I have a Duplex booked in your New Lonavala project in QQ9 flat 407 under the scheme of EMI after possession. Till now xrbia was paying EMI in my account and was stopped under the EMI moratorium. As advised by you, I had opted for the EMI moratorium scheme. Since then I have not received EMI funds. I have tursted the builder and booked the property under the scheme. Now I have received legal notice from PnB against the bounced EMI. I have got only 15 days to respond. They have told me to pay three months installments. I have very less projects in hand due COVID and unable to pay EMI from my pocket.

After the moratorium was over. I received the an EMI from Xrbia on 23rd Sept 2020 and then two EMI in Feb 21. I have been religiously following for the EMI for month March 2021 onwards, but I am not getting any commitments or dates.

I have flat in xrbia chakan phase 2 in D1-603. from last 12 months as per xrbia 24 emi scheme an emi is not getting deposited in our account. every month we need to pay the emi by our own. how many days we should adjust.? The contact number provided by xrbia is still not reachable. xrbia represntative dont reply to the mails also, their calls not reachable, please tell me where i will get solution regarding this
Very disspointed with the after sales service of the xrbia. please support me regarding the payment.

Hi have purchased a flat in xrbia ambi I have not got the possession yet also they are not providing the emi refund. Kindly help Mr Om sai his number [protected] he is threatening me saying send the personal bank statement oresle we will not refund. I have no home and plus now they are not paying emi

I have bought a flat 2018 and was promised to get the refund till the time of possession mentioning the Pre EMI against amount disbursed towards flat cost will be refunded. Neither i have received the possession till date nor i am receiving the refund on my emi, this for a flat in Talegoan Ambi,

Mr Om Sai is putting a pressure on me to submit my personal details and he told me how do I knw i[censored] making the payment or not.

Today we recd call from one you executive towards some balance payment (Chetan-[protected]).
He was too rude on his communication and somebody should look into this being Xrbia is brand and such people spoiling brand name.

This to notify, that I have booked a property with Xrbia developers at the Ambi location.

Ideally, the possession was supposed to be in 2020 but we understand that it dint happened due to lockdown.

Its been 5 years since the project is ongoing and customers are not even updated about the progress.

The helpline numbers are never reachable and it's really challenging to connect to someone at Xrbia. Lately, I keep receiving messages from MSEDCL stating that I need to pay the electricity bill, and I ignored it as the name of the person in the link to pay the bill is different and my email address and mobile number are used by Xrbia.

To understand the same matter I am calling them for the last 1 week but there is not a single number on which we can connect to them. Their helpline number Pune: [protected] the IVR will tell you the waiting time and within 60 seconds the call gets disconnected. I even don't know how come I need to pay the bill when it is not in my name.

In January I visited the FC Road Pune office of Xrbia and they mentioned the possession will be granted by March and since then no update. I request the consumer forum to kindly look into this and have a stringent action taken against their careless behavior. We have invested our harden money and we are not even getting a single response of what's going on.

Regarding the delayed possession of the flat 1012, A-3, ambi, talegaon, dist pune, which was booked on dated July/2017.
There is no response on the mail i sent multi times to you on, and nobody answering the exact date of possession on call.
Agreement done 2017,
As per agreement, june 2019 was the possession date, which is elapsed 9 months back. So as per agreement clause 60 (Points a, b, c) xrbia need to pay all the amount paid to xrbia including gst/servicetax with compound interest of 9% per annum since booking of the flat dated July2017

This is my request you to provide the possession at the earliest as possible as i am paying more than 2 lacks of interest amount on the loan amount to ICICI bank.

Unfortunately i am going to rera under section 18 "return of amount and compensation" - the real estate (Regulation and development act, 2016)

I Had Cancellation my flat Aug. 2020 your Manager Trupti Patil Said me that your Loan will be closed in 10 Days after Date of Cancellation and your Stamp Duty will be also Refund in your Account .But till now not closer my Loan and not refund my stamp Duty Amt
Totally 3.5 Lakh my Hard Money Given to Xrbia Developers Ltd Time to Time
And my cancellation amt already paid 11000/- of Jan. 2020
While in Jan 2020 not any work my unit
I Had gone to see my unit but work was not Done of 1/-
Then why are you not Returning my money

Hello I along with my husband had booked a flat C2702 at the Balewadi project with Xrbia in the year 2016 and paid 8.04 Lacs as a deposit amount. It has been 4 years and we still haven't heard any concrete plans of Xrbia on this project. Every year we have been making calls and every time their team tells us - it will happen in next 6 months. We have lost all our patience and this year we submitted our request for withdrawal and refund of our deposit amount. Now the team has completely stopped responding to my emails and messages. Kindly help.
I would never go with Xrbia developers and will never refer them to anyone .

This complaint is to make you notice that i am facing water issue from last week. Each and every morning when i used toilet i found no water in flush tank, please take immediate action on this issue. Expecting a quick responce on this situation.

We want to cancel our flat booking as our financial situation is not good. Unit number J2-202 / Xrbia Ashiyana Vangani. Stamp duty and registration of this flat as well as GST has been paid. About Rs 172, 000 down payment has been made. Also the EMI has been full so far. Pradhan Mantri Awas Yojana has also been received. So far, you have been paid disbursement of Rs 12.5 lakh by Indiabulls Housing Finance Ltd. Right now I need a lot of money at the family level. Also my job is gone due to lockdown. Currently my home is not in good condition. My wife has survived a road accident but a lot of money has been spent on her treatment. Please cancel the flat booking and make arrangements to get the money as soon as possible.

we purchased a home in 2014 on Chakan Eiffel City Phase 1.but we are facing issue parking. I am having a parking letter but no one provides a specific parking area to us...

I have attached a Parking letter for your reference but Please provide parking on as per my Flat 407, building = W+X, Eiffel City Phase 1, Chakan.

Previously I tried to connect Mr.shinde but they said please communicate with the main office.

I had booked 2 flats in Xrbia Vangni and was assured that no Pre-EMI will be charged until date of possession and if charged will be paid by builder. Towards this an agreement was made with India Bulls for disbursement of loan as per instruction of Xrbia.
However, India Bulls started Pre-EMI charges from April 2019 and continue to do so till date.
I have written to the company's representative Mr.Vishal K who said that the company had stopped disbursement due to Covid till Dec. 2020. It is now Feb 2021 and Mr.Vishal refuses to pick my calls also.

This is possibly the worst Real Estate company and a visit to their office at Pune has also not yielded any result.

I have been told that the NO iNTEREST would be levied as the late payment schedule. But still i have to pay eh interest and severel mails have been done but no Clarification is given against the mail...

We have booked 2 flats in Xrbia Warai B2407/408, in the year 2014 and the flats location have been changed due the numbering issue from Xrbia end and the same flats have been registered on 2 different peoples name. I have been chasing this since 2015 with no resolution.

Such a fraud from a renowned builder is unacceptable. Need strict action and immediate resolution on the issue.

Near chakan and moshi projects details not getting from last two days.
