[Resolved]  Sobha Daffodil — Sobha Daffodil in a mess

Sobha daffodil is in a mess with lots of issues. According to new CDP, there is a 24m wide road cutting right across the property. Sobha is not helping its residents and is requesting its customers to fight it against the govt. Sobha is washing therr hands off of this issue.

We have purchased an apartment in Sobha Daffodil. Sobha has done a very good job of landscaping, surroundings are very beautiful and amenities are awesome.

I wish the access road issues resolves soon which is a very big bottleneck for people to move in.

Other than this, everything is great here. Developer has done a great job.

We are looking forward to move to our apartment ASAP.

NOW SOBHA IS TELLING US THAT A ROAD IS CURRING THROUGH THE ESTATE AND THEY WANT US TO DEAL WITH THE MIMISTER DIRECTLY. AS PER SOBHA WE ARE THE OWNER. ITS A DAYLIGHT ROBBERY CASE AND WE WONT LET THEM WASH OFF THEIR HANDS. ITS A REAL SCANDAL AND CASE OF CHEATING FROM THEM. AFTER GETTING 90% OF THE MONEY FROM ALL THE CUSTOMERS THEY REVEALED THIS TO US. I WOULD BRING IN THE ELECTRONIC MEDIA LIKES OF CNN-IBN / NDTV / TIMES NOW TO THE SITE AND WILL SIT ON FAST UNTO DEATH AGAINST THIS HENIOUS CRIME OF SOBHA. NEED ALL THE AWARE CITIZENS HELP TO ENSURE THAT THIS IS REACHED TO THE FINAL CONCLUSION AND SOBHA TO PAY US BACK OUR ENTIRE AMOUNT. Hi Daffodil Owners (who purchased it already), I think CDP and having better Road Access is MUST have. A basic need indeed.

You are aware (& one of the) 400+ apartments in 9 blocks. Guess each resident will have at one CAR to commute in and out of the project. During the morning hours all these cars need to move out towards HSR (North direction) or Somasundara palya/Harlur Road (village) or Housur Road (South direction). The road joining from Sobha project to DHL warehouse (two bends, narrow without signal) is going to be a "DEAD-LOCK". It's not going to be a simple typical traffic jam (where it's slow or bumper to bumper) but it is going to "DEAD-LOCK or circular block” that some of you be part of and suffer while blaming as its all fault of other drivers.

So, the "CDP" proposal, if they put Road along with HT lines is a blessing in disguise. The residents (office goers, school vans, vendors, village traffic, HSR traffic etc) in neighborhood area need better "TWO Way connectivity" - an access to Harlur road as well. What if there is a medical emergency for senior or elder person (grand pa or maa living in 3rd bed room) who needs to be rushed to hospital?

Since there is ample space (9.5 Acres), giving a passage of 100Ft wide along side of HT-Lines is not going to cut any vital recreation or landscape or swimming pool or club house or any other facilities of the PROJECT.

My suggestion: Form a group or connect up, work with Sobha team (CRM or VP) to improve your place where you have already put in you money and where you are going to put ur families.

I liked the project for high UDS, greenery on North side (probably the BOREs well not DRY out -, thanks to 3 KMS long military reserve next to Daffodil). Don’t know that Sobha construction quality is far superior to other big builders/competition who charge same or higher price? Structure, wall quality for durability is more important – just down the road of 10 years from now.

If somebody would like to sell for decent price (booked price+20% profit), I would need one apartment for purchase.

Well, this was last thing we we could expect from Mr. P.N.C. Menon the Director at Sobha Developer. He is openly cheating the buyers, people who trusted the Sobha brand by such dirty tricks.

While litigations are on at many of the Sobha propoerties, the Marketing team, CRM team and now even the directors are leaving no stone unturned to create same stories.

I am from the Housing board & working in central ministry and I know the financial irregulatities & legal mess in which Sobha developers right now. Unfortunately, my relative invested in their Daffodil property with all their life long saving. Sobha has delayed the project by full two years and 2 months, still the handover date is not in sight; the construction is of 3rd class quality & lots of legal issues pending.

If anyone is planning to buy any "TO BE COMPLETED" Sobha project, they would be a fool & will definitely be cheated by Mr. P.N.C. Menon of Sobha.

I have an apartment at Sobha Daffodil and its a very good project in a calm and peaceful area.I work for the BDA and did a research on this case.After the study i see that Sobha was unaware of this road coming when they started the project.The road was proposed only after the project was already half done.I checked with the BDA and I see that there are no cases of Sobha where they have built a property on a litegation site.But if you notice DLF, Prestige, Ajmera etc they build even without approval.Anyways this is just my thought and study.Different people have different opinion.
I was a Resident fo Royal placid layout of Haralur, in my opinion, the proposed road to be open to public as soon as possible, I don't know whether shobha done a mistake or not, but, most of the places govt itself proposes roads under HTlines, and when a necessity comes it will be used, even if there is a building and the land needed for developemnt then we have to accept aqusitions by govt, in that case why all are fighting for giving vacant land for developing a road, and meanwhile if the land is being given by the residents, it is not meant as loss for them as they also will be benifitted from the new road, suppose shobha has given the land for road before construction also they will quote the same price, and they will reduce from the Land share from Each buyer, so meaningless fight with shobha ... end user has to look for solution faster .
There are active court case pending with Shobha Daffodil in HSR layout and leading banks have stopped funding this property in year 2010. Please check before you invest in Shobha Daffodil.
Does someone know what is the status on the road widening proposal?
i own a site in HSR royal placid phase III opposite to Vibgyor school.
The road is a lifeline for many people to move Harlur side to HSR layout without getting struck in the narrow lanes of somsundrapalya.
Local peoples are also wants this road badly and are against Shoba for not allowing the same, this road has to come to improve the connectivity. Shoba people will also benefit out of it for sure. The local have already blocked this road twice and are admen t to open up, why fight a right cause.

This road plan was always there, we at Reliable Residency where shown this road 8-years back as the main entrance to our layout.
Bad town planning, organic growth of roads...result of the real estate racket in the city!
Narrow one ways through residnetial areas is a nightmare each o[censored]s bangalroeans is living! These builders are least bothered esp. once tehir properties are sold in upcomign areas, they all say, "Oh any road is good for you, the resident!".

No wonder the Sobha guys know eveything before hand. Their new property Sobha Cinnamon even seems to be planned keeping in mind this approach via Sobha Daffodil!!Their new apartments are all planned with bad approach roads, beware for even they may meet the same fate... Poor buyers, cheated of their UDS...Boooooo!!

No road, no cauvery water. Approach lane is really bad, narrow and completely dark and unsafe at night. Avoid if you can.

How can any place improve without road network, I am sure all the residents around the area will be well connected if the road happens, I think this road is a bare minimum necessity, Whoever is responsible for this mess, Please take immidiate action in the larger interest of the society,

if that road comes through Sobha, it will benefit the people staying in Sobha as well as others staying around. It will give a direct connectivity to Harlur road, ie. to electronic city as well as Sarjapur road. Currently there is no proper road connectivity there.

Also there is a high tension wire passing through Sobha, which is dangerous to the residents.There is a plan by BESCOM for laying that cable underground, but it is not happening due to blockage by Sobha. If a road comes through Sobha, all these issues will be resolved.
