Godrej Properties — Godrej Exquisite Thane Ghodbunder Road EOI converted to Booking by sales team and now they are refusing for Refund

I had written several mails and made 8 visits to Thane site office but every time I met with these trained fraud staff from Godrej.

they have taken 2 EOI's Cheques on 8th October got it encashed on 12th October and imposed a 3 BHK flat as a booking and now refusing for Refund

Dear Ritika And Sharan,
Based on our discussion held in Godrej properties, Ghodbunder Road Godrej Exquisite project office at around 4:45 pm.
I have requested for Cancellation Of my EOI for Godrej Exquisite project.

Let me tell you I was very much interested in this property as it is very close to my relatives premises and extremely close to my Existing home.
So I directly came to the Godrej Ghodbunder office along with my father and after having discussion with you and other Colleagues (Sharan, Mayur) we were told about the EOI offer with benefits so Immediately we have decided to go for the refundable EOI opportunity for 2 flats ( I was looking for 1500+ square ft. RERA /MOFA Carpet of Jodi/Neighbour flat Combination ).
As Godrej is a Big trustworthy Brand so without thinking too much I have given 2 EOI cheques in favour of Godrej Exquisite collection Account on 8th of October 2022.

1)Rs. 200000:-Ranjit Kumar Singh 2BHK( 724 sq. ft. carpet):- Canara Bank, Santacruz East Branch Mumbai, Cheque Number 338386 .
2)Rs. 300000:-Sunil Ranjit Singh 3BHK(922 sq. ft. carpet):- HDFC Bank, Malad East Branch, Mumbai, Cheque Number 000215.

We were Assured by the sales Team that whatever the case, If you wish to backout or not interested in the project anymore, we'll pay you the refund immediately .I wouldn't have dared to share EOI to any other brand, but being a Godrej Trustworthy brand we trusted and even we have extended our faith and trust towards the sales representatives as well.

On 12th october The money got credited towards "Godrej Exquisite collection Account " after waiting for over a week I have asked Ritika about the Pricing part on 18th of October and her response was "Yes Sir, we are working on a case to case basis. you can come down tomorrow, I have told the site head too".
Again on 19th of October I asked Ritika about the indicative price for both the apartments so I can bring more cheques or else will go for withdrawal if Prices are beyond my Budget/Expectations, As I don't want to waste your Team's time . I have not received any response from her and I again visited Godrej office along with my father.
Again we had a long Discussion with the Team about the pricing and we have almost finalized the 3 BHK (922 sq ft) flat at 2.10 Cr.
The Sales Team has told us to swipe 1 lacs Rupees and as my card was not working so my Father has swiped Axis Bank Card at 19:20:54 for Rs.25000 .
Now after having a discussion with Family members and by looking at the other Financial aspects and to resolve Immediate urgency, we have decided to pull back with the plan as it is not fulfilling my Expectations .

Immediately on 20th of October I informed Ritika about the same ( less Than 24 hours ) so that Godrej Teams should not have any impact on their sales and with goodwill and faith have written an email to Godrej Marketing Team to initiate the Money Reversal Process of Rs, 525000.

After not receiving any response from the sales team end Today I have again visited the Godrej Thane office at 1:50 pm and waited till 2:45 pm but all sales force were busy and also more customers were their so have decided to leave the place and informed Ritika and Sharan to Give me a call once they are Free.
I again made an attempt to meet them in Godrej office at around 16:45 pm and then finally told them about the Decision and reason for not continuing with the EOI process for this Time.
So Please Return the amount as Five lakh twenty five thousand is not a small amount for middle class people like us.

Dear Godrej Team,
It has been more Than 2 months now and I must tell you that I don't want to do any Further transactions as I can see your sales team has sent me what's app message for further discount of 7 lacs. As I don't want to deal with Godrej Properties pls. Return my Money immediately. Today I have received a message that I have visited your Thane office which is again a bogus claim and these kind of cheap tactics will further detoriate Godrej Brand.

I AM YET TO RECEIVE S FORMAL COMMUNICATION FROM YOUR END. It has been 83 days since I am asking for refund. Today I got a call from N. Singh from Godrej and she told me that after discussion with Management they are ready for refund but they will deduct some amount as a operational charges and initiate Refund in 20 days .How ever I am yet to receive a formal communication over email. As earlier also their sales team said you send a cross cheque and amount will be Refunded..so Godrej Team please do the needfull.
