[Resolved]  Godrej Properties — Poor response - negative attitude - less caring to customer

I have booked a 3BHK [J1-102] in Godrej Eternity Bangalore during May 2016. Initially I had a feeling that dealing with reputed company like Godrej would give positive assurance and less hassle but unfortunately it has proved wrong and found no difference in business culture between Godrej and any other small company.

They are more keen and prompt in sending reminders for payment but no response to customers clarification instead sending few robotic mails stating; will look into it.

I have received my agreement in November but yet to sign because of few pending clarifications. Several reminders are sent but still no action.

My few concerns are:

Sale Agreement
As per agreement, Super built up area 180 Sq. Mtr [1, 938 Sq. Ft] and carpet area 130 Sq. Mtr [1, 397 Sq. FT] but according to floor plan calculation, carpet area is 123.77 Sq. Mtr [1, 333.816 Sq. Ft].

Clause 1.1: says no variation acceptable to UDS. Thus contradicting clause 6.12
Clause 6.12: Acceptable variation in UDS is 10% then what is my approximate UDS? How this will be computed?
Please confirm car parking will be in basement of tower J1 not in any other place or in open space

Construction Agreement
Clause 14: construction variation 5% is too high, requesting you to reconsider reasonable variation
Clause 21: other than force majeure or Act of God, remaining restrictions/limitations should be removed. Secondly, damages/losses should be absorbed by both parties. Why only first party will indemnify completely?
Clause 35: please define/elaborate F.A.R/T.D.R
Clause 37: is a grey area pertaining to UDS and contradicting other relevant clauses

Addendum ATS
Point 1 (ATS): in my sale agreement after clause 1.4 there is clause 1.6. Clause 1.4 is containing contents of clause 1.5. If I read 1.4 as 1.5 then clause 1.4 is missing

Addendum ATC
Point 1: should read clause 3 instead 4 as mentioned in my agreement
Point 2: should read clause 23 instead 24 as per my agreement

Additional VAT : They are asking for additional VAT INR 141, 775.00/- which I have been requesting to send invoice for payment but they are saying there is no need of invoice and simply pay. Which is not possible unless and until I get invoice for the same.
