Imperia Esfera project in Gurgaon sector 37C is headed for indefinite delay. The builder has taken almost 80% payment from buyers and is not completing the construction which is leading to delay in the possession. They are non responsive whenever emailed or telephoned about the status of the project. We fear whether they will ever complete the project or will run declaring themselves bankrupt. Authorities need to take strict action against such builders and ensure 100s of people get thier homes.

Hi I am Customer of imperia having unit in Esfra Project. In five years, about only 30% construction done and I have paid 80% amount . Still they are demanding next instalment which is not due as per BBA. Even after writting emails, no reply is being given by imperia. Imperia is threatening that if you will not pay instalment, you need to pay interest even instalment is not due. Since Feb, no floor was constructed.
This is very much frustrating. I am paying EMI as well as rent. Project is delayed by one year as per plan and it seems it will take five more years.

We had high hopes from Imperia based on feedback from various brokers when we were buying house, we thought they would be different and better than other builders. But sadly they are also like every other builder, huge delays in construction, still no sign when we would get possession even after paying almost 95%amount for our house. Only thing they are quick at are asking for money. Paying rent, emi is just too difficult, but these builders do not care at all

Dear Imperia, I regularly see reminders from buyers of your Esfera Gurgaon project. They are so frustrated and they are seeking responses on the constructions status. So many requests have been sent. Why are you not responding. It impacts all o[censored]s as buyers of Esfera.

We booked studio apartment in imperiawishfield's "elvedor"project at sector 37c, gurgaon (haryana) in aug, 2015 and so far made 35% payment but till date no construction update and builder buyer agreement, besides this they are frequently changing my allotment without my consent and giving no response to the mail written to them. now they are rarely picking their mobile and giving wage reply. please suggest suitable legal action against them and way to get back the invested money with interest. customer code - iwf0303

I have applied for a shop in a project elvedor 37 c dwarka expressway (Head office at-imperia wish field elevedor a25 mohan cooperative industrial estate mathura road, new delhi) three years back and till date they have not started any work. I have paid them rs 10.31 lakhs three years back. Now when i went to get my money back as there is no clue of this project and unofficial sources confirmed that they have not yet got the approval for this project. On demanding my money back they are ready to give me just rs 1.77 lakh only whereas they are not been able to do any work done.

As per my lawyer the process of consumer court is typically very long and it may take years to get justice. Is it being a fact or i am being misguided by the lawyer. As per my lawyer my case will be put in sheikh sarai court and it there is a long queue over there. Can anybody give me the real status?

I really feel helpless as how to get my money back. Do i have to keep on pouring more and more money to get my own money back?

We talk a lot about anti-corruption but do we have any full proof system by which innocent people are not trapped.

Is there anyone who can help me out to get my money back from these fraud builders?

I have also one unit in KP knowledge V (studio) . They stopped assured returns and also forcefully handed over so many studio apartments to the owners without getting completion certificates and even they not get registry from Greater Noida Authority. They have given two agreements to give assured lease rent. I think both were fake i.e. Scarlet Hospitality and some another company.

Municipal Team, pls do check the improper road and lack of drainage facility issues going in vasantham nagar near to Vivekananda's vidhyala school ..though the area become famous but the there is no proper roads in area entrance as well the remaining streets...only in few streets road was laid but remaining streets left unaware... as there is no help from municipality area people here spent and made pathway using waste gravels and sands but they are not useful during rainy season..moreover as there is no drainage facility everyone happens to leave their sewage water in nearby empty lands which become place for mosquitoes and snakes and leeches...area becoming like forest ...so pls help us to make the area gud for living by laying roads and creating proper drainage system to all the streets on vasantham nagar

Hi, I have booked one 1rk flat in panvel where the price of the 1rk is 6.30 lacs.I have paid downpayment of 1.65 to builder and and he said that the lone is 3.30lac loan is approved by dhanalaxmi bank so you need to pay 15, 000rs as precessing fees to bank.Now the 1.35 lac is remaining which i have to pay to builder . now when i ask the builder that show me the sanction letter he says that after paying the remaining amount only the bank will give us the sanction letter. So i said that i will do the loan from my bank where the are giving me the loan . but the builder says that you will not get the 15, 000rs back as it is paid to bank, but no one came to verifiaction of my existing house nor i got the call from bank that your doc received or your offer letter.Then we decided to cancel property now the builder is saying that your 50, 000 will be deducted as you are canceling the home loan procedure as your lone is already sanctioned. and also the registration is done of your house but we have not yet signed any document nor filled the form of house registration so how can the property get registered. please help me with this he is saying that you will not get the amount what is the procedure to cancel the process my contact no is-[protected]

This company Imperia structures ahs a office at Mohan Co-operative, Delhi. It is a big nuisance now. I booked a commercial space in Imperia H2O with assured return. First year I got PDC for my assured return. Then now this year they say that they shall pay by ECS only. Till date they have not paid my monthly installment. Every time I call them they give me a new date. If at all someone receives the call he says that we can go to legal and file a case against company. All their responsible senior people - Mr. Anthony Mallik (CRM Head), Mr Jain - CFO and trying to fool public and have bad intentions. I am not the only one who is suffering, there are many more like me. Also they have till date not deposited TDS for Q4 FY2014-15.

I made a notarized agreement with my land lord for 11 months. After 11 months i vacated the flat. When i handed over the flat keys, the land lord promised me that he would return the deposit of 30k after a few days. Now he is not returning my deposit with regards to society maintenance cost. lift/stare case usage etc. These due are not part of my agreement. can i take any legal action against him? In Elevedor Project RubixTower, Sec 37 Gurgaon I am a NRE person based in Dubai, whatever small saving I have, I remit them in India and invest in real estate .I have booked a House in Sec 37 C of Gurgaon with The Esfera Group in Gurgaon in Rubix tower in Elevedor project, Haryana in 2012. I have paid over 12 Lakh to them and visited three times .This time on my visit to India I i went to Imperia Structures office in Faridabad and Project Site of Rubex Project in sec 37 C Gurgaon, Haryana, where I have paid 12 lakh and i was shocked to see that there is no project development. Its over 2 yrs they have collected money and nothing started. they are not even willing to return and not will be reply to email and calls. I have booked three units in Impreria in H20, Rubix ( gurgaon sec 37 )and Esferra. All the projects are fraud. they ask themoney and then disappear.. like asnake bite and hide.. i have paid over 80 L to them and visited three times .. every timea new lady comes to deal and shepromises and nothing happens.. and then they send new demand notice .. this time in India i went to Imperial Rubex in sec 37 C, where i have paid 12 lakhand i was amused to see that there is no project development. I booked 1000 sq feet commercial space in Imperia Byron gurgaon through one real eatate agent Krishna infratech gurgaon 1.5 years ago. I was told by the agent that the project will start in Dec-2011. It has been 1.5 yrs now and they keep false promising that the project will start soon. But it has not started till today. When asked from the builder he keep saying it will start in 1 month every month. The builder has taken 20% amount (12.5 lacs) 1.5 yrs ago. When I ask to retun my all money with interest. He told me to cancel the property and he will charge the 15% cancellation + service tax + broker's commission. He has not started the project till today and instead of paying back all the money with interest he want to back charge. Also to my surprise he told me to get the NOC from the broker. Past 4 months I have called and mailed so many times to the broker to give me the NOC but he not recieving my calls and ignoring all my mails. He is absonding and i am sure he must be doing these cheats with other buyers as well. A builder and broker nexus is playing around here. I want my complete amount refunded with interest. The builder is not ready to pay the complete amount instead telling that he will charge 5 lacs as he paid that much amount to agent. Its a complete nexus... They are not responding to mails..neither attending phones..It is very clear that this Builder Imperia Structures is a big fraud... M/s Ushodaya Costructions ltd is really very bad real eastate developer. doing a project for last three years. the progress is far from satisfactory. he will not write the details of handing over the flat in the agreement and payment details . But wisely he will collect 90% of payment.and hewill start telling sand is not availble that's why construction work is delayed.he is taking all tyhe money from the middle class people and he has invested this money in other projects. i.e purchasing land in Rajahmundry.Be careful about this developer.

I have read and downloaded Bye Laws by Bangalore Mahanagar Pallike for the parking size details and found that as per section 16 Point 1 the parking size should be 3 mtrs * 6 mtrs while Builder has provide 2.2 mtrs * 5.5 mtrs. When asked they said their Architects have followed Bye laws and based on site condition this is the max parking size they can provide to flat owners.

Request you to know if the size of parking they provided is as per standards or we can ask them to provide as per Bye Law rules.

Mansani Constructions in Karmanghat is having fake lands...they force and attract by showing the lands within city limits ...they show all the sale deads but after booking they say that unexpectedly the land is under case as some other person has kept a case and brought papers that it is their land and they delay it. They use that money until 2 years and finaly when the customer is provoked or strong customer they return back cancelling 10 to 20 % out of it. if customer is weak they return onky 50% of amount as cancellation charges.

Please dont beleive them and make sure the land and construction started. Swetha and Kishore husband and wife are cheaters.

Bamaatech builder is fraud and cheater builder of noida sec 53 .Bamatech builder is constructing builder floor in ghijjor village of noida.i had purchased a flat in builder floor sai plaza .After paying booking amount they are behind my life to complete payment without any bank loan.how can I pay them rest amount without bank loan.bamaatech is threaten me to cancel my unit or non refund of money.Behaviour towards client is very rude once you make payment.Builder promised me that slum area will be removed ,but now it is not possible to remove slum .Land is laldora land and risky .i will stongly recommend not to buy property in bamaatech builder .i want others not to make mistake like me.
