I booked 1000sq. Ft. Office space in onyx tower in 2015 i paid instalment in 2 instalment with final payment in 2018. Agreement was that company will pay assured return for 3 year. Out of this they paid for only 2 years. Further they were supposed to pay prelease rental for 3 years @40rs. Per month but they are refusing to pay this as well. Building is still incomplete. I have filed complaint in rera and demanded for refund of my money.
This rogue company. Beware of imperia structure ltd.

Elevador project . very delay customer service very poor. irresposible company. customer has only choice go to legal way. 2012 project. in march 2020 not completed. not a chance refund money. batra family want to loot the customer

First they lured me saying reliance has booked space there. They also said pvr is going to start. Then they assured 12% assured return on the total amount. I paid rs1687500. They requested cash payments also. Since they were giving assured returns on full...

I had invested in commercial shop of imperial elvedor in 2012 and since then there has been no movement in the same. Have been constantly following up with the builder and they have not given any update on the same.

This space has been booked in sector 37c.

They don't even have a rera number and are not ready to refund my money back. Please help me get my money back.

I bookef a flat in Mirage and office space in H2O in 2013. Both these projects ate incomplete till date. Now I have been informed that there are so many complaints from investors duped by Imperia. It has disappointed most of its customers. Many FIRs and court cases have bern registered against them. Please advise what to do.

I have cancelled my booking in imperia ashiyara for my application no 338, but didn't get refund after so many reminder.customer care team is not replying to the email and concern team is not picking up the calls.
Very much dissatisfied with company response and want my refund urgently.

This is to urgently notify you about a fire incident in tower g of imperia esfera, sector 37c, gurugram.

Issues and concerns are as under

1. Entire meter box on 1st floor next to flat no. 101 was burned due to fire.

2. Fire alarm system was found switched off and myself living in g-102 wasn't aware of this incident till residents knocked my door.

3. Few residents used the fire extinguishers themselves to doze the fire.

4. Fire station was informed and called upon to avoid further damage by residents only.

5. No fire evacuation plan displayed on any of the floors.

6. Security guards, electrician and maintenance staff didn't have any knowledge of handling fire situation in the premises.

7. Fire line was not charged with water to handle any emergency situation.

8. This is the 3rd such incident in g tower.

Request to please conduct fire inspection. According to us, there are no safety measures. Kindly investigate the matter in top most priority as there are more than 100 families in and around the residential society.

Imperia Structures Limited Customer Care's response Dear Sir,

Sorry for the inconvenience caused to you, I would like to inform you, this is concerning accidental fire in Tower G of Project Esfera at Sector 37C, Gurugram on 19 Apr 2019 due to power short circuit in the meter connection. Our security staff is trained in fire prevention duties, they took over the situation immediately and switched off the mains and extinguished the fire using the fire extinguisher positioned on first floor. Guard risking himself ensured that fire is extinguished within 7-8 minutes of its commencement. There was no need for fire engine and its support staff to activate their services since the situation was brought under control by timely action.

To bring a small fire caused by electrical sparking and controlling within control within 10 minutes as well as restoring power in all the three towers within 45 minutes is quite creditable by maintenance staff. We can give you assurance that the maintenance staff is well trained to handle any emergency situation.
To safeguard against such incidents more so in the summer season following actions have been taken:-
• Power audit by professional agency done on 19 Apr 2019 and all preventive measures re-checked by specifically professional on power distribution.
• Periodicity of training of Security staff intensified and rehearsal for contingency planned once in each fortnight. Residents are well aware of the training capsule in fire prevention and usage of basic firefighting equipment.
• Meter connections have been re-checked to avoid sparking during summer.

I have paid all amount to imperia structures as per builder buyer agreement for 500sqft virtual space. Space registered also and unit is 1302. Also paid full amount for maintenace.
Since april 2018 imperia has stopped paying assured lease amount. Several call and mails but they are not responding. Most of the employees left and current employees only have excuse that they are not aware or they are not able to see the file in the office.br...

Iperia structures ltd having its registered office at a-25, mohan co-operative industrial estate, new delhi -110044 and projects in greater noida (Uttar pradesh) and gurgaon (Haryana) is a company known for tormenting its investors. It is known for glossy and attractive brochures. It is also known for its 'assured returns' on commercial projects. One such project is h-2-o at greater noida. However, many cases pending against it at national company law tribunal and other forums prove that it hardly believes in repecting its promises.

Recently it has come up with even residential projects with promises of assured return. One wonders how can it honour that promise when past experiences show that it is not hindered by moral considerations to take a u-turn on such promises in the past.

Hence, one is advised to seek better options than imperia structures ltd.

Ref. No- IMP-IT-7534Vinay Kumar Chaurasia, ([protected]@gmail.com) Imperia Structures Limited is known for its fraudulent and tyranny behaviors and hostile dealings with their investors. I have honored all my duties as an investor but the Imperia Structures Limited has cheated me at each and every obligation due on them. Imperia and its officials lie and make false promises to suck our money. They have taken approx. 60 lakhs for Cyber Business center located in Knowledge Park-5 at Greater Noida but didn't pay the assured return after taking full payment. The project is in pathetic condition; Imperia is not paying the arrears due on them but sending letters for the registry. Seems all investors have been cheated and their investment looted. I have done all exercises in a civilized manner but neither imperia structures limited nor its officials have fulfilled their promises.

Since april 2018, after they wanted to start crediting assured rental by ecs... The payments have been stopped. Just some or other dates are been given from their reception team. Several calls, emails sent are going useless. Project is already at delay, now assured rental also stopped. What can be done, buyers r just waiting and are at mercy of builders after paying full money...

Hello,
I was allotted flat no. 1204 on 12th floor in block 6 in mirage project under booking no. Imp-m-0467. I received confirmation letter dated 25/6/2013. So for
I paid more than 10, 00000.
From 2014 there is no further progress in the project and tried to call the imperia structure few times but in vain, just only empty promises.
Im attaching confirmation letter for reference
Through this forum i am hopeful my problem will be solved

I invested in Imperia Byron now name changed to Mindspace - office space project in 2011. The project possession should have been given at least 4 years ago and is very much delayed. The saving grace was monthly assured return @ 12% per annum. This has to be given till the possession and then assured rental immediately from possession as its virtual space for the investors. The full amount of the project was paid by me in 2011.

Paid full money & bought 250 sft virtual office space in Onyx project on 15/12/2015. They gave cheques upto 31/3/2016 @ ₹ 15313 pm.

Since then, visited twice, talked 30 times but it has not paid anything. Now they even refused to communicate.

Total Silence. ₹ 260321 dues in last 17 months. We are Sr Citizens, investment income is only income to survive but why such frauds allowed to eat public money, shamelessly?br...

Legal action against encroachment and harassment to others by mr. Rajesh rana – h595c, ground floor, palam vihar, gurgaon.
This is to inform you that i am a gurgaon resident reside at h-595c, first floor – ansals palam vihar – gurgaon-122017.
This residential building was constructed keeping in mind two floors only i. E. Ground, first and second by a ansals (Api) builder on an existing structure of ground floor.
Sir, here i'd like to bring to your kind notice that the owner of ground floor (H-595c, ground floor) is erecting a structure on the roof, front and backyard which is illegal and i feel it is dangerous for other building occupants and our neighborhood as well because the building underneath may not be able to bear the load of expanded structure and collapse. He has taken common shaft area in his custody, how will approach in future for any work done. Moreover owner is not cooperating with us and discussing anything at all. He is just expanding construction and threat to us. Though i tried to convince him. However, he is not ready to listen me and even other members of the society who are also tried to convince him (Rajesh rana - [protected]).
On this situation, i request the concerned authority to please initiate legal action against mr. Rajesh rana to stop his illegal ownership claim/ remove the illegal occupancy and thereby unnecessary harassment to others.
Hope you will do the needful favourably with an immediate effect, which will help to avoid other encroachments also in our area.

The last installment asked from the builder is 4 times it's original and so much delay in possession. (3 years). There has been issues from the very beginning, we were cheated by the brokers who assured us to give discount and then later he disappeared. We did not get the letter on time for the payment of instalment and later we were penalised for making a late payment (Which is in lakhs). No proper intimation of when the flat would be ready for possession. To our surprise, after constant followup from our end we are sent a possession letter in which we have to pay four times of what was expected with no fault if ours.

I am really upset to note that there is no response from the company on my queries asking for completion & possession of elvedor project. The company spoc abhimanyu is avoiding my call after assuring me of organising meeting with his senior mr chander-shekhar's from past several months. Even chander-shekhar's shekhar is not taking calls.in fact even his no. Is coming switched off!
I fail to understand why imperia is trying to hide from customer after taking hard earned money from a customer? Pl respond at the earliest.

I am flat owner of sharda apartment, lda approved. I had my flat's registry in 2017 and prior to this flat by occupied by driver of sp leader.
I have deposited around 60, 000/ as maintenance fee in lda.
Now society is asking me to deposit maintenance charges since 2014 which are around 66, 000.

Society persons are talking to me in uncivilized manner and are sending noices to me again and again.

Self activated moviemazza by airtel company my no is [protected]. Always started self activated services. Stop all services my no. Otherwise complain airtel company.
Than deactivated it today as soon as i saw the messages. As i generally dont check the messages regularly due to so many spam and useless messages coming regularly.
Plz look into the matter and refund the remaing amount, also try to avoid such instance and people are not so foolish as in the past and now mnp is also available.

I have booked a studio appartment in imperia elvedor six years back. 90% payment has already been made. But the possession is still pending. Work progress is extremly slow. No body from the company gives proper answers and keep on giving one or another excuse. This company betrays people and make false claims. Never invest your hard earned money in their projects.

As per agreement, 12 pdcs of rs 15313 each to be delivered to us, before 15 april as assured return on capital - buying of 250 sft office space in onyx project.
But despite repeated requests & visit, not paying anything for 5-6 months. Its executive lying repeatedly & asked 5-6 days time since may 2017 but failed. Owner mr harpreet batra not meeting or absconding or insolvent, nobody knows.

This is regarding many of the unhappy customers who have invested with them more than 5 years back but still struggling for possession. People are being asked to pay without any movement in construction. If they refuse to pay, heavy penalties are being imposed. We are paying bank installments and rent of current house from last 5 years for nothing. Kindly help us. Thank you....
