[Resolved]  Skyline Constructions bangalore — What to do?

Dear Sir,
We had booked a flat with this builder more than 2 years ago. When we booked the flat, we were told that all clearances have been obtained and they promised that the flat will be ready by June 2010. I have paid already more than 60% of the cost of the flat. But, only little work has been done so far. Now, they give the excuse that some pollution board NOC delayed the construction.
In spite of the repeated requests to know from the builder regarding when the flat will be ready, nobody is bothered to give us any answer. They just do not tell us anything at all.
We are being subjected to lots of hardships.
What we should do? Please help me.

Considering the facts that Mr. Dhiraj is tracking this forum and proposes to resolve the issues which his customers have.
So, I will request everyone who has any issue with Skyline, should talk to him and let everyone know how are your problems handled
by Skyline by posting the feedback here. Since, there are a lot of negative comments posted here, so skyline also understands that
it can impact their business. And, please don't think that I have anything to do with Skyline i am also a potential buyer like everyone here
and looking forward to invest my hard earned money in buying an apartment.

this is a joint development where skyline has lost all communicaiton with the landowner and the people who have booked are suffering thanks skyline's lack of interest in completing the project.

there is no senior official at the site and only golis are given in terms of providing the basic facilities.

now mr dhiraj is offering to refunnd the mony collected for electricity and water and is aksing residnts to approach BWSSB for electricity.

he also made me sign an affidavit at the time of regitratiion that i will not file any complaint against him. i cannot also go to consumer court or civil court because of affidavit.

his team is very sweet till mony is colllected from customer then it is TATA BYE BYE..

no answer to email, phone... can other people who have booked at skyline call me on [protected] to complaint against him

If this is the case which NVEENA has mentioned here, Its really going to be difficult for you to remain in this business. Though I am not aware of the actual scenario on Ambrosia. But, if this is the way your company is handling blocking issues. then the day is not far when you will have to shut down your shop. Innocent customers sometimes sign that kind of affidavit. Since, I have visited some of skylines projects, I know that you have more such projects where you are having joint development with landowner. You have Nveena's contact here. So, if your really concerned, then you should be helping her out of the situation she is in. After all, she is in trouble only because she purchased a flat from Skyline. It is not only your moral responsibility but I think your professional ethic to help her in the problems above mentioned. When someone buy a flat from a bhuilder, they expect all the above listed things to be taken care by the builder.

Though I understand, that sometimes builders are also in problem but why it is, that among the known builders most of the complains are only about skyline. There will be some truth in the complains posted here.

And NVEENA,

If I am an employee of Mr. Dhiraj, then considering how skyline is handling the customer complains, I will never ask you to post your feedback here after discussing the issue with skyline. But yes, if Mr. Dhiraj is interested in listening and resolving the issues, then he should be given a chance.

"Live coverage" by the camera and the media do not lie.
You also can log on and surf the internet/web. You can see Mr. Avinash and Mr. Dhiraj's behaviour with the contractors and the media.
I am not having any grudge against SKYLINE or its owners Mr. Dhiraj or Mr. Avinash. Let them make money, but not by troubling customers like me. I had booked a flat at WATERFRONT in August 2008, and had paid more than 60% of the cost as advance from my hard earned savings. The agreement was signed, then, in which it has been mentioned that flat will be ready to occupy by June 2010. Now, it is more than 2 years!!
I had tried my best to meet Mr. Avinash/Mr. Dhiraj to resolve my issue. I was offered an alternate flat in another project. But, it did not happen. Then I requested for the refund of the advance. But again, as usual, no response. The staff of SKYLINE kept/keep telling me that the project will be ready... But when? GOD only knows.
I recently visited the site of WATERFRONT PROJECT. Still under construction ...

I do not gain anything by spreading rumors or by being venomous against you. You and your staff are not keeping your promise, neither you are following the signed legal agreement. Nor you are returning my advance.

I am not exactly aware of the delays in other projects of Skyline. But it is good to see the views of the various customers. I myself have booked a flat at Skyline Magnolia and expecting to get registration and possession by October 2012. Will definitely come back and let you all know if there is any delay from Skyline. In terms of the progress of work at Skyline Magnolia, most of the flats are ready to occupy and the building needs another coat of exterior paint along with permanent power supply (i.e. meters). Rest seems to be more or less ok and their fittings and finishing is as per the specifications. Of course there are some minor problems (like windows being jammed, etc), but the Skyline team has assured to resolve them. Will get back on the registration and handing over by October 2012.
An extension to the above post. The legal documents of Skyline Magnolia were vetted by my lawyer and he said there are no issues. Also I was recently sent an Occupancy certificate issued by BBMP for the project from Skyline. Also I have met few (5) other owners who are looking at occupying the flats by December 2012. More updates soon. Would appreciate other owners/purchasers of Skyline Magnolia to touch base with me at [protected]@gmail.com. Best.
Dear Satish, as can see from your YouTube post, if you were a person in the intrest of hearing both sides I suggest you ask a series of questions so we can defend ourselves. It is no point propogating a vested intrest with only one side of the story.

Oc- we have applied for this more than two years ago and the application is available for scrutiny at our office, we are also ready to upload it on this forum if required
Katha-this can be applied only once oc is obtained.we care ready to refund you this money if required
Electricity- this is very much there at the site, we will sponsor free site visit for anyone who wants to inspect
Cauvery water- as per bwssb they have started issuing connections recently as in sept 2012 refer toi article
Club house this land is being acquired by bwssb
Jd partners we are very much in touch with them and if you require will ask them to issue a character certificate in this forum and to the satisfaction of ambrosia project considering they own 36 flats in the project.
Further Avigna I will be posting latest pictures of the project on this forum so viewers can make their own assessment.

In continuation to my post on Sept. 12, 2012 on this Forum about Skyline Magnolia, I am happy to share with you that my flat has been Registered by Skyline on October 10, 2012. Their legal team has been very cooperative and the Registration got done quite smoothly. Now I look forward to taking possession very soon once some pending minor works are done by Skyline. The only thing Skyline Magnolia now requires are permanent Electricity meters and external paint and finishing work. If any of you need more info. on Magnolia do write to me. Best.

Bangalore builder penalised for not delivering flat

New Delhi, March 22, Deccan Herald News Service :

The National Consumer Commission has asked Bangalore-based Skyline Construction and Housing Pvt Ltd to pay Rs 10, 000 compensation to a couple for failing to provide them a flat despite the promise.
A Bench of the apex consumer panel, comprising presiding member Suresh Chandra, also directed the firm to refund the booking amount of Rs 4.62 lakh to Kumar and Usha Selvaraj with 18 per cent annual interest. It dismissed a revision petition filed by the company challenging an order passed in October last year by the Karnataka State Consumer Disputes Redressal Commission.

The State Commission had rejected an appeal of the company against an order of the district forum directing it to pay back the preliminary amount deposited by the Selvarajs with the compensation of Rs 10, 000 after it failed to hand over the couple the flat within 18 months.

In a complaint before the district forum, the Selvarajs’ submitted that they were promised the flat in the proposed residential complex named as Skyline Paradiso in Bangalore’s Judicial Layout within 18 months after they paid Rs 4.62 lakh in August 2005. On the other hand, the company claimed it did not promise construction and delivery of the flat within 18 months. It further said, the construction work took time due to delay in getting sanction for the plan.
