Godrej Properties — Awaiting refund upon cancellation due to misselling and unjust Power of attorney demand

Forcing me to sign Power of Attorney with sale agreement cancellation rights in favor of Godrej Properties on the day of registration without any prior intimation/ information. When confronting CRM team, it’s been told to me that to purchase flat POA is compulsory. Upon raising refund claim false promises for refund since last 16 days. No proper communication on mail regarding date of refund. CRM Mr. Rajeev stopped to respond on calls / mails since 10th Oct.
Narrating my ordeal with Godrej Splendour so far.
1) Booked and paid my 1st Tranche of payment in 2nd Week of August 2023 in GPL splendor. Sales Rep(Mr Fardeen) told us that since printer is not working, we will share signed Application Form with T&C over mail. It has been 6 Weeks. There is no revert on this after several attempts to reach out.
2) First week of September 2023, CRM team comes into picture sending us Sale agreement execution advice with Legal Fees to be paid Rs 6500/- CRM team told that though we have not mentioned such charges in cost sheet, you have to pay these charges to execute sales agreement and sale deed as well in future. Rs 20000/- Extra for sale deed. This amount can grow in[protected] as per inflation.
3) After some pitiful discussion with CRM we gave up and decided to pay. They told; no such arbitrary charges will be levied in future apart from cost sheet. Still awaiting confirmation on mail which was promised by them.
4) Sale agreement draft shared and agreed by both parties in 4th Week of September 2023 after some to and fro for corrections and clarifications.
4) On 3-Oct-2023, we reached sub reg office to execute the sale agreement. To our surprise, CRM team had added a Power of Attorney to be signed by me in favor of Godrej, empowering them to cancel sale deed without me being present at registrar's office in future. Also, CRM team added a Consent Letter to be signed by me, stating that I will have no objection in future to any changes in plan they make to the project. (Basically, this is to safeguard them for delay that can occur, when they get permission for additional floors above 17 floors in Phase 2 buildings.)

After agreed draft, why sneak in additional pages in physical copy at last minutes without keeping customer informed. And that to Power of Attorney?? We called CRM office, and we were told that though we have not shared this prior, POA is compulsory to sign to execute sale agreement.

POA is compulsory to sign.(An Oxymoron!!) POA is something you willing give in favor of someone. Sale agreement already has clauses to cancel agreement in case of non-adherence to T&C.

With such a shady experience with Godrej Properties, I have already informed them on 3rd Oct to raise a full refund request and not to go ahead. Today on 19th Oct, I am still awaiting update on payment status. CRM Mr. Rajeev has stopped answering our calls post 10th Oct. It’s a sad state to see that so called CAT - 1 builder ill-treating customers / investors.
