[Resolved]  Shwas Homes Pvt Ltd. — Kochi's biggest fraudulent builder after apple a day

This is intended to be a letter of warning to all investors searching for oppurtunities in Kerala. I live in the Middle East & an investor in Real Estate in Kochi. Within the Real Estate circles in Cochin, it is widely known that Shwas Homes has always been a fraudulent company from the very beginning of the start up. If I had known about this in time, I would not become one among the many investors who got cheated by Shwas Homes.

I booked an apartment with them to be finished by 2006. It still does not have a basic amenities. Not an elevator not even a car park for which I paid a good some of money. They changed the deed agreement before registration without informing me. They kept asking payment without finishing construction of the stages. The MD (Sreeni) & Marketting person (Biju) is always strangely in meetings & unavailable when customers arrive. The quality of construction is too poor that none of the well known Real Estate agents prefer to deal with Shwas's properties. I contacted several agents attempting to sell the apartment, and no one is willing to deal with Shwas as they expected it to be the next "Apple a Day" scam & they can all see it coming.

The bad name Shwas Homes has acquired in the Middle East has made the directors decide on looking for greener pastures with more gullible NRIs - like Europe. Most of the people in Europe will never know of the long history of frauds Shwas has until they are neck deep in a hellish court battle.

Some of my friends are going on with their court battles & I am wondering when I would ever be able to get rid of this cursed property. I am sorry, but there is not a single investor who has stopped regretting their decision to invest with them. With many lakhs of ruppees in bank interest is all gone wasted, the stories of losses among investors are many. Nobody is willing to come forward to buy these apartments, as there are many better options (in terms of standards, quality of materials & finishing) at much more competitive prices available in Kochi.

Any of the above can be independent verified with credible Real Estate companies, ex-employees & existing investors.

These guys have no committment nor do they support customers.

Look at the attached, trifle reasons for delays! Did they plan a project of 2 years without considering any of these?

They offered a job in their Vyttila Project, is it a Suicide if i works for them?
See The Frames and captions in their website... They are applying colours to your dreams... still applying... never ever ends...

I am also find myself a unfortunate customer, booked a 2BHK flat for their Fortuna (Cochin) and paid the initial deposit of 10%, later I had to cancel the booking before signing the contract. Its now more than 3 months, still following up with them, no response and no money.
Now I am thinking to submit a complaint to Kochin City Police Commissioner.. Anyone has prior experience like this and the response.
If anyone is thinking of buying a Villa or a Flat with Shwas Homes then I would advice you to stay clear of these fraudulent builders. We initially got persuaded to buy a Villa in their 'largest township' in Aluva named AquaCity in 2012. We were promised the completion of this project by 2014. However, unfortunately after paying the deposit we started hearing bad things about their completed projects from current owners complaining about the poor build and unfinished jobs such as the project amenities.


After some delayed research on the internet, it convinced us to not go ahead with our plans and so we asked for our 10% back after a couple of days. Unsurprisingly we did not not see that 10% again after repeatedly chasing them. It is now 2014 and they have the exact same photos on their website from 2 years ago and I'm sure none of the Villas or the amenities are built in Aquacity as of date.


Best advice when buying a Villa or a Flat is to check if the builder is part of the CREDAI (Confederation of Real Estate Developer's Association of India). This ensures that the builders are reputable and provide the best built quality for your house without any hassle to the customer.


As of today we are happy to own a Villa with a reputable builder who is part of CREDAI who are providing us a Villa with state of the art facilities and amenities in Aluva without us being in fear of them ever scamming us of our money and not finishing their jobs.


Good luck in your search for a new home and whatever you do STAY AWAY from Shwas Homes who are rightly dubbed the next Apple builders in Kerala.

I have booked a flat in Dual Core. I have been asked to pay Rs 1.85 lakhs for an electric connection. The reason given for this big amount is that they are building a sub-station etc. But I still feel this is a big amount and there is something fishy about this.

Do you all have any such experience? Are you all paying Rs 1.85 lakh for electricity connection? Let me know.

Yes i do have a same situation, to get electricity connection for a 710 Sq ft flat they invoiced me Rs 1.75 lakhs and when i ask them for a preliminary proof, they cancelled my booking. The interesting part is i have paid 27 installments out of 30 and now planning to move to much hassled civil and criminal courts.

I paid 10% payment towards Tricore in Aquacity last month that is in July. I was about to pay the remaining 10% and came across this form.


After the initial payment was made I started smell some rat in the whole deal. As some one wrote, they were not picking the phone calls and when I send email the response was cold and the answer was different than what I was told prior to the initial payment.


Can anyone advise what is the next step to try and get the initial 10% I have already paid. I don't live in the middle east and have very few connections in Kerala or Cochin.


Any advise is welcome.

I am an another victim of Real Estate fraud of SHWAS homes Pvt.Ltd Cochin. I booked 1 apartment on Dual Core (12K).
Booked on 20/1/2015 and paid 2, 20, 000, 2nd paid 3, 00, 000 on 19/2/2015 and 3rd payment 3, 00, 000 on 11/04/2015.total I paid 8, 20, 000. Total amount of the flat is 1, 179, 440.00 (including tax) . After all this payments got few calls from some other buyers asking about this builder and experience with them ( I am not sure how they got my information).
After that I start searching history of the builder and find lot of reports of SHWAS homes fraud so I told them I will pay my payments only after completing the apartment and Mr. Alex (GM, customer relation ) agreed it after that I did several phone calls to them regarding this and not received any proper answer about the handing over date or time for visit the property. last week I received a mail it says Your Booking is cancelled due to the non-payment. Can anyone advice me how to get my money back from this frauds. please advice.

I booked an apartment under SHWAS Aquacity- Dual Core-25 in 2010; highlights being
- all payments collected by builder except token handover amount by 2013.
-project announced "completed" in 2015 without electricity and furnishings (as per contract).
- additional amount of Rs 1.5-2 Lakh collected from each apartment owner to pay/bribe KSEB to install transformers, the cables etc.
- additional money collected for change of owner names in utilities from SHWAS owner to apartment owner.
- Status as of December 2016- No electricity and hence no entry into the building for anyone.
So in effect, I purchased SHWAS Ghost House apartment!
IS there no law in the land which could put these unscrupulous builders in jail and throw away the keys? These people are advertising new projects now !!!
