Formal Complaint and Request for Refund Madison Heights Town Park Phase 2 (EOI Investment)

Site in charge of this apartment is just washing his hands off, for the concern that he should be taking care of.

Customer support is not responding when they are well aware of the person who is calling . They do not take the accountability of people concern, but try avoiding the issue . Be it any issue each and every person whom i have contacted, attitude is the same . They behave as if they have donated the flat and we have begged for it .

Customer support team is not at all trained on how to support the customers. They should be given some soft skill training on behavioural aspect as this overall spoils the reputation of the employees of Sobha though apartments may be world class . When you think of any company, it is the people who define the reputation of the company . Sobha is not company who deserve such reputation for the quality of work they deliver.

    CRM team unresponsive for TDS deductions - Sobha Neopolis

    Project: Sobha Neopolis, Unit number - A3-19073 - I have been trying to reach CRM team since March 2024 through multiple emails and phone calls, but unfortunately, I have not received any response. Despite sending several follow-up emails to your managers and even the CRM head, there has been no response.. and the name of the team is Customer Relations, isnt so shameful for them.

    During sale o[censored]nit, Sobha sales representative (Varun Chopra) promised Sobha Privilege points equivalent to ₹1.5 lacs. But till date, I did not receive any points. I am following up with them since month of Feb’24, but till date there is no response or action taken by them.

      I bought an apartment in sobha dream gardens in 2022. Almost fully paid, have received the final payment letter which is due after 2 weeks. But when I informed them that me and my family would like to visit the completed apartment the CRM is denying the same saying please pay the amount and complete the handover.
      How do I even know that the apartment is infact completed. And according to an earlier mail I am entitled to visit the property with 72 hrs prior notice. Why would the CRM deny me taking a look at my own apartment.
      I would like to make a complaint out of this can someone guide as to what authority can help in resolving this issue.

        A water leakage due to internal structural damage has been reported to Sobha 4 days ago. The customer cell is denying the structural damages and not agreeing to fix it, leading to continuous loss of precious water for the past 4 days. It is still happening. Authorities to act immediately to prevent further loss of water in this extreme water shortage season.

          Parallel parking

          Hi ..i wanted to raise a concern as i am in a email communication with sobha from last 4 months but i have received no response from them..

          I have booked my flat in sobha on one note that i need 2 car park space and as promised by the sales person MR JISHNU.

          He also mentioned that allotment will be done at the end ..and if we were unable to get side by side we ll get back to back which is open from.both sides...so...

          EOI money is NOT returned. Worst/no response from team

          I have booked (EOI) a flat in neopolis and canceled the booking on 01.10.2023 (october 1st 2023). Till now i have not got my money back.
          As per the discussions with your team, they mentioned that after 45 days of cancellation, sobha will start working on refunding the amount. and the refund will be done within 90 days after cancellation of the booking.

          I have been following up with team after 45 days of cancellation....

          EOI of Rs 25000 paid for Sobha Manhattan, Bengaluru for 1 bhk in April 2022.

          Later I was informed 1 BHK was sold out and not available, I asked to return my money. Till date money not returned. Several emails sent, they don't bother to revert even.

          One email was replied saying will given in 45- 60 days, it been over few months now post that email, No money has been returned.

            We blocked one unit in sobha victoria park. Its already been 2.5 months and they have not returned the blocking amount of 2 Lakh rupees.

              Handover of apartment is delayed

              Sobha Dream Gardens: Wing 5: Handover is delayed by 5months, first they wanted me to make full payment after doing complete payment they are delaying to do the handover by giving incorrect keys and not responding to the emails when asked at the site they suggest to reach out to CRM team and when trying to reach CRM team they are not responding....

              Hi Team,

              I have paid 37 lakhs booking amount but not able to proceed with purchase of flat due to personal reasons. I requested cancellation but no proper response on refund details.
              Sobha Developers customer support has been notified about the posted complaint.
              Sobha Refund team(Mahesh) is saying that the refund can be done once Resale is completed.

              This is not mentioned in booking form.
              We did not even sign the agreement and they are coming with new rules.

              As per booking form, the refund must be completed within 45 days.

              Can some one please help?

                We as a family, loved the project Sobha HRC Pristine and there was only one apartment on ground floor available. We signed the application in the name of Sindhu Shashidharan and paid an advance of ₹8, 68, 372 on 17 November 2022. We got to hear from Sobha that the unit could not be released to us because the earlier owner's bank did not provide NOC. So it was a resale, not a new sale. As required by Sobha, we sent a cancelled cheque for full refund on 21 December 2022. Sales Team came back on 7 January 2023 stating they have one unit in Sobha Palm Court. I visited on 9 January 2023 and found seepage issues in living room and master bedroom. They said they will rectify. Took my wife on 13 January for a visit and check if seepage was rectified. On a careful observation, found it was not just a patch but the entire walls have seepage. Have a video of the seepage. Surprising way of selling Sobha Projects. Brand is so big that anyone will buy blindfolded, irrespective of the quality. Brand sells. Have sent mail on 25 January 2023 to refund the full amount. We were shocked to receive a mail from SalesAccount on 18 February 2023 with receipt for our payment made in November 2022 and also stating that they have processed our application for Sobha Palm Court unit, which we have never signed. Is it not a fraudulent activity? We would like to see that application form. Sales team says that they have to assign a project and cancel it to provide refund. I thought Brand sells but sales team proved it other way. Have visited their office twice after that, apart from reminder mails, calls & messages. It is 151 days and am yet to receive the full amount. Your team has sent a mail that it would take another 45days, which means almost 200days. Looks like another such false commitment.

                Request kind hearted PNC Menon of Sobha Group to refund our hard earned money with interest as we are not rich enough to provide charity yet.

                  I had booked a unit B1-2151 under sobha sentosa on 19th November 2022 and had paid token advance of rs 1, 00000.

                  The crm convinced me that i can pay a small portion of booking fee and in case i change my mind, it would be fully refundable. The flat cost was approx. 1.52 crores.

                  Due to financial constraint and after discussion with bank, very next day and confirmed to the crm that we were not able to go for the property and we needed the refund. From then until now, we have been told that will get the check today or tommorow and giving random exceuses. The crm is now not refunding the money. They were just killing our time by giving silly excuses. First they said, i should have come back after 45 days. they said they are processing the refund. After that, said taking time from finance team.

                  It’s very disappointing that such a reputed builder like shoba is begun cheating customers as well. At the time of first time visit, they convinced me to buy this apartment and pay the small fee and said, “in case i change my mind, they will refund”. Never should one believe builders. Request assistance on this please.

                    As part of the deal, I was assured of 3, 70, 00 sobha privilege points by Uday sant (it's documented on the mail) by September 30th . Despite multiple follow ups and visits to sobha corporate office at bellandur...even after, 6 months ; I have not received single sobha privilege point in my account . I even escalated the matter to Sevanth and discussed with him few times but did not received any firm response.

                    I have been left completely frustrated with the lack of professionalism displayed by Uday and Sevanth . False promises, Delay tactics and erroneous statements have been made by them and I question the commitment of sobha developers in honoring the requisite promise .

                    If the Customer delay the payment beyond the scheduled date event even by a day ; sobha is prompt in levying interest without fail . However, in my case, I have been made to wait for six months and I don't have any visibility as of now for the release of sobha privilege points .

                    Looking forward to an earliest resolution .

                      I had booked a 3BHK apartment in sobha sentosa in September 1st week, and its been 3 months since i am waiting for the refund of the booking amount.
                      I cancelled the booking within a day, and then i was told that i till take 45 days to get the money back.
                      While booking i was not told that it will take about 45 days for refund amount, however now its been 90 days and no refund has been processed.
                      Please look into the matter urgently
