[Resolved]  Orior Developer — Illegal Deduction on Investment

Dear Sir / Ma'm,

Please help me out, as my overall earning is in mess as I invested approx. 2.25 Lakhs in the project introduced by Orior Developers (website www.oriordevelopers.com). The project is behind schedule as it's been 2 years now, & as promised there is no clue of possession on the property. As I opted for part payments on the project the initial booking amount was of Rs. 99, 000 & another 1st installment of 1.22 Lakhs. Now, when many a times tried to contact them & confirm regarding the status, they have responded detrimentally & have been claiming that the project is on schedule. Making repeated reminders on the possession & development the efforts went in vain. After loosing my interest & hope in the project, I asked them to return the investment, they've been asking to go into a Surrender Agreement, where they've claimed a deduction of 10% on the total payment made by me so far. If the clause was updated on the application form, it was never intentionally brought to my notice. It's illegal, if any deduction is made on the investment, rather seeking any return on the investment the deduction was a shock of a lifetime. The way they've been performing on their projects should be questioned by the Govt. & the illegal terms & conditions should be sorted out immed. for consumer benefit. I imagine if the investment could have been done elsewhere like FD's, I would have gained a few. Here a loss of more than 20, 000/- overall is unbearable, I'd been saving throughout to make payments for the land & now I don't have land, nor any money.

To Director (Sudhir Chauhan – Orior Developers),
I have been trying to contact Gaurav Dhondi since 27th Apr’13 regarding my Bhaskar Enclave II property paper work but he has not been responding and not been servicing towards that (despite of his multiple promises).
He did send field boy to my house to get JDA Patta papers signed. At that time, I requested to knock off one name and add another name in papers so that the new change can reflect in Registry papers. He told me that can be changed later and I can submit joint owners papers and signatures later.
I did submit Affidavit of all those changes by hand to Gaurav Dhondy within 2 weeks from 27th Apr. He promised that he will send the revised papers on which I can get joint owner’s signature but that day did not come till today.
I have sent him numerous messages, spoke with him many times and everytime he assures that somebody will come and get the papers signed. Now, he is avoiding my calls.
Also, he told me and assured following things which I do not know when it will happen:-
1) Within 2 months from submitting JDA Patta papers, I will get a call letter from JDA to submit Registry fees (i.e. by 30th June’13)
2) Within 3 months of submission of JDA Patta fees, I will be called to Jaipur for final paperwork (i.e 30th Sep’13)
Mr. Gaurav Dhondy is at GM position and I wonder if this is how people at this level in your company works.
Please take action at the earliest and process my paperwork as promised by Gaurav Dhondy.

i have complained against orior at the office of DCP, economic offence, delhi police at mandir marg, near gol market, against dhody and company, pls we should unite and go to EOW together so that they could be booked and should and put behind bars like subroto rai of sahara.
I have invested in "Bhaskar Enclave II - Jaipur". Found slow progress and felt cheated by the Orior Developers, I have submitted Plot Cancellation documents with original receipts to their office at Gurgaon on 04.10.2013. As per initial commitment I should get my refund in 2-3 months but struggling till date.


STRUGGLING TO GET THE REFUND AS ORIOR'S OFFICERS ARE GIVING FAKE COMMITMENT REGULARLY.


I suggest all sufferer's should make unity and take legal actions against Managing Director of Orior Developers.

i think we have fraud people who are stating that they have received their money ... its all a scam again to stop people from going legally. I am one of them registered under 2108 A karjat i have been contacting them for last two years its always an excuse everytime... I should have checked online too .. i see a lot have been cheated and i am just one among them
I made full payment to ODI. Interestingly i visited to Bhaskar Valley Karjat Site and they have huge Land Bank. ODI also has one site office there where around 4-6 employees work including Lt. Col. P.K. Dhody (Father of Gaurav Dhody)
I also have allotment letter given by ODI.
However now ODI is not registering the Land on buyer's name.
In my opinion - we can do one thing. let's file FIR together and follow up till Chauhans and Dhody's go to rigorous JAIL

It is true. Orior Developers have cheated many investors by taking full amount and not alotting an inch of land in return even after 7 years. Im also one of them. I m soon going to court against him along with 7-10 other investors. Any one who wants to join can join us.
Others are warned against investing even a penny with Orior Developers.
