Vgn Property Developers — vgn denying refund of advance

I want to share my rather painful experience with vgn. I booked a plot in vgn mayfield park more than 3 months back by paying 5% (~ rs. 2.75 lacs) in advance. At the time of advance itself, we clearly mentioned in writing that we agree to cancellation rules only upon successful legal verification of documents. It took vgn 3 months to even accept the fact they don't have some of the very critical documents and we did not want to proceed after knowing many docs were missing and they clearly violated so many conditions put forward by cmda in the approval. The risk was so huge that we could easily end up losing the purchased land in legal battle if one pointed at the issue correctly in the future. When i opted cancellation, got a generous reply from vgn that they approve my request but there's nothing left for them to refund as the advance netted cancellation fee. Yes this is clear cheating and fraudulence. We were shocked to learn how cheap vgn has gone to earn money in their business. While i've started my legal battle against them, i sincerely advise the fellow buyers to learn from my mistake and strictly avoid vgn anywhere to protect your hard earned money. Don't fall for the brand name like me. They don't even deserve the basic respect; they are no more the same vgn.
