ungrateful people. In fact our flat value has doubled in 1 year. If anyone has any real issue they can very well dispose their flat for 100% profit. What else they expect. They want DABC to be at their door step?Pls do not use this place to take vengeance of DABC.
Please donot go for DABC. They do all kinds of politics during handover. They will have their own spy inside the complex and divide the people and make them fight and forget about DABC's short falls.
Good example is Mithilam, People related(Caste/Community) to DABC Owner(Xenix) is residing inside Mithilam and Creating trouble for all others.. Finally people forget the misdeeds by DABC and now that guy is moving out of Mithilam... If any one wants specific details also i am ready...

Radhakrishnan, Value appreciation of Land/Flat is due to market conditions... Please donot project as if only due to DABC value as gone up. It would have been for any property bought in that area.

Before getting into the details of this issue, I want to share certain views with you.
When I decided to buy a flat in and around Anna Nagar, I have seen couple of projects and builders and one of my friends suggested your project “Mithilam”, then I started collecting information, I visited Mithilam site, but decided not to buy, because of the improper approach road. Then your sales team contacted me / visited on me and convinced by saying the approach roads will be strengthened / improved once all the construction is over in that area.
I have not chosen Mithilam, not because of the words given by your sales team, but the feedback I got from some of friends (your existing customers) and goodwill you have in the public for your approach / quality / after sales care etc.,
But, after getting into the purchase agreement, the treatment / response / service I received from DABC staff are really unprofessional / dismal. I want to forget those days. Thus, I do not want to talk about more.
But, I firmly feel the relationship between the builder and residents is beyond Seller – Consumer relationship, as this is not a consumer durable sales transaction, which is going to end with the warranty period (maintenance period of one year), this relation should be the long lasting one.
From your recent mails and call (Mr. MNR called and informed), you have mentioned as “Certain persons associated with the association for their own ulterior motive with a few from outside the complex are now trying to tarnish our image and spoil the good relation we have been enjoying all these days, in order to settle their personal scores. They have given us numerous troubles, trying to meddle with peace and harmony”
That means for the reason, you have some personal issues with couple of people, are you going to forget / frustrate 500+ customers who have been ventured with you.
Let us not work in ambiguity, let us all be transparent, first you come out openly, who are all those people who want to tarnish your image and spoil our relationship. It is the need of the hour. If you unfasten that knot, I think lot of confusions / doubts would be wiped off from the minds of both the sides. My appeal to you is, do not portray in large that MFOWA and all the 516 residents are bad, only for those few so-called “Vested Interest” people. It is your responsibility now to show them to the world and prove their vested interest. If it is proved true, sure we will weed them out from our relationship.
If you are not coming out openly and for the free and fair across the table discussion to sort out the things, that will increase the doubts in the minds of the owners that there some uncompleted works / quality issues and DABC is hiding something from the owners etc., which alone will tarnish your image / reputation more.
Thus, I request you set aside the ego / anger on few people and only to look into the relationship / welfare of your 516 customers, who are going to be your unpaid ambassadors for your future business / reputation too.
As you mentioned in your mail "I wish to say that the project Mithillam was a dream one for me for which I have dedicated time &
everything", I expect you to continue the closeness to your dream project forever, which you can make as a model residential project in Chennai.
I once again appeal to one and all, in DABC and MFOWA, let us forget about the past, and let us work in harmony and get the thing settle down smoothly.

Complaints also received in their project abinayam phase 3. Please do the needful Mr. Jenix, otherwise people will revolt in the streets near the complexes and bring general public attention. to it.
This is a common problem with large apartment complexes. Small apartments with 10-20 units are better built as the builders have better control and supervision over the construction, and hence the quality is much better than large apartment complexes with above 100 units. Majority of the large builders handover the construction to sub-contractors, who do a shoddy job. The subcontractors do not adhere to strict quality norms and the end result is poor quality flats. the promoters meanwhile are busy marketing the flats and are not much concerned about the quality of the apartments. this is the reality. some exeptions are there too, some builders do engage very capable and quality contractors.
please dont buy flats in DABC i am just a Tenant but seeing lot of issues and the quality of construction + STP + RO + After Sales Service + Customer care everything was sub standard.. Please do not buy their flats.
people who praise DABC can visit Abinayam Phase III to see the problems created and went unattended .. Please be neutral and donot praise a builder since you had a good experience. This is not the voice of a single person or a small group. Whole community is suffering because of DABC. We should see where his current projects quality stands and how was a builders Last Project Carried out.
Mithilam STP + RO - Flop and taken the owners for a ride similarly they are doing for Abhinayam Phase III.
Let the Government of Tamil Nadu, take this issue of spoiling the chennai underground water and creating health hazards by DABC constructing lot of apartments without knowing how to deal with WTP & STP. Why are there no consumer forum to address the atrocity made by DABC. If Anna Hazare can raise so much awareness against corruption why cant all the flat owners of DABC stage a dharna or such sort to raise public awareness on this issue. Such things would act as a lesson for GREEDY PROMOTERS, WHO HAVE NO VALUE OR ETHICS.
Have you read the recent DABC mail to Abhinayam 3 owners and from stp cvontractors. They sem to be very decent and genuine. The problem appears to be somewhere else. We cannot expect a better treatment from any other builders.
Well said kumaraan. When DABC is able to run the STP for almost 6 months, why not our people. Every project they handle all the issues for a reasonable time before leaving. someone is trying to instigate violence, and we are going to land in trouble. They are the only builders in india to do what they commit. The issue is we are expecting more from them. the STP cost is less than 0.5% of our cost. We can always replace if need be. It is not worth fighting with them for this.
Most of the chennai buyers do not get their flat even after 5 years. DABC is the only promoter giving flats in time. We should not bother about small issues. Always we can share and improve the facilities. Do not spread rumors against dabc as it will lead flat buyers to worse conditions.
I am very satisfied with DABC. After due inspection only they handed over the flat to me. When they were able to run the equipments for more than 3 months why we are not able to run. I think we are following wrong people.

I live in Mithilam . Even after 2 years Dabc help us in solving our concerns. We are very happy. No other builder is doing this. People dont even get their flat. I know they have more than 5000 customers. Only few have bad experience. It is normal in any business.
I am attaching the latest letter I received from ECO care, the STP contractor. This is not possible without DABC involvement. They have proved their integrity. What about us. I feel guilty about our behavior. Only will hit their head against rock. (DABC) Why should we. Let us make use of them. Act smart. Do not follow the people instigating violence. We purchased the property after thorough analysis and comparison. No point in blaming them now. We are the only happy customers already enjoying our flat. It is the duty of the government to improve the facilities and not DABC.

The builder has come out clean. But our people have not. DABC is not greedy. We are only greedy. If we contribute 1000rs each we can bring roads, drainage, street lights every thing here. There are more than 2000 flats in this area. Why should we beg to DABC as begrers. Anna Hazre has to come to teach our people only. He will not lay sewer lines.
We wanted to buy flats with our limited budgets. DABC was the only builder in this location offering flats for our budget (25 to 30lakhs). We were knowing there is no drainage connection. All we saw was only the budget. We can very well improve our STP.
Most important, now it is not possible to buy even a single flat in Abinayam 3. Minimum price offered is 60 lakhs.
Who is greedy.
Please do not spoil the relationship with the builder. Mr.George can very well sell his flat for a good price instead of spoiling our living conditions.

It is the responsibility of the builder to provide good quality RO/ STP which caters to the number of flats that is being constructed. The attitude and behaviour of the staff in DABC is very arrogant and treat customers as if they are giving the flats free of cost. All they need is try to understand the expectation of the customers and solve it. Even if it involves additional costs it has to be completed to the satisfaction of the customers. See the earlier problem on Mithilam, how many people have complained about the quality of the construction and reason mentioned is ego of few people. How can in all the flats promoted there would be few people having ego. Now you know who has attitude problem. Everybody spends their hard earned money for a peaceful living, If it not obtained, then they go to the builder for solution. If they act as if they are like old custom of Zamindar, what i give you take and you have no option. A good builder would never allow even a single complaint to get magnified.
