Dear Sir,
I have been a Customer of Axis Bank ltd Chandigarh from approx last one year . I Have taken Home loan from Bank which is still in PRE EMI satge from last few months i have observed sudden rise in monthly emi's as per market rate . Due date for EMI Debit is 10th of evey month which gets debited finally on ( 15 or 16th of every month dont know reason for dealy ) .As a result 2 time EMI was bounced where EMI was not debited on time which i proved it to bank that there is dealy in send requrest from one bank to another .
Recently i got a mail from Axis Nodal Officer that Issue has been rectifed and bouncal charges has been reversed and also got the suggestion that to keep the necessary balance but again they failed to provide deatils of balcnce ( HOw much balance should be there ) nor there is any PRE SMS service alert available so that one can keep n monitor in advnace to avoid bouncal .instpite of request there is no positve n permanent solution ...

Please help and guide as this is the only reason of bouncal .

Dear Concern

Till date not clear what will be the Pre EMI for this month . I have been requesting again and again for Pre SMS Alerts before due date but no luck as of now .

In Short My Simple Concern is How much sufficient Balance should I maintain to avoid bounces and where will this Reversed amt reflect / revered from billing

I have seen trend of 19084 to max20322 NO t able to under stand . EMI Is again bounced today with the available balance of 20820 /- as per emi trend ..

Can any one of your representative can call n explain .

Thanks for the Update . But issue is still not addressed hear Amt was there in my account but after SMS you have not given time to recheck the balance as the Amt you have charged was more then the previous month . Ideally Customer Should get the SMS mentioning amount before Schedule date this will not only increase Customer satisfaction but also help in minimizing bounce cases .

In our response we had mentioned that interest in your loan account is generated on 10th of every month since your loan is at a partial disbursal stage and accordingly ECS is processed which gets debited from your account in next 2-3 days.

You are requested to keep your account sufficiently balanced before 10th of every month to avoid instances of EMI bounce.

We would also like to inform you that even if ECS for 10th is presented in your bank after 10th i.e. 12th or 13th, on clearance we update it with the value date of your EMI cycle i.e. 10th.

For representation or deposit of EMI by cash or cheque, we have forwarded your request to our collection department and they will call you shortly for the same.

This is further to your telephonic conversation with our Bank official Mr.
Anish Agarwal, we understand that your home loan has processed with partial
disbursement.

We wish to clarify that as per Partial disbursement process, interest on
your home loan gets due on EMI cycle only. Since the ECS is banked as per
interest on 10th of every month, it hits in your bank account in 2 to 3
days.

We have also reversed the cheque bouncing charges to your home loan
account, it will reflect in your Loan account in next 2-3 working days.

Customer is again complaining on the same issue... we had informed customer
to keep balance as per his emi cycle i.e. 10th... still customer is not
keeping balance on time... in above email sent it was clearly mentioned
that his case was on partial disbursal stage... hence interest amount
generates only on 10th as per which ecs is banked which may hit his account
in 2-3 days... still customer did not keep balance and is complaining that
ecs hit on 13th morning...

Please ensure rejection of the complaint and send following reply in
reference to the earlier reply sent to the customer...

Just to Summarize

ü I received message from bank on 12th Sept regarding increase in
base rate “ Hello, On account of increase in Axis Bank base rate
the interest rate on your loan a/c no PHR[protected] has increased
by .025%effective 20th Aug “ at 12 3.28 PM .
ü I have maintained the sufficient balance on said date but fail to
understand that how come I got charged excess other than said
amount .
ü Please note my monthly Pre Emi was 19084 /- which sometimes
fluctuates to 20000/-
ü Proactively I visited my branch next day after your SMS for
increase in base fare for extra deposit keeping in mind my previous
experiences with bank .
ü It was to my surprise that ESC attempt was already made on 13th
early morning where as I have deposited the extra amount on same day
.
ü Till date I am waiting for response of reattempt .

Looking forward for prompt response .
