issue : I booked an apartment with Shriram Greenfield (Phase 2), Budigere, Bangalore in year Nov, 2019.
                    Client Name : Vijayalakshmi Konar
                    Apartment Number : G1708

                    Due to few issues in the scheme from the builder end, I had to cancel my agreement. They promised to give back my amount which is close to 3 Lakhs (I havent mentioned the exact numbers).

                    In the year 2020, Since May this issue has been going around in email where the mails are exchanged between the hierarchy and every time they promise me that the refund will be initiated but they do not give it back. I have been writing back to back mails but their response is too late. My calls aren't answered every time too. Out of 10 calls, 1 calls is answered.
                    The mails gets escalated to higher management in few months and the other person promises to close my issue but nobody does.

                    In the year 2022, Again I was promised that my refund will be done by March end but we are again at April and I do not see this going further.

                    Resolution : I am requesting for my refund here.

                    I have attached email screenshots. One image shows that the refund was confirmed on Oct, 2020 and another screenshot of recent year affirming on the status but no results yet.

                    Such actions is very disappointing where the builder makes the customers wait for their refund for years and no proper communication is sent. (until the customer writes a frustrated email).

                    Now this issue is with Mr.Mahesh and Mukesh From Bangalore office.

                    I am requesting for my refund here please.

                      Shriram properties sales team is so cunning to block customer without their interest, they say, select the number then later change, and pay money by online, that is refundable, after later if no interested people are cancelling their booking, But they are not returning refund amount.
                      Sales people deal is one type of worst level and desk people not responding the customer request. So much struggle with this builders.
                      In future people dont make any link with Shriram properties, Chennai

                        Dear Mr Srinivasan,

                        We have booked two flat 2.13.03/05 in your project named Sriram suvilash Palm subject to commitment to handover the flat by Mar 24 by sales executive Mr Arun and pre emi interest shall be paid by us till Mar 23 which shall be returned by Sriram on quarterly basis. After April 23 to Mar 24 we have to bear pre emi interest.

                        When I received a agreement copy for signing off in which handover date was mentioned as Mar 26 as per RERA . I called to Mr Umesh Patil to clarify. He said flat shall be delivered in June 24 but as per RERA rules we have mentioned RERA date. Based on his confirmation on 19th Oct we signed agreements . But after receiving the agreement copy he has send a mail that we shall deliver flat in Mar 26 only .

                        This all above event is kind cheating which shall spoil the brand image of your company in Market. Please look into the matter and do the needful.

                            Dear Team,

                            I am seeking help to get my refund for the booking amount as in account manager and CRM are neither responding to my mail nor contacting me back .

                            At the time of booking i have been said that home loan (from bajaj ) will be through so that i have transferred the amount and gone for it, lastly without recommending bajaj has sent email to CRM that loan will not be possible as the profile is from the hospitality industry . Then they have transferred me to l&t finance and same problem occurred where l&t account manager also have not bothered to inform through mail and sms why its not happening simply he (Anish from l&t) was disconnecting my calls .
                            I have spoken to a senior manager( Manu) and he ensured 100% will get fund from Tata capital otherwise it will discontinue (i have replied if so then please refund me back i don't want to go for it ) i have been paid processing fee for the same and that also not happened .

                            My question is when I was not agreeing to go for further finance than why has been forced to share my profile with these finance companies ? I have also asked if its not happening from your end you can give me the documents which can be done by ICICI bank as my cousin is heading the city and will get help from him but nobody bothered .

                            Will be great if you look into this matter and i would like my booking amount to be refund as soon as possible .

                              We were promised agreement will be done after 5% is paid, we did pay and after a few days they said it's 10%. The employee who said u about 5% has left the company and he has lied to u. The amount paid 2lakhs is also non refundable. Played with psychology and got us signed on a paper by distracting us from reading terms and conditions.

                                I booked a plot :160 in Shriram Earth, Off - Mysore,
                                They are note even updating about registration date of the plot. They harassed me till i disburse loan amount and i am paying just interest for my loan which is of no use til my plot gets registered.

                                I want to raise a serious concern over this delay.

                                  Booking Amount Refund

                                  We have paid 1lac booking amount for Shriram Blue project. However, we decided to cancel the booking within a week of the booking. Shriram is saying that they will not refund the booking amount at all. We were expecting that they would deduct 10% and refund the remaining, but they are not providing any refund....
