Getting into a timeshare can be very easy, getting out, not so much. Many vacationers purchase timeshares with the intention to travel around the world, some others pretend to buy the vacation property as a financial investment (which is actually unwise move), while some of them were practically pushed into it. Whichever the reason is, the truth is that loads of timeshare owners regret their purchases. There are lots of timeshare scams. There are good articles about timeshares: http://www.timesharescam.com/

To dear all,
We had posted our complaints in this section regarding our issue of high maintenance fee at RGBC, after getting in touch with the management, we are satisfied as per advice of RGBC, we have opted for points system which is quite flexible as we can holiday every year, yet pay the maintenance fee only once in two years.
At this juncture we have resolved our issues with the management and the matter stands closed from our side, at the same time we take this opportunity to thank the management, Susan madam, who though not available now, we are quite sure is following the matter, also special thanks to Mr George Lobo, vailankani, marsinelle, thelma, stacy and all the navigators at the RGBC.
Warm regards.

RGBC are over subscribed with limited inventory since years. Imagine having limited rooms and year on year members increasing to get the same number of rooms. This is what scam RGBC is all about.
We took membership being assured of guaranteed vacations, 6 years ago. Maintenance costs is in the tune of Rs. 23000 per year and when you ask for rooms, they don't have it. They never shy away from bullying you to pay up the maintenance but never would solve your problem of availability. NEVER EVER SIGN UP FOR RGBC MEMBERSHIP, charity is better option !!

Dear All Utilizing the TIMESHARE is not easy, there is a way to do it, which needs to be understood, it has to be managed like a business, its complicated, yes i agree that every individual enrolling under such membership is facing a problem, bcoz the sale team finishes its responsibility once the membership is sold & the payments are received. Most of such cases are with Club Mahindra as they have seasonal / house wise holidays, it is difficult for a traveler to plan. RGBC has introduced a new concept of points, which i feel is far more better then any other similar offers. Please connect to the customer care department at Goa, i have been an exceptional & have experienced all Highland, Country Club, Club Mahindra & RGBC too. Please feel free to write i shall be glad to help or communicate. Regards Priya Patil HCL (MUMBAI)
idden charges of Royal Goan Beach Club
I became a member in 2007 by the typical modus operandi of theirs
which many of the people know by now and I do not want to repeat
that. I was told by the one Mr. Pramod during signing the contract
that the annual maintenance charges increases once in 5 years. But
the management now says it increases every year at a rate of 9-
10%. I paid membership fee of Rs.1, 50, 000 for 1 week 'red' T0
membership in 2007. membership type is every 2 years for 25 years.
My 2007 maint fee was Rs.9050 and the current invoice for 2016
charges is Rs.20550!! If I apply their logic of 9-10% increase
every year, the following are the maint charges for the future
years:
2017 - Rs.24, 570
2019 - Rs. 29484
2021 - Rs. 35381
2023 - Rs 42458
2025 - Rs 50549
2027 - Rs 61139
2029 - Rs 73367
2031 - Rs.88041
So the membership cost is 1.5 lakhs and the hidden costs is
Rs.4.75 lakhs!! If this is not a SCAM, what is it then! Please
make your own calculations based on the initial price you have
paid. And remember you will have to spend another rs.15, 000 to
20, 000 depending on your family size for spending those 7 days .
we are talking about Rs.50000 for a family of 2 for 7 days!! this
is DAY robbery
To this add RCI exchange fee, if you have that membership too
If you rent it even to your relatives, you pay addition Rs 5000!!
I see people getting into points, splitting vacation week etc, but
for every change there is NEW cost!! The charge for one week seems
like you are paying for a ULTRA-LUXURY resort, which is not so. In
Royal Monterio, you have to climb 3 floors!! there is no lift??
who wants this on their vacation? For this price you will get free
breakfast, but at Royal Goan, you will have to buy grocery and
cook or pay additional Rs. Who in India will plan their vacation 6
months in advance!! Is this the benefit you get for paying
membership fee + maintenance fee in ADVANCE!! In all services we
are charged ONLY after we use the service, be it any other hotel
booking or eating at a restaurant, buying a product. Here you pay
in advance and stand in queue to book.

I bought a timeshare with Royal Holiday and they lied to me at everything, every time I check for travel dates are not available and it's cheaper to booked flight and hotel with Expedia. The service is really bad, I asked to speak to the manager and was told that I cannot talk to her and that I cannot cancel my membership.
Its been a nightmare for me!!! I was doing a research on internet about this fraudulent resort and how to get out of this fraud, i found this information and i want to share it with you, i hope it helps someone:

Dear Sir,
I had invested in Royal Goan Beach Club in 2003, when I was offered a Free holiday stay at RGBC. I had a life membership of 99 years with Sterling Holiday Resorts group and they bought back my Sterling Holiday membership and converted the same to RGBC for 33 years and asked me to pay the additional differential amount with all the lured promises as experienced by everyone.
Thereafter, every year, they started demanding exorbitant Maintenance charges, which I refused to pay after 2009 onwards as it was only just spiralling up. Even during this period, whenever we desired holiday package, it used be full at all locations and we were being just dodged. Thereafter, they said unless the maintenance charges are paid regularly, the membership would cease and their charges became unaffordable.
They never assisted in any sort of rentals which were assured during booking and they just referred to some other fraudulent companies in Goa & Mumbai, with whom we had to become members by paying up additional membership fees of about 5000/- and sign up authorisation letters for them to rent out the space. No idea whether they would also share the proceeds or they would gobble up as RGBC.
Last year, again I checked about the reinstatement of the membership and now they are demanding Rs 50, 409/- plus AMC for 2015 of Rs 21, 658/- and this is by a company called Odyssey Navigator on behalf of Prestige Holiday Resorts.
I would like to request this forum to guide as to how to initiate the recovery process or action against these operators as I had invested about 1.94 lakhs in 2003.
