Hi All Read this before you invest in Chennai Dear Chennai Credai Members / All Govt Authorities, Greetings from VGN Platina Owners Welfare Association Reg. Notice copy received by us from Panchayat office - Reg. Unauthorised construction without approval / deviations We are writing this letter on behalf of VGN Platina Welfare Association. The project is situated at Ayyapakkam village near Ambattur which was developed and sold by VGN Group. Recently we received demolition notice from Ayyapakkam Village Panchayat alleging that VGN has constructed this project with full of violations and deviations from approved plans and the violations and deviations are listed in the notice. As per the notice VGN has constructed additional 1.5L sq. ft illegally over and above the approved area earning around Rs.50 Crores illegally. We have attached this notice for your reference. Association sent a mail to Mr.Pratish, MD and other VGN officials on 29th July 2014 asking for explanation on the notice, but till now VGN has not bothered to give us a written reply but their officials are insisting orally that there are no violations and they are not willing to come with approval drawings for cross verification which clearly shows that they have cheated us conveniently hiding all the irregularities from us. Further to our mail to VGN, Officials of VGN are saying they have high level contacts at CMDA and with other authorities and they will close this issue silently. VGN is threatening us to keep quiet to avoid unwanted consequences. Now we are left with no other choice except to write to authorities. We do not want to accept our homes with irregularities and without proper approvals. Over 670 families have invested our hard earned money in this residential project. We all trusted VGN and we bought our homes here but now we have been cheated and our future looks bleak and disastrous. We are all from lower middle class families who have put in all our current and future earnings in this project and it is fully VGN’s responsibility to abide by all the rules and regulations and handover the project without any irregularities and disputes. We are all shattered and could not believe that VGN could cheat us like this with such violations and deviations and take all customers and concerned authorities for granted VGN has cheated all o[censored]s conveniently hiding behind their image, Money Power, Political Power, Authority and high level contacts. We were forced to accept poor quality construction, inordinate delays and arrogant behaviour of VGN Officials by intimidating us that they will not handover the flats if we do not pay the final payment. Those who questioned about the poor construction quality were threatened with court cases and hefty penalties. We are being told that as per Supreme Court rulings in the Campa Cola case, this project is also eligible for demolition. We are now living with constant fear as to what will happen to our homes, what will happen to our life time investments incase of any demolition activities of the project. We invite CREDAI Officials and All authorities also to visit VGN Platina to see all the violations. As per the notice in the attachment, there is no approval for 1) STP - built without any approvals from TNPCB and CMDA on Panchayat road 2) WTP - built without any approvals 3) Commercial Complex – built without any approvals 4) Club House – built without any approvals 5) Entrance Arch – built without any approvals ….. and deviations are noticed in 1) Setbacks between flats – setback space been used to build additional 1.5 lakh sq.ft illegally 2) Septic tank – no septic tank is built in any building as per approval. 3) Closure of Panchayat Lake – water body has been converted to park without approvals We now understand why VGN is refusing to give us all the approved drawings which we have asked several times in the past. · Customers like us have been fooled, and the entire Government Authorities / Mechanism have been taken for granted. · Many banks have provided home loans to customers in this project. Have bankers collided with the builder by not taking these violations seriously during their inspection to clear stage payments? How did the bank’s legal panel side-lined the deviated agreement drawings without verifying the approved drawings against each flat? How did the bankers give final payments to VGN without verifying the violations which were very evident? · VGN has taken payment for covered car parking, but lot o[censored]s are not allotted covered car parking space. They are insisting us to take open car parking for the same cost. · Most o[censored]s have not been given or shown approved drawing. They gave only the approval number. Many Innocent customers have bought flats through CREDAI’s FAIRPRO property fair and we would like to know: 1. How a builder from CREDAI can cheat us like day light robbery? 2. Is CREDAI a Marketing Agent for all builders or governing body of all builders? 3. What kind of mechanism does CREDAI have in order to ensure that their member builders abide by CREDAI’s code of conduct? 4. How CREDAI is going to help us from this crisis? 5. How customers like us will be saved from fraudulent builders like VGN? 6. What action is CREDAI going to take against VGN? 7. We hope CREDAI will takes an ethical stand and take action against VGN and its promoters. 8. As mentioned in your website VGN Chairman Mr. Devadoass is the Vice President of CREDAI and we would like know whether VGN has signed The Code of Conduct? If they have signed how they can cheat 670 families so conveniently? As per Supereme Courts order in Campa Cola case, if our project is demolished for all violations we request CREDAI and all other Authorities to help us recover all our investments at market rate from VGN and also suitable compensation for our sufferings. We are writing this mail under distress and fear of life, since VGN is threatening us to keep quiet to avoid unwanted consequences LOOK FORWARD FOR ACTION BY ALL AUTHORITIES. Dear Ms. Sujitha Gopalan, We would like to reconfirm that the entire layout has been approved by CMDA. All the 672 apartments have been approved by the local body and CMDA. The 672 families and 3000 people living there are a living testimony to this fact. Thanks Team VGN

    Hi, I got a flat from VGN Krona 3 years back. The flat is still under construction.They promised me to give the flat by Aug 2013 and else would compensate for the delays. But till date, they did not complete the flat but they are asking the last installment. Moreover, they did not pay a penny back as a compensation. The customer support person, Kavitha PN, is very poor and she says that she can do only what the management asks her to do. Dont know where to go. Other Krona owners. please contact me @ gopi.v.[protected]@gmail.com. I need to understand your thoughts! VERY VERY DISAPPOINTED! VGN IS BAD!

      I booked a flat at vgn and post that no progress update or i get shouting by the people at vgn office, whenever i call them. I tried to reach senior management, but, in vain. The call doesn't go beyond miss. Srikavitha, who is the customer care manager. I would request all fellow citizens of this country, not, to buy anything in vgn. To me, i would term vgn is a fraud.

      Can't understand why almost all the builders behaving like this. God should save buyers from these kind of cheaters. They take our money and treating us very badly. They dont have heart. They simply cheating every buyer. I dont know what this RERA or CREDAI doing, why cant they black list these kind of builders and issue public notice for awareness? .

        We booked a flat from VGN Developers in their Brixton Project. Before investing with them, they responded well and make us to buy. But now they are not responding properly, not even answering well when we call them. This makes us feel uneasy with VGN Builders. We expect the update of our construction process in VGN Brixton.

          I bought a flat in their southern avenue project. It is horrible, CRM team is very rude, no customer focus, adamant attitude. With out completing respective stage works they will force the customers to release the payment. If we prove with photograph, they will refuse to accept and keep on sending mail for the payment and interest for the payment. Please do not buy flats from VGN.

They simply cheating every buyer. I dont know what this RERA or CREDAI doing, why cant they black list these kind of builders and issue public notice for awareness? .
          I am facing the same Subbulakshmi S who was handling my VGN Fairmont support is giving me a hard time. I send her 3 list so she can share an info and she will forward me an email and that does not even address my three points.

          I call to check on the three points and she blocks my number. Lack of attention to work details and takes her own sweet time usually a month or so to respond. Can we make sure such attitude from CRM team is not entertained.

          VGN - Pratish Vedhappudi - I hope your CRM team gets proper training.

            Dear Guys,

            I booked a flat with VGN Homes, Nungambakkam based on their good brand reputation in real estate. Project VGN Ernest Ph I. The VGN Customer care is very bad in response to customer queries. Especially customer service Person Mr. Ramnath is very useless and irresponsible person.

            They are good in speak at a time of booking the flats. Once u booked your flat they become dictators. They inform short notice on payment due and impose a panic interest of 24%. while construction in progress.

            They never listen customer word. They delaying my project by nearly 5 months and there is no proper response from customer care after my repeated mails and phone calls.

            Very bad attitude ever seen from such a repute VGN builder.

            Appreciate any experts’ advice pls.

            I too bought the flat in VGN Ernest, really they are not helpful, at the time of registration, they forced me to pay bribe to registrar and informed me if I dont pay they could not register the flat, of course part of the bribe went to the vgn guy who accompanied with me, its really ridiculous and decided i invest in some repute builders who respect the values.
            I bought a flat in their southern avenue project. It is horrible, CRM team is very rude, no customer focus, adamant attitude. They force the customer to pay the installment with out completing the work fully. Please do not buy flats from VGN
            I also booked one in southern avenue way back in 2012. But so far they have NOT handed over the flat to me. I took bank loan, and as such several lacks I have already paid as interest to the bank. CRM is not that interested in customer issues. I have to accept the comments already made by some other person.

            Ultimately, VGN will definitely pay for this type of customer relations. CRM means Customer Ridiculing Manager.

            VGN is the worst builder. Even top management is not customer focused. In southern avenue, only one of the total 6 blocks they have handed over. The handed over block also not fit to stay. Lift is still not in operation, they are yet to get licence for lift. Funnily they have made emergency stairs as spiral one. They have taken more than agreed time line of 24 months for the project completion. But they are refusing to pay the compensation for the delayed completion.

            Totally the worst builder, please do not buy any thing from VGN

            Brand image is complete illusion, for more details, go to their existing apartments, meet the association office bearers and get more inputs before you take any decision.

              I am dinesh. I have booked a flat in vgn platina (Plot no ii, flat no s1) on nov 2011, and the developer has agreed to complete the entire construction of flat by 31.07.2012 with an additional grace period of 6 months. But on dec 2012 we again received a mail from vgn developers stating that they can handover the project only on april 2013. Pointing out the reason as load shedding which is not at all acceptable. Load shedding at chennai is only for 2 hrs. And this will not affect the construction adversely.

              See the plight o[censored]s, one side zooming rent year by year and on the other side emi for the bank borrowed loan. It is very difficult for me to pay the rent and to pay my emi. Until vgn gives me the position. Vgn till now is not clear as when it will handover the procession and it gives a tentative date by 30th april, 2012.

              Further it is unethical on the part of vgn to compensate @18% per annum on the value of remaining construction cost when my emi with bank is already started and the bank is started debiting the interest component for the paid amount every month. I want vgn has to acceptthe bank interest for the amount received till now as vgn has not honored their commitment even after 6 months grace time.

              I request vgn to expedite the project by feb end, 2013 else agree to
              Compensate the emi interest part.

                VGN developers started Platina Appartment Projects on July 2010 and they were commited to handover by Dec 2011.
                Till now they have not handover the flat to me. Whenever i approch regarding this issue they keep on deffering by giving unacceptable reasons .Last week I got a mail from Vgn Developers exdenting hanover date to April 2013 .But i can't thurst there words,I surely know that they will deffer with a reason, thus i here by i am requesting you to take the proper action against them and provide justice for me and the dependents on the apartment.

                Some unwanted elements are spreading rumors about VGN in blogs saying, VGN cheated 670 Platina Customers which is totally baseless and meaningless. This project was completed and handled over in 2013 and fully occupied. Many have rented it out and an Association was formed and functioning efficiently.

                "We at VGN would like to clarify that the allegations of Demolition notice from CMDA and other Civic Bodies are completely false and we can provide the necessary documents to prove the same.

                670 families are living happily at VGN Platina for 3 years and we have documents and the VGN Platina owner's association as proof of this. We would also like to highlight the fact that no Demolition Notice has been served against any of our projects.

                VGN Developers have built the stellar reputation of over 75 years with excellent service and the trust of our patrons. We do everything we can to provide them great homes and improve their lives.

                If more clarifications required, please walk-in to our office and we would happy to address all your concerns and to present all necessary documents with regard to the same.

                We will be taking legal action against those who spread false allegations which look to tarnish our reputation and disturb the lives of our patrons.

                  I have booked a flat in VGN (office at Poonamalle high road). I was promised by executive (Name : Hariharan) that my project will be completed by 8 months, but now it was close to 16 months, till the site is not hand over to me. I made a several call to VGN people, but there are not considering this issue. They will be concentrating only at the time of collecting the money; afterward they are not good in customer query.

                  I was paid my entire amount by June 1, based on the confirmation mail provided by them, that my flat is handing over on June 3 rd, but still I am awaiting for my house keys. Especially, their customer care executive (Mr. Ramnath) is not at all a responsible person.

                  There were 24 families were affected because of this issue. So, my personal opinion is not to book any flats in VGN group.

                  I am experiencing same problem with VGN Homes pvt. Ltd.

                  I have booked a flat at VGN Ernest Ph I. But hannd over is not yet done, It delaying nearly 5 months.

                  The Customer care Mr. Ramnath is useless & irresponsible person. They never responds to customer query at all.

                  They are not builders. They become dictators once you booked a flat from them. Very Bad VGN customer service.

                    Dear Sir,

                    We have booked a flat in VGN Southern Spring Potheri on June 20, 2011. We paid 3,12,000 INR as advance and booked the flat last year. We were told that DTCP approval for the project will be given in 10 days. But approval was given only recently after a year and we were informed about the approval on 31-03-12. We waited for around one year after paying the advance. We had received pre approval for the housing loan also when we booked the flat paying Rs.15000 to the bank

                    Once the project got DTCP approval, the sales executive gave us the sale agreement to sign off. There was an increase in the price of the flat for about Rs. 50000. We were intimated that the guideline value has been increased hence there is an increase in the stamp duty registration charges. We accepted since that it is reasonable. We signed off the agreement and gave it back to the VGN executive. We didnt receive the agreement back signed off from the VGN MD.

                    When we followed up, we were informed that there is an increase of about Rs. 500 per sq feet i.e 900*500 RS. 450000 increase in the rate of flat due to revision of guideline value. We didnt accept the increase since we booked the flat one year ago paying Rs. 312000 and we waited for about a year for getting the approval of the flat.

                    This is mere cheating from VGN builders. How can they increase the rate of sq. feet when the flat is booked a year back. And it is the delay from their side since they didnt get the plan approval. We waited a year for that to be done. If not, we would have registered the flat a year ago. How is it related to guideline value?

                    CAn any builder do this? All the flats are booked a year back and their possession is given after couple of months only. If a flat is booked in 2011 and if they give the possession by 2012 how can they increase the rate per sq feet due to revision in guideline. Then what is the use of booking a flat one year back , waiting for approval waiting for the flat etc etc.

                    In the agreement, it would have been clearly mentioned that the land (UDS part) will be registered in your name only if the booking advance of 15% and 30 to 40% of the remaining amount is paid. Since you have paid only the advance amount, the land is not registered in your name. From 1st april 2012, the guideline value of the land has been increased by Tamilnadu govt. So any registration need to be done in the new rate. For example if the total cost of the flat is 30 lacs last year, in the agreement they would have mentioned that the land value is 4 lacs and the construction, regd exp is 26 lacs. Now due to the increase in the guideline value, they have to charge the land value in the new cost only. They can't reduce the price of the constuction. If they reduce, then it will amount to inflating the construction cost last year. So builders will also do that. To avoid this, you should have followed up with the seller to ensure that the regd is completed before 31st Mar. I did my regn for my new flat on 30th March, thus reducing, around 4 lac additional cost.
                    I agree with Raj1981a answer. In general, once you booked the flat try to register the land in your name as early as possible after checking the approval status.
                    I strongly agree - I got very bad experience from VGN homes. Marketing & Customer care behaviours very poor. As brand company, you should maintain your name. but VGN looking for only MONEY MONEY MONEY MONEY MONEY MONEY MONEY MONEY. I wont recommand anyone.

                    Vgn — Is VGN Flats is Good to Invest

                    Is anyone booked a flat in VGN? I heard more reviews about VGN. Please share your views about the VGN Brixton project. Is it good to invest in that project?

                      I Ganesh Kamble owner of Excellent Printers, Pune. We have done some printing work for VGN Infra India Pvt. Ltd Pune project invoice no. 878 & 879 Invoice date 17/10/2011. Total Amt Rs 4233.00. We got fed up doing follow-ups and know they are saying that we have wound up Pune Project Know we cannot pay. So Please help us in getting our payment back.

                        Dear sir / madam,

                        I have a bought a house from vgn homes priviate limited. The work man ship is very poor. I have made several written complaints to them. They have never responded to me. None of loft is proper. Plastering is also not even. Celing plastering also not proper. Looks like a old house even before occupying. I am totally frustrated about their delivery schedule. They promised me to deliver in january. But in agreement they have made it 24 months + 6 months grace period. No one in vgn is responding to our quries. Every one who has bought house in vgn pinnacle is frustrated. Need some action.

                        private builder — poor quality construction

                        i have purchased a double story house in lucknow from a private builder but the quality of construction is not good then what i can do??????
                        I Agree.
                        you should lodge a police complaint and sue the company in and out. Don't leave them. They charge premium rates and this is very shabby. Just file a complaint that is enough. They should learn the lessons properly.

                        VGN Homes Private Limited — POOR QUALITY OF CONSTRUCTION AND NO PROPER RESPONSE

                        Car parking without proper driveway was allocated. Poor quality of workmanship and no response for the complaints made to the builder. Need help to make the builder resolve the issues.

                          Booked a flat of VGN at Girugambakkam, Chennai on 28-Feb 2011 signing the application form by paying INR 2Lac.Later our finance was so poor to go-ahead of this project, we decided to cancel and requested on 14-Mar 2011 for refund. VGN people are arguing that they will charge 50,000 as cancellation fee and refund will be made after 45-60 days and full refund is not possible.

                          This seems to be a reasonable decision on the part of the builder.
                          It appears to be a reasonable decision from the builder since he blocks the flat and does not offer it to other customers who may be willing to buy if available during the interim period i.e., from 28.2.2011 to 14.3.2011
                          What if the position of the buyer has changed. Supposing he loses his job immediately after booking the flat. He will not be able to arrange for the finance and is it right to charge him 50000/- over and above his already problematic life.

                          Shaikdude and Sridharan1970 seems to be a builders representative and not general public.
                          What I have said relates to legal aspect. If the application contains a clause that in case of cancellation if Rs. 50, 000/- is going to be forfeited and in case if the applicant has signed that then the same cannot be legally challenged. However, there is always an humanitarian aspect involving in these type of transactions especially buying an house out of life time savings. One can persuade the builder and can reduce the amount of 50, 000/- substantially even to nil by explaining the real situation and I think a big builder like VGN will naturally accept if the reason is genuine and is beyond the control of the purchaser. Pl. don't take it otherwise.

                            Please post your problems on non-refund of booking amount against cancellation on builders.. Vgn at aminjikarai paid rs 40000- out of rs50000/- we paid as advance.

                            When a flat is booked which means the particular stock is closed and will not be shown to any other customer. The customer will hold the flat for couple of months without making further payments and then cancel it. Builder looses the opportunity to sell that flat to others for holding the booking for that particular period and also looses the expected revenues from the flat. So cancellation charges are mandatory to offset the operational losses and also to discourage the unsure customers.

                            Most builders charge 10 to 15% of the total flat cost as cancellation charges. In this sense VGN is very reasonable for just deducting Rs 10, 000 as cancellation charges.

                            When customer is not sure about their financial status they should not make big ticket purchase decision
                            and waste others time.It is not only about money, but time, energy and efforts are also wasted for the company's representatives which is more than the cancellation charges.
                            Dear Sir,

                            We have booked a flat in VGN Southern Spring Potheri on June 20, 2011. We paid 3, 12, 000 INR as advance and booked the flat last year. We were told that DTCP approval for the project will be given in 10 days. But approval was given only recently and we were informed about the approval on 31-03-12. We waited for around one year after paying the advance. We had received pre approval for the housing loan also when we booked the flat.

                            Once the project got DTCP approval, the sales executive gave us the sale agreement to sign off. There was an increase in the price of the flat for about Rs. 50000. We were intimated that the guideline value has been increased hence there is an increase in the stamp duty registration charges. We accepted since that it is reasonable. We signed off the agreement and gave it back to the VGN executive. We didnt receive the agreement back signed off from the VGN MD.

                            When we followed up, we were informed that there is an increase of about Rs. 500 per sq feet i.e 900*500 RS. 450000 increase in the rate of flat due to revision of guideline value. We didnt accept the increase since we booked the flat one year ago paying Rs. 312000 and we waited for about a year for getting the approval of the flat.

                            This is mere cheating from VGN builders. How can they increase the rate of sq. feet when the flat is booked a year back. And it is the delay from their side since they didnt get the plan approval. We waited a year for that to be done. If not, we would have registered the flat a year ago.

                            CAn any builder do this? All the flats are booked a year back and their possession is given after couple of months only. Who ll do like this?????????????
                            we paid 1, 00, 000(one lakh) on Oct2012 for VGN Stafford.VGN persons says no problem we will help the loan.once they collect from cash from me
                            December month only they told your account not eligible to loan.so, i ask the cash.but until now they paid no single amount.
                            I visited this project last month for a site visit and I must say it looks very impressive. The construction work has just begun but their staff, marketing office and plans are very nice. I really like the way houses are being built - spacious, luxurious and total value for money. The amenities and other facilities like club house look promising. I'm planning to book a flat here this month.

                              Myself and 2 more friends each booked a flat at AVIV court of VGN at Avadi, Chennai on 14-July 2010 signing the application form by paying INR 50000/-.Later our finance was so poor to go-ahead of this project, we decided to cancel and requested on 07/08/2010 for refund, submitting all copies of documents except receipt.VGN argued that refund is not possible, we phoned / visited them many times atlast agreed and paid Rs 40000/- holding Rs 10000/- on a condition that we book any of VGN projects in near future. Our finance never improved till this time and Rs 10000/- which they hold would be useful for us to recover to some extent from debts.

                              Reply from VGN is convincing . In reality as per their reply the cost of cancellation what they have charged is scanty.
