the fact of the matter is that in Mahaveer Marvel though the Association is formed, Reddy structure has not handed over the documents and every month there is a new controversy and problem for the residents.
since more than a year, residents have been trying to get the Khata Done, but no hopes and the government officials have confirmed that the papers are not in place.
on Quality of construction, in less than 2 years i have seen cracks on the common areas and in our flats, and as per Reddy Structures, they have rectified/repaired, which actually has not happened.
the list goes on and on...and its just unfortunate that we believed in the name and the projects. there is no support after they have completed registration of property.

the residents have failed all attempts for getting Khata transfer done...government officials have confirmed of deviation and encroachments and lack of project completions certificates. its about 4 years now that the property is sold.
have failed all attempts to even meet the representatives and resolve pending issues once my full payment was done and registration completed.
Have seen cracks in walls of my flat and many more residents having same problem and even common areas having massive cracks...hope we don't see any accident...
structural and design faults have been so that we have spent about 10 lacs for repairs this year and to rectify the same the expense could be such that it would take atleast 5 years from our corpus saving to resolve... i think we should not get trapped by ads and brand atleast while buying an apartment.

I totaly agree, they are very nice before they sell the property, they never care once it sold and they get all the money from the customer. I am regrating for buying the property, guys do not do the same mistake.
Please don't buy any apartments from this builder. Construction quality is very poor and they follow the regulations set by BBMP. We at Mahaveer Marvel are already facing this issue and haven't got our khata yet.

I booked a flat in Mahveer Rhyolite on bannerghatta road six months back, and it's yet to get BBMP approval. requested to return my booking amount as I do not feel that it's going to get the approval anytime soon and when the project is delayed so much in the beginning, I can bet they will not finish it on time.
Pet the agreement the booking amount was suppose to be returned within 30 days, they claim they need 45 days. I will be dragging them to consumer court for sure, just waiting for another week to see what excuse they make after 45 days. Will keep you guys posted.

I agree with the comments... they dnt respond to our complaints. there was a leakage in our bedroom from one year. v were cpmplained to the incharge engineer and he agreed to repair. but until now it has not been rectified and now he has it is already one year and v have to bear the exps.. its really not worth buying the apt.

I agree to most of the comments posted here. Most of the officials of RSPL use the tactic of speaking nicely and DOING nothing. They mostly target middleclass people who cannot buy property from Brigade, Mantri, Prestige, etc. Prospective buyers be careful about BETTERMENT charges, Sewage Treatment Plant (STP) and CAUVERY water connection. Getting Occupancy Certificate (OC) and BBMP Khata may also take years, without which you will NOT be able to pay PROPERTY TAX. Only people interested to buy property for INVESTMENT purpose may try RSPL projects.

It seems relatively very big project compared to other ones they have done so far. Is this project on track... any one following this one. I am also facing a big problem with these mahaveer estate builders(reddy structures). They are real . We had agreed for 24.5 lakhs and registered in oct'2010 and agreed to give possession in jan, 2011. Flat is now ready with major work (after we followed up from so many days) but he is asking one lakh extra and bugger not even ready to talk face to face.
He is troubling us a lot and creating a big problem. We lost so much rental revenue for these many months as well as spent lot of money to travel from hyderabad to bangalore for this stupid follow up, I will be with you to expose these to media. Can anyone suggest about the Mahaveer Laurel project? I am planning to buy a 2BHK there.
I have provided booking amount towards Mahaveer Laurel when the project was launched and was told the project would get an approval in 15-20 days but till now it hasn't got an approval.Its more than 4 months and they keep saying the BBMP people have come and took a look. Even being in real estate for so many years if they are facing approval problem then something must be fishy here. And once you register with them they will store your number and whenever you call them they wont pick up to answer. Later when you call from some other number the say they were busy in meeting. This only shows how they respond to their customers. This is the condition before the project start. Imagine the plight when the project has started. And in some places including in Property shows [Palace Grounds] they have mentioned that this project has got BBMP approval [makaan.com]:

I have booked in Laurel as well. Called up on 20-Jan-2012 which was the approval date that was provided to me and they have said to check again on 15-Feb-2012. This project has been in Pre Launch since August - not sure if there is anything to worry about. I do not have any further info.

I have booked a flat in Mahavir laurel project. I visited the construction site and saw some progress in the first phase construction, which they say A-wing. I was told that they are getting approval within this month Feb. So guys please share i[censored] have any other information.
