Dear sir,

This is in response to your letter dated 16/10/2013 whereby cancelling allotment of my above flat. As per your record i had paid a sum of rs. 22, 46, 841/= and after deducting a sum of rs.11, 53, 845/= you refunded a sum of rs. 10, 92, 996/= vide cheque no. 076221 dated 14/10/2013 drawn on axis bank.

On receiving your above cancellation letter i rushed from jammu to delhi as i was posted there and met your representative on 22/10/2013 at your mohan co-operative industrial estate office and he assured to take up the matter.

Later on i submitted letter on 6/11/2013 for revoking cancellation but i have not received any response.

Finally i had no option and raised legal demand notice through my attorney mr. Nitin saxena vide notice dated 10/12/2013 and returned the above said cheque of value rs. 10, 92, 996/= and hope you have received the same.
At this moment neither i have the flat nor the total amount rs. 22, 46, 841/= paid to you. Whatever amount i paid to you is in your custody.
Request to please refund the amount due to me in the course of natural justice.

We bought an office space about 3-4 years back with 12% guaranteed return per month which were consistent until last year when they asked us to pay the possession amount. We took a loan and paid the amount in full and received 6 PDCs out of which the last 2 bounced. Nobody picks up the phone or reverts to emails. Now we are just left with a loan and no possession till date. Please look into this as I have a single mother and have to manage all bills and loans on my own.

This guy always come up with sweet words and show different flats to buyers and take money from them in advance and vanish.

No ethics, when we contact him back for the paper works for the flat he come up some lame excuses and put us in trouble. Not only trouble, even he dont pick his phone or not call back, also dont return our money.

When we enquired about this guy we understand that many people has filed fir against this guy on some money cheating cases.

Currently he is residing at kharghar, he is basically a malu guy from kayamkulam, kerala

People better stay away from this person, do not do any deal with this guy

I booked a small office space 140 sqrmtr with imperia structures in 2012 in there project h2o it i gr noida west with 12% assured return early. Total cost was 1050000/-.
42000 service tax also paid. Total amount 1092000/- to them on booking. At the time of possession builder ask for car parking charges and club charges along with increased space they did fron150 to 163 sqrt my on there own.
When we visited the site nothing was completed and only one building structure was there which was in no way close to completion. Forget about club and parking area... I talked to builder office and they said it will be done soon but till last year nothing was operational in that building and no office space working. We have received demand letter from builder with holding charges and interest amounting to more the n 5 lacs which we highly objected and demanded refund of my money. But builder has now sent cancellation of booking letter with all our money paid to them as forfeited to them.

I m shocked as to how can a builder cheat us so much and be shameless in asking money without doing work. This is complete fraud from imperia structures to there clients who have paid in full to them at booking but after 8years when they cannot deliver the project on time and kept delaying and charging holding and interest to clients for not paying to them for uncompleted project and then forfeiting there hard earned money.
I strongly demand fraud case to be filed against builder for forcing clients to pay for uncompleted project and charging holding and interest charges on non completed non delivered project.

The next date 14 the january when it will be heard for admission.in order to build pressure on builder for remedy, we should unite and move. We are around 100. Lot many bookings were done on your by earth homes. We approached to them number of times but no response. The underwriting amount, advertisment cost, incentives, marketing events etc the promised reimbursement also not done. Customers are left high and dry and cheated by thier ever changing staff. They show to be big and professional company but are serviving on cheating fault promises. We are gathering all our clients and other associates to take up legal matter and do a marketing campaign for their cheating propaganda. All those who want to join hands are welcome. Imperia structures limited is failed to meet their commitment and pay the assured return as committed in mou.

Imperia is not reply the queries in this regard but sending ill minded letters to cheat customers including myself.

Kindly refrain from cheating and pay as committed, else refund the whole amount.

I didn't receive assured return from (Including) april 2019 onward for my booking in cyber business center in the name of vinay kumar chaurasia customer id = imp-it-7534. I have paid the 3rd and final installment totaling rupees 5400000 on 29th october 2018 and that has been confirmed by imperia structures ltd.

Kindly issue the pending assured return at the soonest)

I booked 1000sq. Ft. Office space in onyx tower in 2015 i paid instalment in 2 instalment with final payment in 2018. Agreement was that company will pay assured return for 3 year. Out of this they paid for only 2 years. Further they were supposed to pay prelease rental for 3 years @40rs. Per month but they are refusing to pay this as well. Building is still incomplete. I have filed complaint in rera and demanded for refund of my money.
This rogue company. Beware of imperia structure ltd.

I had invested in commercial shop of imperial elvedor in 2012 and since then there has been no movement in the same. Have been constantly following up with the builder and they have not given any update on the same.

This space has been booked in sector 37c.

They don't even have a rera number and are not ready to refund my money back. Please help me get my money back.

This is to urgently notify you about a fire incident in tower g of imperia esfera, sector 37c, gurugram.

Issues and concerns are as under

1. Entire meter box on 1st floor next to flat no. 101 was burned due to fire.

2. Fire alarm system was found switched off and myself living in g-102 wasn't aware of this incident till residents knocked my door.

3. Few residents used the fire extinguishers themselves to doze the fire.

4. Fire station was informed and called upon to avoid further damage by residents only.

5. No fire evacuation plan displayed on any of the floors.

6. Security guards, electrician and maintenance staff didn't have any knowledge of handling fire situation in the premises.

7. Fire line was not charged with water to handle any emergency situation.

8. This is the 3rd such incident in g tower.


Request to please conduct fire inspection. According to us, there are no safety measures. Kindly investigate the matter in top most priority as there are more than 100 families in and around the residential society.

Iperia structures ltd having its registered office at a-25, mohan co-operative industrial estate, new delhi -110044 and projects in greater noida (Uttar pradesh) and gurgaon (Haryana) is a company known for tormenting its investors. It is known for glossy and attractive brochures. It is also known for its 'assured returns' on commercial projects. One such project is h-2-o at greater noida. However, many cases pending against it at national company law tribunal and other forums prove that it hardly believes in repecting its promises.

Recently it has come up with even residential projects with promises of assured return. One wonders how can it honour that promise when past experiences show that it is not hindered by moral considerations to take a u-turn on such promises in the past.

Hence, one is advised to seek better options than imperia structures ltd.

Since april 2018, after they wanted to start crediting assured rental by ecs... The payments have been stopped. Just some or other dates are been given from their reception team. Several calls, emails sent are going useless. Project is already at delay, now assured rental also stopped. What can be done, buyers r just waiting and are at mercy of builders after paying full money

Hello,
I was allotted flat no. 1204 on 12th floor in block 6 in mirage project under booking no. Imp-m-0467. I received confirmation letter dated 25/6/2013. So for
I paid more than 10, 00000.
From 2014 there is no further progress in the project and tried to call the imperia structure few times but in vain, just only empty promises.

Legal action against encroachment and harassment to others by mr. Rajesh rana – h595c, ground floor, palam vihar, gurgaon.
This is to inform you that i am a gurgaon resident reside at h-595c, first floor – ansals palam vihar – gurgaon-122017.
This residential building was constructed keeping in mind two floors only i. E. Ground, first and second by a ansals (Api) builder on an existing structure of ground floor.
Sir, here i'd like to bring to your kind notice that the owner of ground floor (H-595c, ground floor) is erecting a structure on the roof, front and backyard which is illegal and i feel it is dangerous for other building occupants and our neighborhood as well because the building underneath may not be able to bear the load of expanded structure and collapse. He has taken common shaft area in his custody, how will approach in future for any work done. Moreover owner is not cooperating with us and discussing anything at all. He is just expanding construction and threat to us. Though i tried to convince him. However, he is not ready to listen me and even other members of the society who are also tried to convince him (Rajesh rana - [protected]).
On this situation, i request the concerned authority to please initiate legal action against mr. Rajesh rana to stop his illegal ownership claim/ remove the illegal occupancy and thereby unnecessary harassment to others.
Hope you will do the needful favourably with an immediate effect, which will help to avoid other encroachments also in our area.

Hello, my complain is about real estate bussiness person.
Jhushi, allahabad's residential person. Name-ganesh yadav, adress - haveliya behind nyaya nagar public school. He has lot of black money. Sells land, like bhumafiya. He had gunners bodygaurds and has many suvs also. The only work is of selling land and not paying tax.. Approx 10 crore of property he owns..

The last installment asked from the builder is 4 times it's original and so much delay in possession. (3 years). There has been issues from the very beginning, we were cheated by the brokers who assured us to give discount and then later he disappeared. We did not get the letter on time for the payment of instalment and later we were penalised for making a late payment (Which is in lakhs). No proper intimation of when the flat would be ready for possession. To our surprise, after constant followup from our end we are sent a possession letter in which we have to pay four times of what was expected with no fault if ours.

I am really upset to note that there is no response from the company on my queries asking for completion & possession of elvedor project. The company spoc abhimanyu is avoiding my call after assuring me of organising meeting with his senior mr chander-shekhar's from past several months. Even chander-shekhar's shekhar is not taking calls.in fact even his no. Is coming switched off!
I fail to understand why imperia is trying to hide from customer after taking hard earned money from a customer? Pl respond at the earliest.

I am flat owner of sharda apartment, lda approved. I had my flat's registry in 2017 and prior to this flat by occupied by driver of sp leader.
I have deposited around 60, 000/ as maintenance fee in lda.
Now society is asking me to deposit maintenance charges since 2014 which are around 66, 000.

Society persons are talking to me in uncivilized manner and are sending noices to me again and again.

Self activated moviemazza by airtel company my no is [protected]. Always started self activated services. Stop all services my no. Otherwise complain airtel company.
Than deactivated it today as soon as i saw the messages. As i generally dont check the messages regularly due to so many spam and useless messages coming regularly.
Plz look into the matter and refund the remaing amount, also try to avoid such instance and people are not so foolish as in the past and now mnp is also available.

I have booked a studio appartment in imperia elvedor six years back. 90% payment has already been made. But the possession is still pending. Work progress is extremly slow. No body from the company gives proper answers and keep on giving one or another excuse. This company betrays people and make false claims. Never invest your hard earned money in their projects.
