We are a genuine real estate agent known as need4property.com based in navi mumbai but lodha group's manager mr vikrant mane of lodha palava in dombivali and his team members cheated me by paying the commission of my clients booking to another company known as propertypistol. Infact my client does not know anyone by the name of propertypistol and infact he giving my name and reference still they did the booking and gave my 2% commission to...

Hello, sir/madam,
I am mr anand pamnani i have booked one flat from casabella at palava my loan not section in any bank, there is one condition if your loan is not sectioned then your booking amount is refund 63k. For last 3 months lodha employ reply me approval are pending and last month they asking me approval done the cheque will come on 15th may still no one as responed. Plz closed my matter earliest otherwise i am lodge a complain and i am going for media.

    On 28-March'17 we visited Lodha Palava on gudi padwa, there we so many offers going on as suggested by the sales team few of which included free parking and registration and stamp duty. Seeing so much things we booked two 1 bhk jodi flat. Now the twist.

    1. They told us that there will be 4 parking, 2 of which will be open and 2 multilevel car parking and they told us that all will be in written. Later after they took booking amount we got confirmation for only 2 multi level car parking no confirmation related to open and there sales team are no just ignoring us. Sad to see such things

    2. Registration and Stamp duty will be free. Okay now after taking two booking amount they are asking us to pay for registration and stamp duty. This is just cheating I mean what is this? First they will say everything verbally later they change.I am so sadden by this incident.

    I have paid them around 5 lakhs now, but no mood of going ahead with this booking and looking for refund.
    If they would have agreed on the promise i would have gone ahead with my booking, but now things are just bad.

      Dear shri mangal prabhat ji and lodha management team,

      Greetings!

      I am raghuvir s kulkarni resident of nerul, navi mumbai. I have done booking in your palava project in the year march, 2011 after pressurize from your sales staff and paid rs. 27000/- then after within 10 days i contacted multiple times to sales staff regarding cancellation but they have not entertained me as well as not responded on my case.

      At this point of time, i thought to write you directly to get help and support as i am facing huge financial crisis due to below reasons.

      1. From last couple of months my father and i started suffering from major illness and we started facing financial crisis.

      2. My father’s both kidneys failed to function and we have spent much amount on his treatment and treatment is still going on and treatment requires rs. 10000/- every month, also from last month he started facing heart problem and dr. Suggested to go under open heart surgery in the 1st week of may, 17 which cost near about 6 to 8 laks.

      3. After immediately that i was diagnosed with left renal stenosis and dr. Suggested performing surgery and for the same they have asked rs. 2.5 laks.

      4. Recently my wife is also facing thyroid problem as well as depression issue and treatment is going on and i am facing financial crisis at this point of time.

      Considering all above major challenges, i am kindly requesting you to refund my booking amount rs. 27000/- on humanity ground and help me in this critical situation.

      I am confident that lodha group will understand my concern, severity of my family and help me at the earliest. Thank you for timely support and much required help.

        I just booked a flat with lodha builders recently. These people are demanding MVAT to be paid now after the booking amount is paid.
        Whereas other real estate developers show in their advertisement as no service tax no MVAT.
        So the question here is why is lodha builders demanding the same from its customers. Is this any kind of cheating that is being happening on part of the customers.

          I am a property consultant in Ghodbunder Thane west.I have visited one client Mr. Rahul khadke (working in Bank of Baroda bank) & Mrs. Priya khadke in lodha Splendora gb road Thane west. He had filled a enquiry form on 04/04/17 which includes my name & my company name, even I have the proof of enquiry form, Before booking client asked me to give discount on the Brokerage which I will get from Lodha Builder, Client said me that you will get a brokerage of 2% from builder so you give me 1% of discount, so I straight Forward said No that I can't do this I can't give you Discount on my Brokerage, so Mr. Rahul Khadke Threaten me that if you will not give me a Discount on your brokerage then I will eliminate your name from my this booking & He said me that he have some Source in Lodha Group Who ca eliminate your name & I will tell to everybody that i came Directly to Lodha Office, So I said no its is not possible if you want to go ahead with this Deal You can Otherwise you can backout from this deal,
          After this Conversation he booked flat in front of me on 06/04/17, So I asked the lodha sale person that my name will be there in booking right?so he said yes!
          Now Client is trying to Eliminate my Name from his booking by calling to higher Authority level of lodha Group, he is trying to mail the head office that he came Directly to Lodha Office & he don't know me, This is just bcoz I have not given him discount on the Brokerage which I supposed to get from the builder(Pathetic client I Have ever seen in my experience).
          So I request you all to raise this Complaint regarding this Client who booked flat in Lodha Splendora Thane with me which he is Regretting to accept this, EVEN LODHA GROUP CAN CHECK THE CCTV CAMERAS WHICH IS INSTALLED NEAR CUSTOMER DESK WHICH CAN PROVE THAT CLIENT CAME WITH ME WHILE VISITING THE PROJECT...I am attaching photo graphs of the enquiry form

            I m one of a resident from chandresh Godavari chs Ltd .Few days back every alternate day we were getting water from municipal corporation and now about a month passed we are getting water once in about a week now which is very hard to make it .I strongly request to pl.look into this matter and get it solved.the soc. Has abt 200 flats and 40 shops.almost it's very hard to survive now with such a serious problem.even soc. Members went resolve the problem visiting MIDC office at mahpe but nothing worked up till now.

              We have given an amount of ₹45000 as token money on 25th dec 2016 in Amara project against the promise of Mr srijeet pillai and ms Harsharan kaur sales managers, that it is totally refundable if we withdraw the application within the given time limit. Now it's been more than 3 month's but nothing has been initiated for refund of our money. We have given the withdrawal application at withdrawal.[protected]@lodhagroup.com within the given time limit but no steps have been taken by them nor they are reachable through any phone calls text or mails.
              This is very unfortunate that lodha being a leading brand name in real estate is involved in such fraud activities.
              Please take the matter seriously and refund our money as soon as possible.

                I would like to submit a official complaint about my apt vertica c. I have not recieved my apt and the delay has caused me a big loss. I had asked for refund twice in between and your RM have given me a calculation. When i questioned them about the value they replied apology it is wrong and you are not entitled for refund.
                I have been discussing with all the managers including segment head fianlly and they just trying to gain time to recieve OC.
                I would like higher management to intervene now and compensate for the loss incurred because pf wrong information provided and wasting of time by ignoring my emails and replying back same old stories

                  Hi,
                  Recently i have booked a unit in lodha palava central park at dombivali. But due to misleaded and false promises i said to them to ask refund my money and i don't want to continue.

                  I have paid 81000 rupees through swipe. They said 31000 is the booking amount and if i pay extra 40000 then registration charges are free. They made me to took a decesion at same moment. I have done my swipe of 81k.

                  But what ever they shown me at that time of booking those all are not correct. They said that school is near to my building and also parking building also near to me which is not correct and every time the place is changing as per plan. And also i have booked unit in central park but they have changed my unit to downtown without any intimation.

                  Actually downtime bookings started in last year. I have askes lodha team why it was changed then they started telling central park is a virtual name and downtown is actual name.

                  They are not ready to answer my all questions. And many people are started calling and trying me to deviate but this time i am more cautious and asked many questions which still not answered by them. Now they are telling 81000 thousand is not refundable.

                  Please help me to get my hard earned money. Let me know if any more information required

                    Don't have many words to Say, most of them already shared their experiences with Lodha. Once you reach in the sales office they will cover you like a Gang of bulls and they are very desperate to snatch a booking amount from you. they will apply all their tactics so that they wont allow you to go without booking.
                    They always have a scheme of swipe-in discount, in which they will take your 1, 08, 000 from your card for Lodha Splendora, without giving you much information on it and if later you wish to hold or cancel the units then they will tell you that, we have a policy and we don't refund the booking Amount. Totally Fraud.. so creepy..

                      Be careful while booking in Lodha Splendora or near by flats. There is big crematorium is coming next to Lodha Splendora for all religion (Hindu / Christian / Muslim). You may have a view of Grave yard and burning bodies.
                      There may be issue of health hazards for you loved ones and other issues like traffic congestion, emotional trauma. This crematorium is all approved by Thane political leaders.

                      Lodha builders are fraud and bankrupt company which gives false promises.
                      when you go to book their flat in any of the projects . the executive will give you false promises, expectations and hope. once you give the booking amount, the executive will not take your calls and the back office recovery dept will ring you up for the payment even the building is not ready, they would pressurise you for the payment.

                      dont take their words as true and try to buy an resale flats which would give you transparent approach towards the owner.

                      Dear Sir,

                      Subject: Casa Rio Aqua-C-104

                      Please check below communication exchanged to your office since long and all the officers ignored the communication done with your office.

                      Following issues are still pending from your office.
                      1) Flat No. Aqua: C-104 & C105 brought together by self and my friend. We recommended each together while buying.

                      2) While taking possession in your Mumbai office, your office ignored to issue parking letter and your data w.r.t parking was missed out, however the payment for parking was taken by your office. Parking issue needs to be cleared.

                      3) At the time of possession check list was signed with certain non conformity which is on record not cleared by your office till date

                      4) Immediately after taking possession there was leakage from C-204 which resulted in loss of life of construction of C-104, thereafter your office attended the leakage of toilet from C-204 however inside painting at C-104 was not done.

                      5) There is leakage from the taps since its beginning and also kitchen door lock is in broken condition as on date which were intimated to your office, however your office informed to inform PCMA, which also ignored till date.

                      You are requested to look in to this and give necessary direction to concerned officials to close the pending issues in this week as it has already passed more time.

                        We are residents of Thane City, and visited Palava City on 5th Feb 2017, and in a hurry they made our booking with bookig amount of Rs.99, 000. After 1 week reading the reviews we thought of Cancelling it. We are looking for the refund of the booking amount from Lodha group now, but they are denying to do it.
                        They didn't told us about the forfeit of the booking amount at the time of booking.

                          As i was ready to purchase 1 bhk in though i have paid the booking amount and even i have paid the registration fees (which was offered by your agent vishal) but as we have done all this we received a call from someone called raj and he said we have to pay 9 lacs on 5 th march and we were totally confused because vishal said that we have to pay only 1.5 lacs as a down payment but as i have cancelled the glat which was booked on my name A wing 401
                          But not registered yet. I know that booking amount of rs 45000 will not be refunded but as my registration is not done yet vishal refused to return my 27000 rs

                          Lodha has started payment demands for allura
                          Tower in The park based on slabs done on core
                          Portion of tower instead of full floor slab of the tower. This looks unreasonable and should not be done. It should be on basis of full floor and not core all of sudden.

                            Hello,

                            I had booked a flat in Lodha Lakeshore Green project - Regalia 'C dated 01 May, 2016. At the time of booking of flat Lodha builder sales representative assure us that possession of flat will be given to me 01 Nov, 2016 on this assurance we had booked a flat in there projects but till date we have not received the possession of flat. When we ask to builder to pay us 18% per month interest to our hard money which we invested in there projects but there customer care representative asked us to please read agreement in which mentioned that lodha builder will take 1 year grace period. But at the time of signing of the agreement we have raise the same concern to there relationship manager that in the agreement 1 year grace period is mentioned then there relation ship manager say that please do not worry and sign the agreement this is just ordinary condition in the agreement we will provide you the possession of flat on the assure date 01 Nov, 2016.

                            I need Lodha builder should pay 18% pm interest till date to our hard money invested till date OR refund the my entire amount till date invested in there projects with 18% interest per month.

                            WE have booked flat in Lodha Palava Lakeshore Green project and invested our hard earned money.

                            Day by day lodha builder start delaying the possession of flat at the time of booking flat their sales and customer care relationship manager says the posession of flat given to us on Nov-2016.But we asking the possession of flat then they say labour, technical issue flat will be handover to us on April-2017, but now they say possession will be given to us on oct-2017.I am very frustrated with the lodha builder for not giving the possession of flat.
                            I requested to all new home buyer never to buy the flat in Lodha builder project.

                            Lodha builder put a hidden condition in the sales agreement that possessions of flat will be given to buyer after 1 year of grace period from the date of mention possession date in the agreement.
                            That ways builder cheating with the buyer after signing of agreement theRe relationships manager rudely talks with us or sometime not replying the our E mail.
                            We once again requested to home buyers never booked a flat in Lodha project.

                            I lodged a complaint against the builder in national consumer Forum but after 4-5 months we have not seen any action against the lodha builder.

                            I feel money invested in Lodha project is get lost.

                              I had paid token amount rs 45000/- for building Lodha Amara on 25th Dec 2016. I had to cancel the booking for some reason and i am still waiting for the refund snce last 2.5 months. Noone is replying from Lodha Amara Group. This has been a very pathetic exp.

                              The Lodha Amara Thane property is upcoming and is on block on invitation basis only. The design plan is pleasant and is based on ‘walk from home to office concept’
                              There are 4 towers spread across several acres. The entire property is under construction as yet.
                              Its built in a heavily residential area so the success of concept is yet to be seen

                                I have booked a flat in Lodha central park on Sunday ( 05.03.2017) by paying the token amount of Rs.81000/- by credit card however due to some personal emergency I realized ( Father law admited in hospital for by pass surgery) I may not be in position to arrange the down payment & future EMI hence very next day (06.03.2017) I called the sale manger ( Sunil Shelke & Arun Bhatt ) and informed then about the situation & requested them for refund and also visited to the office personally on 07.10.2017 and requested them for refund however they said that amount cannot be refund @ any cost . I feel very much cheated by lodha Sale executive ( Sunil Shelke & Arun Bhatt ). i will advise other buyers to stay away from such trap. Please be always from this builder . He is a big cheater . His primary aim is to make customer fool and garb the token money and that what their sales executive are doing. Once you reach in the sales office they will cover you like a Gang of bulls and they are very desperate to snatch a booking amount from you. they will apply all their tactics so that they wont allow you to go without booking. They always have a scheme of swipe-in discount, in which they will take your 81000 from your card without giving you much information on it and if later you wish to hold or cancel the units then they will tell you that, we have a policy and we don't refund the booking Amount. Totally Fraud.. so creepy..

                                They should be refrained from carrying out this unfair trade practice. I want to draw attention of CCI on this regards as they have done in case of DLF to levy the fine of 7% on the turnover of Lodha for unfair trade practice.

                                And also want to draw attention to all home seeker to beware of such practices carried out by Strong Arm Builder like Lodha.

                                Please help me in getting the justice.

                                  I am putting up in boriwali. the builders of these areas are not providing the balcony in the apartment as these are very costly areas. but astonished to see that you in palava are also not providig balcony and flower bed. residents in front of sales and presentation office have erected the iron cages at thier room windows for drying clothes and putting some pots. Lodha is such a big builder cannot think of it. during presentation you talk about 2.50 lacs trees . pl rethink. The erection of irong cage/jackets at every floor/window gives a very ugly look. than what is difference in living in Mumbra/kurla /Andheri vs Palava.
                                  Hope the management will rethink.

                                  Recently introduced Central park is without any balcony/flowr bed..

                                    Me & my family visited lodha palava on 15th jan and they helped me by showing us the flats and amenities surrounded by at the time of table discussion i was informed by lodha palava sr. Sales executive (Mrs rakhi mishra) that if you book it now the benefits you will get and so on, and i paid immediately by credit card as i was not having cash or cheque she informed me that if you want to cancel the booking we will refund you the same.

                                    On 4th feb after visiting the office again we came to a decision to cancel our booking due to personal issues and later on also sent a mail related to the same to get the refund.

                                    After calling her (Sr. Sales executive) multiple times about my refund she bluntly denied for the payment that we have a non - refund policy which was not informed us at the time of booking nor it is mentioned in the receipt provided by lodha palava.

                                    Still after putting multiple reminders they are least bothered to give a reply.

                                    I would request lodha palava that do not take advantage of a common man by gulping all the hard earned money which we plan to pay and having intention to buy a dream home and it is a hard decision to cancel the booking due to monetary issues or other personal issues, i would request you to not to be ruthless while refunding our payments which was verbally committed by your executives otherwise we would have taken some time for the same and would have made a confirm payment by clearly making our mind.

                                    Being lodha a reputed brand would request you to please give us the clarity while buying a property this is making a very bad impression towards your brand name due to such employees.

                                    It is my humble request to kindly refund my amount at the earliest.

                                    I have booked 1 flat in ur new project of palaver. All r gud bt y dnt u go with vaastu tips or else sm customization . Common bathroom door is jst opening 2 wards the kitchen. WAnna change the door position of bathroom. If psbl plz do..within 4 positive feedback
