This is for people who plan to purchase plots in vgn brent park vgn cosmopolis vgn victoria park

Vgn brent park is cmda approved, if you check the back side of the cmda (Greater chennai - planning permission document) approval they clearly mention disclaimer as given below

"by giving permission we do not confirm the applicant is the absolute owner of the land"

So please dont think that cmda approval means property is clear and safe as far as documents are concerned.

As a buyer its our responsibility to do the due dilegence ourself, because nowadays buying a land is our investment for lifetime. Should not trust blindly just by seeing the brand.

Banks lend loan on property and if any problem arise in ownership then its the buyer who needs to fight for it and not the banks because end of the you need to pay the emi no matter what issues arise against the loaned property.

Mr. Krishnan rajendra, you said you have done detailed study on dunlop property acquired by vgn. So you are the right person to answer about the following documents requested by my legal advisor from vgn with respect to vgn brent park (It has many different layout in this 60.86 acres and the document problem is same for all) located near ambattur telephone exchange,

Document1:

In the sale deed page 7 and point 6 its mentioned that a meeting was held on[protected] by assets sale committee of bifr and has approved and finalised the bid and accepted mr. V. N. Devadoss as the highest bidder. Kindly provide a copy of this document.

Document2:

In the sale deed page 7 and point 7 its mentioned that a meeting was held on[protected] by vendor and passed a resolution to alienate the schedule property as recommended and approved by asset sales committee of the bifr. Kindly provide a copy of this document.

Document3:

Did you check their sale deed done by dunlop to vgn and did you find the boundary details of the 60.86 acres, because i was not able to see the boundary details of the whole property. If you have those details please share it here. Because dunlop is claiming vgn has occupied approximately 6 to 8 acres of dunlop land.

All the above 3 documents are the basic documents for this vgn brent park and other layout located in this same location. When i requested these documents the vgn legal advisor mr. Mahadevan agreed they do not have these documents and i have proof of it.

When my request for documents are very specific and based on the documents mentioned in the sale deed shared by vgn, instead of answering to my document request the vgn legal team is deviating showing other documents.

Why these documents are important? Please search in google "vgn court case" you can find out a lot of information which will clearly explain the importance of the documents i requested. You can also see many letigation on vgn properties, example vgn fairmont guindy.

These documents will give full protection and safeguard our investment and peace of mind to the purchaser.
I trusted vgn because of their brand and only after going through the documents and advice from the legal advisor i was able to explore all these grey areas in the document which could cause serious ownership issues to the buyer at any time.

Further, vgn is selling this 60.86 acres as plot instead of developing as a township which further adds importance to the requested documents. Because you can see a huge housing board township and casa grand township very adjacent to this vgn brent park. So why vgn did not proceed with building apartments in this 60.86 land area.?

My intention is not to bring bad impression on vgn. As a potential customer, i tried several times to get these documents but the vgn legal team handled my genuine request very bad. Your vgn legal team, customer support and sales team all stopped communicating. Thats why i choose to take through social media.

If vgn is able to share the requested document 1, document 2 and document 3 then i m very happy to proceed further.

If purchased without these documents the total investment will be a big question.
