Kolte-Patil Developers — Seepage issues and intentionally delaying possession

1. After last mail dated 15 feb 23, roof of flat 1307 was cleaned up so that stains of dampness appear less as compared to previous visits.
2. While filling up water in flooring on flat 1407 for leakage test, water was filled up in morning and removed later . Even water was filled up before my visit and later removed which I identified through wet sink and wet foot prints of labour .
3. Even after above 2 fraud practices, seen dampness while visit on 23rd Feb. To which as per site engineers clarified that these are old stains . Now I fail to understand that if on 23rd Feb old stains are reflecting then how they are old stains as as per point 1 ceiling was cleaned up .
4. Even if we give benefit of doubt that these are old stains, site engineers are not ready to remove old stains from ceiling, re-paint it properly and again conduct water test . They are straight away not ready to Re paint and Re Do water test which creates doubt on the workmanship, quality of raw materials used and structural errors .
5 . Since leakage of water could not be arrested without repair / damp proofing of flat 1407 it will be very difficult to repair after possession it is once again requested to take immediate corrective action against water leakage occurred due to poor workmanship or poor quality of material used or structural errors .

1. 13th Oct 2022- Booked apartment R-3 E-1307 situated on 13th floor after paying 1 lakhs as deposit, cheque no. 000006 amounting to 514641/- and cheque no.000007 amounting to 2, 37, 100/- former in the name of Kolte patil integrated township limited LR R3 E collection account and latter in the name of kolte patil I-ven township ltd .
2. 16th Nov 2022 - Amount of 2, 37, 100/- and 5, 14, 641/- deducted from my account .
3. 18th Nov 2022 - contacted your sales representative for further status, got assurance that will get an update on registration on 21st nov 2022 .
4. 22nd Nov 2022 - Again contacted sales representative, No revert .
5. 23rd Nov 2022 - Again contacted sales representative, No revert .
6. 26th Nov 2022 - Received welcome mail that booking is confirmed . After paying 8, 51, 741/- received confirmation after a month which caused loss of interest income to me .
7. 28th Nov 2022 - Received another mail requesting for KYC documents again which was rendered on same day .
8. 13th Dec 2022 - Again contacted agreement executive, No revert .
9. 14th Dec 2022 - Again contacted agreement executive, to which received response that agreement will be done within next 5-6 days .
10. 16th dec 2022 - received search & title report .
11. 22 Dec 2022 - Finally got the agreement registered .
12. 27 dec 2022 - Received notification to collect original agreement copy along with demand letter in which demand letter was wrong .
13. 28 Dec 2022 - Collected agreement copy .
14 . 31st dec 2022 - paid 25 lakhs towards purchase of said apartment .
15. 2nd Jan 2023 - contacted collection executive for update on payment, received update on 2nd jan .
16. 10th jan 2023 - paid 100/- and 5, 93, 757/- of which payment confirmation received on 11th Jan 2023 .
17. 14th jan 2023 - Visited unit R3 E 1307 for inspection, found water leakage and raised to CRM executive on 15th jan 2023 .
18. 16th jan 2023 - Received mail that query has been forwarded to concerned department .
19 . 20th Jan 2023 - Tried to contact CRM executive, no response .
20. 21st jan 2023 - Visited site again and met site engineer, to which was acknowledged that water leakage was due to grouting not done on flooring on flat 1407 and due to gap between the tiles water leakage happened . i was surprised after listening to this, how come water is directly leaking in to the ceiling on another flat, where has the slab gone ? Is there only grouting that keeps the surface intact or it is slab that actually plays vital role !
21. 25th jan 2023 - tried to contact CRM executive, no response .
22. 4th feb 2023 - tried to contact CRM executive, decided to re-conduct water test on 8th feb .
23. 8th feb 2023 - conducted water test, and again found leakage with site engineer assured to do grouting again and re-conduct test .
24. 24th feb 2023 - visited site for inspection several times but construction quality of KOLTE PATIL showed its true colors, test failed again & again . in fact, site engineers kept water before my visit to the site and removed water after my visit so that water does not leak in but they forgot that even of they do this way, water will pave its way . they even forgot that even if they throw water before my visit due to surface tension, water will tend to make a circular shape !! i laughed in front of them as could not control myself .
25. 3rd march 2023 - sent mail to group CEO to draw his attention to which response is still awaited as on 16th march 2023 .
26 . 16th March 2023 - visited admin office located in hinjewadi, met with CRM team, they said you have to take said apartment in as it is condition we will not do anything . if you want to take, take it or cancel the agreement, we will not revert to mails sent by you . they even dont care that they are face of the company . i am very sorry to say this but your employees are disrupting company's image and thus yours .
