I have booked Flat in Xrbia Ambii A3-1012 in 2017. I have been paying EMI since so long almost around last 7 yrs.

I am not getting any update when I will be getting possesion of my flat.

No one from XRBIA have ever contacted me regarding my flat possesion status.

Also I tried contacting them but disn't received any response.

Need help as I am loosing my patience level and getting...

We are just paying interest from last 4 years
While buying your sales office said it will be ready by 2019 and while registration it says 2024 - after paying 4 instalments it was difficult for us not to register

Not getting any notification or any update from Xrbia team.

When I will be getting my flats possession?

Even I tried contacting them but not getting any response.

Need help as I am loosing my patience level, getting frustuated and depressed.

My relative Mr. Soujanya Bhoir has booked C3-019 in vangani project but in 2019 May, when he visited site, he observed that his flat has been cancelled and none of the Xrbia executive or organization ever informed about the same. When he raise his concern to the local authority Mr. Pradeep Sukumaran.

He cancel the last registration and close the loan which Mr. soujanya bhoir of Rs. 3, 77, 000/- which was pending with TATA Capital. Post that New flat C5-011 was issued and while cancelling the loan, XRBIA confirm that they will assist Mr. Soujanya to issue new loan. But post new house registration, they didnt help on loan neither ready to pay the new loan charges. Also they raise false allegation that Mr. Soujanya Bhoir didnt paid the stamp duty amount which he paid to xrbia at the time of 1st registration in cash. At that time, XRBIA didnt gave any reciept the localist hired by them for registration mention that receipt is not required.

In covid period, XRBIA didnt ask for any money, because everything was closed, post covid they start asking for money, but when Mr. soujanya bhoir asked them to support on loan, they denied the same. Xrbia has closed loan of 3, 77, 000/- but now they are asking 4, 63, 000/- and not ready to provide any explaination on the same.

XRBIA team is not supportive at all, they share the demand letter after so much push and 3-4 visits in office.

This case has been discussed with xrbia officials for around 5-6 times, but no one is supporting on the same.

We need your support to close the same on same amount of 3, 77, 000/- and we are ready to pay entire amount in one shot by 15th July 2023.

I had booked a unit in Xrbia - New Lonavala Project in the year 2018. I had drawn lone from L&T Finance for this and I am still paying the pre-emi for this loan. There has been no update on this project since years and also no work is going on. Its been more than 5 years and I have not received the possession of my apartment. I need Xrbia to be legally accountable and re-imburse me all the amount that I have paid to them, the bank with interest for all these years.

The Act by the way of section 18 clarifies that the home buyers are entitles to seek refund along with interest and compensation in case the builder fails to complete the project or is unable to handover the possession of the unit.
Xrbia failed to give possession of flat which I have booked in express city.
No phones are connected and no response from them. They are just cheaters.
I want the entire refund of my hard earned money and proper justice is given so they dare to fraud people.

Also i am doing mails and trying to connect them but the staff is changed and no responses from them.

And Financial problems not possible to bye flat . I have paid 2 lakh . That’s my harder money. I have already received cancellation later from xrbia . and xrbia sells person Told me . There is no refund policy . please help me I have all paid receipt. Booking receipt. 2 lakh is big amount for me I have requested them to cut some amount . I requested you . My complaint is about the daily water shortage in xrbia Eiffel city chakan Pune. There are so many families and people are staying in this locality. For the last 2 weeks, continuous shortage of water occurs. They cut the water every morning and sometimes the water comes early night. This is a huge problem. Occurs every day.also occurred today morning ( from 11.45 am 5 February 2023). Kindly look into this problem and provide us a solution.

Started deducting money from October 2018, till covid they were refunding the amount, after that they have stop refunding it, on questioning they were giving false information that's why we demanded on emails, they had promised us to refund the amount then too they didn't refund it, now we r in legal battles because of this property

Unnecessary headaches because of this fraud builder

1. if I suppose the possession date is march 2020 as per the agreement, if I add 18 months to this date it comes to Sept 21, then on which basis you are saying the date is march 23 ???
2. why your staff Mamta didn't respond to my mail and after that 6 reminders ???
3. why xrbia didn't inform the customers about the change in the possession date by mail, call, or letter ???
4. what amount of interest xrbia will pay to me for this delay and how their calculation will be ???
5. what amount i will get as interest + my paid amount if I cancel the booking due to a delay from xrbia in giving possession ???
6. what will be the exact date of my possession that you are offering including all the amenities like bus, clubhouse, etc ???
7. and lastly what is the exact reason behind this delay ???

I hope you will reply to the mail by tomorrow evening and you will not delay this also as you delayed in mailing me your first mail.
also, i would like to know what action xrbia will take against their non-cooperative and arrogant staff like Mamta for harassing the customer ???

We were supposed to get possession in Mar 2020 but it’s two years up and we haven’t received possession. Similarly we had done upfront payment of the entire amount in 2014 itself. As per agreement we can lawfully demand full refund of our principal plus interest but we are not receiveing any response from builder. When we file a complaint for Conciliation in RERA it goes to the promoter for acceptance and they are not agreeing for conciliation. Hence please help as our money is stuck for more than 7 years with them

I am the owner of C5-304, Eiffel city, Xrbia. My flat handover is almost 4 years delayed. I have made more than 100 calls and 50 msgs ( I ahve proof) in last 6 months but there is no response from any of them. I have been patient all this while but now it seems they are purposely ignoring it for the reason best known to them. Before I go to any other forum I am trying to reach the team from here so that they direct it to the right person.
The builder has to compensate me for the delay and handover me the flat which is already in ready state.

I was working in Xrbia (Eiffel developers and Realtors Ltd.) from 5th Apr to 5th Jun 2019. On 5th Jun 2019 HR head called and asked to leave job and don't come back to argue for reason and salary. I know that my all 4 sites which had under my supervision have lots o[censored]nusual movement & fraud by project team which was highlighted by me and respected team maybe affected due to this so they take this action to hide the corruption/fraud. Same has been highlighted in email to management. This was maybe big scam and Hr head also involve in this so they remove me from this position. I was trying to meet the Rubesh Krishanan My Reporting Manager but he left and Sent request letter to release my salary to office but no response so finally I was approached to Labour commissioner Pune office and attended call 4 times but no one came from Xrbia side and no reply, Even Labour commisssioner office Staff Called Nahar Sir for this but not pick up calls. finally Labour commissioner office staff Mr. Chaubhe had given letter to file court case against Xrbia but I believe that it will take time in court matter and lengthy process so trying to get sort out in oiur level. Please look into this and help to sort out this.

I replied her and asked a simple question is OC ready for the project and is all amenities ready which was in the brochure of Xrbia at the point of sale?

Hello, I am owner of xrbia neral warai bldg k-7 flat 301, i have receive notice from my HL bank for submiting completion certificate otherwise they will cancel my govt subsidy. Fot that i am trying to contact xrbai team but every time their contact person is changed and not receiving proper reply from them, also have marked mail also but still not received reply on that too.

Have purchase flat in building D2 212 ON DEC 2015, reciving call for demand draft from xrbia office, whenever ask for the possession they reply me to check the agreement and in agreement its mension 2020 will be passession now its 2022 again reciveing call for demand draft and the same i ask for passession they revert me that you will handed key in august 2022 but now i m trying to call them the no which is reflecting on google is wrong no or check the no, as i am staying in gujarat its difficutyto travel from here
kindly resolve the above issue
